This year we are so excited to present you with an incredible journey where your ticket is your Passport to incredible homes, delicious food and spirits, fabulous events and truly amazing prizes. At our fantastic Parade homes, you will meet builders and craftsmen of some of the finest residences in Southwest Colorado, as well as a beautiful commercial space, the HBASC Trades n’ Training program tiny home, and an exciting entry from Habitat for Humanity. Kicking off the Parade Friday night at 5 p.m. is the popular Homes Under the Stars event featuring all 16 stops. Take advantage of the opportunity to see the romantic ambiance of each home’s lighting feature and its incredible power to transform a space. This evening is truly spectacular this year with the addition of Chefs & Spirits on Parade, where some of our Builders have joined with local establishments who are providing special tastings and samplings of food and spirits during the Homes Under the Stars event. The impact of lighting and its ability to create ambience and highlight precise craftsmanship is truly an experience; the addition of your favorite chefs and spirits makes this a lively evening you don’t want to miss! In addition to Chefs & Spirits on Parade, we have four more popular and exciting special events, “Parade your Kitchen Cajun Style” at Southwest Appliance, “Sweet Treats” at Smart Enterprise and “Sip Sip Hooray” at Tile & Light Art. As always, the Poker Run has an amazing prize so be sure to visit all of the stops on the Parade so you don’t miss your chance to win. A letter from the HBASC PRESIDENT

W

elcome to the 2018 Parade of Homes, now in our 15th year. Our local builders continue to amaze by showcasing the latest in innovative design, energy efficiency and hand craftmanship. After completing the tour I think you will agree that this is our best Parade ever! Proceeds from tickets purchased for the Parade of Homes support the HBASC’s Building for the Future Scholarship. This program provides scholarships to graduating high school students which assist in advanced education expenses for those pursuing a career related to home building.

With 329 members, the Home Builders Association of Southwest Colorado is built on four pillars, Advocacy, Education, Membership and Community. Through Advocacy we keep a pulse on local and national government affairs affecting our industry. We provide Education through hassle free training to help our members keep up with ever changing codes and regulations. Our Membership is critical to our success as we promote “Do business with a member” and provide networking opportunities through events and dinner meetings. And finally, Community; to which HBASC actively gives back through our Community Investment partners. Giving back to the community has always been a large part of what our organization does, and in 2018 we continue to do so; however, in response to waning interest by our youth in construction trades, in 2017 our membership adopted a National curriculum and placed it in our Durango & Bayfield high schools called Trades N’ Training. Getting youth involved early with our industry is the only way to assure sustainability of a work force in the future and the 2017-18 inaugural year was amazing! The program generated a lot of buzz and student interest for the upcoming 2018-19 school year is huge. Both local high schools are constructing Tiny Homes which will be sold upon completion to help fund the continuing curriculum. In addition, this year’s Annual Jim Dixon Memorial Golf Tournament proceeds will help fund future Trades N’ Training programs. Another community effort, the 2018 annual HBASC’s Contractor Yard Sale, raised a record $31,000+ from the sale of donated construction materials, benefiting our Habitat for Humanity partner who builds affordable housing. This year as you take the Parade of Homes tour, noting the beauty of the homes and their innovative designs, your ticket purchase is contributing to our proud community as well as the education of our youth. N

ationwide, our country has experienced a shortage of skilled workforce that will continue to escalate as the baby boomers retire. In such a vibrant and busy market, there are still undeniable challenges when there is such a demand for housing. Rising costs, longer lead times, more stringent codes and inspections, and labor shortages are being felt across the Construction industry. This isn’t just a local issue, but something being seen industry wide across other communities, states, and all across the nation. As the voice of the building industry in Southwest Colorado, the Home Builders Association of SW Colorado (HBASC) is really putting focus on our Youth Investment Program to help combat some of the rising industry wide issues. The newest, and certainly becoming one of our proudest and strongest programs is our Trades ‘N’ Training program. Embracing the National Association of Home Builders – Home Builders Institute Pre-Apprentice Certification Training Program (HBI PACT), the Association has placed this curriculum into Durango and Bayfield High School shop classes and branded the program as HBASC Trades ‘N’ Training. Shop teachers Sean Smith of DHS, and Curtis Gillespie of BHS facilitate the programs at their respective schools. This unique program offers Trades ‘N’ Training students the opportunity to gain hands on experience with industry professionals and obtain “PreApprentice” certification(s) in a

variety of construction related trades. The curriculum further integrates contextual, work-based learning with vocational and academic skills training in the classroom. A wide range of stackable certifications are available including carpentry, electrical, plumbing, building construction technology, and several others. Issued through the National Association of Home Builders, these certifications are recognized globally. Association members have collaborated not only to provide this program, but have also donated time and materials to facilitate and fund the construction of a tiny home at each school. Integrating the opportunity for hands on experience, students work side by side with skilled member professionals who volunteer their time and expertise. La Plata County building inspectors have attended classes to inspect the homes and communicate the basics of permits and codes. This program will not only assist our industry in providing a skilled workforce, but we will also be providing our youth career opportunities that they may not otherwise have access to. Together, we’re working to close the skills gap by encouraging young people to master the vocational trades that built this country. It’s always a rewarding experience to meet with our local high school students and talk with them about our industry, our community, and our association. To hear about their aspirations, their goals, and their interests in Home Building is always a reminder that while we are busy and successful now, we always need to think about the future and make sure we steer our industry in the right direction. As Mike Rowe of the show ‘Dirty Jobs’ says, “The Skills Gap is here, and if we don’t close it, it’ll swallow us all. Which is a long way of saying, we could use your help.”

3 Things to Consider When Integrating Smart Home Technology by Ericka Curlee, Louisa’s Electronics There are several good reasons to create your home as a smart home: to save energy (and money), for better safety and security, and to make your home more entertaining. It is now more attainable than ever to bring automation technology into your life, whether you are building a new home or updating your current one. Here are three things to think about when stepping into the connected home: One App to Rule Them All. Today, the number of home systems that can be remote controlled via an app on your smartphone, tablet or laptop are extensive. From Nest thermostats to Ring security cameras, from Sonos speakers to Lutron light switches, every product these days has their own app. Switching between multiple apps to control different home systems is akin to playing with all the chess pieces on the floor. The most efficient and functional homes use an automation system to unite all the apps into one central brain—automation is the chessboard upon which the pieces of the smart home can play together. Using a controller, such as the Elan G1, a one button touch can trigger several events that can work in cohort. As an example, you arm the security system to leave, and with this one action, the thermostat is set to 60° and all the lights in the house turn off. Automated configurations are nearly endless and can be customized for every homeowners needs. When In Doubt…Hardwire. A robust home network is important for any modern home. Yes, we’re talking about Wi-Fi. A smarter homeowner is wise to consider the bandwidth demands in the home. In order for integrated systems to operate well they need to reliably connect to the internet. These include integrated components such as thermostats smart light switches, motorized shades, media players, irrigation controllers, security cameras, and alarm systems. The average household now has between 5-25 devices connecting to its network daily. This includes smartphones, laptops and smart TVs in addition to

home control components. This draw on the home’s bandwidth can be substantial and cause variable performance. Therefore, when building or remodeling it is imperative to hardwire as many smart devices as possible. Wired ethernet connections offer more consistent speeds than Wi-Fi, and are considerably better when streaming media content. A Professional Integrator is Your Friend. Exciting Happenings at Habitat for Humanity of La Plata County

L

ast year, you may recall that our Parade of Homes magazine article included an announcement regarding our new ReStore building in Three Springs at 50 Design Center Road. We are happy to announce that we broke ground a few months ago and are moving right along. Our new building will be energy efficient with increased parking and a drop off / pick up location. We anticipate completion of the new building in December 2018. Please be sure to stop by and check it out! In 2018, Habitat potentially will house six new households in Bayfield, CO. With the growing gap between income levels in La Plata County and the need for new affordable homes, the potential for homeownership is slim in regard to entry level housing. While efforts to increase our production are completely reliant on the generosity of our local community, we seek every opportunity to reinvest in La Plata County through use of local sub-contractors, local vendors, and local employees. Interested households must attend a Home Ownership Program Orientation to begin the application process. Presenters will outline the program, eligibility requirements, and policies. We host regularly scheduled orientation on the second Friday and Saturday of each month at 10a.m. If you or someone you know is interested in this program, please have them contact the local Habitat office to reserve their spot at the orientation. Our current advocacy work has focused on HB 18-1195, a bill at the state level which would stimulate tax incentives for homeownership developments. Our construction industry is full speed ahead in production of more lucrative ventures, with a demand for labor exceeding available skilled labor. Thus, production of entry-level housing that is affordable by the majority of the members of our community has seen very little new product. Currently, the average employee in La Plata County can only afford housing in the $180,000-$220,000 range. With HB18-1195, we hope that investors in the for-profit sector seeking tax credits will create opportunities in La Plata County for more production at the entry level. Habitat for Humanity of La Plata County has a strong relationship with the Homebuilders Association of Southwest Colorado. The Contractors Yard Sale occurs every June and is a joint effort between the two non-profits. Habitat relies on any funds received from this fundraiser, such as Hammers & High Heels in July and our Wine Tasting event in November. These events are all always well supported by our community. Last of all, if you have not ever volunteered on a Habitat job site or at our ReStore, you are missing an opportunity to meet some great people and have fun building a new home that will enhance the future of a local family. The 416 Fire started around 10 a.m. on June 1, 2018, approximately 10 miles north of Durango, Colorado and west of Highway 550. By the morning of June 2, the fire had expanded into the San Juan National Forest and burned an estimated 1,100 acres. By July 1, the fire had grown to 49,301 acres, ultimately burning 55,000+ acres. Over 1,300 homes and businesses were forced to evacuate due to the fire. Thanks to these brave men and women no businesses or homes were destroyed by the fire.
