We hope this letter finds everyone in good health and great spirits. Summer has officially kicked off with its high temperatures and for those of us in the desert, we’ve survived record-breaking numbers –talk about a real-life oven! Let’s cross our fingers and hope we get a break from the heat in the next couple of months.
Every quarter the big question is what has changed in the real estate market and where is it heading? Well, no big shifts are expected as we move into the second half of 2024, experts anticipate national home average prices will keep increasing but at a moderate rate. The ongoing rise in prices has always been driven by a shortage of available homes which started during the pandemic. Although the inventory has grown compared to the past few years, it still falls short of meeting demand, which continues to be the main issue and is keeping pressure on prices. One of the predictions moving forward is that mortgage rates are expected to drop, please see chart for expert predictions:
We all know even the smallest decrease in mortgage rates can significantly impact buyers’ monthly payments and for sellers, lower rates will attract more buyers back into the market. This scenario could be a win for both parties and the combination of more inventory and lower interest rates have experts predicting an increase in home sales for the second half of 2024. Time will only tell if these rate cuts manifest in the next couple of months.
The Coachella Valley has experienced a slowdown in sales, which is typical for our current market conditions and the seasonal time of year. The intense market activity of the pandemic era has passed, and we now have a more balanced market with moderate home sales and stable prices. When writing these reports, it’s always interesting to see how other clubs compare and perform. Our “Country Club Home Sales” report monitors 19 clubs, with 14 of them showing increases in average sales price. This report shows average sales prices starting at 2020. If you track each club’s progress over the years, it’s remarkable to see how quickly prices climbed in a short amount of time. Most of the clubs are on course to sell close to the same number of homes this year as they did in 2023.
Indian Ridge sold 17 homes in the second quarter of 2024, with 8 in the HOA and 9 in the PUD. This is a slight decrease compared to the previous year’s second quarter, which saw 21 home sales. Prices remain steady, with the average price in the HOA up 25% from 2023 and the PUD experiencing a slight increase of 0.4%. Of the 17 homes sold in the second quarter, 16 closed at prices exceeding $1 million, indicating that prices are consistently stable in Indian Ridge. Currently, there are 15 homes for sale and 8 homes in escrow, suggesting a strong finish for the third quarter. If all these homes close, Indian Ridge will have sold more than half of what it did in the third quarter of 2023.
