Steps to take before applying for a mortgage
AHOME IS THE SINGLE BIGGEST PURCHASE MOST PEOPLE WILL EVER MAKE. That’s perhaps become even more true in recent years, when the cost of homes has increased dramatically.
The sticker price of a home may come as a shock to first-time buyers, but few homeowners purchase their homes in cash. Mortgages are a vital component of home ownership for the vast majority of buyers. Mortgages are loans obtained through the conveyance of property as security. When homeowners pay off their mortgages, the title of the property officially transfers to them from their lenders.
Though most homeowners use mortgages to buy their homes, that does not mean the process is the same for every buyer. A host of factors affect mortgage terms, and there’s much prospective homeowners can do to secure the best agreement possible.
• RECOGNIZE WHY A LOW INTEREST RATE IS IMPORTANT. Mortgage interest rates have drawn considerable attention in recent years, as rising inflation has led to rates
that have reached their highest point in more than a decade. Even a seemingly small difference in interest rates can save or cost homeowners thousands of dollars, if not tens of thousands, over the course of a loan. For example, the financial experts at Bankrate.com note that the difference between a 5.5% interest rate and a 6% interest rate on a $200,000 mortgage is roughly $64 per month. That might not seem like a lot, but over the course of a 30-mortgage the borrower who gets the 6% loan will pay in excess of $23,000 more in interest than the borrower who secures the 5.5% loan. Recognition of the benefits of securing the lowest interest rate possible can motivate prospective buyers to do everything in their power to receive a low rate.
• WORK ON YOUR CREDIT SCORE. So how can borrowers get the best possible rate? One way to go about it is to improve credit scores. Average mortgage interest rates vary significantly by credit score, with higher scores earning borrowers significantly lower rates. According to data from FICO, as of mid-

February 2023 borrowers with a FICO score of 760+ earned an average interest rate of 6.06%, while those with scores between 620-639 secured an average rate of 7.65%. • IDENTIFY HOW MUCH YOU WANT TO SPEND. Prospective buyers may be approved to borrow much more money than they think they will qualify for. ~ Transform a bedroom into a relaxing retreat
BEDROOMS ARE MORE THAN PLACES TO LAY OUR HEADS AT THE END OF THE DAY. Bedrooms serve different functions, and not all are conducive to relaxation. It’s expected that a bed and some other furniture will take up residence in a standard bedroom, but certain elements can help homeowners create stunning spaces.
People who use their bedrooms as a work space may find they’re compromising their wellbeing by introducing activities into the bedroom. The Sleep Foundation says having an office in the bedroom blurs the lines between work and personal life, which can have serious effects on sleep. Rather, people should be looking to turn their bedrooms into relaxing retreats that offer a respite from the outside world.
• REMOVE BLUE-LIGHT EMITTING DEVICES. Computers, tablets, smartphones and other electronic devices emit blue light, which can compromise natural melatonin production in the body that contributes to sleep. Such devices should not be used at night in the bedroom.
• USE A NEUTRAL COLOR PALETTE. Neutral color palettes evoke a spa feeling. Walls can be painted white, beige or a light shade of gray. This can help the room feel calming and welcoming.
• BRING IN LUXURY LINENS. Homeowners should not skimp on comforters, sheets, duvet covers, and pillows for their beds. A cozy bed to dive right into can serve as the centerpiece of a bedroom retreat.
• DECLUTTER THE ROOM. A sense of calm can be achieved simply by removing excess clutter. There is some evidence that the brain is more calm near an empty dresser, desk or clothes hamper. Therefore, removing excessive items from the room is a first step to making a nice retreat.
• ADD SOFT LIGHTING. Adjust the intensity and the color of the lighting in the bedroom. It should be subtle and warming. Dimmers enable homeowners to adjust lighting as needed.
• INSTALL AN ELECTRIC FIREPLACE. There is something to be said for the relaxing effects of gazing into the flames of a fire. A crackling (faux-wood) fire is an added layer of indulgence in a bedroom.

• ADD AN AREA RUG. Even in rooms with carpeting, an area rug under the bed can further define the perimeter of the bed and add extra plushness underfoot.
• CREATE A COMFORTABLE NOOK. This area can have a sofa, chairs, chaise, or other furniture and make for an ideal spot to read and lounge, if space allows. Some people also enjoy having a television adjacent to the sitting area so they can watch a show in the privacy of the bedroom.
• INVEST IN AROMATHERAPY DIFFUSERS. Certain smells can create a relaxing mood. These may be sandalwood, lavender or jasmine. Utilizing their preferred scents, homeowners can employ reed diffusers in their bedrooms to enjoy the aromas of natural oils.
• USED CLOSED STORAGE. Open shelves and visible closet interiors may not hide a mess. Exposure to clutter can contribute to feelings of anxiety. Store items that shouldn’t be on display behind closed doors or drawers. A spacious, walk-in closet that has built-in shelves, drawers and rods can improve the functionality of the bedroom. Draw dividers and other components also can optimize space.
• INSTALL A FIREPLACE. Fireplaces add a unique ambiance to bedrooms and make for cozy spaces in which to cuddle up. While a traditional, roaring wood fire is one option, there is much less mess and fuss with a gas fireplace. Some gas fireplaces may not even have to be vented, and they can be turned on with the flip of a switch.

can be unpredictable and cause personal injury and costly damage to homes. The right insurance is essential to help mitigate damage from storms and soften the financial blow that such destruction can cause. SUMP PUMP OVERFLOW INSURANCE
Sump pumps are designed to engage and pump water out of basements and crawl spaces, helping to avoid flooding in the home. If the power goes
out and the sump pump cannot work, or if the sump pump fails, homeowners typically are not covered for any ensuing damage. Sump pump overflow insurance provides additional peace of mind and protection.
FLOOD INSURANCE
Homeowners insurance may not cover flood damage, especially if a home is in a flood zone. Flood insurance can bridge the gap of coverage. The National Flood Insurance Program offers building coverage and contents coverage policies. Building coverage will cover carpeting, electrical and plumbing systems, window blinds, foundation walls, and more. Contents coverage protects curtains, personal clothing and furniture, artwork, and appliances, among other things.
UMBRELLA INSURANCE
According to Geico, umbrella insurance is extra insurance that provides protection that goes beyond limitations and coverage of other policies. It can offer coverage for injuries to people staying at your house or renting your property, property damage, personal liability, and certain lawsuits.
RENTERS INSURANCE
Renters insurance protects renters, yet the Independent Insurance Adjusters & Brokers of America says almost two-thirds of residential lessees in the United States do not carry renters insurance. Renters insurance can protect belongings destroyed in a fire or weather event; provide assistance should someone be injured in your apartment; or it can protect you if you were found legally responsible for damages to someone’s property, according to State Farm Insurance.

Careful coordination from concept to construction

CELTIC CONSTRUCTION IS CARVING OUT A NICHE FOR ITSELF
as a beacon of quality and customer service in the construction industry. With roots deeply embedded in a construction-oriented family background, the founder of Celtic Construction, Tom Morrin, brings a unique perspective to every project, shaped by decades of experience in the construction industry.
“I was born on the west coast of Ireland in [County] Mayo,” Morrin said. “Because of the school system there, which had programs for the trades, I started early in construction at around 9 or 10 years old and my father also did contracting.”
Morrin would take his trade across the pond to the United States, where he worked jobs in New York, Ohio and California. While working on renovating Queen Anne Victorian-style homes in San Francisco, he founded a company called Victorian Revival. Unfortunately, many confused the construction company for a church.
“The name wasn’t working out,” Morrin
said. “There were about three Irish people in that county, so I went ahead with ‘Celtic Construction.’”
Morrin worked for several years in California under that moniker, with many of his projects featured on networks like HGTV. However, Morrin desired a fresh start somewhere else. An avid equestrian, Morrin took some time off to go explore the Rockies on horseback. He eventually arrived in Durango, where he fell in love with the landscape and its people.
“Durango fit the bill,” he said. “You can explore the mountains in the summer and the desert in the winter… I was hitting that age, if you are going to start over, you better do it soon. So, I moved.”
Morrin moved to Durango in 2017, and took some time to check out the area while he reestablished Celtic Construction. Soon after, the pandemic would slow construction projects to a halt, according to Morrin. However, in the years since, business picked up, and he now employs two other contractors.

“As far as the nuts and bolts, we do everything in-house,” Morrin said. “It’s very difficult to sub out the smaller jobs we do. We’re not set up to do new houses; The main thing we do is remodeling. We do things like new roofs, kitchens and porches… I also went to school for drafting and (now) work with AutoCad quite frequently to create drafts.”
Celtic Construction’s clientele consists mostly of repeat customers, which Morrin said were the backbone of his business. His customers appreciate the subject-matter expertise that Morrin provides, showing them options and drafts they may not have considered in the first place.
The philosophy of Celtic Construction is built upon two things, according to Morrin: flexibility and quality. Flexibility in design and execution allows Celtic Construction to adapt seamlessly to the customer’s diverse requirements and evolving ideas, whether they’re looking to incorporate traditional elements into a modern design or seeking innovative solutions to complex environmental challenges. Quality, on the other hand, is the non-negotiable standard that permeates all aspects of their work, from the choice of materials to the precision of construction techniques.
“I like to give them many options during the drifting process,” Morrin said. “You don’t have to bamboozle them… I don’t want them to accept the first thing that they are given, because many times they won’t like it halfway through the job. So, you have to be flexible. You have to change with them.”
Morrin said that he plans to hire more employees as the jobs begin to pile up. With his commitment to both flexibility and quality, that seems likely. The size of his company allows him to be nimble as well, taking jobs that larger construction firms may not even consider. At the end of the day, however, Morrin’s business is built on one simple truth.

SPRING IS A TIME OF YEAR WHEN CHANGE IS IN THE AIR. Trees are budding, plants are flowering, and homes with clutter could use some cleaning and organization.
Spring cleaning projects are popular this time of year as residents take inventory of their living spaces and aim to declutter, clean and increase efficiency. Some people find the prospect of getting organized overwhelming. Here are some tips that can help anyone master spring cleaning.
· CREATE A PLAN. Make a checklist and establish a cleaning plan of attack. Focus on areas that are not regularly cleaned, as they probably need a little attention. Some tasks need to get done to prepare for the spring and summer season. These may include cleaning the grill and sorting through outdoor furniture and decor. Spring cleaning may involve readying the pool for another year of use, or cleaning out rain gutters to prepare for spring storms. Tackle time-dependent tasks first and then move on to others that are less time-sensitive.
· ASSEMBLE YOUR CLEANING KIT. Spring cleaning can be slowed down considerably if you don’t have all of your equipment at the ready. Prepare all of the cleaning supplies in advance. Put together a tool kit of sorts with the equipment you need, including mops, brooms, rags, cleansers, and the like. Organization can keep you on course. Items to have on hand include an all-purpose cleaner, concentrated cleaner, microfiber cloths, paper towels, vacuum, dusters and a squeegee. Adjust your equipment based on the task at hand.
· WORK FROM TOP TO BOTTOM. Work efficiently by cleaning shelves, ceiling fans and other elevated items first, as dust and debris will trickle down and need to be cleaned next. Some people like to devote full weekends to spring cleaning, but that can be overwhelming for others. Breaking down cleaning tasks into 15- to 30-minute intervals each day can make the job more tolerable.
· PURCHASE OR RENT A CARPET CLEANER. Carpets help filter indoor air by trapping debris and allergens. By deep cleaning carpets, homeowners can improve the indoor air quality of their homes. Use a carpet cleaner on a warm, dry day so that windows can be opened and cross breezes will help dry the damp rug.
· CLEAN WINDOWS. Wash windows inside and out and utilize their screens to help brighten indoors spaces. Use a small brush to remove the allergens and debris from the window frames.
· DEEP CLEAN THE KITCHEN. Clean out and disinfect the refrigerator by wiping it down with warm water and baking soda or a vinegarand-water solution. While in the kitchen, set the oven to the self-clean function so it becomes cleaner as well.
Homeowners also can focus on cleaning curtains (including shower curtains), steamcleaning upholstery, removing clutter from closets, cleaning out the dryer vent and duct tubing, wiping inside kitchen drawers, and vacuuming under beds and other furniture.

Getting and staying organized requires commitment. Having some handy tips at the ready to facilitate the process can make things go more smoothly.
1. DETERMINE WHAT ORGANIZATION MEANS
TO YOU. Being organized might mean one thing to you and something else entirely to someone else. Some may put form before function. Others may be interested in the aesthetics of a neat-looking space. Once you have a handle on what being organized entails to you, you can get to work.
2. START WITH WHAT MOTIVATES YOU MOST. Perhaps this is a room in the home that has become overrun with clutter. Or maybe it’s getting clothing organized so you can determine what to keep and what to purge. When you accomplish your biggest goal, the seemingly smaller ones may seem less difficult.
3. DECLUTTER YOUR MIND. Think of a busy mind as a computer that has that turning hourglass or spinning color wheel icon when it’s stuck on a process. Every application stalls because the computer cannot do everything at once. The same thing can happen in the brain. Sit down and make a to-do list of what’s on your mind. Then start prioritizing tasks. This will do wonders to clear your head.
4. CREATE DEADLINES FOR YOURSELF. An open-ended timeline to get things done may promote procrastination. Deadlines may provide motivation.
5. AVOID DISTRACTIONS. Try to remove as many distractions as possible. When working on a chore, hire a babysitter to look after the children or step away from social media so you can focus on the task at hand. Interruptions only slow you down.
6. THINK BEFORE YOU ACQUIRE. Once you are organized you may have challenges fitting new items into the mix. If you’re getting ready to purchase something new, carefully consider its usefulness and determine in advance where it will go, and whether or not you have the space.
