it’s no surprise that studies performed by the National Association of Homebuilders (NAHB) show homebuyers are willing to pay higher prices for homes with sustainable features in place. Marcy Edwards of Durango Solar Works!, says that in the past most of the homes they installed solar systems in fell into two categories, high-end or off-grid. These days she says the customer profile is varied with smaller homes making up more and more of her client list. She also says that customers are seeing an increase in new homes built prewired for solar system installation. Going green is no longer an afterthought, but an intentional choice.
What does going green really mean? Today’s modern “green homes” or “eco-homes” are built using energy-efficient means from sustainably-

sourced materials. Green building includes a structure’s planning, design, construction and functions. Sustainable materials include favoring locally-sourced products to reduce transportation as well as longer-lasting materials to reduce disposal and remanufacturing. It also factors in energy consumption, water usage, indoor environmental quality and location.
A change in materials
Making a building green also includes materials that are composed of renewable, rather than nonrenewable resources and their impacts are generally measured over the life of the product. Factors that are considered include resource efficiency, energy efficiency, water conservation and affordability. To be considered green, materials must be natural, plentiful or renewable, and often include
a third-party certification. Materials can also achieve a green rating through resourceefficient manufacturing processes, such as being made of recycled materials in a lowwaste plant. Durability is also important, as longer-lasting materials will produce less waste and reduce the cost of remanufacturing.
Energy efficiency & water reduction
Energy efficiency and water reduction play a major role in green living. To the base observer, things like energyefficient appliances and xeriscaping would belong in this category. But to truly make a home energy efficient or net-zero energy, the process needs to be integrated into the earliest phases of design. When it comes to reducing a home’s carbon footprint everything from site selection and building orientation, to grey water irrigation, choice of pipes, windows and doors all play a part. Green building encourages innovative energy and watersaving strategies to help cut down on waste while using water and electricity wisely.
Harnessing the sun’s rays
Solar is yet another feature that starts early in the build. A complete solar system includes passive solar, solar panels, smart design and careful lot placement. Passive solar can be achieved with smart window placement and design, but to truly harness the sun’s energy, a
home should also include a solar panel system. There are three main types of systems, grid-tied, photovoltaic and hybrid. In La Plata County, grid-tied systems connect to La Plata Electric Association’s grid. From there a system of checks and balances tracks your energy creation and usage. Excess power created becomes a credit and excess usage becomes a bill. Photovoltaic systems turn energy from the sun directly into usable energy and come with energy storage. Perfect for offgrid living. Hybrid of course is a combination of the two. Solar power is becoming more advanced by the day, and being implemented in innovative ways from semi-clear panels that can be used as shades and pergolas to agrivoltaic systems used to shade livestock and protect crops while producing energy.
A more sustainable outlook
The housing industry is a varied enterprise consisting of developers, builders, real estate professionals, property managers and investors. It’s an industry that has the ability to deplete natural resources and create pollutants at an alarming rate. As a result, the housing industry is beginning to see regional, national and global regulatory frameworks around the integration of sustainability in business practices. In light of coming regulations as well as consumer pressure, the industry is already taking steps to advance sustainability performance as both a matter of self-interest and social responsibility. As Gen Z enters the housing market as both renters and buyers, calls to curb resource usage and reduce their carbon footprints are likely to encourage the real estate market to continue embracing green building. When asked about the future of solar energy in the housing market, Edwards felt that with new initiatives being created by LPEA, that the future of solar looks bright indeed. Experts advise homeowners and builders to take time to research before consider all the costs and options to determine which energy-saving features are right for you, as well as what contractors and companies are recommended. With an increase in demand, comes an increase in green con artists. So, always ask for references before hiring any company.

Global goals for local nonprofit By Hunter Harrell In today’s market, buyers are drawn to energy efficient homes for the myriad of benefits, including increased comfort and savings. However, on a larger scale, using energy in a more efficient manner can reduce emissions and pollution, forming healthier communities for each of us to call home. The Four Corners Office for Resource Efficiency (4CORE) is a small nonprofit organization focused on reducing the impact of climate change through a variety of programs and projects that aim to reduce carbon emissions. Born from a grassroots collaboration of citizens, utilities, and governments, 4CORE continues to provide education, outreach and services to low-income households across five counties in the region. While some of the programs focus on clean transportation or water conservation, other programs focus on energy efficiency in homes and businesses. Each program or project has different deliverables, but they all come with a piece of education and outreach, said executive director Laurie Dickson.
CARE
Using Energy Outreach Colorado funding, Colorado’s Affordable Residential Energy (CARE) program helps low-income residents implement cost-effective efficiency measures in their homes. Those who qualify will receive assistance from an energy adviser, who will assess the property. Potential upgrades can save residents up to 25% on energy bills annually, and may include sealing air leaks, adding insulation and installing programmable thermostats.

“Conservation of water is obviously at the forefront here in the southwest where drought has become our way of life,” Dickson said. Since saving water also saves energy, the Home H20 program includes rainwater harvesting demonstrations and workshops in addition to group-buys where barrels are available at 50% of their retail cost.
Energy Smart Colorado
4CORE and Energy Smart Colorado provide access to energy audits for residents and homeowners in the region. After the assessment, residents will receive a detailed report that outlines the current condition of the home and recommendations for improvements. Transitioning to zero-emission vehicles is part of the official Colorado Electric Vehicle Plan 2020, and 4CORE is in its sixth year of promoting and supporting the development of EV infrastructure. 4CORE also hosts educational presentations as well as ride and drive events to encourage residents to adopt electric vehicles.
Carbon Offset Fund
The Carbon Offset Fund helps to raise awareness of our individual impact while providing another avenue for funding efficiency upgrades in this community. “People can offset their carbon footprint by donating to this fund,” Dickson said. “As the fund grows, we are going to award lower-income families loans for installations for energy efficiency upgrades.”
Roll to Restaurants
Through the Can Do Colorado Community Challenge, the Colorado Energy Office awarded 4CORE with a $50,000 grant earlier this year to fund a new program dubbed Roll to Restaurants. The goal of the program is to provide free ebikes for low income essential workers at four Durango Restaurants, which promotes clean and healthy transportation. 4CORE programs have saved businesses and families in our region over $700,000 in utility costs to date, according to the organization’s website. As the organization works toward its mission, it creates a more sustainable world for the next generation.

After finding the right property, it’s time to make an offer. Be prepared for the seller to ask for earnest money, otherwise known as a deposit. Earnest money is typically around 1% of the purchase price, though depending on the desirability of the property it could be higher or lower. One of the most important factors is the due diligence period combined with a Contingency Clause. This is your escape hatch if things like zoning issues or inspection failure occur.

Upgrades can increase buyer interest By Connie Sutton If you’re considering putting your Four Corners home on the market this year, there are plenty of projects that can increase interest in your home without breaking the bank, especially if you consider sustainability upgrades. Energy-efficient or green home improvements can offer a wide range of benefits from saving money on utility bills to increasing the value of a home. The modern homebuyer is increasingly aware of the benefits of energy-efficient homes. Here is a range of green products and renovations to fit any budget that can increase home efficiency and value.
Low-flow faucets, shower heads and toilets
$50 - $350 Water consumption is one of the biggest areas of conservation that you can tackle inside of a home. Plus, it’s no secret that the bathroom is always of key importance to many potential buyers. Lowering the amount of water that’s used without losing water pressure is the key function of low-flow fixtures. They can lessen the amount of water you use by 0.05 to 2.5 gallons per minute.

How much coverage do you need? By Connie Sutton Homes are a valuable asset worth protecting, which requires a homeowners insurance policy. Nearly every lender requires homeowners to have insurance before issuing a mortgage loan, but lender rules only consider their investment. In fact, most lenders never consider personal property or liability coverage. Without it, homeowners could be paying out of pocket in the case of accidents and disasters. That is why having enough insurance coverage across the board is so important. Purchasing homeowners insurance can seem like a daunting process, luckily, there are a few basic guidelines to help you determine the amount of coverage you need.
Structural Coverage
A standard homeowner’s policy provides coverage for disasters such as fire, lightning and hail. Depending on the location of the property, homeowners may also need to include flood coverage. For this part of a policy, the limits must be high enough to cover the cost to rebuild the home. The bank typically sets minimum coverage requirements. However, if they are based only on the mortgage price, it may not adequately cover the cost of rebuilding. When determining values, take local construction costs, the age of the home and whether any part of the house was custom built into account. If you have an older home, it’s possible that building codes have been updated since the original construction. If so, there may be extra costs required to bring the home up to modern code requirements. If you suspect

elements of the home aren’t up to current building codes, consider adding an endorsement to your policy. This insurance add-on pays a specified amount toward bringing a house up to code during a covered repair. Older homes might also need a modified replacement cost policy. This policy allows you to repair or replace features typical of older homes—like popcorn ceilings— with standard modern building materials and techniques.
Personal Property Coverage
Most policies provide personal belonging coverage valued at 50 to 70% of the coverage on the dwelling. To determine if that amount is sufficient, consider conducting a home inventory. Once completed, determine if you want to insure the items for the cash value or the replacement cost. Replacement cost coverage is typically about 10% more. If you own higher-priced items like jewelry and computers, insurance companies often put a cap on coverage, so be sure to check the policy for coverage limits. Homeowners can also consider adding a personal property floater or endorsement to cover valuables individually or as a collection, with significantly higher coverage limits.

ALE Coverage
Additional Living Expenses or ALE protects homeowners in case of disaster, such as fire or flood that forces individuals from their home. ALE covers hotel bills, restaurant meals and other living expenses incurred while the home is being repaired or rebuilt. If part of the home is a rented unit, this coverage will also reimburse you for the loss of rental income. ALE coverage limits vary from company to company. Some provide an unlimited amount of coverage, for a limited amount of time. Others may set limits on the amount of coverage. In most cases, you can increase ALE coverage for an additional premium.
Liability Coverage
The liability portion of a homeowner’s policy protects the policyholder against lawsuits for bodily injury or property damage that a household member or pets may cause to other people. Most homeowner’s policies provide a minimum of $100,000 of liability insurance. However, it is increasingly recommended that homeowners consider carrying between $300,000 to $500,000 of liability coverage. Another option is to purchase a separate excess liability or umbrella policy. These policies can also act as a safety net in case of disaster since they start to pay after the liability in the event the underlying policy runs out. In addition to providing additional dollar amount coverage, umbrella or excess liability often offers broader coverage than standard policies.
