olorado is more than a state with spectacular vistas. To 5.8 million people, it is also a wonderful place to call home. The state is known for outstanding access to outdoor recreation in all four seasons, as well as amusing attractions, award-winning craft beer and close-knit communities that are culturally diverse. Colorado is also growing. Its steady inbound migration leads to greater economic output. Data from the 2020 U.S. Census indicates that Colorado ranks fifth in population growth. Moreover, a 2019 National Movers Study discovered the primary reasons that individuals move to Colorado includes family considerations (36%) and job opportunities (31%). Others seek a lifestyle change (26%) or want to retire in the Rocky Mountains (15%). With these numbers in mind, the state government projects the population in Colorado will increase to 7.8 million by 2040. So, what’s so cool about Colorado? Here’s a few highlights.

Though Colorado is part of the Mountain West, it is also near the heart of the nation. Southwest Colorado experiences four seasons and nearly 300 days of sunshine. In the mountains, the elevation often affects the weather conditions. Though temperature differences can be more drastic, there is generally a five-degree difference in temperature per thousand feet. Near Durango at 6,512 feet, winter temperatures range from the average low of 13 degrees Fahrenheit to the average high of 47 degrees. The majority of precipitation falls in this season as snow. Refinancing a mortgage
H
istorically low interest rates have helped more people transition to homeownership. According to the Federal Home Loan Mortgage Corporation, also known as Freddie Mac, the average interest rate on a 30-year fixed-rate mortgage in mid-September 2021 was 2.86. Just ten years earlier, the average rate was 4.09. That’s a significant dip, and one that’s saving today’s homeowners tens of thousands of dollars over the life of their mortgages. Interest rates dipped during the pandemic and have remained low ever since. That’s unlikely to last forever, which has given many homeowners a sense of urgency regarding refinancing. Refinancing can be financially advantageous, but there are some things homeowners should know prior to contacting their lenders.
Can refinancing save homeowners money? It’s hard to blame homeowners who jump at

the chance to refinance their mortgages. Refinancing is often associated with significantly lower monthly payments, and such savings can be used to finance home improvements, pay for tuition or build retirement nest eggs. However, homeowners won’t necessarily save money over the long haul if they’re refinancing an existing 30-year mortgage with another 30-year mortgage. The mortgage experts at Mortgage Calculator note that a Change Terms mortgage refinance is characterized by a shift to a loan charging a lower interest rate. The initial savings with such a refinance are undeniable, but changing from one 30-year to another 30-year restarts the mortgage clock, which can add years to the time homeowners will be repaying their debt. As a result, homeowners may end up paying more interest over time than they might have had they just kept their initial mortgage. Homeowners interested in a Change Terms refinance may want to look into switching from a 30-year to a 15-year mortgage. A shorter term mortgage will increase the monthly payment, but the loan will reach maturity much faster, greatly reducing the amount of interest homeowners will pay over the life of the mortgage.
Refinancing can be costly
Lower monthly payments might be the number that catches homeowners’ eyes as they look to refinance, but it’s important that homeowners recognize that refinancing is not free. In fact, the personal finance experts at Kiplinger note that refinancing incurs many of the same costs that homeowners had to pay when they signed their initial mortgage papers. That includes fees, taxes and appraisal costs. These costs are sometimes paid up front, but they also might be rolled into the loan balance. In the latter instance, homeowners could be paying interest on their refinancing costs. Homeowners who are refinancing solely because of lower interest rates should know that some lenders raise interest rates to compensate for refinancing costs. That can negate the savings and end up costing homeowners more money than the original mortgage. Refinancing is an option for homeowners who want to save money. Homeowners can speak with a financial advisor to determine if this is the best way to save money over the long haul or if refinancing will ultimately cost them more over the life of the mortgage. n

This allows homeowners to dim the lights for romantic dinners but turn them up for family gatherings with lots of people around the table.
Living room Adaptability also is important in the living room, where homeowners may host anything from movie nights to book clubs to parties for the big game. It can be a tall order to accommodate such a wide range of activities, and many homeowners come down to deciding between recessed lighting and track lighting. If the living room currently has neither style, homeowners should recognize that it will cost considerably less to install track lighting than recessed lighting. The home improvement experts at BobVila.com note that bedroom lighting should provide enough light when getting dressed, but also be able to be toned down as residents prepare for their bedtime routines. Both

Purchase a lift ticket for a day of skiing just over 10 miles west of Durango at Hesperus Ski Hill. The local ski area includes 60 acres of ski terrain with 26 trails, located at 9848 Highway 160. The chair lift takes riders to the summit at around 8,800 feet for beautiful views of the La Plata mountains in the distance. Hesperus Ski Hill is open Thursday, Friday and Monday from 4-9 p.m., Sunday from 10 a.m. - 5 p.m. and Saturday from 10 a.m. - 9 p.m. Ticket prices range from $25-$45, depending on age. Equipment is available for rent on-site. Helmets start at $8, while skis, boots and poles cost about $30 to rent. There are some exclusive perks for first-time skiers at Hesperus Ski Hill. Customers that purchase a full-price ticket receive three private lessons. Each lesson is one hour long and must be completed on different days.
