DEAR INDIAN RIDGE RESIDENTS,
Hope this letter finds you well and everyone enjoyed their summer. It’s hard to believe the end of the year is coming up and 2025 is just around the corner.
As expected, this summer brought the typical desert heat, which can cause a temporary slowdown in buyer activity. The Coachella Valley is known for its seasonal market trends, and we anticipate things will pick up significantly as we move into November.
Our office compiles market data into several detailed reports, comparing home sales across various country clubs. We analyze yearto-date sales and compare them to previous years. Most country clubs are performing similarly to last year, with the exception of some highend clubs expected to close more homes than they did previously. Twelve out of the nineteen clubs have seen an increase in average sales price. The Coachella Valley overall showed a slight rise in home sales for the third quarter of 2024 compared to the same period in 2023. Sales increased by 2.5%, while the average home price decreased by 3.7%.
Indian Ridge finished the third quarter with 16 home sales: 10 in the HOA and six in the PUD. This marks the highest 3rd quarter sales activity since 2021, reflecting a gradual increase in the market after the boom of COVID. However, while 3rd quarter sales were up compared to previous years, sales as a whole are slightly lower than 2023. So far in 2024, we have seen 46 home sales year-to-date, compared to 50 at this time in 2023. A positive trend has been the rise in price per square foot. In the HOA, prices have risen from $449 to $453 per square foot, while in the PUD, prices have significantly increased from $468 to $532 per square foot. This has boosted total sales volume despite a slight dip in the number of sales. The days on market (DOM) has shown a steady rise in the HOA, now averaging 77 days. However, the PUD sees a notably lower DOM at just 20 days, attributed in part to a few homes selling before officially hitting the market. As of today, there are only 11 homes listing in Indian Ridge but as we come closer to season that number should increase.
As we transition into the final quarter of 2024, we don’t foresee any dramatic changes, but it’s important to acknowledge the typical impact of election years on the real estate market. Historically, election years
have caused a temporary dip in market activity as buyers and sellers adopt a ‘wait-and-see’ approach. However, we expect this to be shortlived, with activity often bouncing back post-election as uncertainty wanes.
The recent decline in interest rates has created a more favorable environment for buyers, especially those requiring financing. This trend is bringing new buyers into the market and stimulating demand. Additionally, with talk about further rate cuts on the horizon, we could see an even greater influx of buyers, eager to take advantage of more affordable borrowing costs. This potential decrease in rates might also motivate sellers, encouraging them to list their homes and consider purchasing another property, knowing they can finance their next move more affordably.
We are thrilled to be embarking on our 10th year as the trusted on-site sales team at Indian Ridge, and what an incredible journey it has been! Our passion for this community grows stronger each year, and 2024 has already been remarkable.
