Get a pre-approval before house hunting

Pre-approvals provide advantages for buyers

Most real estate professionals offer this sage advice for homebuyers – get a preapproval before shopping for a new home. Individuals bargaining with buying might be familiar with the terms pre-approval and prequalification. Though some people use them interchangeably, they are not the same.

or a pre-qualification, individuals simply provide a lender with an overview of their financial history. The lender can review that information, and estimate the amount the person might be able to borrow. However, obtaining a pre-approval more in-depth, and it involves some of the same steps as a mortgage application. Individuals must provide detailed information and documents to substantiate the pre-approval. Some basics include a valid form of photo identification and a Social Security number. For proof of income, gather two years of W-2 forms and tax returns, plus current pay stubs. Finally, provide proof of assets, which can include current statements for any bank accounts, 401(k), IRA, stock accounts or mutual funds. A pre-approval gives a buyer more advantages. First, the lender checks credit and will raise awareness of any problems that may need fixed before taking on another debt. Second, the lender will establish a borrowing limit. Third, if you can secure financing, the lender will determine the interest rate and terms. Once pre-approved, the lender will present a letter to show sellers and their agents. These days most sellers expect buyers to have a preapproval letter. Some agents will even counsel sellers to set aside offers from buyers who don’t have one. This letter

does not only show sellers that finances are in order, but that a buyer is serious about making a purchase in a timely manner. It gives the seller peace of mind knowing that the buyer can obtain the required financing. However, pre-approval doesn’t guarantee smooth sailing. A pre-approval is not a promise of a loan. A pre-approval letter is normally valid for 60 to 90 days, but many things can change in that time frame, including the lender’s loan requirements. Another reason for denial after a pre-approval is an increase in debt to income ratio. That means large purchases, new loans or new lines of credit, can derail a loan. Shortly before closing on a home, the lender will double-check credit scores, bank statements, income and employment. Buyers should continue to pay bills on time, and monitor credit for changes that could affect credit score. Shopping idly for your dream home may be fun, but serious buyers should start the process in the lender’s office, not an open house. As an added bonus, pre-approval puts you on the fast track to closing once you make an offer on that home-sweet-home. n
