Answer the call of the Wild Western Slope Lush forest meets the vast desert west of the continental divide in Colorado. Even though the western slope is about 38% of the state’s total area, only about 10% of its population reside here. The Colorado River divides the northern and southern regions of the Western Slope around Grand Junction, Colorado – the most populous city between Denver and Salt Lake City, Utah. Tucked neatly in the southwest corner of Colorado is a hidden treasure of adventures and opportunities to explore. The region is rural, rugged and rife with recreation. The lush alpine forests in the mountains melt into dry desertscapes on the mesas. Crags carry crisp

snowmelt and fresh rain from summits to streams that fill the raging rivers. Diverse industries attract active, educated and friendly people. Some of the largest industries include health and wellness, education, energy and natural resources, engineering, government, outdoor recreation and tourism. There is also a vast network of nonprofit organizations that seek to serve the community needs and interests. The mountains and valleys provide a sense of balance for busy bodies. Residents work hard and play hard here. After a day on the job, some locals walk, cycle or drive to their favorite happy hour to catch up with friends and neighbors. Or they take to the outdoors for camping, hiking, biking, boating, rafting, fishing, hunting, golfing and so much more. Individual communities and groups often host events, festivals, fundraisers and gatherings year round. Quiet lunch spots turn into lively venues for live music and talented individuals entertain others at open mic nights. n

The Gable House hallmark is distinctive detail By Hunter Harrell
One extraordinary example of Durango history stands on .34 acres of land at the corner of Fifth Avenue and Eighth Street. The three-story Queen Anne Victorian mansion is known as The Gable House, named for its four distinctive gables, or triangular portions of walls which fall between the edges of pitched roof intersections. Today, the halls of The Gable House invite guests from around the world to stay at the historic bed and breakfast. Framed with decorative columns and intricate ornaments, a wooden wrap-around porch greets guests as they pass through the wrought iron gate and across a lush and spacious front yard. The grand entrance welcomes visitors indoors where high ceilings

and natural lighting from the large bay windows create an airy and open atmosphere. The Gable House is unique not only for its quiet residential setting and proximity to downtown Durango, but also for its rich history as a centerpiece in the community. Heather Bryson, one of the current owners and the manager of The Gable House Bed and Breakfast, said for the last 26 years that a multitude of guests have helped her piece together a more complete picture of the history of this exceptional property. The Gable House was built in 1892 by James and Eliza Schutt. The mansion’s blueprint was adapted from a 19th-century architecture pattern book authored by George Barber. And the towering brick structure stands on a solid
foundation of locally quarried sandstone sunk deep into the ground. James owned a flour mill and mercantile store in Durango. He also bought and sold real estate in the growing town of Durango and surrounding areas. But the Silver Crash came in 1893. It was likely as a consequence of the crash that James listed the home in his wife’s name, since Colorado law prohibited a home belonging to a woman to be taken from her at the time. In 1898, Eliza sold the family home to J.L. Rachofsky, who owned it until 1913 when it was sold to a prominent member of the community, B.J. Oschner. After working at Mercy Hospital, the doctor purchased the property and converted it to a private medical facility known as Ochsner Hospital. In 1937, doctors Leo Lloyd and Christopher Martin bought the property and continued to use it as a hospital. Ten years later, the two doctors sold the hospital to the county. It served the Durango community as the first public hospital until 1959. Over the next decade, the home provided housing for students attending Fort Lewis College. It was during this time that it became affectionately known as Lewis Hall. In 1970, Heather and her husband Jeff Bryson purchased the property. At the time of the purchase, Heather said the home was in need of love, showing some wear from its many years of service. Nonetheless, Heather and Jeff assiduously began a lifelong
and generational project of restoring The Gable House to its current condition. First, the roof and windows were updated to maintain the structural integrity of the home. Once these essential renovations were complete, the family worked to slowly restore The Gable House to its former glory, one room, one door and one hinge at a time. They took special care to preserve certain historic characteristics, such as the brass knobs and hinges, solid wooden doors, crown molding and hardwood flooring, all of which pertain to the original construction and design. In the early years, Heather said she offered rooms for rent to Fort Lewis College students. In 1994 she opened the home to guests as The Gable House Bed and Breakfast, offering a unique experience for visitors staying in the southwest to enjoy attractions such as Mesa Verde National Park and the Durango & Silverton Narrow Gauge Railroad. After years of operating The Gable House as a successful business, Heather is ready to retire and spend more time with her family. Now, this historic property is available for purchase.

Updated flooring leads to better return By Connie Sutton
Pre-sale projects can range from painting to complete remodels, but it’s hard to know what will yield the best return on your investment, or ROI. Oftentimes one of the home’s largest features is overlooked – flooring. In fact, some experts believe a home’s flooring may be the single biggest factor when it comes to your ROI. There are a lot of choices out there. Which one is best for your home, and your budget?
bathrooms or kitchens, you’ll want to avoid wood flooring, since it’s known to warp and potentially mold in humid air. Instead, look to tile, and choose from ceramic, stone or marble. The price can range greatly depending on the material you choose, but no matter your choice the benefits are high.
Vinyl Flooring average cost: $2
- $8 per square foot If hardwood or tile is not in your budget, vinyl flooring can be a great alternative especially since it can be made to mimic the look of either. If you have floors that need a makeover, but no budget to spare, using vinyl flooring in high traffic areas can make a lot of sense. Vinyl will give the home a well-maintained look without major expense.
Carpeting average cost: $4-$6.50
per square foot. 25%-40% Depending on the room, carpet can feel dated. Bedrooms for example tend to feel cozy with carpet, bathrooms on the other hand feel very retro. Plus, if not new, carpet can bring up questions about cleanliness. However, if budget is an issue, new carpet can increase the appeal of your home in a cost-effective manner. The flooring in your home takes a beating every day while setting the design tone for your entire house. In other words, its job is to look good while working hard. The pictureperfect images on Pinterest never reflect the pet hair settled deep into the living room carpet or the daily wear-and-tear of wood floors. But you can bet that buyers who view your house during showings have those images in mind. They not only want floors that are in good condition, but that are made of materials that match the purpose of each room and look great. With that in mind consider adding flooring to the top of your list of pre-sale projects. Your budget, your property’s price bracket and how soon you plan to sell will all help determine which flooring option will bring about the best ROI for you. n average roi:
Hardwood Flooring average cost: $6 -$12
per square foot 70%-80% It doesn’t make a huge difference if you choose solid hardwood or engineered wood flooring; either way, wood is king in the ROI department. The look of hardwood flooring has a wow-factor that’s hard to top. If real wood isn’t suitable for your home or your budget, take a look at tile or vinyl that looks like wood. If your home currently has old hardwood flooring, consider simply refinishing instead of replacing; it can significantly boost your return on investment. After all, it costs far less to refinish a floor, and the result is the same, a “brand new” look and feel. average roi:
Tile Flooring average cost: $12
- $44 per square foot 50% - 75% Wood may be king, but it’s not always the best option for every home, or for every room. In rooms that see high moisture for example, average roi:

10 simple steps to home ownership Prepare to purchase a property with a checklist By Connie Sutton If buying a home is among your goals in the near future, it’s important to lay the groundwork early, especially in today’s competitive market. Potential buyers will want to make sure they complete every item on this handy to-do list to make the process as smooth as possible.
1. Know your budget The best way to start the buying journey is by determining a budget. House hunting can feel like an overwhelming task without looking at homes that are outside your price range. Besides, who wants to fall in love with something that’s unattainable? By identifying a realistic budget, potential buyers are less likely to be turned down when they start to make offers.

2. Get pre-approved for a mortgage Before beginning to scout for homes, shop around for mortgage lenders. In today’s housing market, the seller wants to have confidence that you will be able to purchase the house if you make an offer, and that comes through a pre-approval. Sellers will often be hesitant to accept an offer that comes without pre-approval to back it.
3. Find the real estate agent that’s right for you Buyers may want to do some house hunting on their own through online listings or attending open houses, but it’s in a buyer’s best interest to find a real estate agent they can trust. Agents do far more than
then it will be applied to the down payment and mortgage closing costs.
6. Schedule a home inspection It’s impossible to accurately judge a home’s integrity and soundness before making an offer. This is where a home inspection comes into play. Although the buyer has to bear the cost of an inspection, it’s well worth the fee if it protects you from unforeseen costs and liabilities. During the inspection, buyers can find out information about the structure, such as, how much “roof life” is left, how solid the foundation is or if the electrical system is up to code.
7. Speak with an insurance agent
identify prospective homes. Most real estate professionals listen to a buyer’s needs and understand the buyer’s vision.
4. Find your perfect home For some homebuyers, this step can be overwhelming. That’s why a real estate agent is so important. They can offer advice on topics buyers may not consider, such as school districts, or HOA covenants. As with any decision-making process, if more data is available, the buyer is less likely to make a mistake. Buyers should use every tool at their disposal to effectively hunt for the homes in the appropriate price range.
5. Make a smart purchase offer Once a potential buyer has settled on “the one,” they should make a smart purchase offer. This is where a real estate agent will shine; consult with them when deciding what an appropriate offer will be for any given home. Depending on the market, making an offer below asking price might lead to the offer being rejected. A purchase offer usually also requires an earnest money deposit (often 1-3% of the home’s value) that will be put into escrow. That money will stay there in a thirdparty account until the offer is accepted, and
Homeowner’s insurance is essential in the home buying process, so it makes sense to bring in an agent early. When a buyer finally finds the home of their dreams, they can offer advice on factors and features that may affect insurance premiums. Buyers will need proof of insurance before closing can take place.
8. Prepare for closing Assuming that the home passes inspection, be ready to close. This is the time to make sure finances are in order so that they are liquid when it comes time to pay all costs due at closing. During this time, buyers will want to avoid making any large purchases or financial changes that can affect the credit score and impact the loan.
9. Close on your new home The big day is here. Buyers will need to bring all documentation to the closing appointment with proper identification, proof of insurance and cashier’s checks to cover the closing costs. The real estate agent and mortgage lender can help buyers with a comprehensive, specific list.
10. Find a trustworthy mover When choosing a moving company, buyers should trust that their belongings will be handled by professionals. Seek out references from friends, relatives or neighbors who recently moved. While packing, take a careful inventory of everything. Don’t forget moving insurance to ensure coverage for damage and loss. n

Five steps to prepare for improvements The planning process is one of the most exciting parts of a home renovation project, and with social distancing keeping us indoors, now is the time to dream big and get ready. Whether it’s a basement makeover, a pool addition or even building a new house from scratch, here are some tips to get started:
they’re often better for your wallet, too. When doing your research, look for energy-efficient appliances, windows, walls and more to build a greener home that will last longer and save you money in the long run.
4. Disaster-proof your design.
Think about your priorities and lifestyle – do you work from home without a proper home office? Do you enjoy cooking and entertaining? Is your backyard living up to its potential as an extension of your home? Asking these kinds of questions can help you determine the most beneficial focus for your next project.
The pandemic has taught us that sometimes the worst can happen. From natural disasters to fires and flooding, we need our homes to offer as much protection as possible. Whether you’re planning an extension to your home, pools and spas for your backyard or a custombuilt home, choose eco-friendly and disaster resilient materials, designed to withstand wind, fire, tornados and more.
2. Educate yourself.
5.Budgetforsmartsplurgesandsavings.
Take advantage of this extra time you have to learn about materials, processes and new innovations. You can make smarter purchasing decisions by finding out the answers to key questions, such as: Is this material moldresistant? How long will it last? Is this a passing fad or will it stand the test of time?
Budgeting is one of the most important parts of the planning process because you want to spend your hard-earned money wisely. You’ll want to splurge on items that will boost your property value, like energyefficient features, creating more living space and a solid foundation. Upcycling and repurposing furniture, DIY-ing simpler projects like painting, and spending more on nicer hardware but less on cabinets are clever ways to save. n
1. Factor in your lifestyle.
3. Consider sustainability. Products and materials that reduce your carbon footprint don’t just help the planet —

How to recognize when to stop mowing Each weekend in spring, summer and fall, millions of homeowners fire up their mowers and cut the grass in their yards. A few hours spent mowing the lawn can be a great time to get some sun and some exercise in the great outdoors. As fall gradually transitions to winter, homeowners may wonder when to stop mowing their lawns. Each lawn is different, and when to stop mowing may depend on a host of factors, including local climate and the type of turf. In addition to climate and turf, homeowners can keep an eye on these conditions to determine when the time is right to put their mowers away for the winter.
Frost Warm-season grasses typically go dormant after a couple of significant frosts. Homeowners can jot down each frost during fall. Frosts are most noticeable in the early morning hours, so be sure to check lawn conditions each morning as the weather begins to grow cold. Frost may be noticeable without even going outside, but homeowners may need to go outside to check on chilly mornings or on days when the previous night was especially cold. If you must go outside, stay off the grass to protect it. Two or three frosts might be enough to make warmseason grasses go dormant for the winter. Coolseason grasses may keep growing and require moving even after a few frosts, so it’s imperative that homeowners determine which type of grass is in their yards.

Soil temperature If it’s hard to determine if frosts have occurred, homeowners can try checking the temperature of their soil to decide if they need to keep mowing. The lawn care experts at Pennington recommend homeowners continue mowing warm-season grasses so long as they keep growing. Lawns may not grow as quickly in fall as they do in spring or summer, and growth may not be as visible to the naked eye during this time of year as it is in other times. Homeowners can routinely check soil temperature to determine if their grasses have stopped growing. Warm-season grasses tend to stop growing once the soil temperature is consistently at 55 F or below, while cool-season grasses tend to stop when temperatures are 45 F or lower.
Falling leaves This seasonal barometer has long been used by homeowners to determine if they need to keep mowing their lawns. That’s not necessarily a reliable metric, as grass can still keep growing even if leaves have been falling for weeks. In addition, using a mulching mower when leaves begin falling is a great way to provide the lawn with nutrients it can use throughout the winter. Some trees shed their leaves more quickly than others, but it’s a good rule of thumb that lawns will need to keep being mowed if trees are still retaining more than half their leaves. n

Home desires, design evolve in pandemic Buyers seek personalized spaces to improve quality of life The pandemic brought changes to every aspect of daily life, and home design is no exception. Experts are expecting to see lasting impacts on everything from the materials we use to the rooms we prioritize. Check out these noteworthy trends.
Houses over apartments Many people who live in condos or apartments do so to be closer to the action — work, entertainment and shops — and never planned on spending much time at home. But the pandemic has changed that, and more people are going to want a home that offers plenty of room and outdoor space in case they need to self-isolate again.
Self-sufficiency A hard lesson we’ve learned is that things and services we thought we could count
on aren’t necessarily a sure thing, so items that increase self-reliance will become very popular. Expect to see more homes with sources of energy like solar panels, sources of heat like fireplaces and stoves, and even urban and indoor gardens that allow you to grow your own produce.
Outdoor living Between playgrounds closing and parks becoming overcrowded, many of us are turning to our balconies, patios and backyards for fresh air and nature. This means we’re going to be investing more in our outdoor spaces, with functional kitchens, soothing water features, cozy firepits and high-quality outdoor furniture to create a much-needed escape.
Healthier spaces Thanks to spending more time indoors and reprioritizing our health, we’ll turn to design to help ensure our homes are safe and healthy for our families. We’ll see a rise in products like water filtration systems as well as materials that improve indoor air quality.
Home office space Business experts are suggesting many companies will see that working from home is not only possible but offers tangible benefits, like saving money on office space rent. With working from home on the rise, creating a home office space that inspires productivity will be a major project many people tackle. Luxury home office furniture that feels chic and blends into your décor as well as ergonomic chairs and desks will see a major boost.
Custom and quality With the hit to the economy, people are going to be buying less, but what they do buy will be better quality, while at the same time making an effort to support small businesses. When it comes to design, trends will shift to locally made furniture, custom-built homes and pieces and materials that stand the test of time. n

Lightner Creek The neighborhood located just three miles west of downtown Durango is named for the small creek that flows through it and into the Animas River. Following Highway 160 to County Road 207, the creek flows through this rural residential community surrounded by Douglas fir, ponderosa pine and gambel oak trees. Homeowners and renters alike can enjoy the perks of mountain living with all the added benefits of being close to town in this neighborhood. Pets have plenty of room to roam while their owners live in luxury with a high-speed internet connection and convenient commute. In addition to these benefits, community members are surrounded by beautiful scenery and an abundance of wildlife, including squirrels, deer and elk as well as peregrine and prairie falcons. Outdoor enthusiasts who live here appreciate their close proximity to adventures and activities of all types. For example, during the summer, camping in the forest and fishing in Lightner Creek is a popular pastime, though the fish bite best at dawn or dusk. And mountain bikers can cruise along Lightner Creek Trail or access other multi-use paths in the Twin Buttes Trails System.

Perks of owning a home By Connie Sutton Homeownership is synonymous with the American Dream. Most people know that a home is much more than the walls that contain it. For residents in the Four Corners area, owning a home represents stability and financial success. But, that’s not all it represents. While there are financial benefits of course, there are also social and tax benefits to consider.
Health benefits
Financial Benefits
Owning a home can improve mental and physical health. A study from the National Association of Realtors shows that homeowners tend to have a higher self-rated health when compared to non-homeowners. This study also showed that homeowners have higher perceived control over their lives, higher self-esteem and greater happiness when compared to renters.
Some of the most obvious benefits of homeownership land in the financial category. In fact, a home is the largest purchase most people will ever make. But once you hurdle the upfront investment of owning a home, you gain the opportunity to build wealth, create long-term savings and safeguard your future.
Lower crime rates Homeowners normally have stronger community ties and a vested interest in deterring neighborhood crime. Areas with a high percentage of homeowners usually show lower rates of property crime when compared to neighborhoods dominated by rented units.
Expense reduction
Personalizing a space
There are plenty of upfront costs when buying a home, but beyond a mortgage, prices are almost always lower than rent. According to Zillow, the average rent in Durango is $1,800 versus the average mortgage which comes in at $1,700 per month.
Equity accumulation Equity refers to the portion of a home loan that has already been paid off or the difference between the home’s value and the owner’s total debt to the mortgage lender. As you make a monthly mortgage payment, equity grows, and so does future borrowing and purchasing power.
Build wealth As property value increases, so does equity. Think of the equity you build in your home every month as a type of forced saving. Unlike renters, you have no choice but to increase your net worth.
One of the biggest benefits of homeownership is the freedom of customization. You can paint the rooms in the home any color or knock out a wall that doesn’t suit your needs. Homeowners are free to make any renovations without seeking permission from a landlord.
Tax Benefits There are plenty of expenses for homeowners. But many costs, like property taxes and accounting fees, are tax-deductible. The largest deduction allowed is generally the interest you pay on the mortgage, allowing homeowners to keep more of their hardearned money.
Mortgage interest deduction
Social Benefits
All of the interest paid on a home mortgage is taxdeductible. This means that off the top, homeowners can deduct all interest paid from their taxable income.
Most people feel that buying a home creates a sense of accomplishment, but they don’t always realize that homeownership can benefit not only your mental health, but also the community around you.
Property tax deduction There are also property tax deductions. Homeowners may be able to reduce taxable income even further by deducting property tax.
Community ties
Capital gains
Owning a home usually means that you plan to remain in the area for a longer period of time. This longevity adds a certain degree of stability to a neighborhood. It also allows you to have an impact on your community with your taxes benefiting local infrastructure, schools and organizations.
When selling a home for more than it cost to purchase, the difference is known as a capital gain. Homeowners can be exempt from up to $250,000 after selling a property. n
