Nonprofit helps households pursue homeownership Purchasing a new home is a complex process with many moving parts. That means households looking to purchase a new place must work with finance and real estate professionals to reach their goal. Homebuyers education courses are the key to understanding the ins and outs of homeownership and working with experts.

S

tudies show that people who attend homebuyer education courses are less likely to become delinquent on their mortgage. For that reason, most mortgage companies or lending programs require individuals purchasing a home for the first time to attend a class. HomesFund Serving Southwest Colorado offers homebuyers education courses periodically for the community. Just last year, the organization prepared 325 households for home ownership. “We’re a nonprofit organization that is trying to further people’s education and make sure that they really understand what they are getting into when they get into home ownership,” said HomesFund Executive Director Lisa Bloomquist Palmer. “We have a comprehensive program with three prongs to it.” HomesFund helps working-class individuals establish roots in the community and build equity through education, advisement and mortgage assistance. There is a $15 fee for materials which include an informational booklet that participants can take home. “Our materials are quite robust,” Palmer said. “Our booklet has all sorts of valuable information for people to use.” The class covers an array of topics in an 8-hour period including pros and cons of home ownership, budgeting and credit as well as the different roles in the home buying process and how they help individuals reach their goal. Palmer said that she invites professionals to speak to the class about their roles, offer advice and answer questions. In the past, she said guests usually include realtors, lenders, home inspectors and insurance agents. The class also addresses the costs associated with purchasing and owning a home, and is approved by the United States Department of Housing and Urban Development, Colorado Housing and Finance Authority, Federal Housing Authority and many other mortgage programs. “Basically we are an unbiased source of information,” Palmer said. “I think it is quite appreciated by people.” Beyond providing education to southwest Colorado communities, HomesFund offers advisement at no cost to the client. Last year, 102 households received this one-on-one counseling. Visiting with an adviser helps individuals break down their budget and assess affordability. The organization also offers down payment and mortgage assistance, but that program is not available to everyone. “Both the homebuyer education class and pre-purchase counseling services are available to anyone,” Palmer said. “Our mortgage assistance program depends on income. It’s designed to get our workforce into homeownership. We want people who work here to live here and really be part of the community.” n

Current finances

Real estate can potentially yield big returns, but these may only materialize after investors spend ample amounts of money refurbishing or even maintaining their investment properties. Prospective investors without the capital on hand to finance repairs or routine maintenance may find it difficult to make their properties appealing to potential tenants, which can make it harder to meet mortgage payments. Prospective investors who already have sizable debts, be it consumer debt or existing mortgage payments, may want to pay down those debts before investing in real estate.

Down payments

Investing in real estate can yield big returns. But first-time investors should know that such investments are vastly different than investing in a home for oneself.

According to Wells Fargo, mortgage insurance does not cover investment property, and loans typically require a minimum down payment of 20 percent of the value of the property. So prospective investors cannot count on mortgage insurance to finance their investments in real estate. Investors should not just make sure they can meet that 20 percent requirement, but also ensure they have enough capital left after making their down payments to address any repairs that need to be made. If not, they might have trouble attracting renters willing to pay enough in rent.

Interest rates

Prospective real estate investors may be surprised to learn that investment property loans are often subject to higher interest rates than those for home buyers borrowing to purchase a primary residence, says Quicken Loans. Investors should not count on getting the same or better interest rates for their investment properties that they did when buying the homes they currently live in.

Financial reserves

Some lenders may require that prospective investors have sizable financial reserves before they will lend them money to invest in real estate. Some may require that borrowers have several months’ worth of reserves to finance both their personal lives and their investments. If a 20 percent down payment would make that impossible, then prospective investors may want to wait a little longer to invest and save more money until their financial reserves would prove more acceptable to lenders. n

Condos & Townhouses Individuals have many options when seeking places to call home. Among those options are condominiums and townhouses. While quite similar, condos and townhouses are different. Learning what sets these residences apart can help people find the right fit for them.

Condominiums

Condos are private residences owned by an individual or family in a private building. According to Realtor.com, condos are similar to apartments. However instead of paying rent, condo dwellers own the space. Condos share common areas, such as pools, recreation rooms, gyms, and outdoors spaces. People may be attracted to condos because there is very little maintenance involved. Condos can be in large buildings similar to apartment buildings, and living spaces may be confined to one floor. High-rise condominiums may resemble skyscrapers, offers Coldwell Banker, which notes that a condo owner shares ownership of the land, the roof, the staircases, and the exterior of the condominium complexes. The only thing the condo owner may own outright is his or her individual living space. Condo owners typically rely on maintenance companies and other contractors to handle the repairs and upkeep of the spaces outside of the interior of one’s specific condo. Residents typically pay condominium fees to a condo board to manage and cover these expenses. Because of the multiperson ownership, condos place strict restrictions on what can and can’t be done to the property.

Townhouses may come with a small parcel of land, a driveway or a private garage. Although there may be some community amenities accessible to owners of townhouses, such amenities are rare. However, because townhouse communities do not handle as much maintenance — exterior repair and roof maintenance may be the responsibility of the townhouse owner — homeowners association fees tend to be less expensive than those incurred by condo owners. Townhouse owners typically take ownership of the home, the roof and the land that lies below it. However, both townhouse and condo owners are urged to read the bylaws of their communities, which should specifically list responsibilities of the owner versus the homeowner’s association or condo board. Media rooms now edge out home theaters Not so long ago many homeowners were racing to outfit their homes with home theater spaces. If spaces allowed, homeowners would transform rooms into dark, theater-like retreats, complete with large screens, surround sound and reclined seating. Interest in such spaces has waned in recent years, with many homeowners opting for media rooms instead. So what is the difference between these spaces?

His business updates old homes and works with builders to install the proper infrastructure to handle today’s media room. Bendell says many customers ask him to help improve their streaming capabilities throughout their homes. Most homes use Wi-Fi to stream, but that is not ideal for media rooms. Streaming works best when the TV or device is directly routed to Internet. Bendell and his team are able to make small renovations to conceal cords in walls and install other devices that help strengthen the Wi-Fi in rooms further from the home’s network router. Because media rooms are not as isolated as home theaters, the acoustics aren’t perfect. That’s a disadvantage for homeowners who have invested heavily in sound systems for their media devices, but fluffy sofas, drapery and carpeting can absorb sound and keep it in the room. n

Which renovations are worth an investment? The cost of remodeling a home is easier to stomach when homeowners can expect to recoup a sizable percentage of the costs of the renovation. While basing renovations on their potential impact on resale value may be unwise, return on investment is something homeowners must consider when mulling renovation projects.

any homeowners wonder which renovations will resonate most strongly with potential buyers when a home is put up for sale. According to Remodeling magazine, homeowners are less likely to recoup their investment in a major kitchen or bathroom remodel than they would with basic home maintenance, such as new siding. That’s because buyers are most interested in how the bones of the house — or those elements that keep the house protected and can be costly to fix — were maintained. Each year Remodeling magazine issues its “Cost vs. Value Report,” which highlights the projects that offer the most return on investment. In 2016, the No. 1 project was the installation of fiberglass attic insulation, which could produce 116.9 percent recouped cost and a resale value of $1,482. Rounding out the top five were manufactured stone veneer for the exterior, a standard new garage door, a steel entry door, and an upscale garage door. Projects with the least return on investment tended to be more expensive undertakings that offered returns of roughly 57 percent. Such projects included bathroom additions, upscale bathroom additions, upscale master suite additions, upscale bathroom remodels, and deck additions. For those considering more expensive renovations, keep these figures in mind, courtesy of Forbes. A major remodel of a 200-square-foot kitchen can cost around $113,000, with homeowners recouping 60 percent.

HOME COMFORT

How humidity can make homes more comfotable Central heating and cooling systems have revolutionized the way homeowners make their homes comfortable. But many people find that heating and cooling systems have a tendency to make areas in their homes more dry than they would be if the windows were open.

W

ithout adequate indoor humidity, static electricity proliferates, and living environments may not be as pleasant as they could be. According to Lennox, makers of heating and cooling components, dry air can compromise peoples’ respiratory systems. When membranes in the nose and throat dry out, they cannot capture dirt, viruses and bacteria, potentially resulting in illness. Dry air can cause itchy, flaky skin as well as irritation in the nose, leading to nosebleeds. Dry air in a home also can affect the structure of a home. Dry air will pull moisture from wherever it can be sourced, including wood structures in a home. This may cause walls and door jambs to shift and floors to creak. Even wood furniture can bend and crack if indoor conditions are especially dry.

DIY remedies Homeowners can remedy dry air in various ways. Some methods are relatively simple, while others may require substantial financial investments and even some renovation.

Do-it-yourself remedies are simply ways to put moisture in the air. One of the easiest steps is to put bowls filled with water in front of or on heating registers or radiant heating units in the house. The water will evaporate slowly into the home. Another and similar tactic is to boil a large tea kettle or pot of water to distribute moisture throughout a space. When showering, leave the door to the bathroom open to distribute steam throughout the house. For those who use the tub, allow the water to cool off and evaporate before pulling the drain.

Humidifiers

Humidifiers come as whole-house central units or portable devices. Portable units can be moved from room to room depending on where moisture is needed the most. These humidifiers hold a predetermined volume of water and mist it into the air when the unit is on. Central humidifiers work with the home’s HVAC system. They are hard-wired and plugged into the system. Water vapor is introduced into the air that will be forced through vents throughout the house. These systems work on the whole house at once, making them quite efficient. Many experts advise homeowners to keep their indoor home humidity between 40 and 60 percent for ultimate comfort. Investing in a hygrometer to measure relative humidity will help homeowners keep humidity at a level that produces a pleasant and comfortable environment. n
