Now that summer has ended, I thought it would be good to reflect on the market and where we are compared to last year. I think most agents would agree that 2014 has been a very strange market, and at times sluggish for Talega. It was a mixture of hot flurries in sales one month and then cold the next. Overall we seem to be in a very similar pricing position as last year with an elevation of inventory.

Last year at this time there were 71 Active listings on the market, compared to 91 this year. The price per square foot on single-family homes last year was $304, compared to $296 this year. The price per square foot on townhomes was $308, compared to $303 this year. Basically we are at values 2-4 percent less than last year with about 20 percent more inventory. These numbers are a direct result of lower sales volume overall in Talega this year. In 2013, Talega had 188 closed sales by September and this year we have 143, which is almost a 24 percent decline. As we head towards the fourth quarter of 2014 we expect pricing and sales volume to remain the same. Typically, this time of year we see homes coming off the market or deciding to lease instead of sell. This causes inventory to fall and should keep prices stable as demand seems to be consistent with no change. As we celebrate the six-month anniversary of Talega Life, our hearts are full of gratitude for the encouragement and support of the community. When we embarked on this venture, we had no idea how rewarding it would be. Turns out we are not only bringing neighbors together socially, but also contributing to improved health! According to a recent study published in the Journal of Epidemiology and Community Health on August 18 by the Department of Psychology at the University of Michigan, “Higher perceived neighborhood social cohesion may have a protective effect against myocardial infarctions”. As reported on the www.techtimes.com site, “The findings of the research support earlier studies that found an association between living in a good neighborhood and reduced odds for heart attack and stroke.” Looking to the future, we would love to increase the direct involvement by Talega residents in the content of the magazine. Street Sweeping and Parkway Street Trees
Talega has two street sweeping schedules: 1) The second and fourth Monday of each month, and 2) the first and third Monday of each month. The street sweeping company for

City of San Clemente Municipal Code 12.24.020 The City of San Clemente Municipal Code 12.24.020 states "a property owner shall maintain trees so there is a minimum 8-foot vertical clearance over any street, sidewalk, bikeway, trail or parkway and a minimum 13-foot vertical clearance as measured from the top of the curb (or edge of the street if there is no curb) to any portion of any tree." When pruning is complete, the existing living crown should be at least twothirds of the total tree height. Example: a 36-foot tree should have living branches on at least the upper 24 feet.

With the growing popularity of the paleolithic diet and the need for “good fats” (including butter), tasty vegetable dishes are even more important. Here’s a simple way to mix up a quick succotash with several variations.
They say that a summer beach body is created during the winter months. So, there is no better time than now to get into the gym! But, with all of the options available today, it can be difficult to sift through the fitness fads and figure out what really works. Alwyn Cosgrove, 17-yetar strength coach and notable fitness author, recently mapped out the most effective ways to ditch the extra pounds in an article titled “Hierarchy of Fat Loss”.
2 medium zucchini, seeded and cut into 1/2” dice 1 cup onion or shallots 2 red or orange bell pepper, 1/4” dice 3 tablespoons extra-virgin olive oil and/or butter 1 teaspoon salt ½ teaspoon pepper 2 cups corn, fresh or frozen 1. Heat oil in large non-stick skillet over medium. Add onions and pepper. Cook until begins to soften (about 3-4 minutes). 2. Add the corn and zucchini along with the salt and pepper. Mix well. Cook, stirring frequently, until squash is tender (about 5-6 minutes). 3. Adjust salt and pepper to taste.

No matter what, you can’t undo a bad diet. “You simply have to create a caloric deficit while eating enough protein and essential fats. There’s no way around this,” says Cosgrove.
Variations: Substitute yellow squash for zucchini and frozen peas or edamame for the corn. Use different types of onions (red, white, sweet) or peppers to change the flavor profile.

Investing for Your Retirement Years

here are so many unknowns. Will Social Security be there when you retire? How long will you live? Will the stock market decline right as you need to make retirement withdrawals? How aggressive should you be with your retirement allocation as you near retirement? As is often the case, the answer is: it depends. While we can’t predict the future of Social Security or how long we’ll live, we can take steps to allocate our investments so we have the right balance of stocks, bonds and cash for our financial goals. Determining that mix as you near retirement involves both qualitative and quantitative factors. You’ll need to consider: 1. H ow much you’ve already accumulated for retirement. 2. H ow much you can save annually between now and when you retire. 3. H ow large a portfolio you’re going to need, based on how much you want to withdraw annually.
Each investor’s needs are different, so the strategy that optimizes one person’s allocation may not work for the next investor. However, there are some general guidelines to consider for your portfolio as you approach retirement. The younger you are, the higher your allocation to stocks can be. With time on your side, your portfolio will have time to recover from any market downturns. Even if you are younger, you will probably want to include some bonds in your portfolio, which will help reduce the overall volatility. As a general rule, as you approach retirement age, you will want to increase the percentage of your portfolio that’s invested in bonds. If you have other stable retirement resources, such as pension benefits or Social Security income, you may be able to allocate a larger percentage of your portfolio to stocks for growth. Likewise, if you have a larger portfolio (more than you will spend during your lifetime), you

n a very short time, Halloween will be upon us. It took me a while to figure out how I would handle this time of Trick or Treat with my four dogs. My dogs alert bark whenever people come up my walkway to the front porch. The barking stops pretty much when I cue them “thank you”. (Note that I said pretty much.) I know it could be a problem starting around 4pm to at least 11pm. This could spark a barking fest, creating a lot of stress for my dogs and myself. What are my viable options? → All 4 could go to doggie daycare. Problem solved? Only if they are not stressed in doggie daycare. Just one of my dogs experienced daycare and that was more than 5 years ago. So, I would have to take them all to see how they fare and then decide if that is a viable option. → I could put the dogs in a bedroom upstairs or at the back of the house, close the door and stay with them.
→ I could separate them and give them something like a stuffed Kong to occupy them (hopefully) then go down to see the kids.

He shared, “I didn’t think I had a chance.” The following weekend was Labor Day. Jason was planning to take some friends to Lake Mead in his boat. Although he heard Andrea might be coming, he invited another girl. Fate intervened. That girl needed to work, but Andrea was off for the summer break. Jason proposed during the trip. They dated for 7 months. On a whim, they decided to elope when they were attending a church conference in Utah instead of dealing with the complexities of planning a wedding. Andrea describes her husband as “one-of-a-kind, for sure!” Andrea taught 8th grade English and Spanish in Beverly Hills until they were married. Then, she transferred to Fountain Valley and taught until their first child was born in 2004. Being in the middle school environment was

Andrea served an 18-month mission at the Visitor Center in Washington DC teaching Spanish and French to immigrants from Latin America and West Africa. W
hen you meet the Ewell family, it becomes very clear that dreams still do come true. In classic fairy tale tradition, Jason and Andrea were destined to meet and build a life together. Now enjoying three adorable children and a beautiful home, their journey also took a lot of determination to overcome life’s challenges. Jason’s own success story proves that the American dream is alive and well. From the humblest of beginnings, he became a self-made entrepreneur. Born in Bellflower and the product of a broken home, he describes growing up in Hawaiian Gardens as “colorful and difficult”. This unfavorable environment didn’t stop him from having big plans of a better life. Jason “never wanted his kids to grow up they way he did.” His lifelong passion for cars was the inspiration for his first business venture. When Jason was 15 years old, a 1966 Plymouth Valiant (originally owned by his uncle) was handed down from his grandmother. As part of making the car his own, he decided to tint the windows himself. Although the project didn’t turn out as planned, Jason continued to practice on other friend’s cars until he perfected the technique. He officially launched his window tinting business at only 17 years old. Jason says, “I tint homes, office buildings, yachts – anything
with windows.” Jason’s Glass Tint is still going strong after 25 years in business. He focuses on staying local, so he can be around home for his family. Even at the young age of 19, Jason was a long-term thinker. While he was still struggling to create a sustainable business, he had concerns about having enough resources for retirement and looked to the real estate market. He started asking questions, learning from the successful investment stories of others. Jason began to appreciate the potential for achieving financial freedom through buying and selling property at the right time. Jason purchased the home that he was renting. It was the first of many transactions over the years. During this time, Andrea was making her own way in the world. Born in Pasadena, she moved to Arizona with her mother after her parent’s divorce. She attended Arizona State University with an original major in communications. However, Andrea also knew that her real dream was to be a stay-at-home mom. A career in broadcasting wouldn’t be compatible with that lifestyle. So, she switched her major – graduating with a degree in English and secondary education after completing her student teaching in Manhattan Beach. Fast forward to the year 2000. quite an experience. She explained, “You may have a degree in one subject, but you have to adapt and teach a wide variety of classes.” Andrea taught English, Spanish, social studies, health, physical education and even cheerleading to middle schoolers. (She drew the line at science and math.) Great training for her goal of becoming a mom! Their first daughter is Ellie (10). Like her dad, she is a very talented entrepreneur. For the past two summers, she has hosted “Ellie’s Water Camp” to earn money for things that she wants – like an iPad and overnight soccer camp. She researches a wide range of water activities and crafts for the neighborhood kids to enjoy. This summer, all the sessions sold out in less than three hours! Andrea says, “Although she comes across as very serious most of the time, she is disciplined like I’ve never seen and she has the cutest sense of creative humor.” Ellie also enjoys surfing, playing the piano and participating in soccer with the West Coast Futbol Club. Since he was 4, Vance (8) has been training in Jiu Jitsu like Jason and has his gray belt. He enjoys baseball and plays soccer for AYSO ELITE. He excels at math (his favorite subject) and also plays the piano. Andrea observes, “He has a special gift for making people feel loved. He is very aware of people’s feelings and just seems to understand how he can make them feel better.” Vance reads and remembers everything, and was delighted to share some special facts about sharks! Audrey (7) plays soccer with passion. She loves art, but her face really lights up when she talks about animals. She helps tend to the neighborhood dogs when their families are on vacation. Her favorite breed is the French bulldog. With allergies in the family, they can’t have a dog. So, the family cares for two goldfish – Steve and Turbo. Jason says, “Audrey is an incredible reader.” Of course, her favorite books are about dogs. Jason also shared another of Audrey’s accomplishments. “She learned how to surf by herself. She paddles out and catches waves on her own.” In addition to raising their children, the couple is dedicated to serving in a variety of roles. At church, Andrea is a group leader for women over 18 and Jason serves as a community liaison. They are both dedicated to improving the community. Jason has been a member of the Talega Design Review Committee for the past four years. Andrea’s

many achievements on the Talega Enforcement Review Committee, working collaboratively with homeowners, resulted in her election to the Board of Directors in 2011. She served as Vice President in her first year on the board and then as President in subsequent years. During this term, she transitioned the board from being controlled by homebuilders to being composed of all Talega homeowners. Other projects include updating various aspects of the community – such as implementing a phased landscape project and having plans to refurbish the worn community clubhouse so it serves as an extension of home for larger parties. Andrea is also actively involved with the Vista del Mar school PTA and the Mako Foundation. Over the past 3 years, she built a communication bridge between the school and the community. Now, Talega raises funds each spring for the school. She has also been actively involved in resolving the CUSD bond over-taxation issue. The outcome is that all Talega residents have received tax deductions and refunds. Andrea is currently running for a second term on the Talega Board of Directors. One legacy of Jason’s upbringing is a warrior spirit reminiscent of King Arthur - he fights for right. An example is his recent crusade against the legendary “speed traps” in Talega, resulting in an outpouring of support accompanied by a social media frenzy. The incident was the beginning of

A “Coffee with the Cops” gathering was held at Peet’s in the Talega Center where new friendships between the community and the police officers were forged. Stay tuned for more details in one of our local San Clemente papers! Brazilian Jiu Jitsu is also a perfect outlet for all of Jason’s competitive energy. After six years of training with Felipe Guedes of the Gracie Barra Brazilian Jiu Jitsu studio in San Clemente, he is a gold medalist with a brown belt and closing in on obtaining the prestigious black belt. From Huntington Beach, the Ewells came to San Clemente about ten years ago after Ellie was born. They moved to Talega because of the schools, the number of kids and the affordability of homes closer to the beach. The family spent 6 years in Vittoria before moving to Lucia four years ago. Andrea describes their community as “One big college dorm. We are constantly running into our friends around town. Someone is always planning a social event. Everyone cares for one another and looks out for each other.” Despite all of their success, it’s clear that they don’t take anything for granted. Their lives demonstrate the power when determination meets destiny in achieving freedom – emotionally, physically and financially. Every day, they remember to count their blessings and be grateful that their childhood dreams are now a reality. Look for Andrea on her regular 5-plus mile run from the house, past the Starbucks, up to La Pata and back. Jason is sure to be found surfing with the kids at their favorite San Onofre spot.

PILATES NOW Through Contrology” was one of the few publications produced by Joseph Pilates. Interestingly enough, Mr. Pilates was inspired to write his book because (much like today) people were experiencing rapid changes in business, industry and technology. The world was changing. In 1945, Mr. Pilates wrote his second book. After two world wars, people were working hard and suffering from fatigue, depression and a host of wide spread epidemics from tuberculosis to influenza. Joseph Pilates spent his life studying wellness. The German born child of a prize-winning gymnast father and a holistic nurse mother, Joseph was a sickly child. He adapted the methods used by the Greek and Roman warriors to combat and prevail against asthma, rickets and rheumatic fever. Taking these passions into his life’s work, Mr. Pilates trained and rehabilitated soldiers and prisoners of war. The first Reformer was an army cot with a system of pulleys and springs that he concocted in a military hospital. Mr. Pilates’ ideas were revolutionary at the time. His exercises were designed to restore vigor to the body so the individual could experience a better quality of life. (Remember, yoga didn’t appear in the U.S. until the 1960’s.) His belief was to eliminate body fatigue and mental strain through the mastery of the mind over complete control of the body. He believed that mental vigor, as well as physical vigor, was renewed by reawakening thousands of otherwise dormant muscle cells. People were moving from farms to desk jobs. Strain and fatigue, both mental and physical, were evident from sitting for long periods of time. He thought that with new sedentary lifestyles, people no longer breathed properly and posture was poor. He believed that using the minor muscle groups would not only strengthen the major muscles but it would improve spirit. “RETURN TO LIFE
And you know, he was correct. What the ancients knew in the heart, modern science is now proving to be true. Activating the minor muscles does impact the neurotransmitters in the brain. Mr. Pilates thought that by practicing his exercises called Contrology - the name never stuck - you would not only see a fit and well toned body in as little as three months, but you would also strengthen the will and develop a consciousness of possessing the power to accomplish your desires! Wow! That’s some pretty deep stuff coming out of an exercise class right?! That’s just it. Pilates, when practiced faithfully twice a week, can really have life changing effects. It spills over from the Reformer to your life. You might handle stress better. As you strengthen the core, you whittle the middle. This equates to standing taller, feeling stronger and having more energy to do the things in life that bring you joy and happiness. Using a series of precise, well executed exercises – along with attention to correct breathing patterns and posture – the Pilates method will create a fit, well balanced body. Pilates will properly and scientifically exercise every muscle in your body, which will then be reflected in the way you live your life. Mr. Pilates said it best. “It’s a program designed to give suppleness, natural grace and skill.

T
he days of treating your pet's flea and tick infestations with dips, sprays and bombs every two weeks are over. Simple and affordable treatments of topical or oral medications now make it easy to get rid of these pests. Fleas and ticks can be dangerous disease carriers, making yours and your pet’s life miserable. With Southern California’s temperate weather, they can live year-round. The most common species of fleas is the cat flea, Ctenocephalides felis. Despite its name, the cat flea is the primary flea that infests dogs. Fleas feed on blood and can live without a blood meal for 100 days, but females have to have blood meals to lay eggs. Fleas live on pets, mammals, in carpets and in sofas. In a typical room, 5% will be found on pets and the rest in carpets with about 50% as eggs. Although fleas can transmit the bubonic plague and typhus to humans, the main problem for dogs and cats is a common skin disease called flea allergy dermatitis. It can take only a few fleas for this allergy to become a problem. Chemicals in flea saliva stimulate an immune response causing severe itching. Pets chew their skin, creating an infection that requires antibiotics, an e-collar (to prevent the chewing) and flea treatment. Anyone's pet suffering from this condition should be seen by a veterinarian as soon as possible.For your house, the number one way to get rid of fleas in your carpet is daily vacuuming until you see an improvement. Using Borax powder or food-grade diatomaceous earth can help the process. Mixed results have been reported with flea bombs. Ticks have become even more of a problem here in recent years due to weather changes. They also feed off the blood of their host. Their saliva is a magic potion containing proteins that keep the blood from clotting, fend off the immune system and prevent the host from feeling itchy. Ticks usually carry more than one disease and pass them along to your pet in one bite. Lyme disease is probably the most well known. Various ticks in California may
occasionally transmit other microbial disease agents, such as those causing Rocky Mountain spotted fever or babesiosis. Ticks are most active in spring through fall and live in tall brush or grass, where they lie in wait to attach to your dog. After a hike, it’s a good idea to check your pet for ticks. Look in the ears, between the toes, on the face and in the armpits. Using a pair of fine-point tweezers, grab the head as close to the pet’s skin as you can and just pull straight up. Because the mouth is barbed, the head is often left in the skin. This is not cause for alarm and usually falls out in a day or two. Be careful that you don’t squeeze the head and neck of the tick so hard that you break it. Inexpensive tick removal tools are also available and a better method. If you notice any swelling or redness, see your veterinarian. While there are many prescribed topical and oral medications, some products are known to have caused serious adverse reactions. If your pet is never exposed to ticks, then opt for flea prevention only. Again, talk with your veterinarian about the right options for your pet. In conclusion, be proactive instead of reactive when it comes to your home and the pets you love. Prevention is the best medicine.
