Eliminate barriers to homeownership

he Southwest Colorado housing market is still hot.

Regionally, the increased demand and low interest rates raised the median price of single-family homes here by 20.5% from $478,500 in 2020 to $576,750 this year.

According to the Durango Area Association of Realtors reports, more people working remotely and relocating from larger cities continues to contribute to the thriving real estate market.

For Four Corners renters, the lack of inventory and high demand means more barriers to entering homeownership – not to mention that rent

costs in Colorado increased 9.5% year-over-year. Many renters typically spend more than 50% of their income on housing and utilities, though experts recommend spending no more than 30% of gross income on housing.

According to a report published by the nonprofit organization National Low Income Housing Coalition, Colorado residents must work 72 hours at the minimum wage to afford (spending less than 30% of gross income) rent in a one-bedroom space.

Those that want to limit work hours to 40 each week must earn at least $22.19 an hour

for a one-bedroom space or $27.50 to afford a twobedroom space.

Of course, buying a home is a big step financially. With the rising cost of living, saving for a down payment and securing the appropriate financing can be the most difficult part as rent costs rise. Luckily, there are several steps every person can take to prevent themselves from being stuck in the renting rut.

Review finances Property is a huge expense, so it is often difficult to estimate what people can afford without diving into the dirty financial details.

Gather W-2s, 1099s, proof of assets, copies of monthly bank statements and two years of tax returns. Tally all outstanding debts, check your credit score, and review available savings to better understand your current financial standing. Improve credit scores by paying off high balances or building a stable credit history.

Address debts The next step is to address any outstanding debts to reduce future financial stress. Paying off debts with the highest interest first will free up financial resources for other expenses.

It also helps raise your credit score by lowering your debtto-income ratio. Because debt settlements will appear on a credit report, it is always a good idea to pay these dues before pursuing a loan.

Compare banks, credit unions and other independent lenders to get the best deal on rates, fees and terms. Nearly one-third of homebuyers who receive multiple quotes were able to negotiate lower interest rates.

work to understand the buyer’s needs, they often provide valuable advice on topics that buyers might not consider.

Some examples include local insight into crime activity, school districts, HOA covenants and even insurance risks associated with the location of the property.

For most buyers, the decision to purchase property isn’t always easy. After all, there are both risks and rewards associated with homeownership. While finances are usually the primary concern, residents that rent must consider if they are ready to earn equity and settle in one location. However, buyers eager to invest in their own slice of paradise in Southwest Colorado can take several steps to prepare for the financial commitment.

Fortunately, working together with local industry professionals can simplify the process for both buyers and sellers.

Compare current monthly expenses, then draft an example of what monthly spending might look like after purchasing a home. Practice living on the new budget to determine what to spend on a monthly mortgage payment. Don’t forget to work in the extra costs that come with owning a home, such as utilities, property taxes and insurance as well as potential repair and maintenance fees.

Consider performing a personal expense audit to identify unnecessary spending.

Pausing a monthly subscription, ordering smaller portions at restaurants and brewing coffee at home are easy ways to begin saving money. Place the funds into a savings account for a

Homesfund

By Garett Dickinson If you’ve purchased your own home, or investigated the process, you know that there is a level of complexity to it that can be daunting. For some, simply the thought of where to begin seems overwhelming.

Luckily, the nonprofit HomesFund Serving Southwest Colorado is able to provide assistance and education to make the process feel smooth.

HomesFund has been in operation serving the needs of prospective homebuyers in Southwest Colorado since 2008. As a 501(c)3 organization, HomeFund’s mission is to encourage potential homebuyers with financial and educational resources and to support the development of more affordable housing in the region. The group collaborates with developers and the community to create sustainable and economical housing solutions, such as the Lumien apartments, which opened in 2015.

In addition to creating affordable housing, HomesFund offers free classes for first time buyers. This is a perfect place for everyone to start. The 8-hour class will cover the basics of what is needed to prepare for buying a home.

Following this initial class, there are free, one-on-one counseling services available for more specific needs and personal situations to be evaluated. When a new homebuyer is ready to move toward the purchasing phase, HomesFund offers a variety of financial services such as down payment assistance and various mortgage products.

During 2020 and 2021 there were concerns nationwide about housing. General uncertainty and anxiety, plus the fact that many were living off of less income than they were used to, caused shelter became a top issue for many. HomesFund pivoted their processes and continued to offer their invaluable services through the pandemic.

“When there was the initial shutdown, I think people kind of froze,” said Lisa Bloomquist, executive director of HomesFund. To continue their services despite obstacles such as the stay at home order and social distancing requirements HomeFund switched, as many of us did, to utilizing online resources. The Homebuyer Education classes moved online, as did the one-on-one counseling. As of June 2021, the in-person classes have been able to return per federal guidelines, although

the classes, as well as the counseling, can still be done online if one prefers.

In the first half of 2020, HomesFund had 87 people participate in their one-on-one counseling, and they had 68 participants in 2021. The organization also approved 22 loans for 16 households in 2020 for a monetary total of $659,105. In 2021, approximately 19 loans went out to 16 households for a total of $624,900.

Although HomeFund was able to restructure and continue their service during the pandemic, there are new challenges ahead. According to Bloomquist, there isn’t a large supply of affordable homes available for purchase. With the value of property rising quickly, and many homes being purchased outright by cash buyers, the organization sees more challenges to address.

“I think that we are going to have to increase the amount of our mortgage assistance programs,” Bloomquist said, regarding the need to finance more expensive home purchases as values rise. “We also have a manufactured and mobile home assistance program.”

This enables first time buyers to receive financial support to purchase manufactured and mobile homes that are not attached to a permanent foundation or land. In Colorado, this means those types of homes are classified as personal property rather than real estate, making it difficult to receive financing. HomesFund hopes to address this and get more people into more homes.

HomesFund, and nonprofits like them, are a vital resource for any community but especially one facing the unique economic challenges of our region.

Air leaks are a common concern, especially in older properties.

Reducing air leaks and openings can be an easy way to increase comfort and decrease costs.

People most often feel drafts around windows and doors. While replacing these fixtures with energy efficient versions is a fantastic option for owners, the solution can be expensive. Luckily, there are several ways to address air leaks without breaking the bank or applying for a loan.

To address an air leak, it is necessary to perform an energy audit. Though homeowners can potentially review their home, experts that offer professional home energy audits performed can make a more accurate assessment of your needs, which will reduce long-term costs overall.

Digital doorbells Tech-savvy twist on the traditional doorbell

By Hunter Harrell A traditional doorbell is a device that functions as an alert system for the people inside the home.

But advances in technology and wireless streaming ushered doorbells into the digital age. These days, homeowners and renters alike have the ability to check in on their dwelling, family members and visitors from anywhere in the world.

A growing market

It’s no secret that these small devices are making big waves in smart home technology. In fact, doorbell cameras are the fourth most popular smart appliance in homes, according to research from Strategy Analytics. Best of all, whether wired or wireless, many of these devices developed integration features that connect with other smart devices or security systems in the home.

The rising popularity of digital doorbells can be attributed to a desire to increase safety and wellbeing. The ability to communicate with visitors without opening the door and increased surveillance of a property are primary reasons that people purchase doorbell cameras. Different doorbell devices with audio and video are also pretty handy for deterring porch pirates and keeping packages safe, especially as the upcoming holiday season approaches.

SimpliSafe, Vivint, ADT and Frontpoint security systems all have high-quality doorbell cameras compatible with their brands’ equipment. Some of the top brands not associated with security

Both wired and wireless doorbells provide users with access to recorded audio and video. The data can be accessed, stored and shared, usually through a smartphone app.

This also means there is a possibility that it could be bought, sold or stolen as well. Though that is a disadvantage, customers should always review privacy and security ratings of the different devices currently on the market.

Some of the other factors you might want to consider alongside privacy and security are cost, data storage, video quality and connectivity. Customers shopping for a smart doorbell should carefully consider all their options before making a purchase.

For example, some doorbell cameras record as little as three hours of footage, while others can store as much as 60 days of data.

However, sometimes the size of the storage along with other service features will determine the overall cost. Likewise, some of the devices only record snapshots, rather than motion video.

Equally important to user satisfaction is video quality, which is determined by the camera resolution. A higher resolution

Whether accepting a package delivery or greeting guests, it is important that users receive swift notifications to respond in a timely manner. Some devices connect using Bluetooth or Wi-Fi, while others integrate with other security systems or smart devices in the home.
