Is a condo the right fit for your lifestyle? By Sara Knight
C
ondos are known for lockand-leave convenience, comparative affordability and an ideal source of rental income; and they are often marketed as a viable and costeffective option for a broad spectrum of buyers. So, how do condos measure up to expectation here in Durango? Kristin Daly, with the Wells Group, lives in the north county (north of Hermosa to just past Purgatory Resort on Highway 550) and has worked primarily in that resort market for 27 years. Given the beautiful location and proximity to Purgatory Resort, it’s no surprise that most of her buyers are from out of

state (Texas, Arizona and New Mexico) and are purchasing second homes or rental properties. “The lifestyle in the north county and resort area lends itself more to summer and winter recreation, and vacation rentals in my opinion,” Daly said. “Downtown condos might be more attractive to those seeking a year-round residence or longer-term investment property.” She said that there are numerous benefits and considerations of condo ownership noting that, “especially for first-time second home buyers and investors, a condo is, generally speaking,

a little more affordable, and immediately viable for rental income.” Daly also said that it’s important to know the amenities and regulations of the community in which you’re shopping. Some neighborhoods restrict rental usage, while others encourage it. Some condos may lack additional storage but come furnished and move-in ready. Some HOAs manage more maintenance than others. Choosing the best one depends on a buyer’s goals. Steve McCarthy and his wife Eleanor were not looking for a second home when they visited Purgatory Resort to ski
with friends in February of 2009. By the time they departed, however,, negotiations were under way. Now, they spend their summers here avoiding the oppressive Houston heat, and even traded their house in Houston for the simpler condo there as well. As empty nesters, the couple appreciate the benefits of a low-maintenance lifestyle close to outdoor activities, and they have found an added sense of security living in a condo versus a stand-alone house. “I know Durango is a super safe place, but living in a big city, you get more of a securityconscious mindset,” Steve said, explaining that Eleanor feels much more comfortable visiting their Durango home without him, knowing she has friendly neighbors nearby. The couple have also found a sense of community in the condo lifestyle, and a new opportunity to make friends in both their Durango and Houston condominium buildings. By contrast, the in-town market sees a lot more locals looking to buy. Chris Bettin, co-owner of Durango Land and Homes and Premier Vacation Rentals Group has been a realtor in Durango for almost 20 years and recently served on the Durango City Council. He has loved owning and living in his own condo downtown for 15 years and is very well acquainted with the in-town market. While Bettin’s personal experience as a condo owner has been extremely positive, he is not naïve to the difficulties facing many local buyers.
Durango Land and Homes specializes in helping first-time home buyers. “Even if a local has a good job, meets income qualifications, and has everything else for the property that’s available, somebody from out of area can often pay more or offer better terms. That makes it tough,” he said, adding that about 50% of property owners in town are from out of the area. Sometimes, whether it meets a buyer’s needs or not, a condo is the only viable option, and may only be a stepping stone. Callie Cole, a chemistry professor at Fort Lewis College, purchased her condo just north of town in July of 2019. “I really wanted to buy a house,” Cole said. “Unfortunately, I couldn’t afford one on a Fort Lewis College assistant professor salary. for three years before buying a single-family home in another community where their salaries will more adequately support their cost of living. All three acknowledged that the low-maintenance aspect was nice, but it didn’t quite make the small space and cumbersome bureaucracy of the HOA worth it. As a realtor, Bettin agreed that the Durango market is difficult right now, but he remains optimistic, and encourages locals to be patient as the effects of the pandemic level out. As a former city council member, he also added that, “we were about 50% of the way to our 2040 affordable housing goals in Durango, when I left the council.” Ultimately, the issue of whether or not a condo is the right fit, depends on a lot of factors. Ask a realtor about the condo you’re considering. Ask the HOA president in that community. Ask other people who live there. Then, ultimately, ask yourself if this is the right fit for your life right now.

Habitat for Humanity By Hunter Harrell More adults are trying to pursue home ownership now than in the previous decade. In the past five years, aging millennials have contributed to the steady growth of the housing market nationwide. Last year in La Plata and Montezuma counties, the number of properties sold increased by about 25%. However, high housing costs still prevent many families from fulfilling the American Dream here in the Southwest. At the onset of the pandemic, housing demand was increasing and the market seemed steady. But the uncertainty caused many potential sellers to avoid placing their homes on the market. This combination of high demand and limited supply influenced the rapid rise of home prices, according to the 2021 State of the Nation’s Housing by the Joint Center for Housing Studies of Harvard University. While the issue of affordable housing continues to affect our communities, local businesses and organizations are working in tandem to address different factors that contribute to the problem. Habitat for Humanity of La Plata County is a local chapter of a national nonprofit organization that focuses on reducing some of the barriers of homeownership for families in the Four Corners.

Through community engagement, local partnerships and help from volunteers, the organization builds affordable housing for individuals and families in need. By hosting monthly Question and Answer sessions

where participants can learn more about the home ownership program, the organization introduces more people to the possibilities that come with owning a home. Habitat for Humanity board member Tami Joslin said that through education and outreach, she hopes that more families can see the benefits of owning their own home, such as financial stability and building equity. “Whether they take the step to move forward or not, they at least are educated in terms of how getting a mortgage works and what it might mean for a family,” Joslin said. “I hope that they see the value in owning an asset. They are actually investing their money instead of giving it to a landlord.”
Home Ownership Program
In addition to building equity, the Home Ownership Program reduces mortgage payments to 30% of their gross monthly income. Rather than rising like rental costs, homeowners achieve more financial stability through lower mortgage payments. A committee reviews applications from those individuals and families in need based on three factors: their ability to pay, their need for housing and their willingness to partner with the organization by contributing to the build. Habitat for Humanity builds two homes each year in La Plata County. They also renovate a few existing properties to establish affordable housing options for more families in the county. Volunteer labor is how the organization keeps the cost of the builds lower. But, over the last 18 months, finding volunteers has

been more difficult. “It’s really about labor – volunteer labor,” Joslin said. “Getting volunteers who can commit to one or two days a week is a challenge.” If the volunteer capacity grows, the organization sees potential for more build projects in the future. As a seasoned volunteer, Joslin said that her favorite part is the camaraderie on the job. She added that seeing the project through from planning to completion is a rewarding experience. “We have a very dedicated group, and we have a wonderful executive director that understands what’s going on in the market and construction management,”Joslin said. “We are really thinking forward about working with the city and the county with this whole affordable housing thing that’s going on in our community.” For more information about Habitat for Humanity projects and volunteer opportunities, visit the organization’s website at www. habitatlaplata.org.

Owning land in Colorado Consider all the caveats to purchasing property By Jennaye Derge Few people are not drawn to the idea of wide open spaces. At the risk of enticing a scene from The Sound of Music, some of us just want to run freely through fields that we can call our own. But how do we begin the process of running amongst our privately-owned wildflowers? There are a few things to consider such as land, water and mineral rights, access practicalities and building considerations. Building considerations can mean many things, but should literally be the foundation of any new home. The soil of potential building

sites should provide enough of a foundation to support your home while still implementing drainage and reinforcements for the wetter months. Avoid any areas with potential for landslides nearby and avoid building near wetlands. The position of your home is also important when buying land. Do you have the option for the deck view you’ve always wanted? Will there be sun where and when you want it, and have you thought about your potential for solar? Amber Johnson, broker with Durango Land and Homes shares

some advice when looking toward the future. “For example, you’ll want to consider your driveway – if the driveway is going to get some sun. Or, you might also want to add solar panels one day, you might want to look at whether or not you’ll have south-facing exposure for those panels.” Soil and solar are big players in land purchasing for a future home, but if you dig deeper down, you’ll find mineral and water rights which often play an even more significant role in land-purchasing. For some people, it might even be the most important thing. Folks looking into developing, farming or ranching specifically need regular access to water and in the southwest, it’s not as easy as one would hope. “Buying land with water rights and mineral rights is a whole lot more complex than typical residential home sales,” said Justin Osborn of the Wells Group. As the only ALC and PSA accredited land consultant in town, he knows an abundance of information about water rights in the Southwest region. “They are extremely complex and any buyer should make sure they’ve hired a professional to represent their best interest.” Something to be interested in is Southwest Colorado’s different water districts and each one offers varying watering seasons based on where that water is pulled from and how much water that resource has. For example, Osborn’s own
home on the Florida Mesa is in the irrigation district that comes out of Lemon Reservoir. “My irrigation season has already been shut down. We’re done getting water this year,” he said. “Whereas my clients that are on Vallecito water, those folks, their irrigation season is still running, they still have water.” Osborn credits this discrepancy mainly on the CFS (cubic feet per second) at which the water is delivered. His water is delivered at a higher CFS than those landowners who receive their water out of Vallecito. His higher rate of flow ultimately drains the resource a little faster. So, as Osborn states, it’s not necessarily just about the quantity of water you’re getting, but also the quality. The quality of water rights just scratches the surface and if you
are interested in what is further down, you’ll have to look into mineral rights during a land purchase as well. “It’s extremely rare for the buyer to get any mineral rights with the property unless they’re buying property that’s been in the same family for four or five generations-such as when buying an older ranch,” Osborn said. Mineral rights are typically owned by oil and gas companies out of state.
“I’d go so far as saying probably 99% of real estate transactions in Southwest Colorado do not have mineral rights that transfer,” Osborn said. But there is still that one percent, so if you have your perspective eyes on minerals keep looking. Whether it’s minerals or water, the biggest suggestion from area professionals to keep in mind when buying land? Hire a professional. “Make sure to do your due diligence,” Osborn said. “People need to make sure they’re working with a realtor or an attorney that has a lot of experience that is dealing a lot with mineral and water rights.” And once you’ve done your homework, hopefully you can run freely through your well-watered, sun-soaked fields of wildflowers for years to come.

Creating space for a home office By Connie Sutton For the first time in history, large numbers of the working public are adjusting to the fact that home, a place typically reserved for unwinding and recharging, is now a place for concentration and productivity too. Whether you’re a regular remote worker or this is a new transition, a functional space to work is essential. Working from home without a designated workspace can make it difficult to tune out the daily distractions of household needs. Establishing a work zone will help you regain that focus. Everyone who works from home needs some form of designated workspace, but not everyone requires an office in the traditional sense. Enter the practical magic series, which includes tips for creating a more functional space in your existing home.
Consider ergonomics
Choose a desk and chair that are the right size and height for your body. Your home office setup should be comfortable and ergonomic. If you work full time, you’ll be spending 40-plus hours a week there. If you take shortcuts here, you could end up with longand short-term problems. To keep your mind and body supported throughout the day, keep your computer at eye level. Work with your forearms parallel to the floor when typing and keep you back in an upright position.
Let there be light
Make sure that your work area has enough light. An important aspect of any home office is access to good lighting. Preferably natural
Choose the right space
Your workspace options range from a garage, basement, attic or spare room to a closet, or even the corner of a room. If you live in a small space or shared space, be prepared to think outside the box and get creative with your options. An unused hall closet can make a perfect office space if you remove the doors and add a desk. Or, you could add a drop-down desk to the bookshelf in the living room corner. Before you set up the office, take stock of what you need to work productively then compare your must-haves to the available spaces. Remember to consider the needs of other household members. You don’t want the home office in the living room if that’s where your family tends to congregate during the day.

If you don’t have a space near a window available brighten your workspace with lamps. No matter where you place your workspace, make sure the positioning allows for even lighting without glare.
Get creative with storage
Many home offices don’t have much space for storage, but it’s important to have all the supplies you need nearby. To store supplies try dividing up drawers, repurposing jars, hanging hooks, or adding shelves. Height is your friend here, as long as you can still reach it, keep moving up to maximize your storage space. Remember to regularly clean your space and keep your desk free of clutter. Messy can quickly become the new normal but tidy spaces help keep your thought process clean and driven.
Set boundaries
Creating a home office is as much about attitude as it is about content. Your family needs to understand that working from home still means working. If your office is in a part of the house where your family/housemates regularly gather, be sure to explain your need to disengage while working. Don’t allow people to pop in and out of your space to chat or ask questions. Set boundaries with the people you share the space with. You need to balance the needs of your home and the needs of your work while making a space that’s purely professional.
