The Colorado River divides the northern and southern regions of the Western Slope around Grand Junction, Colorado – the most populous city between Denver and Salt Lake City, Utah. Tucked neatly in the southwest corner of Colorado is a hidden treasure of adventures and opportunities to explore. The region is rural, rugged and rife with recreation. snowmelt and fresh rain from summits to streams that fill the raging rivers. Diverse industries attract active, educated and friendly people. Some of the largest industries include health and wellness, education, energy and natural resources, engineering, government, outdoor recreation and tourism. There is also a vast network of nonprofit organizations that seek to serve the community needs and interests. The mountains and valleys provide a sense of balance for busy bodies. Residents work hard and play hard here. After a day on the job, some locals walk, cycle or drive to their favorite happy hour to catch up with friends and neighbors. Or they take to the outdoors for camping, hiking, biking, boating, rafting, fishing, hunting, golfing and so much more. Individual communities and groups often host events, festivals, fundraisers and gatherings year round. Quiet lunch spots turn into lively venues for live music and talented individuals entertain others at open mic nights. n

Eliminate barriers to homeownership By Hunter Harrell
T
he Southwest Colorado housing market is still hot. Regionally, the increased demand and low interest rates raised the median price of single-family homes here by 20.5% from $478,500 in 2020 to $576,750 this year. According to the Durango Area Association of Realtors reports, more people working remotely and relocating from larger cities continues to contribute to the thriving real estate market. For Four Corners renters, the lack of inventory and high demand means more barriers to entering homeownership – not to mention that rent

costs in Colorado increased 9.5% year-over-year. Many renters typically spend more than 50% of their income on housing and utilities, though experts recommend spending no more than 30% of gross income on housing. According to a report published by the nonprofit organization National Low Income Housing Coalition, Colorado residents must work 72 hours at the minimum wage to afford (spending less than 30% of gross income) rent in a one-bedroom space. Those that want to limit work hours to 40 each week must earn at least $22.19 an hour
for a one-bedroom space or $27.50 to afford a twobedroom space. Of course, buying a home is a big step financially. With the rising cost of living, saving for a down payment and securing the appropriate financing can be the most difficult part as rent costs rise. Luckily, there are several steps every person can take to prevent themselves from being stuck in the renting rut.
Review finances Property is a huge expense, so it is often difficult to estimate what people can afford without diving into the dirty financial details.
Gather W-2s, 1099s, proof of assets, copies of monthly bank statements and two years of tax returns. Tally all outstanding debts, check your credit score, and review available savings to better understand your current financial standing. Improve credit scores by paying off high balances or building a stable credit history.
Address debts The next step is to address any outstanding debts to reduce future financial stress. Paying off debts with the highest interest first will free up financial resources for other expenses. It also helps raise your credit score by lowering your debtto-income ratio. Because debt settlements will appear on a credit report, it is always a good idea to pay these dues before pursuing a loan.
Set a new budget
down payment.
Work with a lender Before looking for homes, remember to find a lender. Compare banks, credit unions and other independent lenders to get the best deal on rates, fees and terms. Nearly one-third of homebuyers who receive multiple quotes were able to negotiate lower interest rates. For most buyers to ensure the purchasing process goes smoothly, securing a preapproval for a mortgage loan is key. Sellers are often hesitant to accept an offer that comes without a pre-approval.
Find a real estate agent Finally, while current renters may want to do some house hunting on their own terms, connecting with a local real estate agent can help potential buyers identify prospective homes. Not only do agents
work to understand the buyer’s needs, they often provide valuable advice on topics that buyers might not consider. Some examples include local insight into crime activity, school districts, HOA covenants and even insurance risks associated with the location of the property. For most buyers, the decision to purchase property isn’t always easy. After all, there are both risks and rewards associated with homeownership. While finances are usually the primary concern, residents that rent must consider if they are ready to earn equity and settle in one location. However, buyers eager to invest in their own slice of paradise in Southwest Colorado can take several steps to prepare for the financial commitment. Fortunately, working together with local industry professionals can simplify the process for both buyers and sellers.
Compare current monthly expenses, then draft an example of what monthly spending might look like after purchasing a home. Practice living on the new budget to determine what to spend on a monthly mortgage payment. Don’t forget to work in the extra costs that come with owning a home, such as utilities, property taxes and insurance as well as potential repair and maintenance fees. Consider performing a personal expense audit to identify unnecessary spending. Pausing a monthly subscription, ordering smaller portions at restaurants and brewing coffee at home are easy ways to begin saving money. Place the funds into a savings account for a

Homesfund By Garett Dickinson If you’ve purchased your own home, or investigated the process, you know that there is a level of complexity to it that can be daunting. For some, simply the thought of where to begin seems overwhelming. Luckily, the nonprofit HomesFund Serving Southwest Colorado is able to provide assistance and education to make the process feel smooth. HomesFund has been in operation serving the needs of prospective homebuyers in Southwest Colorado since 2008. As a 501(c)3 organization, HomeFund’s mission is to encourage potential homebuyers with financial and educational resources and to support the development of more affordable housing in the region. The group collaborates with developers and the community to create sustainable and economical housing solutions, such as the Lumien apartments, which opened in 2015. In addition to creating affordable housing, HomesFund offers free classes for first time buyers. This is a perfect place for everyone to start. The 8-hour class will cover the basics of what is needed to prepare for buying a home. Following this initial class, there are free, one-on-one counseling services available for more specific needs and personal situations to be evaluated. When a new homebuyer is ready to move toward the purchasing phase, HomesFund offers a variety of financial services such as down payment assistance and various mortgage products. During 2020 and 2021 there were concerns nationwide about housing. General uncertainty and anxiety, plus the fact that many were living off of less income than they were used to, caused shelter became a top issue for many. HomesFund pivoted their processes and continued to offer their invaluable services through the pandemic. “When there was the initial shutdown, I think people kind of froze,” said Lisa Bloomquist, executive director of HomesFund. To continue their services despite obstacles such as the stay at home order and social distancing requirements HomeFund switched, as many of us did, to utilizing online resources. The Homebuyer Education classes moved online, as did the one-on-one counseling. As of June 2021, the in-person classes have been able to return per federal guidelines, although

the classes, as well as the counseling, can still be done online if one prefers. In the first half of 2020, HomesFund had 87 people participate in their one-on-one counseling, and they had 68 participants in 2021. The organization also approved 22 loans for 16 households in 2020 for a monetary total of $659,105. In 2021, approximately 19 loans went out to 16 households for a total of $624,900. Although HomeFund was able to restructure and continue their service during the pandemic, there are new challenges ahead. According to Bloomquist, there isn’t a large supply of affordable homes available for purchase. With the value of property rising quickly, and many homes being purchased outright by cash buyers, the organization sees more challenges to address. “I think that we are going to have to increase the amount of our mortgage assistance programs,” Bloomquist said, regarding the need to finance more expensive home purchases as values rise. “We also have a manufactured and mobile home assistance program.” This enables first time buyers to receive financial support to purchase manufactured and mobile homes that are not attached to a permanent foundation or land. In Colorado, this means those types of homes are classified as personal property rather than real estate, making it difficult to receive financing. HomesFund hopes to address this and get more people into more homes. HomesFund, and nonprofits like them, are a vital resource for any community but especially one facing the unique economic challenges of our region. Empowering local residents with the ability to move into homeownership in the community they love is a powerful thing. With each class and loan that HomesFund provides, they are able to diversify and strengthen our community one household at a time. Those interested in buying a home with a support network by your side can reach out to HomesFund and begin the exciting journey toward owning your very own slice of heaven.

Increase the home’s value By Connie Sutton When the temperatures first drop in the Four Corners, there’s nothing better than settling next to a fire with a cup of hot cocoa. But as the fall season wanes into winter, cabin fever can set in. For those planning on putting their home on the market this spring, chilly days can also be opportunities to dust off the tool belt. When we think of increasing resale value, large projects come to mind, but there are plenty of smaller tasks that can pay off big too. As an added bonus, builders and contractors tend to have lighter workloads in the winter months and materials are cheapest from October to May. Both factors could lead to bigger savings and faster turnaround times. Here we have five projects that take advantage of winter savings while increasing your home’s value. And, all of them can be completed without propping open doors or freezing fingers.
Spruce up the paint job average cost:
$75 - $1000 per room Few things make a room feel bright and new faster than a fresh coat of paint. To get the most return on your investment for this project, opt for lighter neutral colors. To DIY the job you’ll need tarps, tape, rollers, brushes and a ladder. Alternatively, you can hire a professional painter for high-quality results in half the time. The price for the project will vary depending on the size of the room and whether or not you choose to DIY.
Add crown molding average cost:
$120 - $260 per room Crown molding adds some major style points to a home without any heavy materials to haul through the ice and snow. This is a simple but effective project. Installation can be completed in a single weekend. Though if you have to hire a contractor the labor price
Replace bathroom faucets and fixtures average cost:
$70 -$250 per faucet or fixture A major remodel isn’t necessary to add value to a bathroom. Upgrading faucets and fixtures can instantly update the appearance and provide a high-end feel. Normally, plumbing projects are not DIY. But for the most part, faucets and showerheads are simple to install or replace. Make sure to shut off the water valve before starting this job. If you aren’t comfortable with the replacement, a professional plumber or regular handyman can have it done for you in no time.

will usually be higher than the materials. If you plan on installing the crown molding, all you need is a few basic tools, including a miter saw, drop cloth, paint, nail gun and a ladder. To achieve maximum resale value, install crown molding where it will make the largest impact, such as the living room or master bedroom.
Reglaze the bathtub average cost:
$200 - $650 The cost of a complete bathroom renovation can quickly add up. If a complete remodel isn’t in the budget, consider simply reglazing your tub. It’s a great way to make the bathroom look new. You can buy a bathtub reglazing kit at your local hardware store and simply follow the instructions. The whole project will take between two and four hours. It will not only improve the overall appearance of the bathroom, it will also protect the integrity of the tub. If DIY is not your style, local painters and contractors can handle this project for you.
Add a kitchen backsplash average cost:
$500 - $1000 One of the more affordable kitchen projects is adding a colorful backsplash behind your stove. This home improvement idea will add some personality to your kitchen’s look that can emphasize your countertops, cabinets and appliances. The cost of adding a backsplash will depend on the size of the area as well as the materials you use and whether or not you DIY. The skill level needed to complete this project ranges from medium to advanced, but there are several local professionals that can help with installation if needed.

Sealing openings and air leaks By Hunter Harrell Most homeowners understand that ventilation is important in any home. However, too much of a good thing can be a bad thing. Air leaks are a common concern, especially in older properties. Reducing air leaks and openings can be an easy way to increase comfort and decrease costs. People most often feel drafts around windows and doors. While replacing these fixtures with energy efficient versions is a fantastic option for owners, the solution can be expensive. Luckily, there are several ways to address air leaks without breaking the bank or applying for a loan.
Energy audits
To address an air leak, it is necessary to perform an energy audit. Though homeowners can potentially review their home, experts that offer professional home energy audits performed can make a more accurate assessment of your needs, which will reduce long-term costs overall.
temperature and increased energy consumption. Using caulk to seal gaps less than a quarter inch is an effective solution for small spaces. Caulk is ideal for adding to areas that do not move, such as door and window frames. However, caulk can be less effective for larger openings.
efficiency. Window films improve insulation by providing an invisible thermal barrier. Though a smooth installation can be tricky depending on the type of window film used, it can lower overall energy costs by up to 40%.
Curtains
Weatherstrips
Applying weatherstripping is another strategy to address air leaks, and is effective for gaps wider than a quarter inch. Weatherstripping has the benefit of working with moving parts of the home, such as the moving parts of doors and windows. When properly installed, doors and windows will seal well without being difficult to open or close later.
Some additional ways to increase energy efficiency and reduce costs by addressing air leaks includes installing foam gaskets behind outlet and switch plates and sealing leaks in insulation with low-expansion spray foam. The Department of Energy recommends hiring a professional to seal heating and cooling ducts safely. Too much air flow can be costly. Implementing even one of these strategies can help homeowners save money on annual bills. To reduce energy consumption and increase comfort, try these strategies for sealing openings and air leaks.
Even interior designers will tell clients that drapes are about both fashion and function. According to the Department of Energy, curtains that are properly installed can reduce heat loss by as much as 25%. Likewise, curtains can block summer sunshine from penetrating the home’s interior, serving as a buffer against additional heat. So choosing the right curtains can help homeowners cut costs and reduce the effects of air leaks.

Digital doorbells Tech-savvy twist on the traditional doorbell By Hunter Harrell A traditional doorbell is a device that functions as an alert system for the people inside the home. But advances in technology and wireless streaming ushered doorbells into the digital age. These days, homeowners and renters alike have the ability to check in on their dwelling, family members and visitors from anywhere in the world.
A growing market
It’s no secret that these small devices are making big waves in smart home technology. In fact, doorbell cameras are the fourth most popular smart appliance in homes, according to research from Strategy Analytics. Best of all, whether wired or wireless, many of these devices developed integration features that connect with other smart devices or security systems in the home. The rising popularity of digital doorbells can be attributed to a desire to increase safety and wellbeing. The ability to communicate with visitors without opening the door and increased surveillance of a property are primary reasons that people purchase doorbell cameras. Different doorbell devices with audio and video are also pretty handy for deterring porch pirates and keeping packages safe, especially as the upcoming holiday season approaches. SimpliSafe, Vivint, ADT and Frontpoint security systems all have high-quality doorbell cameras compatible with their brands’ equipment. Some of the top brands not associated with security

systems include Ring, Google Nest, SkyBell, Logitech and Lorex. And there are dozens more brands that offer different various advantages and disadvantages. Both wired and wireless doorbells provide users with access to recorded audio and video. The data can be accessed, stored and shared, usually through a smartphone app. This also means there is a possibility that it could be bought, sold or stolen as well. Though that is a disadvantage, customers should always review privacy and security ratings of the different devices currently on the market.
Considering features
Some of the other factors you might want to consider alongside privacy and security are cost, data storage, video quality and connectivity. Customers shopping for a smart doorbell should carefully consider all their options before making a purchase.
Data storage
For example, some doorbell cameras record as little as three hours of footage, while others can store as much as 60 days of data. However, sometimes the size of the storage along with other service features will determine the overall cost. Likewise, some of the devices only record snapshots, rather than motion video.
Video quality
Equally important to user satisfaction is video quality, which is determined by the camera resolution. A higher resolution
Four Corners Real Estate Guide
produces a sharper image. The field of view will also determine the quality of the video. A 90-degree view means users will only be able to see detailed visuals recorded from directly in front of the device, while a wide-angle 180-degree view will provide more surrounding imagery, usually at a lower resolution.
Connectivity
Among the array of features available via various devices, connectivity is also something that users can consider when choosing a smart doorbell. Whether accepting a package delivery or greeting guests, it is important that users receive swift notifications to respond in a timely manner. Some devices connect using Bluetooth or Wi-Fi, while others integrate with other security systems or smart devices in the home.
Final thoughts
Most digital doorbells boast user-friendly interfaces designed with convenience and connectivity in mind. To ensure long-term satisfaction from these smart devices, users should be sure to compare the costs and quality, too.

READY TO BUILD in GREEN RIDGE SUBDIVISION Set adjacent to an existing retention pond, GR1 is a custom single family residence taking advantage of its natural surroundings. The home is divided into two volumes, the private wing for bedrooms and work areas, and the public wing for entertaining guests which opens up onto the pond just north of the building site. The home was designed to feel interconnected between the two separate wings, while still feeling private and as a sanctuary away from the surrounding homes, all while feeling connected to the outdoors. From the street, GR1 appears as an unassuming single level residence, but takes advantage of the sloping site to sit within the site and extend a lower level down and away from the main road. Working with a local insurance agent By Hunter Harrell Rural Colorado communities focus on supporting locally-owned and operated businesses. When it comes to shopping for home insurance, several factors, such as cost and service options might dictate which carrier a homeowner chooses for coverage. However, residents can reap the benefits of working with a trusted, local insurance agent to navigate the plethora of coverage options. Home insurance is an essential part of closing the deal. Choosing an insurance company with credibility gives homeowners more peace of mind. Insurance customers often compare various online quotes for both national and regional providers, but some of the benefits of finding a local insurance agent are personalized cost, coverage and customer service.
Experience
Though insurance coverage is often very personalized for individual people and properties, a local agent will usually ask all the important questions to help customers make informed decisions. From comparing deductibles and combining policies to understanding the replacement coverage and current market value, local insurance agents have the experience to understand a homeowner’s most basic needs and complex circumstances.
adventures nearby. The fount of local knowledge includes more than giving a new resident or traveling tourist directions, it also means that these agents better understand the risks associated with the region’s weather and other natural disasters.
Cost
Though low-cost coverage can be tempting, it is important to remember that protecting property is protecting a large investment. Supporting small businesses is also an investment in the community customers call home. Not to mention, purchasing insurance locally can save customers money because area agents often have more coverage options available that fit their specific community’s needs.
Customer service
Local agents find common ground with customers. They know that an insurance policy number isn’t an
Connection
Connection to the community is a key advantage for local agents over competitors based in other cities or states. Insurance clients can ask local agents about the area crime rates or seek advice on family-friendly

identity, and local agents will make it a point to call customers by name rather than a number. Homeowners will benefit from being able to communicate with an insurance agent in-person should the customer need advice on how to file a claim, or even a recommendation for an affordable service.
References
While online reviews can be helpful, it is often easier to find a trusted insurance agent by asking friends, family members, neighbors and coworkers. Many area agents can provide regional references for their work. Some are also great advocates for affordable housing and other issues that affect their communities. When shopping for home insurance, working with an honest representative that understands what is important to the client is the best way to protect a property investment.
