OUR MARKET
Living in Southwest Colorado we sometimes take for granted the abundant beauty of the area, although we should not. Why? Well, 71.53% of La Plata County is an example. This amount of land is owned by either the Federal, State, and Local governments, or held in trust for the Southern Ute and Ute Mountain Tribes. Commonly known as “public land”, this land includes National Parks, National Forests, wilderness areas, recreation areas, State Parks, and City Parks.
What this means to those of us citizens and visitors is that only 38.47% of the acreage in La Plata County is privately owned. This is certainly different than many counties in Colorado but substantially different than many states which have the majority of land privately owned. Living or visiting the area is enhanced by the many acres of untouched mountains, hiking and biking trails, and local parks making Southwest Colorado what it is, a mountain paradise.
As to a ratio, this is 7.34 acres per resident. As Mark Twain said, “They don’t make anymore of it!” referring to land. It is a privilege for us to own property in our area. With the limited supply, the good old rule of supply and demand continues to enhance the value of privately owned real estate. This is true in our adjoining counties as well.
Looking into 2023, here is what I expect to see in regards to real estate. Existing property owners who have purchased or refinanced in the last three years will be resistant to selling because they already have an affordable mortgage compared to today’s interest rates. The Sellers who do sell are typically going to be ones that need to sell for financial or family reasons, job changes, retirement, or relocation.
The amount of new product, that is not custom built, is lower than it has been for many years which puts stress on the supply side. This forces Buyers to focus on existing, not new homes. The flow of Buyers will continue from a few primary sources. Remote workers who are still able to work from anywhere have been and continue to choose Southwest Colorado in order to relocate from the typically larger metro areas. As the Baby Boomer generation is now 59-77 years old (or young!), the younger half of this group is in their prime for securing a second or vacation home. We are also the bullseye of the target for Texas, Arizona, and New Mexico Buyers.
For potential Sellers in today’s market in Southwest Colorado, there are still reasons to sell. We have more Buyers still coming to our area for relocation as well as second and vacation homes. The inventory of residential properties is still very low, meaning with a low supply there’s stronger demand. Yes, interest rates are higher, although they have come down over the last weeks and are projected to level out. Yet many buyers have substantial down payments or even cash to purchase, and they can always refinance at a later date when rates are better.
