5 RENOVATIONS that provide a strong return on investment
Renovations that make homeowners and residents of a home happy are always worth the investment. Though it’s certainly true that projects that create more functional, usable space and add comfort and convenience are worth the price, such renovations are even more beneficial if they provide a good return on homeowners’ financial investment.
Returns are often cashed in when homeowners put their homes up for sale, and each year Remodeling magazine releases its “Cost vs. Value Report,” which considers a wealth of data across the United States to determine which renovations return the highest percentage of homeowners’ financial investment. According to the “2024 Cost vs. Value Report,” the following are five projects that provide a strong return on investment (ROI).
1Garage door replacement: The average job cost for this project is slightly more than $4,500 but the project is valued at $8,751, providing an especially high 194 percent ROI.
2
Steel door replacement: Remodeling magazine notes that a steel entry door replacement is worth double what it was worth in 2023. This project offers a 188 percent ROI on an average investment of $2,355.
3
Manufactured stone veneer: A manufactured stone veneer is a manmade product that appears as if it’s natural stone. Many homeowners prefer manufactured stone veneer to natural stone because of the price, as the former is less expensive and easier to install, which means lower labor costs as well. The comparatively low cost of manufactured stone veneer is perhaps one reason why it averages a roughly 153 percent ROI on an average cost of just more than $11,000.
4
Grand entrance upscale (fiberglass): Few things are as awe-inspiring as an impressive entryway, and upgrading to a grand fiberglass entrance door provides a 97 percent ROI. Components of these entryways can vary, but Remodeling magazine notes the project may entail removing an existing entry door and cutting and reframing the opening for a larger one with dual sidelights.
5Minor kitchen remodel: According to the “2024 U.S. Houzz & Home Study” from Houzz Research, kitchens were the most popular rooms to renovate in 2023. There’s no denying the appeal of a newly renovated kitchen, and homeowners considering such a project may be happy to learn that a minor kitchen remodel that costs an average of around $27,000 provides a 96 percent ROI. Bankrate.com notes that minor kitchen remodels typically keep the current kitchen design, size and layout intact, but these projects may involve painting walls, refreshing backsplash, replacing lighting and plumbing fixtures, and changing cabinet hardware and facades.
Home renovations that provide a significant ROI can make homeowners happy once a project is completed and even happier when the day comes to put a home up for sale.
How to make your home
Homeowners are spending big bucks on home renovations. Those targeting a specific home renovation likely know there is much that goes into the process from start to finish. Patience is a requisite virtue with any remodel, as even a thoroughly conceptualized plan can encounter a few bumps along the way. Although there is no way to completely remove renovation-related obstacles, there are ways to make projects go more smoothly.
Establish a clear plan from the beginning. Now is not the time to be
on the fence about details. A vision for the renovation is essential, and should include details about layout, materials, colors, and design.
Manage your expectations. Again, this speaks to a need for patience with a project but also involves flexibility. Being too rigid when choosing materials can require waiting for back-ordered supplies to come in. Wanting contractors to bend to your schedule can delay the project even further. Creativity and flexibility are key.
Renovations help homeowners customize their homes to align with their needs and wants. Remodeling may be necessary to replace outdated fixtures and features, address mistakes previous homeowners may have made, or to make a home more functional.
Homeowners often find it beneficial to hire professional contractors when they have work to be done around the house to ensure the job gets done to code and to their satisfaction. Timelines for home remodeling projects vary depending on a number of variables, including the size of a crew as well as the scope of the project.
Once a project commences, the timeline can feel endless. The following are estimates of timelines for top remodeling projects to give homeowners an idea of how long their renovation projects may last, courtesy of Renofi, a company that provides a lending platform leveraged by
credit unions nationwide to offer loans to consumers.
Kitchen: There are a lot of moving parts to a kitchen renovation, involving the services of electricians, plumbers, structural experts, and even interior design professionals. Not to mention the needs of craftspeople who can make custom cabinetry and countertops. Kitchen remodels can take anywhere from six to 12 weeks.
Bathroom: The process of a bathroom renovation typically involves demolishing the old bathroom, removing old fixtures and starting from the ground up. As with a kitchen remodel, bathroom jobs require the services of different professionals. That is why homeowners can expect three to 10 weeks for a bathroom, depending on the scope of the project.
Finishing a basement: Finishing a basement can add valuable living space

to a home. Establishing a home theater space or man cave may require installing framing, insulation, utilities, drywall, flooring, and any additional needs if the finished basement will have a bathroom or necessitate additional plumbing. A finished basement project can last one to two months. But the good news is that typically the rest of the house is livable while the work is being done, so residents will not be disrupted.
Whole home remodel: Hogan Design & Construction says that a whole house remodeling project can take anywhere from 16 weeks to 24 weeks. More involved projects can take longer.
Remodeling a home often involves a considerable investment of time and money. Knowing how long a homeowner will be inconvenienced by the work can help the household plan accordingly.
renovation projects go smoothly
Establish a budget. It can be easy to spend beyond one’s means, especially when issues crop up. It’s important to create a budget before starting a renovation, which may involve working with a local professional to help. Houzz advises preparing for worst-case scenarios by adding anywhere from 1 percent to 20 percent to the budget. Commit to sticking to the budget no matter what comes down the pike.
Assemble a good team. Thoroughly research all contractors who will be
involved with the renovation. These include designers, architects, builders, and more. Be sure they come highly recommended and research online reviews. A good team removes some stress from the project because you’ll know the work is in experienced hands.
Prepare the space for the remodel. Any work you can do will help save on labor costs and make it easier for the team to get started on the project. Clear out clutter and personal items. Ask if it would be helpful for you to handle some
demolition, whether that’s pulling up old tile, removing drywall or another task.
Have an escape hatch at the ready. Home renovations can cause upheaval to daily life, and that can mean stress on top of already chaotic schedules. If money and situation allow, plan a getaway during a particularly tough stretch of the project so the noise, mess, and disruptions will not induce headaches. Consider spending a few nights at a hotel or a friend or relative’s house to escape the constant grind of the project.
ZERO-WASTE HOME RENOVATIONS: Planning tips
Zero-waste home renovations aim to reduce waste, conserve resources and create healthier living environments. Here are a few tips for successfully planning your very own zero-waste renovation:
1Educate yourself on sustainable building practices. Stay informed about emerging eco-friendly technologies. For example, advancements in solar panel efficiency and biodegradable materials are continuously evolving.
2
Reuse whenever possible. Depending on the
project, consider opting for salvaged or reclaimed materials to divert waste from landfills and add character and uniqueness to your home.
3Incorporate energy-efficient appliances and fixtures. Choose products with high energy-efficiency ratings and incorporate water-saving features such as ENERGY
STAR® appliances and lowflow faucets and toilets.
4Implement proper waste management. Focus on recycling, composting and donating reusable materials to divert waste from landfills. Plan ahead to ensure that construction debris is sorted and disposed of responsibly.
5Collaborate with eco-conscious contractors and designers. Find a sustainable-focused building professional and communicate your zero-waste goals. Work together to identify innovative solutions that minimize waste generation to turn your home into a model of environmental responsibility.

RUG SIZING GUIDE
Rugs are more than just floor coverings — they’re design elements that tie a room together and give it warmth and personality. However, choosing the right size rug can be daunting. Here are a few tips:
SHAPE
Consider the rug’s shape and the room’s layout. Rectangular rugs typically work well in living rooms and bedrooms, while runners are ideal for hallways and narrow spaces. Circular rugs can soften angular rooms and create a cozy atmosphere.
DIMENSIONS
For living rooms, aim to have all furniture legs on the rug, creating a cohesive seating area. In dining rooms, ensure the rug extends beyond the table edges to accommodate chairs, even when pulled out.
In bedrooms, the rug should extend at least 18 to 24 inches beyond the sides of the bed, providing a soft landing for bare feet. For hallways and entryways, opt for runners that leave a border of floor space visible on either side.
Visit your local home decor stores to find a rug that adds style and comfort to your home.
5 THINGS TO CONSIDER when buying a rural property
1Accessibility. Think about how easy it will be to get to and from your property, especially during bad weather. For example, make sure that the property is on a well-serviced road or prepare yourself for difficulties if the property is located on a dirt road that may become impassable during heavy rain or snowfall.
2Community dynamics. Find out how close you are to amenities such as gro-
IInvesting in a rural property can be an exciting venture, offering stillness, space and a closer connection to nature. However, before making such a significant decision, it’s crucial to consider the following factors to ensure a smooth transition:
cery stores, healthcare facilities, schools and recreational activities. You should also consider the sense of community and social opportunities available in the area.
3Environmental considerations. Assess environmental factors like soil quality, water sources and the risk of natural disasters like floods or wildfires. Consult with local experts or agencies to better understand these factors.
4Infrastructure and utilities. Check for availability and costs associated with utilities like water, electricity and internet connectivity. Septic systems and wells are also common in rural areas, so inquire about their condition and maintenance requirements.
5Zoning and land use regulations. Research local zoning laws and land use regulations to ensure that your
intended use of the property aligns with zoning restrictions. Also, inquire about any future development plans in the area.
With these simple points in mind, you can make an informed decision when purchasing a rural property and ensure it meets all your needs and expectations for a fulfilling countryside lifestyle.
How REMOTE WORK has changed the real estate market
How people work has changed drastically over the past few years, and remote work is becoming increasingly popular. As more and more people opt for this setup, their priorities in property selection have also shifted.
BUYER PREFERENCES
In the past, many people prioritized being close to urban centers and office hubs when choosing a place to live. However, with remote work arrangements, buyers now prioritize factors such as more space, better amenities and proximity to nature. This shift in preference has resulted in fluctuating real estate values across different
areas. For instance, suburban and rural areas are witnessing heightened demand, while metropolitan areas are experiencing adjustments.
COMMERCIAL SURPLUS
It’s also worth noting that remote work has had a significant impact on commercial real estate. Many companies are downsizing their office spaces, resulting in a surplus of city commercial properties.
This surplus has led to lower commercial property values in these areas.
THE AGE OF DIGITAL TOOLS
The remote work trend has also fostered a trend of virtual property tours and transactions. With virtual tools, buyers can view properties and make offers without visiting the property. They can even close deals from the comfort
of their homes. This has made the property-buying process more convenient and time-efficient for buyers.
Reach out to a professional in your area to help you navigate these changes and help you buy or sell your property.
HOME MAINTENANCE: When to hire a pro
While there’s a certain satisfaction in fixing things yourself, some home repairs are best left to the professionals. Here are five situations when
calling an expert can save you time, money and maybe even your sanity:
1
Electrical repairs and upgrades. Electrical work can be dangerous. Faulty wiring poses a severe fire hazard — even minor mistakes can lead to expensive damage. Licensed electricians have the knowledge and tools to handle all electrical issues safely and efficiently.
2
Plumbing repairs. Professional plumbers have the expertise to diagnose leaky pipes, sewer backups and low water pressure and have access to specialized equipment to get the job done right.
3Roofing repairs. Fixing a leaking or damaged roof requires proper safety precautions and knowledge of different roofing materials. Leave it to a licensed roofer to ensure your roof is secure and
keeps the elements at bay.
4HVAC maintenance and repairs. Heating and air conditioning systems are complex and require skilled maintenance, repair and installation technicians. A qualified HVAC professional can ensure your system runs optimally.
5Major appliance repairs. Fixing refrigerators, ovens and washing machines can be tricky and require specialized tools and parts. Hiring a certified appliance repair technician can save you time and frustration and keep your warranty valid.
Hiring qualified professionals in your community can prevent minor issues from becoming major problems.

home insulation tips for this fall and winter
As summer fades and the air gets crisp, keeping your home warm becomes a priority. Here are five DIY tricks to boost your home’s insulation and keep the warmth in, saving you money on energy bills:
1
Seal the drafts. Drafty windows and doors are significant culprits for heat loss. Invest in weatherstrip or caulk to seal gaps. Make draft excluders from fabric tubes filled with rice or beans.
2Think curtains. Thick curtains or blinds act as extra insulation. Look for thermal curtains with a lining that traps heat during the cold months.
3Don’t forget the floor. Drafty floors can make your house feel chilly, especially for rooms above crawl spaces. If you have exposed floorboards, consider laying down rugs or insulating mats.
4Maximize fireplace efficiency. If you have a fireplace, ensure the damper is closed when not in use. Open dampers act like vents, letting warm air escape.
5Reflect the heat back in. During the day, open your curtains to let sunlight in. Sun naturally heats your space. At night, close the curtains to trap the warmth inside. By following these simple DIY tips, you can make a big difference in keeping your home cozy and warm throughout the autumn and winter.
TOP 10 home designs and decor trends of 2025
In 2025, home design and decor are primed for a dynamic shift. As lifestyles evolve and technology advances, living spaces are bound to reflect these changes. Here are the top 10 anticipated trends shaping homes in the year ahead:
1Sustainable living. With growing environmental awareness, sustainable design will take center stage. Expect to see eco-friendly materials like bamboo, reclaimed wood and recycled plastics incorporated into home furnishings and decor.
2Biophilic design. As urbanization continues, there’s a greater desire to reconnect with nature. Biophilic design, which integrates natural elements into interior spaces, will flourish. Living walls, indoor gardens and large windows offering views of greenery will become commonplace.
3
Multifunctional spaces. As homes become smaller and more expen-
sive, multifunctional spaces will become essential. Furniture that serves dual purposes, such as sofa beds and expandable dining tables, will allow homeowners to maximize their living areas.
4
Tech-integrated design. The rise of smart home technology will revolutionize design concepts. From voice-activated assistants to integrated home automation systems, technology will seamlessly blend into the home’s esthetics, enhancing convenience and comfort.
5Bold colours and patterns. Say goodbye to neutral palettes as bold colors and patterns make a comeback. Vibrant hues like emerald green, mustard yellow and terracotta will inject personality into
interiors, while geometric and abstract patterns will add visual interest.
6Vintage revival. Nostalgia will play a significant role in design trends, with a resurgence of vintage and retro styles. From mid-century modern furniture to art deco accents, expect nods to the past with a contemporary twist.
7
Global influences. Cultural diversity will inspire design choices, with homeowners embracing elements from around the world. Think Moroccan-inspired rugs, Japanese Shoji screens and African mudcloth textiles, which will add an eclectic flair to interiors.
8
Wellness-oriented design. With an increased focus on health and well-being, homes will be designed to promote relaxation and rejuvenation. Spa-like bathrooms, meditation corners and ergonomic furniture will create tranquil retreats within the home.
9
Maximalism. Minimalism takes a back seat as maximalism gains momentum. Layering textures, mixing patterns and showcasing collections will create visually rich and eclectic spaces celebrating individuality.
10Customization and personalization. Homeowners will seek unique, customized solutions that reflect their personalities and lifestyles. Personalization will be vital in creating exceptional spaces, from bespoke furniture pieces to one-of-a-kind artwork.
With the help of interior designers, decorators, home decor retailers and furniture makers, you can craft a beautiful home that enhances your quality of life.
PAINTING LIKE A PRO:
5 tips for a flawless finish
Abeautiful paint job can transform your space. However, achieving a professional-looking finish can seem daunting. Don’t worry! These five tips will have you wielding a brush like a pro in no time:
1Prep is key. Before you start, prepare your walls properly. Patch holes, sand rough spots and remove dirt and cobwebs. A clean, smooth surface ensures the paint adheres evenly.
2Invest in quality tools. Choose highquality brushes with soft bristles and a fine-nap roller cover for smooth application. Use painter’s tape to create clean lines around trim and edges.
3Master the loading technique. Avoid overloading your roller — aim for a light, even coat. Roll in smooth, even strokes, applying light pressure. When using a brush, don’t jab. Instead, use long, gentle strokes in one direction.
4Apply thin coats. Applying two thin coats of paint is better than one thick one. Applying multiple coats allows each layer to dry properly, minimizing drips and creating a smooth, even finish.
5Clean as you go. Take a damp cloth and wipe away splatters or drips
throughout the process. Cleaning up minor mistakes as you go saves you time and frustration later.
Visit your local paint store for advice and to get the best tools for the job.
HOW TO make a home more cozy
The meaning of the term “cozy” varies as it pertains to home decor. For some, cozy may mean intimate spaces with lots of quilts and throws. For others, cozy could indicate bright and airy spaces enhanced by plenty of fresh foliage.
Regardless of how they define cozy, homeowners typically want their homes to be inviting and comfortable. With that in mind, the following are some ways to impart a cozy vibe to any living space.
Make use of a fireplace. Flames lapping wood (or faux wood in the event of gas-powered fireplaces) can put anyone in a tranquil state of mind. Fireplaces add instant ambiance and make great places for people to congregate and engage in conversation. During warmer months when the fire isn’t blazing, decorative candles can be lit to mimic the same feel.
Add texture in the design. Texture can be anything from a raised pattern on wallpaper to a knotty area rug to a mosaic piece of artwork. A home with texture tends to create cozier impressions than one with all sleek and smooth surfaces.
Enjoy a soft rug. Although many design experts say hardwood floors or laminate options are easier for allergies and keeping a home clean, a soft rug underfoot can be welcoming. Rather than wall-to-wall carpeting, place area rugs in spots that can use some cozying up, such as beneath beds and even under the dining table.
Light candles. The warm, flickering light of candles adds cozy vibes in spades. According to The Spruce and Paula Boston, a visual merchandiser for Festive Lights, candles can be used
throughout a home to create an instant atmosphere. Exercise caution with candles and fully extinguish them before retiring for the evening.
Update bedding for the season. Crisp and light cotton and linen are cozy materials when the weather is warm. But when the temperature starts to dip, flannel or jersey bedding makes a bed that much more inviting, says Real Simple.
Invest in lots of pillows. Pillows can instantly make a spot more cozy, whether it’s the living room sofa or an outdoor lounging nook. Look for materials that are durable for the space in which they’re being used.
Think about warm lighting. The transition from incandescent light bulbs to halogen and LED is beneficial from an environmental standpoint. However, LEDs illuminate with a more stark, blue light that can seem clinical in home spaces. Look for bulbs where the “temperature” can be customized. The more the color spectrum leans toward warm light, the more cozy a space will feel. This can be enhanced by putting some lights on dimmer switches, and toning down the brightness as needed.
Install a bookshelf. Even for those who are strict devotees of e-readers, a shelf full of actual books interspersed with some well-placed knickknacks can make a room feel more cozy. Books add texture, the feel of hallowed halls and libraries, and visual appeal.
Making a home more cozy doesn’t have to be complicated. A few easy modifications can improve interior spaces.
Welcome Dr. Marissa Wheeler.
Dr. Wheeler joins the Family Medicine team at Alomere.
It wasn’t until Marissa was taking courses at the University of Minnesota-Duluth that she first considered a career in healthcare
“I knew I loved science and I loved people In undergrad, I worked in a group home for people who had traumatic brain injuries, and I just loved it. That experience solidified healthcare as my career choice.”
After earning her medical degree from the University of Minnesota, Dr. Wheeler and her husband stayed in Duluth during her residency “My training in Duluth was amazing. I was learning from providers with 30+ years of experience and taking a scienceforward approach to medicine ”
In addition to being attracted to the fields of dermatology, women’s health, and pediatrics, Dr. Wheeler enjoyed serving a much more diverse population.
“I learned a lot. I learned to simply meet people at their point of need whatever that need might be. I want to help patients be the healthiest version of themselves.”
Now coming back home after being away for ten years, Dr. Wheeler is excited to serve lakes country residents of all ages with a whole continuum of care “Each person is unique I take a holistic approach, trying to see the whole picture of care, and tailoring it for them. And I like focusing on preventive care These days, there’s so much discussion about health-related topics online, it’s hard to parse it all out. Because I take an evidencebased approach to medicine, I’m staying up-to-date on the latest drugs and treatments. If a patient asks me about a drug I’m not familiar with, I’ll look up the latest data and research findings and we’ll discuss it. I’d rather have patients ask me versus get their information from TikTok.”
Dr Wheeler, along with her husband, 6-month-old daughter, and family dog, are not the only ones moving into their Lake Geneva home.
They have successfully transferred their egg-laying chickens from their previous home in Duluth. “We’ve named each of them after foods. We have Chicken Noodle, Chicken Patty, Chicken Pie—it’s suppose to be a joke because we don’t eat them,” laughs Dr Wheeler And because there are plans for a bigger chicken coop, everyone is excited about settling into a Minnesota lake country lifestyle.
