SOLAR POWER AND HOW IT AFFECTS HOME SALES Over the past few months I have been asked if putting solar panels on a home is going to increase the value when the home is sold. It is a question that more homeowners are asking as they see their power bills increase every month, and there are more solar companies soliciting and providing this service now than in previous years. Those that are considering going solar are usually looking at purchasing the equipment or leasing it. From a REALTOR®’s perspective, there are some differences that should be considered regardless of the type, make, or model of the solar system. An outright purchase is simple and provides an added value to the home with a benefit to the new owner when the home is sold. REALTORs would give it a value consideration much like a whole house water filter system, installation of new LED lighting, or energy efficient appliances. It is usually not dollar for dollar as it relates to the sales price, but there is some monetary value. Leasing a system has become a more complicated process when selling a home. Typically the solar or finance company will place a lien on the home which shows up in our title reports. If the buyer is getting a loan on the property, their lender will require the solar lien to be subordinated before closing. This requires an extra step where the solar/finance company has to be contacted and a request issued to subordinate the lien. If that company is no longer around or slow in their process, it can cause a delay in the sale process, which I have experienced. Additionally, the buyer’s lender will add the monthly payment of the solar lease in the mix when qualifying the buyer for the purchase of the home, much like taxes or HOA dues. They will also require a full copy of the solar lease agreement and review it. This could affect whether or not the buyer qualifies for the purchase of the home. Lastly, the solar/finance company will require the new buyer to qualify for the solar lease. Each solar leasing company has different processes in qualifying the new buyer and it can be tricky when selling a home. We had one deal in our office where the buyer qualified for the home loan, but the solar company declined them and it killed the deal. On another deal, the solar company would not handle the transfer of the solar lease until after the transaction was closed. This is an issue when the buyer is asked to remove all contingencies with the first 17 days without knowing if the solar/finance company will approve them. This type of transfer after the sale is very risky for the buyer and seller, because if declined, the buyer or seller could be on the hook to pay off the lease. Because solar leasing is still very new to REALTORs and lenders, we are all looking for ways to deal with these issues. When exploring a solar system for your home, just make sure you weigh all the options and read the agreement that you sign. It is important to know the process of transferring the agreement and how that could affect the sale of your home. As I was preparing this August issue, the words “dog days of summer” came to mind. With my natural curiosity for exploring language, I began to wonder about the source for this commonly used phrase. So, off to the Internet I went. Turns out the Greeks started it all, the Romans continued the tradition and it spread around the world. The origination of the concept was based on an ancient belief that the star, Sirius (also called the “dog star”), was somehow responsible for bringing the hot and sultry weather toward the end of the summer. In those times and that location, Sirius rose just before the sun and was lost in the daylight. Hence, the mistaken belief that it was responsible for adding heat to the sun and making this period even hotter. Sirius is still the brightest star visible from Earth and is located in the constellation Canis Major. Regardless of the history, this time of year is associated with enjoying the delights of summer here in San Clemente – lazy afternoons at the beach, strolling along the trails of Talega, sitting in our backyards in the evenings sharing good food and conversation. For me, it is particularly associated with enjoying family time before we get caught up in the busy-ness of September. Our feature family this month places great value on spending precious time with their children all year round and inspires both of us to do the same with the children in our own lives.

Within moments after meeting Nicky and Donald Magnuson, the love they have for each other and their shared sense of humor became abundantly clear as they bantered back and forth. They are an authentic, delightful and caring couple that keeps their family at the center of their lives. To that end, the Magnusons celebrate each major anniversary creating the legacy of their family life together, starting with their initial meeting as Talega neighbors. Their story begins on the evening of October 7, 2005 – known as the “kiss-a-versary”. Independently, both Nicky and Donny purchased new homes in Talega with parallel garages. Single at the time, they were both enjoying busy lives. So, they really didn’t connect until attending a community party after Nicky returned from spending the summer in Italy and Spain. Nicky was smitten instantly. “My heart literally fell to the floor!” After sharing their first kiss that very night, there wasn’t a doubt in her mind that he was the man of her dreams. For Donny, enjoying the bachelor life, it took a bit longer to acknowledge his feelings for Nicky. After a few bumpy weeks in their relationship, Nicky showed up on his doorstop with a 12-page itinerary for a romantic return trip to Italy and Spain. Venice worked its legendary magic and Donny declared his love during a quintessential gondola ride on November 20, 2005 – memorialized as their “love-a-versary”. They have never been apart since that day. He subsequently proposed the following September 1st (their “ring-a-versary”) by planning an elaborate

surprise with the assistance of her parents. The Magnusons even recognize two wedding dates. The first ceremony was a traditional Iranian gala attended by over 300 people (November 11, 2006) at the request of Nicky’s parents. The second event was more intimate, a wedding cruise to St. Thomas, shared with 85 of their closest friends and family the following April. Nicky and Donny traveled extensively during their first year of marriage, leaving the country a total of 5 times. Destinations included Ireland in the spring, then Paris and London in the fall. But, life was about to change. Cyrus (6) was born on September 7, 2007. He was named after Cyrus the Great, the first Persian Emperor and the first to issue human rights documentation. The name means the light of the sun in Farsi. Leily (5) followed on May 24, 2009. Her name means the light of the moon. Both children are the clearly the lights of their parent’s lives! Nicky has served as the Principal of Capo Beach Christian School for the last two years. Previously, she served as teacher and assistant principal for 12 years in the Capo Unified School District, starting with Concordia Elementary School in 2000. She took some time off from her career until her kids started preschool in 2011. After being approached by the Parent Teacher Foundation about the opportunity to serve as Principal, she fell in love with the teachers. And she was even more “excited about the school as a parent”. She knew, “This is where I want my kids to be.”


Nicky is an ardent fan of Capo Beach Christian School. Positioned as a “boutique school”, it has proven to be a very unique place for many families and students. Enrollment has doubled in the last couple of years and they will be moving to a new, larger location near the Talega border to offer this experience to a larger group of children. Every teacher is credentialed. Classes average 12 students and the size is capped at a maximum of 20. She says, “Every child learns differently and our goal is to meet these diverse needs. We also come alongside each child to support them and their families” as certain circumstances arise that require special attention. Her personal journey fuels her passion for education. Nicky was a horrible student and was diagnosed as dyslexic, the reason she hated to read. Her high school counselor advised her not to attempt college and to attend a trade school instead. Then, she discovered books on tape. Nicky said, “I learned to love to learn” and “to take personal ownership of my education.” No one believed she could possibly graduate. Not only did she graduate with a Bachelor of Arts from University of California (Irvine) in Psychology and Social Behavior (minor in Criminology), she went on to obtain her Master of Arts in Education from Pepperdine. As a crowning accomplishment, Nicky was the youngest in her class to achieve a Doctorate in Organizational Leadership from Pepperdine.

Donny’s educational journey is also inspirational. He graduated from San Clemente High School. He met Nicky after attending Saddleback Community College. Given her dedication to education, it’s no surprise that she continually encouraged him to go back to school. They decided to turn off cable TV to spend more time reading. The book pile on his nightstand began to grown along with his desire to learn. (She still loves for him to read to her!) After they had children, he realized that is was important for him to lead by example – motivated by the fact that kids with parents who graduate from college have a much greater likelihood of doing the same than kids that don’t. but tough, too. She is strong, both physically and emotionally”. Now, she is excelling at gymnastics and dance. She recently performed the Charleston in the Capo Beach Dance Show. Both Cyrus and Leily enjoy many other pursuits – including baseball, jiu-jitsu and chess club.

to take a different path. Donny obtained his Bachelor of Arts in Christian Ministry and Leadership from Vanguard University of Southern California through their working adults program. While he is currently self-employed as a supplier of products to the U.S. government, he hopes to become a full-time student and pursue a Masters in Divinity from Talbot School of Theology at Biola University starting as a full-time student in 2015. As romantic as the beginning of the story was, the next part proved to be difficult. Coming from two very different cultural and family backgrounds, there have been inevitable adjustments. Nicky’s family escaped from Iran, at great expense and risk, during the infamous Iranian hostage crisis. She explains, “My dad didn’t want to raise two daughters in a country where women have no freedom”. Donny was born in Point Loma and both his parents are California natives. After the company Donny worked for went out of business, there was severe financial stress. To spend more time as fully engaged parents, they had to make many tough choices and sacrifices. Nicky says, “Everything came crumbling down”. They both credit their strong Christian faith for keeping their family together and it continues to play a central role in their daily lives. Donny said, “Without our faith as a core foundation, our family would not be intact.” Nicky added, “We have been blessed and forever changed by it. We are so grateful for all the wonderful friends and families that we have been given to share our life.” The family currently attends the Shoreline Church of San Clemente and is involved in various ministries and leadership groups. While Donny loves golf and soccer, he is happiest in the water. He is a very humble champion surfer, winning 3rd place in the 2006 International Competition of Body Surfing in Huntington Beach. Cyrus takes after his dad who describes him as “a fish”. Since he was 3 years old, Cyrus has been a surfer. That being said, Donald says, “He is the most boy of boys – pure testosterone. He wakes up running and goes to sleep running. His great attitude makes him the MVP at any sport. He’s excited and enjoys being part of the team.” Described by her parents as being “smart as a whip”, Leily is also an amazing athlete. At only 4 years old, she was a key player on a co-ed soccer team with 6 year olds. Nicky describes her as “all girl

Nicky’s favorite pastimes are skiing, cooking and scrapbooking. She has tirelessly documented all their family history from the early days of their courtship down to the tiniest detail of their children’s’ development. With no time for elaborate recipes, Nicky likes to be creative with limited ingredients to make delicious meals. After skiing with her sister in Big Bear every weekend from the age of 5, Nicky was actually in training for the US Olympic Ski team. She and Donny take a ski trip to Utah every year, their “date trip” without the kids. Their other trips focus on fun times with the entire family. Every summer for the last 3 years, they spend the 1st week of July in San Diego at Paradise Point, just hanging out with each other and enjoying a cozy bungalow on the beach. They have also made it a family tradition to go to the Forest Home Retreat Center for a weeklong Family Camp. Most recently, they went to Riviera Maya in Cancun over spring break and spend nine days soaking in the sun and snorkeling. Remembering their days of traveling around Europe, Nicky and Donald dream that one day they will take their family on an extended tour of the world. In the meantime, their family remains what matters most. In their words, they “have found true peace and joy by spending time with their family in the midst of all the striving to provide a good life.” Look for them around town and enjoy their infectious enthusiasm for the blessings of life!


RECIPE TREASURES | better than take-out asian dumpling and vegetable soup 4 cups chicken stock, low-sodium 1-2 tablespoons ginger, peeled and minced 10-12 each frozen pot sticker dumplings, any flavor 5 ounces carrots, diced (or pre-cut matchsticks) 4 ounces white mushrooms, cleaned & broken into bite-sized pieces 1/4-1/2 teaspoon Sriracha chili sauce, or to taste 8 ounces baby bok choy, sliced (separate stems and leaves)

Mix soy sauce, vinegar, sesame oil and Sriracha in a small bowl. Set aside. Bring the broth, water and ginger to a boil in a large pot. Boil for 2 minutes. Add pot stickers and bring back to a boil. Reduce heat & simmer gently for the amount of time indicated on package. When they are cooked, remove to a bowl. Add mushrooms and carrots. Simmer 4-6 minutes or until mushrooms are cooked and carrots are crisp-tender.

Add the water chestnuts, edamame or peas and bok choy stems. Simmer about 2 minutes until stems are crisp tender. Turn off heat. Stir in the scallions and bok choy leaves. Add pot stickers and sauce mixture. Cover and allow to sit for 1-2 minutes. Serve and enjoy!

Wealth Management Strategies 529 College Savings Plans When you’re saving for your children’s college, it’s so important to put time on your side. The earlier you start, the better – and the more you contribute to a 529 plan early, the more compounding you can take advantage of to build college savings accounts. So often, people open a 529 plan, make that initial contribution when their child is quite young, and then make minimal or even no contributions for years. When their child reaches junior high or high school, the panic alarm goes off. San Clemente Junior Woman’s Club (SCJWC) member, Paula Oblen (a designer by trade), along with her team partnered with Special Spaces to reveal a new special space to 5-year old Raelyn with the help of character “Queen Elsa” from the movie Frozen. Raelyn has been battling leukemia since the age of two. Special Spaces is a national non-profit founded for the development and construction of room makeovers for kids with life-challenging illnesses, creating a place for these children where they can dream, play and heal. Through donations from volunteers from the Club and in the community, the event was a huge success. Mastering Leash Manners Nothing gives me more pleasure then getting out in our beautiful area to take my dogs for a walk. We have the best trails and walking paths available. I have worked diligently to teach my dogs to walk calmly by my side. They also get to have their sniffing time along with our exercise time. They walk by my side when asked and sniff when I give them permission. That way there is no pulling or charging. A 6-foot leash is the legal length a dog can be extended. I use 6-foot leather leashes, keeping it loose and to about four feet as we walk. When I release them to sniff, I let the leash out to the full 6-foot length but still keep it loose. Also, I never allow my dogs to meet other dogs on leash. There is the possibility of them getting tangled with the other dog and a fight could ensue. If I want my dogs to play with another dog, it is under controlled situations in a contained area. A pet peeve of mine is when someone is coming toward us with their dog on a retractable-leash extended 20 feet and hollers out "my dog is friendly". Well, maybe mine is not! Why would you put your dog in danger of getting hurt? If I see that scenario, I put up my hand and say STOP. I get off the path if possible or otherwise do a 180 degree turn and get out of there. Retractable-leashes which extend anywhere from 10 to 26 feet can be a hazard. A dog on a retractable leash is often able to run into the middle of the street. The thin cord can break. If a dog walker gets tangled up in the cord of a retractable leash, or grabs it in an attempt to reel in their dog, it can result in burns or cuts and even amputation. The handles of retractable leashes are bulky and can be easily pulled out of human hands, resulting in a runaway dog. Many dogs – especially fearful ones – are terrorized by the sound of a dropped retractable leash handle and may take off running, which is dangerous enough. To make matters worse, the object of the poor dog's fear is then "chasing" them, and if the leash is retracting as they run, the handle is gaining ground and they can't escape.

There are uses for retractable-leashes such as a hike if you are not in an off leash area. With my clients I use the tape type retractable-leash to work on recalls, drop on recall and other exercises. Mojito is an adorable Podengo/ Portugueso/Pequeno mix about 2 years old here at the shelter (a 3rd chance dog rescued from another high-kill shelter). She is a doing a great job working on her leash manners using this approach. Loose leash walking skills are why most people contact a trainer for help. Decide what type of walk you want to have with your dog and be courteous and considerate when you see another dog. Have fun and enjoy the special moments together walking on a loose leash! In most cases, these devices are also completely counterproductive to training a dog to walk politely on lead. The very nature of retractable leashes trains dogs to pull on the leash to extend the lead. Needless to say, this pulling behavior will be repeated whenever the dog is on a standard leash.

Wellness Talk What's Breath Got To Do With It? Everything! From the moment of birth, the breath enlivens the body. In fact, our very existence depends upon our ability to breathe. It’s also interesting to note that breath function is unique from other visceral bodily systems as it is both automatic and also within the realm of our conscious control.

If the goal is to soothe the nervous system, practice breathing in such a way that the abdomen expands at the beginning of the inhale. The diaphragm’s downward movement causes this swelling of the belly as it contracts to facilitate the filling of the lungs. While certainly there are times when the body’s needs require bracing and contraction of the abdominals and limiting the breath movement to the ribcage area, habitual breathing initiated at or confined within the chest and collarbone region can heighten anxiety and perpetuate the fight/flight response. It’s not enough to simply take in a deep breath to produce a calming effect; we also need to be aware of the movement that’s created with the process of breathing.

Our capacity to modulate the breath allows us to influence the nervous system and have an impact upon our emotional state. With stress levels on the rise, there is an increasing need for effective tools to neutralize anxiety. Though there are various abodes of breath that serve different purposes, diaphragmatic breathing (also called abdominal breathing) produces the most sedating effect on the nervous system - and breathing is free!
