Tool Up Scholarship: Funds help new high school graduates acquire their first set of tools for the trade they plan to enter.

The opportunities don’t come without issues. For those of us in the industry, the rising cost of materials and ongoing labor shortages present formidable challenges. According to the National Association of Home Builders, soaring lumber prices have added more than $30,000 to the cost of an average single-family home. NAHB studies also note that over 55% of home builders report a shortage of workers across 16 trades from carpentry to concrete. At the HBASC, we work alongside state and national industry members to influence policies that may ease the cost of materials. At the local level, we can do even more.

This year marks our 18th Parade!

Careers in Construction: Local high school shop teachers lead classes that prepare students for jobs after graduation or form a foundation for continuing education in college or trade school.

Building the Future Scholarship: Students who plan to join the industry after college can earn this award for tuition, books, and other necessities.

Our members are just the professionals to bring those ideals to life. The traditions of Southwest Colorado breed some of the most hardworking, motivated and skilled individuals in the world. It’s not always easy to learn a new process, but our builders continue to adapt and change along with the science. From paper to finished product, a variety of teams and individuals have endeavored to incorporate new ideas that deliver lasting value. When you visit this year’s homes, you’ll notice that each element inside and out has been thoughtfully selected. The sharp minds that make these spaces unique have worked to create a mood special to each home. At the stops on your tour, take a minute to look around and absorb the feelings each space evokes. The demands of our industry include strenuous physical labor, a keen artistic sense and long hours. The assignments can be tough, but we would have it no other way. The members of the Builders Association of Southwest Colorado deliver true works of art—it’s our passion. Here’s to today’s builders, and here’s to you for coming out to savor and be inspired by their work. We hope you enjoy the weekend!

Sherie has been in Durango since 1989, and loves all four seasons and the activities that come with them, including skiing in the winter and lake days in the summer.

Kelly enjoys working with a variety of clients creating campaigns and collaborating on projects. She is a guru at her job, has a passion for photography, skiing and an occasional jaunt down the river.

Katie grew up in Durango and raised her two boys in the community she loves. With 24 years in the Durango building industry, Katie specializes in design and product solution consultation, focusing on window & door-specific project guidance and management for homeowners and builders.

Jamie is an East Coast girl that fell in love with the San Juan Mountains. As Director of Multimedia Sales for Ballantine Communications, Jamie enjoys working with our local businesses and community members by supporting their marketing efforts.

Rachel raised as the child of two Realtors, grew up in the business. She has been a Realtor for seven years and has a bachelor degree in business.

CAREERS IN CONSTRUCTION: STANDING UP FOR STUDENTS

Several years ago, a gap between the demand for skilled trade workers and those planning to join the industry came to light across the nation. Here in greater La Plata County, the shortage can be an extra challenge for builders who already contend with other issues such as the high cost of materials, winter weather and transportation headaches. The Home Builders Association of Southwest Colorado responded with our Careers in Construction (then called Trades in Training) program, partnering with local schools. Today, we’re elated to announce that Ignacio High School will join Durango and Bayfield high schools in offering Careers in Construction training. This will be the third area program in which shop teachers lead classes that prepare students for jobs in the industry shortly after graduation, or form a foundation for continuing to learn in Certifiedcollege.through the Home Builders Institute, the nonprofit partner of the National Association of Home Builders, high school instructors offer courses in carpentry, plumbing, construction technology and other disciplines. Students who take advantage of the classes can earn certifications as evidence of readiness to progress in their chosen field. They also benefit from an increase in self-esteem and leadership skills.

Growing the Workforce

We help talented students in other ways too. Young people wanting to join the industry directly after high school can apply for our Tool Up scholarship that helps them acquire their first set of tools for their specific trade. With professional equipment and certifications from Careers in Construction training, they can be ready for a formal apprenticeship or immediate employment.

Scholarships Boost Our Response

This is a cash award they can use toward tuition, books or other necessities of post-secondary education.

Finally, for young people looking toward careers in building but headed to college or vocational school first, the HBASC offers a Building the Future scholarship.

At the HBASC, our members make it their responsibility to ensure the industry thrives today and in the future. We do this in a variety of ways—none more important than these programs for students. Members contribute their time to work with local youth, tools and materials and job opportunities. Proceeds from the Parade of Homes help fund these programs for local youth, so as a supporter of our annual flagship event, you’re joining with us in this responsibility. Thank you!

Breaking it Up A big lesson from the pandemic applies to outdoor living as well as life indoors: wide open space and long sightlines aren’t necessarily best for every situation. As homeowners ask for areas to work, do homework, create art or just relax, designers respond with ideas for designated spaces outdoors.

The view out the window sparks imaginations, and homeowners are willing to invest in bringing great ideas to life. “We’re seeing people come in with architectural drawings in place,” says Malaika Mestas, owner of Smart Enterprises in Durango. This is a change from the past, she explains, as that kind of planning was once reserved for commercial property.

Retractable awnings and pergolas provide shelter from the hot summer sun for patios and decks, and help with cooler temperatures indoors. A structure above a conversation nook can also help create the feel of an outdoor room. As homeowners reshape and redesign interiors to host more activities and promote well-being, thoughts inevitably turn to the outdoors. The idea of utilizing every square inch of property—including the outdoors— is catching on across the country. Residents of Southwest Colorado are especially energized at the prospect of transforming yards, decks, porches and patios to embrace an active lifestyle.

Well-defined, and well-designed, spaces are turning up as bonus living areas outside the home. Making sure a spot feels like an outdoor room means paying attention to elements above, below and in the center of activity: Above Durango area residents like to enjoy time outdoors no matter what the weather brings.

Mestas notes that in Southwest Colorado, people give thought to using outdoor spaces almost year round. She says her clients love the great outdoors, and they want to continue spend time outside when they come home from hiking, rafting or skiing. And while firepit popularity persists, homeowners are getting increasingly creative, thinking about outdoor shower spots, secluded dining spaces and even a dedicated outdoor napping zone.

Creative floor treatment can give an area a feeling of separation. Outdoor rugs are more popular than ever, and they are a simple way to define a spot for relaxing or dining. Painting part of a deck can carve out an office area, and patterned tile is great for outdoor kitchens.

“If it’s just for Mom and Dad, the plan may place it outside the master bedroom with landscaping for privacy.” Bridge may recommend upright junipers to provide seclusion. They thrive in Rocky Mountain climates, and they aren’t deciduous. “They can screen a hot tub even in winter,” he says.

Tom Bridge, owner of Durango Nursery and a founding member of the HBASC, agrees that homeowners are upping their game when it comes to the space outside their home. “We’re seeing people wanting to execute all the ideas they haven’t done,” he comments about this post-pandemic time.

Front and center Homeowners are raising and lowering levels and changing materials to carve out distinct living spaces outside. Concrete pavers, groundcovers, crushed rock and intriguing pathways can be used to establish a specific use for a nook, even in a small yard. And, clearly, homeowners recognize that plunking down a picnic table or setting a couple of hand-me-down chairs on the deck doesn’t yield the desired effect. To fully utilize space outside the house, comfortable, fashionable furniture harmonizing with the home’s overall design should beckon.

The perennially popular hot tub is enjoying renewed attention too. It’s a big item, Mestas says, and today people consider thoughtfully how they want to use it.

If the tub is for everyone, kids and friends included, Bridge and his staff may suggest texture-rich interesting shrubs and trees set back a bit. Different sizes and shapes offer a welcoming feel, he says, “as your eyes move comfortably along the sightlines.”

But La Plata County also has many advantages for would-be buyers and builders. One aspect of greater Durango that’s appealing, according to Ian Horn, owner of HBASC member Verde Builders, is “there are lots of different choices when it comes to locating your home.” He notes that people can find options from large equestrian properties to houses on the grid in town for a walkable lifestyle. For those who want to build, there’s some parcel availability in expanding developments such as Edgemont Ranch. Other choices include acreage in the county—like the 20-acre piece Verde is building on out near the airport—lots with sweeping views up near Purgatory Resort, and property in Hermosa or Bayfield.

But there are reasons to be optimistic about creating your ultimate dream home in the Durango area.

The housing shortage is evident here too, of course, primarily due to the desirability of the area. And affordability can be a challenge for a variety of reasons.

Whether they agree on the precise delta between units available and hopeful buyers, most sources date the beginning of the issue back to 2008, when the housing market crashed and ripple effects battered the construction industry. As demand recovered the pandemic hit, with all its associated headaches, and soon the economy began to show signs of stress.

From Juneau to Jacksonville and points in between, the housing shortage is in the news. Earlier this year, National Public Radio pegged the shortfall at more than three million homes. According to the National Association of Realtors, the supply-demand gap is at least five and a half million units.

Bob Smith, owner of Buena Vista Builders, says that one good move is to advise clients to be flexible in their choices. “It’s not so much the rough materials, like concrete. But for finish materials like cabinets and tile, it’s wise to shop two or more options.”

Smith reports working more closely than ever with vendors and suppliers to target materials that can meet both pricing and timing needs. Sometimes this means getting to know the workings of another industry better than in the past, and “sometimes it’s as easy as a quick call to Southwest Appliances,” Smith says. And that’s another advantage of building a home in La Plata County. The building community is tightly knit, and people readily share information. The Home Builders Association of Southwest Colorado is one place for doing just that.

Today, people are looking for “a vibe that relaxes and comforts them,” the design firm says. Their clients lean toward beiges, tans, taupes, and even copper colors in their rooms. “It’s wonderful to see this warmth getting back into their spaces,” the design firm remarks.

A local design firm is thrilled to see warmer tones returning to fashion inside the home. “Color affects your body and mind so much,” they say, “especially in interior surroundings.” They feel that the trend toward white and gray tones was unfortunate during the pandemic, as these colors can increase anxiety.

The realm of interior design blends functionality and aesthetics together, ultimately expressing each client’s unique personality within spaces that enhance quality of life. Today’s designers partner with clients to ensure their homes provide a nourishing, purposeful, healthful embrace beyond the front door.

“Anywhere we can add a natural, raw or porous texture to mimic the calming, restorative ambience of the outdoors, it’s being done,” she says.

Reassuring Lines

In the “before times,” we might not have associated the concept of mindfulness with the spaces in our homes. That’s no longer the case. Another designer at Rule of Three, Marisa Bates, puts it this way:

After spending extra time indoors, people long to reconnect with nature. That fuels a drive to bring natural materials into the home, according to Lily Wissing, Design Partner at Rule of Three Design Collaborative.

The pandemic seems to have unleashed homeowners’ creativity, and the desire to celebrate what makes each one of us unique. For some folks, it means permission to design spaces that harken back to another era—whether it’s the midcentury look of “atomic” details and shades of terracotta, mustard and turquoise, or the geometric designs and darker colors of the 80’s. Patterns on the floor, walls and windows are popular now, and texture is everywhere, even on the ceiling. Inventive lighting can also bring a distinctive feel to a room.

Engaging Personality

Renewed attention to cleanliness shows up in kitchen and bathroom designs. The local design firm works with many clients looking for slabs that extend across the counters and up the walls with few seams. Thinner, engineered surfaces have joined granite and other options to expand clean-looking possibilities for homeowners.Inbathrooms, the design firm notes, “people are loving the look of walk-in showers without curbs, and grout-less walls.” Thinner mini-slabs can be useful here too. Linear drains add to a sleek look.

Inspiring Nature

Wissing notes that real wood, travertine, marble and limestone are making a big comeback with her clients in countertops and backsplashes for both kitchens and bathrooms. She also sees people choosing natural materials for furniture and decorative items.

Delivering Durango If there’s one thing that doesn’t change, it’s that Durango residents have a way of adapting trends to the Southwest Colorado lifestyle. Lily Wissing says, “In our active community, we are seeing that clients would rather maximize smaller or underutilized spaces to make them work extra hard.” This might mean stealing space from a porch or closet for a mudroom to accommodate boots and skis, or designing an exercise room that can also serve as guest quarters. The local design firm finds their clients often landing somewhere between the mountain rustic and mountain modern aesthetic. One idea that can work either way— while providing warmth and character—is the trend toward wood kitchen cabinets with a painted island. Or vice versa. And, Durango families do not forget the family dog in new designs and remodels, including a feeding station in that kitchen island.
