Parade of Homes Welcome Words from the Parade Chair More than a third of those who attend our Parade of Homes come year after year, speaking volumes about its community popularity. The sites in this year’s Parade of Homes could not possibly come together without the assistance of all our members and sponsors, from the builders, to the electricians, drywallers, bankers, material suppliers, insurance companies, not to mention the local media! Substantially all of the hard work done on the Parade is done by volunteers and sponsors of the event from the Home Builders Association. It is an event with many moving parts, the planning of which begins when the last year’s event ends. They do it because of their passion for homes and homeownership! Residential, remodels, commercial and mixed use! This year we have 12 homes, 3 commercial sites 1 “coming attraction”, and 2 sponsor event site with special events. Our home sites from condominiums to spectacular luxury homes in the resort area of the county, as well as a country home at the River Ranch in Bayfield. The Coming Attraction is a work in progress, which can be viewed at curbside, but be sure to take it in at the 2017 Parade of Homes! Returning are our loyal and hardworking Parade Sites, Southwest Appliance and Smart
Enterprises, again featuring two fun food events (“Grill & Chill” and “Sweet Treats”). Both of these sites will have tickets & information. Prizes! Get your tickets stamped at all 15 open house sites & 2 Parade stops, and enter to win (or enter online – no purchase necessary). The more you see, the more chances to win! Also returning is our Poker Run – go by car, bike or on foot to find the sites with a deck of cards or bean bag toss at Southwest Appliance to play! HBASC Update 2016 Words from Paul Beasley, President HBASC
The Home Builders Association of Southwest Colorado (“HBASC”), is 285 members strong! They are the heart and soul of the local home building industry. They are your neighbors and community leaders who provide jobs, education and economic opportunity. They take the building community to a higher level of professionalism and community involvement. They are builders, engineers, architects, plumbers, wood workers, craftsmen, flooring companies, interior designers, bankers, accountants, material suppliers, and above all, members of our local community. Retooling & rebuilding after some tough years, we are committed to coming back strong, and giving incentives to local area youth to consider industry-related careers. The Association offered Scholarships from Parade of Homes proceeds, to trade and college programs to the tune of $10,500 to 2016 local graduating seniors. Your ticket to the

Parade of Homes will help us in developing the next generation of contractors to support this area’s population growth. We employ roughly 15% of local jobs, not taking into account jobs spun off the industry to other sectors, like material suppliers & financial services. In fact, the dollars made from those employed by our industry are used to buy trucks, medical services, clothing, and recreation. When housing does well, so does many other sectors of our local economy. The HBASC is all about giving back to the community which has supported us over the years, continuing our long-time support of Habitat for Humanity of La Plata County, and this year, several charities of choice for the winners of our Membership Chili Cook-off, as well as CAHB HomeAid Project from proceeds of our Golf Tournament. One great team building project last fall was a group-build on the Navajo Nation, installing accessibility ramps, repairing roofs, installing solar lighting, and even refurbishing the floor in a bathroom alongside Durango Day Break Rotary! We are proud to say that this year, one of our top fundraisers, the HBASC Contractor Yard Sale, achieved our sales target, making a $10,000 donation possible to Habitat for Humanity! None of this could be possible without the support, generosity and volunteerism of our members, material suppliers, vendors of Alpine Lumber, Lewis Mercantile, and ProBuild. More Than Just A Partnership By Laura McKinney, Habitat for Humanity La Plata County President I moved to La Plata County almost six years ago with a desire to relocate to a community that cared about its residents. It didn’t take long for the Homebuilders Association of Southwest Colorado (HBASC) to help me understand they have a great willingness to collaborate with various non-profits. I have been involved with Habitat for Humanity most of my adult years and was very encouraged to see what a great partnership the HBASC and Habitat have built in our county and was anxious to strengthen these ties. Their generosity and support have been overwhelming. Strong non-profit relationships help strengthen both of our organizations. Habitat has been building in La Plata County since 1995. Since that time, we have built 42 houses. While donations to Habitat International are always put to good use, those funds do not reach our county. We rely solely on the few grants we receive, local business donations, ReStore sales, and the labor and materials that are donated by our community, area builders, and suppliers. We truly are building these homes together and we can all be proud of the work that has been accomplished over the years.
Like all builders, Habitat does face challenges in building affordable housing. Increased material costs, changes in regulations, and the shortage of labor have all of us in the building industry searching for opportunities to find more resources. Creating flexible networks within the industry is required to get these homes built. Habitat Executive Director, Rachel Taylor-Saghie stated “I love that I can pick up the phone and ask for a donation of a tool or other item for the current job site or a silent auction item for a fundraiser and the HBASC members don’t even hesitate to help.” This goes for the entire business community. Everyone is always willing to help not only Habitat but many other non-profits. I had also work closely with Lisa Laughlin, the former Executive Officer of the HBASC, on affordable housing issues in our county. Efforts to provide affordable housing in our community are occurring at a time of great change. The responsibilities for implementing affordable and workforce housing is not just a city or county issue but also a business challenge. Together, Lisa and I have taken a few baby steps in this vast arena but certainly are pleased with the support given by the HBASC. (continued on page 6)

I believe Habitat and the HBASC have a strong relationship as evidenced by the annual Contractors Yard Sale fundraiser. Builders, suppliers, and Habitat all worked together for several days to achieve a common goal. It is a tremendous amount of work but certainly a rewarding collaboration. Both Habitat

The Legislative Coalition By Jack Llewellyn, Durango Chamber of Commerce Executive Director The Legislative Coalition is a cooperative group including (1) the Durango Chamber of Commerce, (2) the Durango Area Association of Realtors, (3) the Home Builder’s Association of Southwest Colorado, and (4) the La Plata County Energy Council. The Legislative Coalition was formed to be proactive with local government(s). Being proactive and staying ahead of issues hopefully can affect change as opposed to being reactionary “after‐the‐fact.” The Legislative Coalition meets monthly to discuss and exchange ideas as they relate to local governmental affairs. The group shares resources to better monitor what’s happening within our local government, as well as to be alerted to major initiatives that are in the pipeline. This strategy allows the organizations to be part of the process and offer input as to the impacts actions could have on each organizations membership. One of the biggest resources being shared by our group is the work of the Legislative Coalition’s Liaison, Pam Glasco. Pam attends almost every local government meeting on our behalf. She is “tuned in” to our individual members and our mission(s) as a
group. Her detailed post‐meeting updates also include alerts to each member on items discussed in meetings that pertain specifically to their industry or their membership’s cause. The goal is to keep each of the organizations memberships up to date on local government affairs, raise awareness, and encourage respective memberships to get involved in what’s happening with local government. In addition, a white paper can be reviewed on the chamber’s website, www.durangobusiness. org which highlights the various current issues. Indoor lighting and Well Being: Is there a connection? By Sarah Sumner, Fusion Interiors I love sitting around a campfire at night and gazing into the depths of the dancing hot coals. I wonder why that campfire makes me feel so peaceful and relaxed? On the other extreme, the intense glare of blue-white LED headlights on many new cars feels physically painful to my eye. So how do campfires and car lights relate to indoor lighting, health and well being? There is a growing body of research showing a correlation between our circadian system (complex bio-interactions involving cycles of sleep/wake) with blue light rich lighting and possible health effects. This is due to several factors including, but not limited to, the color spectrum and intensity of light and duration of light exposure. This topic is so “hot” right now that an American Medical Association committee issued guidelines in June 2016 on how communities can choose LED streetlights to “minimize potential harmful human health and environmental effects”. Their guidelines pertain to interior lighting as well. Lights with higher blue spectrum simulate the daytime sun, which suppresses the release of the hormone melatonin. That is a good thing during the day as it wakes us up and keeps us awake during daylight hours. At night, during dimmer, warmer light, (think sunset and campfires), melatonin is released which helps us go to sleep, supporting important and complex processes in body that keep us healthy and feeling energetic. See chart from spies.org of light sources and their associated color spectrum and melatonin suppression. I like what D. Burnett discusses in her article that was published in 2015. “Simply put, exposure to critically timed blue-rich white light during the daylight hours is necessary to suppress melatonin, which in turn ensures ample melatonin supply for nighttime release because darkness at night is vital to express or produce this hormone in normal amounts. Health problems and circadian desynchronization arise when blue-rich white light exposure happens at night and the release of melatonin, a critically important tumor suppressant and DNA protectant, is hampered or in some cases delayed by several hours - thus setting up conditions of ill health ranging from cancer to migraine headaches, increased depression symptoms, and even weight gain”. “Excerpt from the article “First Do No Harm” by Deborah Burnett ASID, AASM, Principal & Partner, Benya Burnett Consulting 10/15. After learning about this evidence, my initial reaction was, “Oh no, another harmful aspect about our current techno-rich and industrialized society!” On a positive note, Here is a list of tips that can minimize the effects of blue rich white light at night: • Design indirect lighting where possible to avoid glare and create a softer lighting environment. Use diffusers for task lighting locations such as pendants. 16 – Parade of Homes • 2016

• Use LED bulbs that have a Kelvin rating of 2700 or lower. Kelvin ratings of 2700 and lower typically have more light in the red spectrum (warmer) and less blue. • Consider purchasing LED Bulbs that change to a warmer color temperature up as they dim. Phillips.com/warm glow is available locally at Light Art and Home Depot. • Put dimmers on your lights and use bedside table lamps with controls that dim. • Turn off as many lights as possible at sunset and at night. • Use Candles! • Turn off screens 2-3 hours before going to bed. • Install the f.lux app on your devices; it reduces the blue light emission from your screens and are auto tuned to your location. • Wear blue light blocking glasses when using screens and/ or bright lights at night. • Iphone users, go to Settings/Display and Brightness/Night Shift for auto dimming and color shift at night. Now I know one of the reasons the soft glow of the campfire is so relaxing. As I gaze into it, Melatonin is being released, paving the way for a solid night’s rest.
