I’M WRITING this as I’m flying 36,000 feet over the Pacific Ocean with my family on our way to our spring break destination, Maui. Born and raised in New England, I always considered Southern California to be warm enough, and wondered, when we moved here four years ago, why Hawaii was such a popular vacation destination for Southern Californians when you could find warm weather, sand and surf right here!
Well, it didn’t take too long before we acclimated. While it was once common for us cold weather transplants to be the only family at the pool in December, we eventually started to feel the seasons (although somewhat elusively.) I’m sure many of you enjoyed spring break with your families skiing in the mountains or sunning in warmer climates, but the rest of you were still lucky to simply stay put in our own little corner of what many (my East Coast friends and family, for example) consider to be paradise. And it’s not just about where the sunniest weather or warmest waters are, but leaving your schedule at home, being forced to relax and unwind, and letting go of the things that would nag you at home. It’s just a whole lot easier to do here! On the topic of travel, this month we feature the Song Family, who love to travel and just recently returned from an adventure to New Zealand and Fiji with their two young children. Also this month, Memorial Day is on May 30th and the city invites us all to join in observing and honoring the brave men and women who have died in service for our country. And lastly, in celebration of our 2nd year anniversary of Talega Life magazine, Lani and I want to thank our generous sponsors and you, our loyal readers. A Quick-fix Springtime Meal BY JORDAN KING
1 lb fresh vegetables of your choice, cut in small segments 2 cloves garlic, chopped fine 1 lb bow tie pasta, or pasta of your choice 1/3 cup shredded Parmesan or Romano cheese 1/4 cup olive oil salt and pepper Bring 4 quarts of water to a boil Add pasta and cook according to instructions Meanwhile, saute vegetables on medium high heat, stirring constantly Add garlic when vegetables are tender and remove from heat Drain pasta when cooked and dump back into pot Add vegetables Drizzle olive oil over pasta and vegetables Add salt and pepper to taste and top with cheese. You may add grilled chicken or fish and a tablespoon of lemon zest to compliment this dish. Serve with a green salad and crusty bread. Cook time: 15 minutes | Serves: 4-6

Private Sponsorship of Vista del Mar: An Imperative for Success

orporate sponsorship of education is not a new idea. Private schools have been benefiting from it for years. (e.g., Microsoft’s investment in Washington State’s K-12 STEM pipeline). Vista del Mar needs sponsorships on the local level, too. VdM benefits greatly from generous donors like Dr. Alex Brandon of Brandon Orthodontics and Dr. Jacob Lee of Pediatric Dentistry of San Clemente. Dr. Brandon, whose practice has sponsored the PTA carnival for the past eight years stated, “I recognize the impact that an excellent school has on our community.” In the spring 2016 Council of State Government article, “Why Johnny Can’t Ride the Bus,” it was reported that “As of last year, over half of the states had education funding levels below prerecession levels.” School districts across the country have let hundreds of thousands of teachers go, stopped buying computers and textbooks, increased class sizes and canceled all-day kindergarten. California State Superintendent of Public Instruction Tom Torlakson stated, “Education funding has been cut by 25% over the
past four budget cycles.” So what can be done? Dr. Lee invites area businesses to sponsor the carnival, “If we don’t step up, who will?” Dr. Troy Hunt, Principal of VdM Elementary agreed. “We rely on the support of our PTA, which raised $150,000 in 2014 through school fundraisers.” “These dollars, coupled with approximately 10% more in sponsorships and in-kind donations, give our educators access to cutting-edge programs that aim to propel more than 1,800 students,” added Mrs. Michelle Benham, Vista del Mar Middle School Principal. In the midst of state cuts, Vista del Mar School has continued to thrive, having received the prestigious California Distinguished School Award for both schools. The Song Family:

t wasn’t just blind luck that led Kyle and Sara Song to purchase their first house in the neighborhood of Escala two years ago, but a combination of convincing by extended family and that “know it when you see it” intuition. With plans to move from Irvine to a family friendly neighborhood closer to the beach, their realtor brought them to Talega. They were instantly inspired with what they saw while driving through the neighborhoods: kids playing, neighbors talking to neighbors, and open garage doors revealing bikes, surfboards and beach gear. Really nothing unusual to Talega residents, but for newcomers, the network between neighbors is apparent. It’s no surprise that the Songs, like many families, chose Talega because here they see an almost perfect place to raise their
children within an active and social community. This wasn’t lost on them and the two immediately realized, according to Sara, “This was it. We had found our suburban mecca!” Since moving with their two adorable children, Owen, two-and-a-half, and Isla, almost one, their impressions have remained true to their first visit. Fortunate to have family and dear friends close by (Kyle is cousins with two other Talega residents, and shortly after they moved, Kyle’s parents followed from Irvine,) “It has been a slow Talega takeover of the Song extended family!” says Sara. A plastic surgeon specializing in aesthetic and reconstructive surgery, Kyle, the oldest of three children, was raised in Irvine. Recruited to play golf at Dartmouth University, he

studied Biochemistry and Molecular Biology and received degrees in general surgery and plastic surgery at UC Davis School of Medicine, graduating at the top of his class. It was at UC Davis, as a third-year medical student doing hospital rotations, where he met Sara. According to Kyle, “Every guy in med school knew where all the cute nurses worked in the hospital,” and Sara apparently did not go unnoticed. Kyle claims she turned him down three times before she finally agreed to go on a date with him. Sara was born in Germany into a military family and spent her childhood living in many places— from

Alabama to Virginia, Korea to Hawaii. She moved from Hawaii to attend Sacramento State University and there found her first love, nursing. Although nursing was a big part of Sara’s life, she has made the choice to currently stay home full-time with Owen and Isla. “I miss a lot of parts of it but nothing can replace this time. I’m happy to be home and not in any rush to go back.” Sara is also an active member of the MOMs Club of Talega, a support group for full or part-time at-home mothers. She finds the club an invaluable resource to connect with other moms who “are in it and get it.”

In 2012, the couple opened their private practice, Song Plastic Surgery, in Irvine. Led with the principles of “customer service, compassion, safety, innovation and integrity,” it is a full-service office offering a wide variety of cosmetic and reconstructive procedures. Having a desire even as a young boy to be a surgeon, Kyle chose to specialize in plastic surgery after doing a rotation in an orthopedic practice and witnessing firsthand how most of the surgeons were working weekends, holidays or late into the evening every day. “I had decided that family would be more important than work for me,” says Kyle. Plastic surgeons tend to have more flexibility with their schedule, rarely having to work nights or weekends, and few emergencies. “I can take time off for family and I’ll be able to coach Owen’s tee-ball team one day. That’s more important to me than work.”

Kyle’s dad, a retired ER doctor, started an injection practice about seven years ago and now joins his son at his office. Kyle’s parents moved to Talega from Irvine shortly after he and Sara bought their house. “You can say moved but I would say followed,” jokes Kyle. “I think Owen’s most favorite person in the world right now is my dad, and now he’s able to come over on many nights to tell Owen a bedtime story.” Though hard to believe that he has any, on his free time Kyle is an experienced triathlete, having already finished five Ironman triathlons. He shares this passion with his father who has been competing for many years. A few years ago, they were able to race together at the Ironman World Championships in Kona, HI, after Kyle’s father had qualified and Kyle fortuitously scored a lottery position that same year. Sara refers to herself as the loyal “spectathlete,” ever supportive and always there to cheer Kyle on, despite the constraints his training can put on the family. “Sara has me on the every-otheryear-Ironman plan now. It’s a huge commitment for her, too, because I’m either waking up really early to train, or going on five to six-hour bike rides on the weekends.” In May, he’s competing in a half Ironman in Utah and another in Santa Cruz in September. Determination and compassion, along with an obvious desire to excel at everything he does, Kyle has been on two humanitarian missions to underdeveloped countries to use his surgical skills to
eliminate the burden of facial deformities in kids and adults. His first trip was to Mexico with Shriners Hospital for Children and in 2012, he went to Egypt with Rotoplast International. Rotoplast sends multidisciplinary medical teams to provide free reconstructive surgery to children with the aim, according to their website, of “help[ing] local professionals build sustainable models for the care of these children, improving their lives and those of their families.” The trips had a profound effect on Kyle and he hopes to do many more. “Both were awesome opportunities. As a resident, it was about as good as it could get. “[I] could trade [my] vacation time and travel on these missions. Expenses were covered and you could see a lot of pathology and cases that you don’t see in the States.” Kyle recalls one cleft lip surgery he performed on a 21-year old. “You never see an adult with a cleft lip here because that can be taken care of when babies are two-anda-half months old.” These large multidisciplinary groups, led by teams of plastic surgeons, anesthesiologists, speech pathologists and more, travel for up to two weeks. Oftentimes they have to prepare a makeshift hospital facility when none are available. Kyle recalled of one trip where, “We walked into clinic on the first day and there were already a couple hundred people waiting for us.” It’s not uncommon for patients to travel hours by bus or sleep on the ground outside of the clinic at night with hopes of being found healthy enough to operate on. “The hard part is weeding out the kids who are healthy enough to tolerate it,” says Kyle. Because of so many untreated diseases and medical issues more prevalent in these countries than the U.S., many are sadly turned away, but on the flip side, over a hundred surgeries may be performed over the stay. Through travel, both Kyle and Sara have widened their perspectives and that love is being passed on two their children. Determined not to let that passion be deterred by having kids, the Songs just recently returned from a trip to New Zealand and Fiji, with many more family adventures on the horizon. And when their trips come to an end, as they always do, they can look forward to coming home to San Clemente.

How Does Orthodontic Insurance Work? BY DR. TAYLOR OLSEN
I GET A LOT OF QUESTIONS regarding orthodontic insurance benefits, so I thought I would provide some clarification. Let’s break it down. Most PPO insurances offer you a ‘lifetime benefit,’ which means your orthodontic benefit is offered once and does not renew annually. Once you’ve used it up, it’s gone. Generally, the orthodontic benefit ranges between $1,000 to $2,000, commonly falling right at $1,500. Most insurance companies will pay 50% of the bill up to a set amount. If, for example, you have a $1,500 benefit and the cost of treatment is less than $3,000, insurance would pay half and you would pay the other half. If the cost of treatment is $3,000, insurance would cover $1,500 and you would be responsible for pay the remainder. If the cost of treatment is above $3,000, insurance would still pay $1,500.

Insurance most commonly pays in installments over the course of treatment. That means if you know you are going to lose your orthodontic insurance in the near future and were hoping to get braces on as soon as possible to use up all of your benefit, the insurance will only pay a prorated portion and then will cut the payments off as soon as the policy is closed. Many people ask if it’s beneficial to go out and buy orthodontic insurance before starting treatment. As a general rule, if your company pays for your orthodontic benefit then by all means, sign up! On the other hand, if you are looking to find your own insurance, most find that the amount they pay in premiums for an individual policy outpaces the overall benefit received (remember, the plan has to be intact during the entire course of treatment.) Therefore, in most cases you would be better off paying cash rather than paying the extra premiums. If all this seems confusing, it can be! Graduation Advice Pay Attention! BY MYRON KUKLA
IT’S GRADUATION TIME again, and I know a
lot of graduates are thinking, “What am I going to do with my life? How will I know the right thing to do without the helping, nurturing hand of my parents?” The rest are thinking “Party!!! Party!!!” I remember going to my graduation and listening to the convocation speaker, hoping they would provide me with the words of wisdom to understand life and be a success. Instead, all I heard was this junk about life being a journey you take one step at a time. And how, in life, you’ll travel through hills and valleys, and you should stop on the mountaintops every now and then and enjoy the view. Here I was, looking for a blue print to life, and all I got was a monologue on hiking. Actually, now that I look at the current boom in walking, hiking and backpacking, I realize I might be rich today if I’d listened closer to my graduation speaker instead of trading notes with Patty Kulik during the ceremony. So, to make amends to my graduation speaker and the thousands of others out there no one is listening to, I am giving this year’s graduates a list of the important things they should know about life. So grads, cut this out, put it in your wallet and keep it. In a couple of years, you’ll take it out one day, look at it and go, “What the heck am I doing with this in my wallet?”
THINGS TO REMEMBER IN LIFE: 1. Work hard at whatever you do, and do it well—even if you’re the only one who recognizes it, which is usually the case. 2. Don’t get discouraged. Every time one door closes another one opens. Just don’t leave your wallet behind and take your car keys with you. 3. Remember, the people you pass on the way up in life will probably be the same ones preparing the estimate when your car breaks down. 4. Don’t talk to strangers. Especially anyone wearing swim fins and aviator glasses singing to themselves on street corners. 5. Change your underwear at least twice a week. Sometimes you find money in there that will come in handy. But wash it first.

6. Think about your parents occasionally because they’re out there, always thinking of you. 7. Remember there’s no free lunch in life except when you get one of those two-for-one coupons for McDonald’s and someone else is buying. 8. Have a little fun along the way. 9. Marry the right person. It makes life a lot easier. 10. If life gives you lemons, ask to see the menu again. 11. Close the refrigerator door. Beware of the word “Milestone” because the more times you hear it, the older you are. 14. Believe in yourself. When you do, wonderful things happen sometimes. 15. Finally, the most important thing to know is this. You might go out and work real hard and become a success after graduation, or you might take off to see the world and be a vagabond. Either way, in 20 years, you’ll wish you’d done the other thing. Are You Too Busy? BY JEANNIE MCCORMACK
R
ecently I escaped out to the desert with my husband and daughter for a few days. Coordinating our schedules was a little tricky, and we ended up driving separately because we all have very full lives going (you get it, we're busy.) But we did it. When I hit the windmills in the desert I immediately rolled down the window to feel the warm air in my face. When I felt that warm wind wash over me, I felt space, freedom from the daily grind, and JOY! It felt wonderful. In that precious moment I left behind all the cares of the day. I let go of everything, if only for a short moment. Wouldn't it be great if I could feel that way more often? I read something once that stated joy is something one must learn to cultivate. You may think of joy as something that happens spontaneously, but really it needs to be cultivated and practiced in order to grow.
To my way of thinking, we live in the best place in the world. There is always something to do, somewhere to be or another wonderful event to celebrate. We want to make the most of our lives and so we go for a full life. It’s wonderful, but it can also take its toll on us. Someone has to to pay for it, and so we work hard, oftentimes too hard. When we are overscheduled we feel stress. When we are stressed, we are not only less happy and less productive, but we often make those around us unhappy as well. Sometimes in this land of wonder, you can have it all and yet not feel joy. Thich Nhat Hanh, one of the best known Zen teachers in the world today, has been teaching mindfulness practice for more than 70 years. His bestselling books include “Happiness” and “Being Peace.” In his pocket manual, “How to Relax,” he states that we have to relearn the art of resting and relaxation by taking time each day to practice. Finding space in your day when you can practice mindful breathing will help you to let go of tension and feel stress dissipate. Releasing any tension and bringing calm to your body is the first step in restoring wellness. Taking time to relax each day and connect with your breathing not only will nourish your body and restore well-being, but will help bring you to the present moment, a formula for happiness. Our days can resemble one endless race, lapping around from one task to the next. The Mary Chapin Carpenter song “The Bug” serves as the soundtrack, “You’re standing on the throttle, you’re standing on the brake, in the groove ‘til you make a mistake. Sometimes you’re the windshield, sometimes you’re the bug.” Is your family’s financial vehicle ‘in the groove’? Are you in control, part of the pit crew, or just along for the ride? And who talks to your kids about money? What behavior do you model? Over 40% of us spend more than we make, leading to a debtcentered life. There IS a difference between good debt and bad debt. Finances should be a family affair and we can all learn age-appropriate rules of money and contribute our part to the collective goal. Your

Four jars (piggy banks or other canisters) per person. You choose the size.

Activity: Decorate one label for each jar— ‘Spending’, ‘Saving’, ‘Investing’ and ‘Giving.’ The Spending Bank is money for everyday things. The Savings Bank is for use later or to save up for a bigger item. The Investing Bank is for money that will be used several years from now. The Giving Bank is money to help others at the charity of your choice. Next, set savings goals for each jar. SAVE FIRST, NOT LAST! This is a KEY rule about money. You can only
spend a dollar once. If it’s spent frivolously, then you won’t be able to use it for something you really want or need. Share your savings goals with each other and make it a contest to see who can reach their goal first. Watching your progress is a great confidence booster, can teach basic lessons in money management, and will put you in the lead! Every spring, Michaels Arts & Crafts store in Talega collects and stores books donated by their patrons which are then given to a local charitable organization. For the last two years, they have chosen the Los Niños Guild of CHOC (Children’s Hospital of Orange County) as the recipient. The cashiers ask each patron if they would like to donate $1 toward this philanthropy. In March, 1,900 books suitable for children and teenagers were delivered to CHOC @ Mission Hospital and the main CHOC in Orange. Most books have to be given to the children to take home if they cannot be properly cleaned and disinfected; therefore, the hospitals need a replenishing supply. The Los Niños Guild would like to publicly express our appreciation to Michaels, Katherine Osterseld (store manager), Shelly Dezzani (CHOC liaison) and the surrounding local communities for their generosity and continued support. we hit our stride during the strongest selling season, it’s a time to reflect on the trends that dictate our Orange County market. With the Spring Market in full force, this year was no exception to current market trends. Inventory remained low at the outset in comparison to recent years. In 2016, active inventory in Orange County did not jump-start right away as some would have expected. Slow to start, early spring inventory instead fluctuated between 0-3% increases and only steadily climbed going into April, while demand continued to skyrocket between 8-10% and build up steam. Going into the Spring Market, with demand exceeding available inventory, more homes were coming on the market than coming off the market, especially in the lower ranges. Since 2012, lower housing inventory has defined the start of each new year, causing a real supply issue during first and second quarter. As demand hits a sharp incline, the trend tends to self-correct and inventory follows suit. If we continue to follow the new norm, by August this trend will begin its decline. Housing inventory reaches its height over summer. After that point, demand slowly starts to wane and inventory matches the decline going into fall, when the market resets to restart the cycle over again. What we can expect is that this trend is here to stay and we are not heading towards a full market correction. A correction in prices to match Fair Market Value will remain at arm’s length and a traditional selling season will remain a thing of the past— at least for now. The traditional selling season of years’ past (pre-2012) was April through August. The selling season would oftentimes align with school getting out and the school year starting up again. Interestingly enough, the timing of the school year ending and beginning has also
changed for many. And, instead, we are now experiencing a cyclical market and an earlier selling season from February to May. What does this all mean for the Orange County housing market? Overall, the market is being split into three ranges: the low range ($0-$500k,) mid-range ($500-$750k) and high range ($750k+). In Talega specifically, we see the market start to segment into two split markets in late May— the below $1 million and the above $1 million. The below $1 million tends to remain active, while the above $1 million starts to slow at this time. By August, the market then tends to segment into three split markets— below $800k, $800k - $1.5 million, and the over $1.5 million. As we have seen, at this point in the yearly cycle the lower market tends to remain active while the mid-market continues to slow and the upper market becomes sluggish. This was all confirmed last year with our MLS system data and statistics. Steven Thomas, a local real estate predictor, echoes all of these same trends in his recent articles from the OC Realtor. In 2015, he stated that in Orange County the lower price range comprised 49% of the active inventory and 70% of the demand. Mid-level represented 31% of our inventory and 25% of the demand, while the high end represented the remaining inventory and only 5% of the demand. The point of Thomas’ articles is that hot markets do not always apply to luxury homes, especially if you are in the upper two price points. However, according to the experts and economists alike, we are trending toward a balanced market. And, 2016 is expected to be another good year for San Clemente real estate!
