Construction Preparation (3) This is the most important part of the entire project. No matter how busy you are with your daily works, you need to take great awareness of this stage because you will begin to develop, confirm and make changes to the every detail in the design layout. Designer will be based on the design proposal to develop a series of layout plans. These include: (i) Layout Plan (ii) Electricity Plan (iii) Reflected Ceiling Plan (iv) Lighting Plan (v) Circurtiy Plan (vi) Elevation Drawings (vii) Section Details/ Joinery Drawings

– showing the dimensions and layout of the entire home and rooms – showing all the exact locations of electrical sockets and it heights from floor – showing the dimensions, structures and patterns of the ceiling – showing the designs and locations of lightings – showing all the exact locations, routes, and control panel of lighting – showing all sides of the layout and furniture in different elevation views – showing the designs, structures and dimensions of furniture

These are just a small part of the construction plans . In fact, designer will also produce other illustrations, which are particularly useful. When all the specific details are confirmed, it will proceed to construction works based on the plans. Within the works, designer will communicate with the contractors from time to time for ensuring everything is on the proper track. For this reason, project management is a strict and important matter. Project management (1) Time Schedule: Designer will order the materials and develop a clear schedule of the entire construction process for time management. In the schedule, you will see all the durations of the construction works. In case of any problems, designer will immediately discuss with contractors and make schedule switching to avoid any waste of time. This ensures every work is under the scheduling time without slowing down the entire progress. (2) Communication With Contractors: For most of you who have an experience in home renovation , you must also have an experience in discussing with the contractors. Their team has its own culture and different deploying skills. For this reason, designer will communicate with them from time to time about the works and safety issues in order to ensure everything runs properly and smoothly.

施工的預備 (三)作為整個項目中最重要的一環,無論你每天怎麼忙碌也要 細心留意這個過程,因為你要開始確立、製定和更改各設計部份 的具體細節。設計師會根據完成的設計計劃書,逐一製作各個細 節說明 - 這就是施工圖,主要包括: (i) 平面圖 - 顯示整個環境和房間的平面構造,設計和尺寸 (ii) 電圖 - 顯示所有電位的分佈位置和電力數據 (iii) 天花圖 -顯示天花的格局和尺寸 (iv) 燈光設計圖 - 顯示室內燈光的分佈位置和設計 (v) 線路圖 – 顯示所有控制電燈的路線分佈及掣面管理的位置 (vi) 立面圖 -顯示各個方位和傢俬的立面構造和尺寸 (vii) 剖面 / 結構細節圖 - 顯示牆身和環境的切面及傢俬各個設計 細節的構造和尺寸 以上只是施工圖系列的一小部份,設計師還會製作其他的說明圖, 它們都是非常有用的。當所有具體細節都已確立的時候,施工人 員就會根據圖則而開始製作。當中的工序和各個交流細節,設計 師會逐一跟施工人員說明,以確定所有設計都是按各項要求進行。 因此,項目管理也是相當嚴謹和重要。 項目的管理 (一)時間表:設計師會就整個項目去訂購物料,以及為施工過 程和後期工作製定一個清晰的進度表,以方便控制時間。在時間 表裡,你會知道所有細節的安排,萬一遇上了問題,設計師會因 應情況而調配工序,和跟施工人員商量以免浪費時間,這就不會 因問題而導致減慢工程的進度。 (二)施工人員的溝通:相信大多數有家居裝修經驗的人,都曾 經跟施工人員商量事情。許多時候,他們的團隊也有個別的分工 調配和模式,設計師會因此擔當溝通的角色,把一切設計和安全 上的要求都跟他們商量,以確保所有事項都是妥當和順利。 (三)手工和質素控制:在於行外人來說,手工和物料的質素是 好是壞,是難判別的。設計師由於擁有相當豐富的室內設計經驗, 因此在品質控制上,他們能分別出具有好質素的物料和手工,如 果發現是差劣的話,他們甚至可以要求施工人員和物料供求商更 換,以確保客戶的利益。 綜合以上所說,設計師的工作範圍不只是設計那麼簡單的,他們 除了是你的家居設計師,同時也是整個 ( 裝修 ) 工程項目的管理人 員,幫你監督、編排和解決一切 ( 裝修 ) 工程上的事情。如果你對 這方面有甚麼疑難,那就可以請教設計師吧! (3) Workmanship and Quality Control: For the outsiders, workmanship and qualities are often difficult to distinguish. As designers have a lot of renovating experience, they are experts in monitoring the qualities to make sure the materials and construction works are good in nature. If they find poor qualities of the materials, they will request the contractors and suppliers for replacement.

Angus Chan has a background in engineering, however, early in his career he decided to focus on sales and marketing. Leaving behind a promising career, at HKUST, within their entrepreneurship program. He joined FK Concepts, finding the world of luxury interiors attractive and fascinating.

In general, designer’s scope of work is not merely on the design. They often have several roles – as your designer and your project managers for helping you to monitor, organize and solve all the renovation matters. If you have any problems related to home designs and renovations, you can ask for designers and let them do it for you!

Project Highlight THE HONG KONG ASSOCIATION OF BANKS

Best interior designs often reflect the status and roles. HKAB is a statutory body for HKSAR Government, and acts as a go-between for banks’ views on banking governance. With this in mind, our designers are thoughtful to create presentable designs such as the decent reception, the formal press conference hall and the large conference room that accentuate a professional look. Drawn to the formal and elegant styles, designers have created the environment in a much lively feeling by using walnut veneer on the reception and the featured walls. Together with the light color fabric finishes and carpet, the contrast reveals the best visual comfort showcasing a bright and warm facade. At the press conference room, all the light-colored fabric walls create clear contrasting effect, yet more importantly, these designs could also enhance the best sound insulation, while turning the entire room into a grand and solemn place. On the right side, the conference room accommodates of more than 30 people. The unique design is attached to shapes – the oval ceiling matches with the large conference table in the same shape, representing a clean and formal look. By using the same walnut color on the columns as decorations, the entire atmosphere is elegantly defined.

香港銀行公會 作為特區政府與各銀行之間的溝通橋樑,體面的接待處,正 統的新聞發佈廳及大型會議室是香港銀行公會最為重視的 部份。 為營造一個專業、典雅的感覺,設計師注入大量特色及元素 令環境更生色;利用胡桃木色系的木皮作為接待處及牌扁牆 身,配合淺色系布藝飾面牆身及地毯對比呈現出一個亮麗的 門面。 位於接待處旁的新聞發佈廳,同樣使用淺色系的布藝牆身, 不但能令整個房間更堂皇,更能夠加強隔音效果。右方是一 個能容納三十人以上的會議室,獨特設計的橢圓形天花配上 同形狀的大型會議檯令整體呼應,簡潔而莊重,同樣使用胡 桃木色系裝飾室內柱位作為點綴,表現大方而有活力。 9
