TALEGA MARKET UPDATE The current market inventory in June has not changed since last month. We have 73 active listings and 34 properties in escrow. The pricing seems to be holding as we move into the summer with no significant rises or drops in closed sales. 34 of the 73 active properties have adjusted their listing price in an effort to get the property sold. This is a growing trend, as sellers were listing properties higher in the first quarter of 2014 in hopes that the market would be increasing. Since demand or sales volume was off this year, the price increase didn’t happen and adjustments were necessary. The common question that I am asked is, “When do I make a price adjustment?” The ideal listing price is one that causes buyers to make offers. Let’s consider a listing in the price range of $700,000-$1,500,000 in San Clemente. In our current market, agents typically know if a property is priced right within 30-45 days. The higher price points typically take more exposure time so that scale may be 45-60 days if you are in the $1,500,000-$2,500,000 range. If you have been on the market for that amount of time and have had only a few showings, then you are almost guaranteed to be overpriced or you have a significant exposure problem. When I receive a buyer call on a listing, after asking the listing price, the second question is almost always “How many days has this been on the market?” Buyers pay close attention to the Days on Market. If a property is sitting, they feel either something is wrong with the property or it is overpriced. Making an adjustment on your listing price is not a sign of desperation. It simply says that the seller is aware of the current market value and is motivated to make a deal happen. Because the market is fairly flat, pricing the property correctly is both critical and tricky. In a rising market you can over estimate the value and the market will catch up to your price. In a flat market, pricing just above market could mean a fair amount of showings but no offers. Spend time before you list and really try to pick a price that is in line with the comp data of similar properties. Your price should match your motivation to sell and your desired timing. cooking – accompanied by the gathering of friends and family. In almost every conversation lately, it seems that the topic of good food and favorite recipes invariably enters the discussion. Many times, these recipes are handed down from loved ones and associated with treasured memories. It is a reminder about how the simple act of sharing meals connects people through generations. Our July issue has some excellent examples of this phenomenon. Nick Trevino of our featured family has stayed connected to several of his friends from college though annual BBQ competitions. Favorite memories of their recent holiday vacation involve wonderful food finds off the beaten path. This month’s Recipe Treasure is a both a taste memory and a family heirloom. Whether you like to enjoy carry out in your backyard from a neighborhood spot or enjoy cooking a gourmet meal, it’s the moments of genuine interaction that really matter. The food serves as a catalyst to keep us face-to-face with one another. You can’t create this with a Facebook post or a Tweet. And a restaurant just isn’t the same. A home, no matter how humble, is unmatched in creating the magic. So, get inspired by the story of the Trevino family and go create some new memories!

Meet the
Trevino Family
When Nick and Dana Trevino first met at the University
of Texas Medical Branch at Galveston (UTMB), it was the beginning of the journey to their home in Talega. Although Dana’s roommate was a friend of Nick’s, he and Dana didn’t really get to know each other until sharing a class. They were married in May of 2000 and now have two adorable boys – Matt (8) and Jonathan (6). Nick fell in love with the ocean when he moved to Galveston, Texas from Oklahoma City. In fact, he started college as Marine Biology major. But Nick ultimately came to realize that the employment outlook was not promising in this field. He then turned his attention to researching other options and graduated from UTMB with a Bachelor’s degree in Health Care Administration, followed by a Master’s degree in Public Administration from the University of Southern California (USC). Nick is currently the President and CEO of Danick Systems, Inc., a healthcare IT solutions company. Dana is originally from Dallas. From the beginning of her UTMB college days, she fell in love with the breadth of options offered by a career in Occupational Therapy. Dana received a Bachelor’s degree in Occupational Therapy and chose to focus her work on helping children. She is currently an Occupational Therapist at a pediatric clinic in Laguna Hills. Dana is also a wellness advocate for dōTERRA®, a company that provides therapeutic-grade essential oils and essential oil-enhanced wellness products. The couple made several stops on the road from Texas to Talega. Their first California stop was in Northern California, where Nick at-

tended the Sacramento campus of USC. This provided the additional benefit of living close to Dana’s mother. On a trip to San Clemente to visit a UTMB college friend of Nick’s, the couple discovered Talega. It was ideal for them! The Trevinos lived in Seaside for a year and now Amalfi for three years. “Our neighbors are all wonderful,” says Dana. “We enjoy the many fun outdoor gatherings in Amalfi with children and adults alike." Matt and Jonathan clearly keep their parents very busy. Dana shared that “the boys enjoy watching and playing sports. They both are very much into soccer, golf, Taekwondo and anything involving a ball.” In particular, Matt loves baseball and has an encyclopedic aptitude for baseball stats. Beyond sports, Jonathan has a passion for arts and crafts. He is an expert on the rainbow loom! He also spends hours
playing the ukulele. Chess is another favorite pastime of the boys. Jonathan recently took first place in his chess club tournament winning against 1st, 2nd and 3rd-graders. Nick and the boys are members of the YMCA Adventure Guides. They take a variety of father/son outings every month (except July and August) to destinations like Catalina, Palomar Mountain and Joshua Tree. Despite all of these activities, Matt and Jonathan are also on track to earn their Taekwondo black belts within a year. While it’s hard to believe that Nick and Dana have any time left for other pursuits, they are both active philanthropists. As a charter member of The Texas Barbeque Massacre cooking team, Nick has been donating his outdoor cooking skills to three major fundraising events in Galveston every year. Since 1997, he and several college friends have competed with up to 125 teams from around the country.
Nick is also a member of the San Clemente Elks Lodge. He has helped bring more than 20 Talega men to this esteemed organization. He says, “We have discovered the Lodge as a great social alternative to the noisy bar scene. It provides a place to relax, enjoy good conversation with friends and support a worthy cause.” Funds raised benefit a variety of charities, including scholarships for children and drug awareness programs for the youth in our community. Dana found her niche with the San Clemente Junior Woman’s Club (SCJWC) after researching a number of options for community involvement. Currently serving a year-long term as President, she joins this amazing group of ladies to support dozens of local charities through a variety of fundraising events throughout the year. The SCJWC (established in 1948) is a chapter of The General Federation of Women's Clubs – one of the world's largest and oldest nonpartisan, nondenominational, women's volunteer service organizations – founded in 1890 and chartered by the 56th United States Congress in 1901. The whole family shares the fun of supporting their favorite sports teams. They all follow college football, along with attending USC, Los Angeles Angels and Anaheim Ducks games. Nick takes some time off from being a diehard USC Trojan fan to enjoy golf. Dana enjoys photography, spending time with friends and has become addicted to her new hobby of art journaling, which entails a multimedia approach to documenting personal experiences, feelings and events in a visual way – from simple to elaborate.

The family recently started taking their own vacations, with only the four of them, rather than going to visit other family members with every trip. This year, the Trevinos went to Hawaii. Nick said, “It was our first family vacation without family at the destination.” They stayed in Waikiki but ventured out for sightseeing and to find some favorite local spots. Nick is a history buff and found the Pearl Harbor experience to be very moving. He also went back to the sea for some snorkeling excursions. There were family hikes in some of the most beautiful locations around Oahu. They discovered amazing food at Uncle Bo’s (www.unclebosrestaurant.com) and the best fresh poke at Kahuku Superette on the North Shore. It was such a wonderful trip that Jonathan has announced that the next Hawaiian getaway will be to Maui. For shorter trips, Palm Springs has become their 4th of July tradition. The Trevino family is enjoying life to the fullest. Their days are filled with the many wonderful things that are available in the Talega

RECIPE TREASURES | BETTE'S AMAZING RIBS This recipe truly is a treasure from Bette, Katie Fisher’s beloved mom. Katie says, “My mom was an amazing cook. I totally took it for granted until I had to cook for myself. This rib recipe was one of my favorites – even I could make it! The wonderful aroma connects me to the good times we had growing up and it always tasted SO good. It is a mini-flashback to some great memories.” One day, Katie was reminiscing about it with a good friend and bemoaning the fact she didn’t seem to have it any more. A few days later, going through some boxes of her mom’s things, she
found the long-lost 3-ring binder containing a collection of Bette’s recipes that she personally liked to make. Katie and her friend had a wonderful time re-creating this taste memory a couple weeks later. (Although the original calls for parboiling the ribs, this updated version bakes them in the oven to retain more of the flavor.) It is often said that cooking for family and friends is one of the great gifts of love. When you try this for your family, don’t forget to add a big hug for someone you love!
6 pounds baby back ribs or spareribs (cut into 4 equal parts) 3 onions, halved and sliced 1 cup white vinegar ½ cup ketchup ½ cup molasses
½ cup soy sauce 2 cloves garlic, finely minced 2 tablespoons cornstarch ¼ cup water
Combine vinegar, ketchup, molasses, soy sauce and garlic in a saucepan. Bring to a boil and simmer for 10-12 minutes until slightly thickened. (The sauce will still be thin, not thick like a typical BBQ sauce.)

Preheat oven to 325 degrees F. Place 1/2 of the sliced onions and 1/2 of the sauce in the bottom of a shallow roasting pan. Place the ribs in a single layer on top, meat side up. Cover with remaining onions and sauce. Cover tightly with foil. Place on the middle rack of the oven and cook for 1 1/2 to 2 hours for baby backs and about an hour longer for spareribs until just tender. (You don’t want them actually “falling off the bone” or it will be difficult to finish them.) Remove and reserve onions. Place ribs, bone side up, on a rack in a baking sheet covered with foil (spray rack with oil to avoid sticking). Preheat broiler. Pour sauce into a small saucepan. Bring to a gentle boil and cook until reduced by about 1/3. Blend cornstarch to a smooth paste
Uncover ribs and brush generously with sauce. Place 6-8" from broiler element. After 5 minutes, brush with more sauce. Continue to cook until browned and crispy (about 5-6 minutes more). NOTES FROM THE RECIPE TREASURE HUNTER: As an option, you may also finish the ribs on a grill over direct medium heat. For an easy weeknight meal, cook the ribs in a slow cooker on low for 7-9 hours. The oven temperature may be reduced to 300 degrees F, but it will take another 1 to 1 ½ hours. Serve with your favorite coleslaw recipe and some oven-roasted baby potatoes topped with the reserved onions & garnished with blue cheese.

Safe Toys and Chews
Toys and chews are a large part of our dog’s lives; we use them to exercise, train and satisfy our dogs. There are a large number of toys and chews available for our four legged family members. Understanding your dogs needs and what to look for in toys and chews can help you select the safest and healthiest ones available. What is a safe chew toy? A rule of thumb is if you can't press your thumb nail into the chew, it could possibly be dangerous to your dog’s teeth. Himalayan Dog Chews and Antlers are among the too hard category. Cracked teeth can be painful for your best friend, and expensive for you. Some dogs cannot chew on soft toys as they can be ripped and destroyed. They can swallow the ripped pieces, which can create a blockage. If chews are not strong enough, pieces can break off and be ingested, not a good thing. Rawhide chews can also cause problems with blockage in the intestines as they can become gummy. So, what are my best choices? Toys made of natural rubber tend to be among the safest choices. Companies such as Kong®, West Paw Design Zogoflex® Dog toys, Bionic Bones and Premier Busy Buddy make toys
that are of variable strength and some can be stuffed for more enjoyment. Cake is a female, brown Labrador Retriever mix about 7 years old. She was found wandering the streets of San Clemente. She loves just hanging out, basking in the sun while you sit nearby. She walks nicely on a loose leash. Cake is also involved in K9 nose work classes that take place at the shelter and is very good at it. Cake is a dog that can only be given firmer toys such as the West Paw Design or a Kong. At the May general meeting the San Clemente Junior Woman’s Club gave away $2,500 in scholarships to three lucky San Clemente High School Seniors. Every year the club gives a $500 Fine Arts Scholarship and a $1,000 Teen Citizen Scholarship. This year the Club was unable to decide just one Teen Citizen Scholarship Winner and awarded two $1,000 Teen Citizen Scholarship Winners. Valeria Alexandra Soto and Reilly Kathleen Roberts were the two Teen Citizen Scholarship Award winners and Emily Crawford was the Fine Arts Scholarship winner. Congratulations to all three winners and best wishes for a bright future!

Pick Your Food from the Vine By Dr. amber plante
W
hen was the last time that your child went to the garden and picked his or her own tomato to eat in their salad? Does your child even eat salads? For that matter, when was the last time that you hand-picked your own fresh tomato out of the garden. Chances are, for most of us, we don’t even have a garden to pick fresh fruit and vegetables. Unfortunately for most of us today, fresh vegetables and fruit come from our local supermarket. Farmer markets are starting to pop up all over town as well as local produce stands, even still their hours may not conform to yours. So again the question arises…when was the last time you ate fresh picked anything? Fruits and vegetables available at our supermarkets and box stores are nutritionally inadequate compared to those grown in nutrient dense soil, watered regularly and exposed to the sunshine. They are typically grown in soil that has been depleted of its
nutrients due to years of mass harvesting and picked too early before they are ripe so they look ‘pretty’ in the store aka chemical ripening . When it comes to tomatoes most individuals can tell the difference between mass produced and locally grown as soon as they cut the first slice. So now I ask, when was the last time your child took their vitamins? It is likely, that you the adult and/or parent takes one, two or a few vitamins, but what about your children? Vitamins are an excellent way to supplement your child’s diet that may be lacking nutritionally. Multi-vitamins, probiotics, Vitamin D and even fish oil are just as routine in our house as raw goat milk, papaya and kale. Yes, my children eat all of those foods and we continue to supplement their diets with vitamins because I can’t be there to monitor their intake and know the source of every fruit and vegetable. Last question…did you AND your children take your vitamins today? Food for thought!
