LETTER from the
EDITOR
I
have always enjoyed this time of year—I’m not sure what it is about the holiday season. Maybe it’s the change in weather, the festive decorations, or anticipation of the inevitable indulgence in retail therapy and gift-giving. Whatever it is, each year seems to bring its own special nuances and memorable experiences.
Within this issue, we tried to capture the spirit and unique energy of the 2018 holiday season. One of my favorite articles can be found on page 84. Interiors Editor Erin Melkonian gives us a glimpse at how to make your holiday really shine this season. Included in this luscious spread is a plethora of fun, innovative ideas to take your holiday décor to the next level. You can see more of what Erin has to offer by visiting our website and perusing the extended content. Featured on the cover of this Nov|Dec Edition is the multi-talented Lisa Rinna, from the hit Bravo show The Real Housewives of Beverly Hills. Lisa was a delight to work with on set. Once again, photographer Jim Jordan expertly captured the beautiful actress and media mogul in a way I’m sure you’ll agree is totally Rinna. You can find the story on page 68. While you turn the pages of this edition, please remember to take some time to vote for this year’s Luxury Awards. Visit www.cvlux.com to cast your vote. A portion of the proceeds will benefit Made For Them. The Awards are set for January 25th, 2019 at TorNino’s Banquets, and is sure to be the event of the season. The event is already filling up and space is limited. Be sure to contact your CVLUX Account Executive to purchase your table before they are all gone! I have to thank, once more, all of our clients and readers for supporting us over the last five years. We have so much to celebrate as we embark on 2019. And remember to follow us on social media and subscribe to our newsletter online. Cheers and Happy Holidays,
David

SHAKE +STIR HOSTED AT 13 PRIME STEAK Managing Editor Lauren Barisic Photographer Don Dizon
N
ewly opened 13 Prime Steak now holds bragging rights to being Clovis’ only locally owned and operated steakhouse. Valley residents will revel in the elegant, upscale dining experience that the ladies of Shake+Stir’s ninth edition had the pleasure of savoring. Hosted by CVLUX’s Donna Ensom, Janine Stephenson, Jody Hudson, Miranda Jones, and Kim Bryant sampled an array of five cocktails, six menu items, and three unplanned desserts…because everyone was having just too much fun to leave after dinner. Once you check out 13 Prime Steak, you’ll surely be coming back, and staying longer, for dessert and one more drink, too. Named for being 13 years in the making, owners John and Falina Marihart told themselves they’d open a restaurant when their son turned that age. So when the perfect opportunity presented itself at just that time, the Mariharts teamed up with friend and Executive Chef Tommy Chavez to create a place that features American Regional cuisine. 13 Prime Steak calls their restaurant “Chef driven,” and indeed, Chef Tommy’s food is well-known and admired in the Central Valley. Only the finest quality ingredients are used in every freshly prepared, house-made dish.
L
ocated on the northeast corner of Willow and Nees in Clovis, 13 Prime Steak boasts a cool toned, steampunkinspired décor. The 16-seat bar and contemporary dining room emits an intimate sense, though the facility is, in fact, 4,000 square feet. A shiny display kitchen even allows patrons to get a peek of the chefs in action. If a private banquet room is more appropriate for your occasion, theirs can seat up to 30 guests. Just be mindful that the restaurant is closed on Sundays and Mondays. The bar opens at 4 o’clock every day, while dinner is served from 5 o’clock to 9:30 from Tuesday through Thursday, then until 10:30 on Friday and Saturday nights. As the ladies took their seats, they couldn’t help but admire the gorgeous, moody bouquets adorning the table, created by Stems at the Palatine. The arrangements notably featured blue hydrangeas, burgundy eucalypti, and green sunflowers, their dark colors perfectly acknowledging the arrival of cold-weather florals. The first cocktail was already waiting at everyone’s place setting. “Oh, that’s a good one. It really sets the palate,” mused Jody as she sipped the West Side Joe—an instant crowd favorite. The vodka base is mixed with lime juice, mint syrup, and cucumber, and is refreshing any time of the year.
Then came the Root Beer Glazed Bacon. “Hand that one to me!” Editor in Chief David Manning eagerly exclaimed. “I’ve never had bacon like this…” and that’s coming from a bacon-lover. You’ve never had bacon like this, either—the slab is a good half-inch thick. The unfamiliar yet delectable root beer glazing enhances the meat’s natural flavor, and is accompanied by a fennel and radish salad. The heavenly scent of the Crispy Lobster preceded its arrival. “I’m tempted, but I’m allergic,” Janine sadly revealed. But the ladies said they’d try it for her, and judging by the lack of Crispy Lobster left, know it won’t disappoint. The tender, bite-size morsels have a crunch, are coated in house-made pepper jelly, then served with a spicy aioli. Arguably the most festive of the evening’s cocktails, the Turkey Trott is garnished with a skewered marshmallow doused in its namesake Wild Turkey 101 Bourbon before being toasted. “It’s a nice touch,” Miranda observed. The drink was crafted with candied yams in mind, utilizing Corbin Cash Sweet Potato Vodka, Angostura Bitters, lemon juice, house-made Tahitian vanilla syrup, and holiday syrup to create a liquid version of a holiday favorite.
Chef Tommy’s Escargot was the next hit—the use of anise makes 13 Prime’s especially unique. Janine and Donna agreed it was their favorite dish of the evening. “I love that spice, and I’ve never had it like that; so unusual,” raved Donna. Imported from France, the escargot are marinated in Pernod butter, garlic, fresh herbs, and served with French baguette. 13 Prime’s bartenders are eager to craft cocktails on the fly, especially if you’re in the mood for something not on their Premier Cocktail Program—the StaceKace is a perfect example of that willingness. Creator Stacey Voss served it herself and called it “rum-forward” for its use of light and aged rums, Aperol, lime juice, house-made Tahitian vanilla syrup, and holiday syrup. Fried Grits—think fancy fries with ketchup, but better. And we recommend you eat these with a fork. Bars of grits are crisped and served with an incredible smoked tomato butter sauce. Jody loved the authenticity, and shared that this modern take on grits took her right back to the South.
What makes the Thank You Please cocktail so interesting is its process. Strawberry cream cheese is strained after soaking in gin for two days. Mixed with navy-strength gin, sloe gin, Aperol, lemon juice, agave, and mint, it’s surprisingly “sweet and well-rounded,” Janine remarked of the perfect pinkness. The New Orleans BBQ Shrimp is seasoned with house-made Creole barbeque and served with a sweet potato biscuit that’s equal parts darling and delicious. “I can’t wait to come back and order this again,” said Kim—the flavors are quite complex. The final cocktail is considered an ode to grilling gentlemen. The Tomahawk Manhattan is a concoction of bourbon, Carpano Antica Formula Vermouth, bitters, and, interesting enough, tallow. From the coupe glass to the lingering finish, “I loved it all!” proclaimed Miranda.
—44—
NOV | DEC
The star of the night’s show was finally presented: the 42-ounce, hand-cut, bone-in Tomahawk Ribeye. Beautifully marbled, Miranda described it best. “Amazing!” Seasoned with salt and pepper and cooked to preference, it’s served with steak butter. All of 13 Prime’s Certified Angus Beef originates in Omaha and ages at least 28 days. By the end of the menu tasting, everyone was so deep in conversation about holiday traditions, Christmas movies, careers, and funny stories about husbands, kids, and pets that no one seemed interested in leaving. So they decided to order dessert (actually, make that three desserts) just as owner Falina came to check on the party. The Bananas Foster French Toast, Chef Tommy’s Warm Bread Pudding, and the Chocolate Espresso Cake befittingly paralleled the sweet new friendships that were forged. With this much fun being had on a weekday night, just think of the memories that await at 13 Prime Steak as the holiday season commences.

ADOBE abode
Interiors Editor Roseanne Guaglianone, Hemisphere Home Photographer Terry O’Rourke Contractor Bob Miller, RJ Miller Construction
This charming adobe is the fifth house Randy and Liselle Hill have lived in on Wilson Avenue in Fresno’s Old Fig, which speaks to their love of the neighborhood. Interiors Editor Roseanne Guaglianone has worked with them on multiple projects. “People often tell me that I create tranquil, sanctuary-like spaces. I believe that is due to my innate ability to work with energy and balancing tension in the interiors I create. I say the spaces I create edify peoples’ spirits,” Rosanne said.
“I have loved working with the Hills over the years. Liselle has a great sense of style. I get her! We click on all levels, which made this remodel project fun and exciting.” —Roseanne Guaglianone
The sun room looks out onto two gorgeous old olive trees that Randy and Liselle brought in to grace their backyard. They often picnic under the trees.
“We wanted to honor the home and work within the footprint, so we chose to keep the feel timeless and clean, peaceful and serene. We wanted to create a home that could work well for when it was just the two of us and still be able to accommodate family and friends.” —Liselle Hill
My use of old and new in the living room creates a friendly, inviting feeling—casual elegance. The monochromatic background is punctuated by natural elements of leather, reclaimed wood, rock crystal, textured linens, carved marble, and a complimentary collection of various authentic ethnic pieces.
“And what a remodel this was! We completely gutted the kitchen, knocked out the exterior adobe wall, and enclosed the patio to create a dining room. You can see the before photos of this online at www.cvlux.com.” —Roseanne Guaglianone
The kitchen is simple and restrained. I balanced elements once again by juxtaposing an old stone vessel sink and a stripped-down old farmhouse cabinet with sleek modern surfaces and appliances. I framed a large, antiqued mirror in iron and placed it across from the windows to bring in reflected light and views of their beautiful backyard.
“We chose to remodel because we wanted to honor the house. The last major remodel was done in the sixties and the home was charming and had so much character, but it just didn’t support the way we live. We felt like we, as custodians of the home, could modernize it and ensure that it kept its spirit.” —Liselle Hill

Jack & John Harris, 1978
Harris Ranch Inn and Restaurant Executive Chef Reagan Features Editor Ann T. Sullivan Whitehurst
Harris Ranch’s history dates back to 1937, when Jack Harris and his wife, Teresa, founded what would become “An Oasis in California’s Central Valley” in the town of Coalinga. Since John Harris (Jack’s son) began pioneering the ranch’s uniquely-branded beef program in 1982, Harris Feeding Company in tandem with Harris Ranch Beef Company has made Harris Ranch California’s largest fully-integrated beef producer. Beef may be what Harris Ranch is primarily known for, but the Harris family has expanded it into an agribusiness that now encompasses 17,000 acres of prime farmland, where 35 varieties of vegetables, fruits, and nuts are grown year-round—and the Harris Ranch Inn and Restaurant take full advantage of those offerings.

he Inn at Harris Ranch, built in 1987, is conveniently located on-site, mid-way between Los Angeles and San Francisco on Interstate 5. The California Hacienda-style resort features 153 rooms, and caters to vacationing guests as well as business travelers. If you fly there, you can even land on the property’s private landing strip. Take advantage of the hotel’s verdant courtyard, Olympic-style swimming pool, and a number of outdoor hot tubs, and be sure to try the Harris Ranch Restaurant Reserve wines when you visit the restaurants. With all the dining options available, the longer you stay the more you can try! The Restaurant at Harris Ranch was one of the first to offer “farm to fork” cuisine, established in 1977. It has since grown that concept to include four culinary options for guests to choose from, each offering a unique dining experience. The newly opened Express BBQ allows visitors to grab a bite togo, but they can also enjoy their food in a casual, outdoor atmosphere. Live music on weekend nights accompanies the full, signature menu for adults in The Horseshoe Bar, which is known for its lively, energetic atmosphere. Stop into The Ranch Kitchen for breakfast as early as 6 o’clock, but know you can gather with family and friends there for any meal of the day. Then there’s The Prime Steakhouse—one of the most renowned steakhouses in the West, where Harris Ranch Beef is the crown jewel of the menu and reservations are highly encouraged. Executive Chef Reagan is at the head of Harris Ranch’s reputation as a culinary destination and respite. Chef Reagan’s story may have taken him away from Harris Ranch a couple times, but the knowledge he gained during those departures gave him invaluable experience and insight. Today, he relishes overseeing the Harris Ranch’s four dining options, whose kitchens serve an average of 1,500 meals every day. Beef is in Chef Reagan’s blood. Most of his family works as cattle ranchers in northwest Texas, where he was born and raised. Chef Reagan’s family moved out to California, where they finally settled in Hanford in 1980, surrounded by the familiarity of ranches and fields. It was then that he joined the United States Marine Corps, which was his introduction to professional cooking. The Marines recognized Chef Reagan’s talent in the kitchen immediately, so they sent him to train in the Marine Corps Service Support School, Combat Cooks, where he graduated first in his class. He then went on to continue his culinary education through the Noncommissioned Officer Food Service Course, graduating third in his class. The skills he acquired as a Marine went beyond cooking and baking; exercising discipline, organization, dedication, delegation, teamwork, and uniformity are the foundation of his culinary craft and leadership. Chef Reagan served his country for eight years, until 1995, when he decided to return to the Central Valley. It was then that he began his culinary career at the Harris Ranch Inn and Restaurant, starting as a line cook and being promoted to chief steward for three years. Chef Reagan’s first departure from Harris Ranch resulted from a move to Orlando, Florida. The opportunity to work as a line cook at the prestigious Wolfgang Puck Grand Café presented itself, and he eventually worked his way up to kitchen manager before bringing his young family back to the Valley in 2003. Upon returning, Chef Reagan worked as a sous chef for Giannola’s Italian Steakhouse and then Vida’s Steakhouse in his hometown of Hanford. But he went back to Harris Ranch as a sous chef in 2006, where he remained until he was given what he described as an offer he couldn’t refuse. Reluctantly, Chef Reagan left Harris Ranch again to work as the Executive Chef at John D’s Steakhouse in Lemoore. He recalled that, “taking the
opportunity to open a restaurant from the ground up gave me invaluable experience in the field … I have left and gained terrific experience in many other kitchens, however, Harris Ranch is the most rewarding company I have ever worked for, and the team I’m able to work for and with each day is the reason I’m still here today.” Chef Reagan’s love of Harris Ranch ultimately brought him back to the restaurant in 2008, where it all started for him. Hired this time as Executive Sous Chef, he was promoted to Executive Chef in 2015. Chef Reagan savors the opportunity to carry on the “farm-to-fork” tradition Harris Ranch is known for. With his mastery of “American Western Style” cooking, he loves to find new, innovative, and exciting ways to feature Harris Ranch Beef and its seasonal produce. “I have a deep understanding and appreciation of using locally sourced produce and creating seasonal dishes based on what we are growing right here in the Central Valley.” In Chef Reagan’s spare time, he finds immense joy in tending to his own small garden. He also enjoys photography and traveling, especially along with his three children. With the holiday season upon us, Chef Reagan has graciously shared a few of his favorite recipes with CVLUX readers here. Bon appetite!

Our wide range of styles and products newly designed by Moe’s sets us apart in the home furnishings market. Moe’s is new furniture and accents, but it is made to look unique and like it isn’t mass-produced, yet you get the efficiency of a large-scale furniture maker. WHAT MAKES A HOUSE A HOME? Houses are made homes when comfortable furniture with a beautiful esthetic reflects the character and personalities of the people living in the space. As people evolve, so do their tastes, and your home should echo that evolution. With the vast variety that Moe’s has to offer in both furniture and accents, it is easy to come back in to find that perfect piece that will continually transform your space and grow with you. BEST ADVICE WHEN FURNISHING OR REDECORATING A HOME. Focus on the anchor items and have fun with accents that can be changed out seasonally. Choose large pieces that you’ll have for years, like sofas, with comfort in mind, and consider the material composition and colors as they suit your lifestyle necessities. And if you really love something, let that be your starting point. ANY EXCLUSIVE FINDS AT MOE’S? There are lots of exclusives at Moe’s—we are unique and different from all other furniture stores. Come in and we will show you! Some highlights include our M2 Program and our One-of-a-kind Furniture line. Moe’s Home Collection’s M2 Program is our selection of best-selling products with the promise that every item included in the line will always be in stock and ready to ship from the North American warehouses. The dedicated team at Moe’s closely monitors inventory levels to ensure that our stock increases with your demand. The One-of-a-kind Furniture line utilizes antique and reclaimed items to create something totally new. This line features primarily wood cabinets, but you’ll also find consoles and some repurposed ironwork. With various finishes and treatments, every furniture piece turns out unique—whatever piece you choose will be found only in your home. TWO TRENDS MOE’S IS SEEING. Jewel-toned velvets and rose gold are very popular right now. Jewel-tones flow seamlessly with holiday décor, but it is easy to incorporate these colors into your everyday decorating through accents, such as pillows, throws, and accessories. Rose gold is definitely having a moment, and should also be used as an accent.

There is no doubt in anyone’s mind that Lisa Rinna was going to be a star one day—especially Lisa Rinna’s. “Growing up, I always wanted to be an actor. I always wanted to be a performer,” says the actress with so much confidence you don’t even bother to wonder if she’s trying to make you believe something else. “You have that mindset and that kind of goal-oriented place in you, and as I went through my life, it just opened up. You never know what’s going to come.”

It’s fair to say that growing up in Medford, Oregon, a young Rinna could have never predicted she’d be the person she is today. In addition to a successful relationship and family (she’s been married to actor Harry Hamlin for over twenty years and manages the careers of their two daughters, Delilah Belle and Amelia Gray), her credits span the gamut. She’s been a published author, a Broadway performer, an entrepreneur (her QVC line, Lisa Rinna Collection, continues to be a financial success), and a red carpet host. Oh yeah, and she’s also a household name thanks to her roles in television shows like Days of Our Lives, Melrose Place, and, most notably, The Real Housewives of Beverly Hills (which she describes as her “big dysfunctional family”). It all seems like it came easy to Rinna, who mentions the word “tenacity” when I ask what she’s learned over the years. But listen to the actress explain how she let that “goal-oriented place” become not just a dream but a vision and, well…it’s proof that hard work breeds success. “I think much like what Bethenny Frankel said— one of her first books I read was A Place of Yes; I think I’ve always operated that way without knowing it,” Rinna tells me. “And I think I’ve just always said ‘yes’ to opportunity because I always believed it would take me to the next thing, and I think that’s just always been in me.” Still, Rinna remains surprised and even humbled by her own success, especially when it comes to the fame she’s received by being a part of Bravo’s smash-hit Housewives franchise—a show she’s been involved with since 2014. Earlier this summer, Rinna and co-star Kyle Richards surprised Glee actress (and self-proclaimed Housewives superfan) Lea Michele for her birthday during a hosting stint on The Ellen DeGeneres Show. For Michele, it was an unforgettable experience, and for Rinna, it was just as memorable. “It’s always like ‘oh my god, you watch the show, I can’t believe you even watch us!’ I’m still so star-struck by everybody and feel so grateful to have a job and do what I do that I’m always so surprised that so many different people watch the show,” admits Rinna. “And it’s so fun to find out that someone I absolutely love, someone I admire and look up to as an artist or an actor, loves the show and is a fan of us. There’s just so many wonderful fans out there who watch the show that every day … people are so involved and feel like they really know you because you’re showing them your real life or a lot of it. It’s a really positive experience.” She pauses to laugh before her next words. “Obviously, it helps when people like you as a person rather than hate you—and I’ve had both! I prefer the love to love rather than the love to hate.” With Rinna’s success reaching every corner of the entertainment industry and beyond, it’s hard to ignore the impact she’s had on young actresses and influencers. Has she seen that same kind of “reach for the stars” persistence when it comes to her daughters’ careers? Rinna approaches this question thoughtfully. She sees their drive in different ways, she tells me, elaborating that, “I can’t say that either one of them is exactly like I am, but Amelia Gray is probably the closest to me and Delilah’s more like Harry in their way that they go about things. But I think it’s different when you’re a mother. The girls are very different, and we’re all so different, and we all grew up differently.”
The difference in upbringing between Rinna and her daughters is a clear contrast, and not just because Rinna came of age in a world where social media and Instagram posts were nonexistent. When she details her memories of growing up in Oregon, her voice takes on an excited tone as she explains that she got her inspiration from things like records and movies and especially dance. “I loved the ballet and I would go see the ballet in San Francisco any chance I’d get,” Rinna recalls. “We’d go to the American Ballet Theater and I loved that.” Another source of inspiration in those heydays before the internet? Magazines. “Vogue magazines and Mademoiselle and Seventeen magazine—that’s where I got my outside look at the world really,” says Rinna. “That’s kind of all we had. I remember going to my friend’s house, and my mom’s friend used to get the National Enquirer and Star magazine. And we thought that was like, the greatest thing when we were in 7th and 8th grade. We would steal her mom’s magazines and read these salacious stories.” Given her involvement in Real Housewives, one could say that Rinna is now the one providing the salacious stories to millions of fans and magazine readers—even though she cautions me, “don’t believe everything you read when it comes to Housewives!” Fair enough. What should I believe, then? “This group of women is a really strong, supportive, great group of women,” declares Rinna. “And no matter what we go through and the trials and traumas and tribulations, at the end of the day, this immediate cast and who I’m working with now is very supportive of one another no matter what’s going on. If somebody’s going through something, everybody reaches out. If somebody’s celebrating something, everybody reaches out. And I think that says a lot about working on a reality show working with all women.” While Rinna has always dreamed big, her projects have never taken a backseat just because she’s made some serious waves when it comes to her accomplishments—and, like it or not, she’s not planning to slow down. “In my dreams, I’d like to host SNL or be on SNL in any capacity,” she says. “I’d like to be a rockstar. There’s a lot of things I still would like to do. And hopefully, in some iteration, I’ll get to do them. I don’t even know all the things I want to do because they keep coming to life as we go along.” Rinna pauses to collect her thoughts, but before I can jump in and add my own thoughts, she continues on fervently. “Who knows in five years what’s happening? I believe you can keep working until your last breath, if you want. That’s what I try to instill in the kids—you don’t have to do one thing. You can do many, many different things. Follow your heart and follow your dreams. I think hopefully by watching me they go, ‘Okay, sure. If my mom can do it, I can do it.’” And if she had to do it all over again? Nothing would change. “You can’t miss any step,” Rinna says. “If I knew what I [know] now, I wouldn’t be here—that’s what I believe. You have to go through and live the life and live all the steps. So I wouldn’t change anything— it’s all good.”

he holidays are about tradition, family, love, laughter, and, of course, great design. So many of us struggle to balance tradition and design, and the end result is often unedited and cluttered. Minimize the clutter and chose some carefully curated items that add to your home’s beauty while referencing the holidays. Keep your grandmother’s antique carolers, but display them in a classy way. Maybe decorate your Christmas tree with the kids’ favorite ornaments, but skip the inflatable characters in the front yard. It’s all about balance. Great holiday design will make you feel all the holiday sensations without feeling like the North Pole exploded in your living room.
In this Fresno, California home, we took holiday styling to the next level to match the glamorous interior. We opted to nix the traditional red and green décor and went all in with golden glitz balanced with evergreen accents. The kitchen, which features white countertops, custom marble flooring, jet-black cabinets, and an over-the-top glam backsplash, needed a simple yet cheerful holiday pop. We used the client’s existing gold compote and clear vase and added jovial greens, jeweled fruit, and glittery picks. The arrangement is simple, using existing items, but oh so fun.

If you happen to have emerald-green, velvet chairs in your dining room, you’re ahead of the holiday decorating curve! Here we continued the gold and green theme and added some glossy, bright white to pop against the black and gold wallpaper. The tablescape incorporates trees with different textures, heights, and finishes to create a modern yet seasonal display. All of the items add to the room and blend seamlessly with the underlying décor— that is the ultimate trick to great holiday design. Now to a very important holiday dilemma… Do we use fake or real? Get your mind out of the gutter—we’re talking about greens! Faux greens are readily available and amazing these days, but you need to pay. Cheap faux is a designer’s nightmare because instead of brightening the space with natural color, they look like drab fire hazards. So, the moral of the story is that if you go fake, remember you get what you pay for. Spring for the best version you can find. They are worth the investment and can be used for years to come. Lastly, don’t miss an opportunity to adorn the space where most of your guests will hang: the bar. Bars are great places to use garlands and add ambiance with LED twinkle lights. The lights disappear seamlessly into the garland, providing a crisp glimmer, and will go on every night, ensuring you’re ready for a party any time!

RIVERSTONE DEVELOPMENT
Look forward to life.
MADERA, CALIFORNIA
OUR HISTORY For more than six decades, Riverstone’s acreage was a thriving patchwork of olive, pistachio, almond, and citrus trees. Our agrarian heritage lives on through parks and trails, historic remnant groves, a thematic drought-tolerant landscape, and our signature entry tower in the style of a rustic farm water tower— you might say it’s our version of a big welcome mat.
R
iverstone is a land carved from orchards, where life is definitely sweet. As Madera County’s newest and biggest master-planned community, Riverstone offers beautiful new homes from renowned builders, parks and trails, fun and creative amenities, a future on-site school, and an already close-knit community where happy homeowners are enjoying a neverbefore-seen rendition of Valley living, all just five miles north of Fresno’s River Park.
WHAT SETS RIVERSTONE APART? From day one, Riverstone was designed to be a California original. Take our first community clubhouse, for example. A one-of-a-kind venue inspired by the National Park lodges of yesteryear, The Lodge offers many family-friendly amenities, including a Gear Barn outfitter’s cabin. Highly programmed and themed parks are within walking distance of every home, such as Adventure Park and Central Bark—Riverstone’s dog park. A community farm will be coming soon. We also have a sustainable water supply. HOW ARE YOU INVOLVED WITH THE LOCAL COMMUNITY? We support our local community in many ways, but our strongest partnership is with our award-winning school district—Golden Valley USD. Whether it’s helping to construct a new playground at Sierra View Elementary, sponsoring the scoreboard for the Liberty High Valley Champions baseball team, or ensuring a safe and sober Liberty High Grad Night, investing in our youth is extremely important. We’ll have our own GVUSD on-site elementary school in 2021, with techforward, 21st century classrooms, a Library/Media Center, a dynamic sports complex, and more. WHAT’S YOUR GREATEST ACHIEVEMENT TO DATE? Earlier this year, Riverstone was named the nation’s Best MasterPlanned Community of the Year by The Nationals—the nation’s largest competition for new-home communities sponsored by the National Association of Homebuilders (NAHB). The highly regarded competition drew more than 1,300 entries from the United States and Canada, including a number of large, wellrespected national homebuilders vying for the honor.

RYAN REAL ESTATE RYAN RAMIREZ FRESNO, CALIFORNIA
OUR HISTORY RYAN Real Estate was founded by Ryan Ramirez, a local real estate professional with over 17 years of experience selling homes and investment properties in the Central Valley. The team at RYAN RE is comprised of some of the best minds in real estate. BEST ADVICE WHEN SELLING YOUR HOME When selling your home, it is important to work with a real estate professional that provides all the details it takes to get the best return on your property. Get a clear understanding of what homes in your area are selling for and how they compare to yours (remember, sites like Zillow don’t show the entire picture). Ask about staging techniques, that will help your home better stand out, marketing considerations, open house schedules, and make sure to properly disclose all details associated with the home.
R
YAN Real Estate is one of the leading real estate companies in the Central Valley. Ryan and the team at RYAN Real Estate are passionate about representing our clients to the highest standard. We take pride in delivering a wonderful client experience!
BEST ADVICE WHEN BUYING A HOME Before going out and looking, make sure to have the financial side all ready to go. Meet with a reputable/qualified lender to get pre-qualified for the best possible loan. Try to narrow down specific areas of interest, school districts, home and lot size, pool or no pool, etc. When talking with your real estate professional, try to be as specific as possible when describing your wish list. Open communication with your realtor really helps when searching for that perfect home. WHAT I LOVE ABOUT MY PROFESSION My passion is helping others! I take pride in developing relationships to last a lifetime!

TESORO VIEJO REIMAGINES HOME
Life. Unprecedented.
CENTRAL VALLEY’S NEWEST MASTER-PLANNED COMMUNITY
W
THE DEBUT OF HILLSIDE VILLAGE Hillside Village, the first of nine villages at Tesoro Viejo, will offer diverse housing options to fit a wide range of lifestyles and needs, and will feature a resort-style clubhouse, an amphitheater, and neighborhood parks along with miles of scenic trails that border natural open spaces, making Hillside Village feel like a quaint neighborhood surrounded by nature, encouraging residents to live active, healthy lives.
hen The McCaffrey Group and Lyles Diversified, the two local family-run companies with deep roots in the Central Valley, began planning Madera County’s newest masterplanned community, Tesoro Viejo, they envisioned a richly rewarding place for future generations to call home. Unprecedented natural assets were in place, including panoramic scenic views of the Sierras and a topography of rolling hills and preserved open spaces. The challenge was to amplify those elements with a thoughtfully built environment. One that would itself inspire a strong sense of community.
A BRAND-NEW TK-8 SCHOOL Opened this August for the 2018-19 school year is Chawanakee Unified School District’s Hillside School that serves transitional kindergarten through 8th grade. Featuring a science, technology, engineering and math (STEM) curriculum, as well as a college and career exploration program, the school provides students an opportunity to learn about careers in the medical field and biotechnologies. Designed as a true neighborhood school, it features state-of-the-art facilities, including a library/ media center, music room, outdoor learning spaces, and athletic facilities with gymnasium.
TOWN CENTER SMALL TOWN U.S.A. There’s a feeling you only get when you visit the Main Street of a small town, and Tesoro Viejo is building on that timeless appeal. Where everything you need and desire is in one place. ‘The Hub’ is now open with an innovative Welcome Center and AXIS, a neighborhood coffee bar and eatery, offering free-trade coffee and a seasonal menu. Across the way is the new Madera County Fire Station and Sheriff Substation. Breaking ground later this year will be a brewery and tap room. Town Center will also boast an Event Lawn for seasonal community events, like outdoor concerts and a tree-lighting ceremony during the holidays.
SURROUNDED BY NATURE The 1,600 acre-site of rolling hills and vistas has been designed to capture the scenic surroundings and natural beauty of the land, maximizing opportunities for residents and visitors to interact with its unique topography. Nature trails, nearly 400 acres of permanently preserved open space, parks, and recreation areas, plus access to the San Joaquin River, help residents live the epic lifestyle of their dreams. In the words of Tesoro Viejo, it’s life, unprecedented.

THE MATHER METHOD
LAURA MATHER FRESNO, CALIFORNIA
T
he Mather Method takes the song and dance out of your home sale—whether you are selling or buying—and replaces it with something much more reliable: the art of marketing, versus just selling, and the science to back it up. My story could be much like your own. No entitlements, I have worked my way from entry-level property manager to a national Vice President of Sales and Marketing, to where I am now as one of Fresno’s top producers.
Be open to where good intel and a fresh perspective will take you. YOUR SPECIALTY My focus is always on my clients’ needs. I have a diverse client base with needs in every spectrum of the market. CAREER-DEFINING MOMENT There have been several career-defining moments at different stages in my career. The most memorable, by far, was during our company’s IPO (UCP Inc.), where we rang the opening bell at the NYSE on July 18th, 2013. Adding to the moment...being the only female at the podium. Now that I have transitioned from corporate America to being independent and self-employed, one of the greatest moments was recently being voted CVLUX Best Realtor in January 2018. This is an absolute honor I will cherish and remember always. Just being nominated validates my hard work and love for what I do, but to win the votes of so many clients means I may have made a difference in their lives. That is the highest compliment of all! WHAT SETS YOU APART? My vast real estate experience. I have a well-rounded understanding of the market and the industry as a whole. The Mather Method is the art and science to a successful home sale! I work very hard at delivering high-quality deliverables on a consistent basis. Each client’s goals are unique, and it’s my job to determine that and to find a solution to their needs. MARKET TRENDS 2018 • All residential inventory up 18% • Median sales price is $260,000 • Cumulative days on market is 44 • Overall sales are down 14.4% compared to last year. Our market appears to have hit a plateau. We have tested the upper limits of our housing price points and, with interest rates on the rise, we are feeling some downward pressure on sales activity.
Love where you live!
