One extraordinary example of Durango history stands on .34 acres of land at the corner of Fifth Avenue and Eighth Street. The three-story Queen Anne Victorian mansion is known as The Gable House, named for its four distinctive gables, or triangular portions of walls which fall between the edges of pitched roof intersections. Today, the halls of The Gable House invite guests from around the world to stay at the historic bed and breakfast. Framed with decorative columns and intricate ornaments, a wooden wrap-around porch greets guests as they pass through the wrought iron gate and across a lush and spacious front yard. The grand entrance welcomes visitors indoors where high ceilings

and natural lighting from the large bay windows create an airy and open atmosphere. The Gable House is unique not only for its quiet residential setting and proximity to downtown Durango, but also for its rich history as a centerpiece in the community. Heather Bryson, one of the current owners and the manager of The Gable House Bed and Breakfast, said for the last 26 years that a multitude of guests have helped her piece together a more complete picture of the history of this exceptional property. The Gable House was built in 1892 by James and Eliza Schutt. The mansion’s blueprint was adapted from a 19th-century architecture pattern book authored by George Barber. And the towering brick structure stands on a solid


foundation of locally quarried sandstone sunk deep into the ground. James owned a flour mill and mercantile store in Durango. He also bought and sold real estate in the growing town of Durango and surrounding areas. But the Silver Crash came in 1893. It was likely as a consequence of the crash that James listed the home in his wife’s name, since Colorado law prohibited a home belonging to a woman to be taken from her at the time. In 1898, Eliza sold the family home to J.L. Rachofsky, who owned it until 1913 when it was sold to a prominent member of the community, B.J. Oschner. After working at Mercy Hospital, the doctor purchased the property and converted it to a private medical facility known as Ochsner Hospital. In 1937, doctors Leo Lloyd and Christopher Martin bought the property and continued to use it as a hospital. Ten years later, the two doctors sold the hospital to the county. It served the Durango community as the first public hospital until 1959. Over the next decade, the home provided housing for students attending Fort Lewis College. It was during this time that it became affectionately known as Lewis Hall. In 1970, Heather and her husband Jeff Bryson purchased the property. At the time of the purchase, Heather said the home was in need of love, showing some wear from its many years of service. Nonetheless, Heather and Jeff assiduously began a lifelong

and generational project of restoring The Gable House to its current condition. First, the roof and windows were updated to maintain the structural integrity of the home. Once these essential renovations were complete, the family worked to slowly restore The Gable House to its former glory, one room, one door and one hinge at a time. They took special care to preserve certain historic characteristics, such as the brass knobs and hinges, solid wooden doors, crown molding and hardwood flooring, all of which pertain to the original construction and design. In the early years, Heather said she offered rooms for rent to Fort Lewis College students. In 1994 she opened the home to guests as The Gable House Bed and Breakfast, offering a unique experience for visitors staying in the southwest to enjoy attractions such as Mesa Verde National Park and the Durango & Silverton Narrow Gauge Railroad. After years of operating The Gable House as a successful business, Heather is ready to retire and spend more time with her family. Now, this historic property is available for purchase.

Pre-sale projects can range from painting to complete remodels, but it’s hard to know what will yield the best return on your investment, or ROI. Oftentimes one of the home’s largest features is overlooked – flooring. In fact, some experts believe a home’s flooring may be the single biggest factor when it comes to your ROI. There are a lot of choices out there. Which one is best for your home, and your budget?

How to recognize when to stop mowing Each weekend in spring, summer and fall, millions of homeowners fire up their mowers and cut the grass in their yards. A few hours spent mowing the lawn can be a great time to get some sun and some exercise in the great outdoors. As fall gradually transitions to winter, homeowners may wonder when to stop mowing their lawns. Each lawn is different, and when to stop mowing may depend on a host of factors, including local climate and the type of turf. In addition to climate and turf, homeowners can keep an eye on these conditions to determine when the time is right to put their mowers away for the winter.

Frost Warm-season grasses typically go dormant after a couple of significant frosts. Homeowners can jot down each frost during fall. Frosts are most noticeable in the early morning hours, so be sure to check lawn conditions each morning as the weather begins to grow cold. Frost may be noticeable without even going outside, but homeowners may need to go outside to check on chilly mornings or on days when the previous night was especially cold. If you must go outside, stay off the grass to protect it. Two or three frosts might be enough to make warmseason grasses go dormant for the winter. Coolseason grasses may keep growing and require moving even after a few frosts, so it’s imperative that homeowners determine which type of grass is in their yards.

Soil temperature If it’s hard to determine if frosts have occurred, homeowners can try checking the temperature of their soil to decide if they need to keep mowing. The lawn care experts at Pennington recommend homeowners continue mowing warm-season grasses so long as they keep growing. Lawns may not grow as quickly in fall as they do in spring or summer, and growth may not be as visible to the naked eye during this time of year as it is in other times. Homeowners can routinely check soil temperature to determine if their grasses have stopped growing. Warm-season grasses tend to stop growing once the soil temperature is consistently at 55 F or below, while cool-season grasses tend to stop when temperatures are 45 F or lower.

Falling leaves This seasonal barometer has long been used by homeowners to determine if they need to keep mowing their lawns. That’s not necessarily a reliable metric, as grass can still keep growing even if leaves have been falling for weeks. In addition, using a mulching mower when leaves begin falling is a great way to provide the lawn with nutrients it can use throughout the winter. Some trees shed their leaves more quickly than others, but it’s a good rule of thumb that lawns will need to keep being mowed if trees are still retaining more than half their leaves. n
