The 27 kilometre Peninsula Link is the Mornington Peninsula’s biggest infrastructure project and will complete a missing link in Melbourne’s freeway network. Approximately 282,000 people call Frankston and the Mornington Peninsula home, with 80 per cent of those people travelling to and from work by car. Motorists will enjoy travel time savings, with a trip from Carrum Downs to Mount Martha taking around 17 minutes – a saving of up to 40 minutes in peak periods. Peninsula Link will bypass eight signalised intersections, one rail crossing and six major roundabouts. People who continue using existing roads will also benefit from reduced congestion, with traffic reductions of up to 30 per cent expected on Moorooduc Highway and the Frankston Freeway. Still on track

Construction company Abigroup is currently focused on finishing the structures and asphalting the roadway. The 25 kilometre walking and cycling path continues to meander its way along the alignment with large sections of the path now complete. The next couple of months will also see another key milestone, as the last of the local road bridges is completed at Ballarto Road, Frankston North.

NRAS. Investors - ever heard of it? Maybe you should take a look! The National Rental Affordability Scheme (‘NRAS’ or ‘the Scheme’) is a Federal Government Policy that was established in 2008 and seeks to address the shortage of rental housing and rapidly rising rents by offering a National Rental Incentive (the ‘Incentive’) to investors of new government approved investment properties. The NRAS Scheme has three objectives: - to stimulate the supply of up to 50,000 new affordable rental dwellings Australia wide; - to reduce rental costs for medium income households by making these dwellings available for rent at a rate that is at least 20 per cent below the prevailing market rate; and - to encourage large-scale investment and innovative delivery of affordable housing. What Are The NRAS Incentives For Investors? The Incentive is offered on the condition that NRAS approved property is rented to eligible medium income households at a rate that is at least 20 per cent below the prevailing market rental rate.

When property owners are receiving their council rate notices, not only are they interested in the rates bill but also the value of the property. It is important to know, however, that the value determined to your home by the council is not always the same amount you will receive if you were to sell your home tomorrow. The primary purpose of council valuation is to provide a basis for determining the property owner’s contribution to the council’s consolidated revenue.

The valuation is determined every two years on the 1st of January by qualified valuers engaged by your council. The council valuation will provide a guide as to the price you may achieve if you are intending to sell. However, you should also undertake a number of other steps to determine the value of your property. You can ask an REIV Member to undertake a market appraisal. This will provide you with the opportunity to discuss with them the factors that impact property values. When your property goes on to the market it is important to remember that prospective buyers often look at a range of homes within the same location. As such, it is wise to make an effort to understand the local market. You can do that by checking the sales results

each Saturday night at www.reiv.com. au or in the Sunday newspapers. There are also a range of websites that will provide you with information about how much properties in your area have sold for over the last few weeks, months or years. Finally, when you actually sell, remember that the demand for your home will be influenced by what other properties are for sale in your area and the number of buyers looking. This means that the marketing and preparation of the home will also influence the sale price.

By requiring a reduction on market rent of at least 20 per cent, the NRAS Scheme substantially improves affordability for tenants and provides substantial financial incentives for the investor. The 10 year Incentives that are available to the Investor of the NRAS Approved Property are as follows: - An Australian Federal Government incentive (currently (financial year 2011-2012) $7 143 per dwelling per year) as a Refundable Tax Offset (Only of the Only Positive Tax Offsets Available); and - A State or Territory Government incentive (currently (financial year 2011-2012) of at least $2 381 per dwelling per year) in direct or in-kind financial support.
