Spring has finally arrived, bringing with it a lively energy and vibrant atmosphere to the club. It’s been wonderful to see so many residents participating in club activities and embracing everything Indian Ridge has to offer!
Nationally, low inventory levels continue to persist which is keeping home prices stable, the median home price has risen by 5.7% from last year. Despite a slight decrease, mortgage rates remain high, causing many potential buyers from entering the market. As of April 3, 2024, the average 30-year mortgage rate was 7.05% and is not expected to drop below 6% until late in the year. Home sales saw a 9.5% increase in February 2024 compared to January 2024, which was still a 3.3% drop year over year. Should mortgage rates decrease, these trends could change, but only time will tell.
With first quarter of 2024 now behind us, there has been few significant shifts or surprises in our local real estate market. Throughout the Coachella Valley, we continue to see signs that the market isn’t crashing, but a rather more balanced market, for both buyers and sellers. As we move further into the year, we hope to see this trend continue, providing confidence to those looking to buy or sell.
This month’s sales averaged 633 units across the Coachella Valley compared to 577 units a year ago. The median price of a detached home in March was up 2.2% from last year and the median price of an attached home in March was up 8.7% from last year. Coachella Valley’s inventory totaled 2,450 units as of April 1st, the highest count since June 2020. Despite this progress, it still falls short of historical averages by 500 to 1,000 units. Traditionally, inventory decreases between April and September, indicating that the current number might be a peak number. Days on market has relatively remained the same at arounds 46 days.
After reviewing our “Country Club Home Sales” report, it’s evident that 14 out of the 19 country clubs analyzed are experiencing increases in average sales prices compared to 2023. Most clubs are also on track to match or exceed last year’s home sales figures. This trend aligns with the consistent market pattern observed in the Coachella Valley, characterized by minimal fluctuations. Looking at our “Sales Update
Report,” most city’s show an increase in sales compared to the first quarter of 2023, with the exceptions being Indio Central and Sun City. Indian Wells and La Quinta North are up by more than 50%, while Bermuda Dunes, Palm Desert East, Palm Springs Central, and Palm Springs South are all between 20% and 36%. The average sales price in the majority of these city’s has also increased, except for Palm Desert East, Palm Springs South, and Sun City.
In Indian Ridge, our community is mirroring the broader trend in the valley, maintaining consistent numbers compared to last year. For the first quarter of 2024, we saw 13 home sales, slightly down from the 16 sales in the first quarter of 2023. The HOA sold 7 homes with an average price of $1,506,885, while the PUD sold 6 homes averaging $1,397,500. The average price per square foot in the HOA is $499, showing improvement from the end of 2023 at $446. Conversely, the PUD is currently at $496, slightly lower than the end of 2023 at $501. With a more stable market, these numbers may experience minor fluctuations, but no significant drops are expected. Indian Ridge currently has 20 homes on the market and 7 homes in escrow.
Although home sales are slightly lower than last year, this season began at a brisker pace. There’s been a significant uptick in buyer activity, with buyers being a bit more discerning in their choices and willing to wait for the perfect home. The majority of buyers prefer updated homes, but we are seeing more buyers inclined to undertake a remodel as long as the asking price reflects the need for updates. Additionally, membership status, particularly for golf memberships, remains an important factor for many buyers and continues to be in demand.
Our office is always grateful for our role in the community and appreciate the abundance of support we receive from buyers, sellers, members, staff, etc… We truly love Indian Ridge and pride ourselves on working hard on behalf of buyers and sellers. So far this year our office has represented 92% of all sales in Indian Ridge totaling over $17,000,000 in sales volume.
