A Home for Your Retirement: How Do You Decide?

Members of the baby boom generation are now moving into their 60s and approaching retirement – a process that brings with it a host of confusing choices and decisions. For many, the first question is often, “Where will I live when I retire?” Most healthy retirees begin by taking some time to study their options and make a plan. Here are some of the many options. 1. Stay where you are. People who love their home, their neighborhood and their friends may decide to stay – at least, until there’s a good reason to move. But it’s important to be realistic. A big family home can become a burden to its residents as they age. But many empty nesters have hired expert remodelers to adapt their home to make it easy to use and maintain. Stairs often become a problem, but moving the master bedroom and the laundry room to the ground floor can be part of a solution that gives such retirees many more years in the home they love. 2. Downsize. If the current home isn’t easily adaptable, it may make sense to look around for a smaller, newer home – one designed to be easy to live in and take care of. Many retirees look for such homes in one of the two varieties of age-restricted communities: those where most residents are age 55 or older, or those where everyone is 62 or older. And other suitable homes can be found in all-age communities. And don’t forget apartment or condo living – a perfect option for retirees who don’t want to worry about home maintenance, or who plan to spend a lot of time traveling. 3. Stay nearby, move to an area near adult children and grandchildren or head for a better climate. Research shows that most retirees who move prefer to stay nearby, either in the same town, the same county or the same state. But others look at the move as a liberating opportunity to do something completely different. Some even retire to another country, where the cost of living is lower. Younger retirees often consider moving to

communities that focus on an active lifestyle, with enhanced opportunities for continuing education, cultural events or physical fitness programs that foster continuing wellness. In the past, people looked to the sunny Southern states for such communities. But these days, smart builders are locating such active-adult communities even in Northern states. 4. Plan for a smooth transition. Another choice for those who like to plan ahead is a community that offers many living situations. Most have independent cottages or apartments for active younger residents, assisted living options for residents who need some help, and skilled nursing care for residents who become frail or ill. In such a community, a resident can move from one to another with a minimum of disruption. Today’s builders and developers know that while there are 40 million people currently 60 and older in the U.S., there will be about 56 million by 2025. Many of them will find a contractor to help them remain in their homes by looking at the Helena Building Industry Associations Membership. | A wrap around front porch lends old-fashioned hospitality to this house. The Home

| Built in 1898 by local physician, Dr. Benjamin C. Brooke, this home was first occupied in 1900 by Brooke’s daughter, a school teacher, and her husband who was also a physician. The home changed ownership many times over the last century until the current owners purchased it in 1986. An inviting wrap-around porch, distinctive turret, and charming half-round shingles on the dormers highlight the home’s exterior. Upon entry, one’s eye is immediately drawn to the rich finishes of hardwood floors and oak wainscoting as well as many intricate details that lend themselves to the cozy, welcoming feel of the home. One would never guess by touring this historic treasure that it was nearly destroyed by a kitchen fire just over a year ago. While firefighters were able to quickly contain the blaze, the fire damage and associated smoke odor permeated the entire home. Due to the age and historic nature of this home, many unique challenges were faced by the experienced reconstruction team.

The interior required careful, precision demolition to maintain the home’s character and integrity. Additionally, extensive abatement of lead and asbestos were required due to the vintage of the building materials. A high attention to detail was required to preserve the historic charm. Dayspring Restoration was able to salvage the original stained glass, some of the oak trim, and a beautiful built-in china cabinet through extensive restorative processes. New trim, baseboard, and paneling pieces were milled to match the old oak finishes in the unsalvageable areas where fire had destroyed the building materials. This home was fully restored and upgraded to meet the needs of future generations, while also paying homage to the past and preserving the feel of a bygone era.

Despite all the new media options, marketers continue to put their trust in direct mail – in large part because their audiences trust it as well. In fact, research by Epsilon reveals that direct mail is the preferred channel for North American consumers to receive brand communications in nearly every product and service category, including charitable causes. The same study notes: • More than 60% of North American consumers enjoy checking the mailbox for postal mail. • U.S. consumers (73%) and Canadian shoppers (67%) prefer direct mail for brand communications because they can read the information at their convenience. Some tips on how you can make the most of direct mail: 1. Test for success. Before making the investment to deploy a major campaign, do smaller sample mailings to test your offers (dollars off vs. percentage off), creative treatments (bold graphics vs. simple images) or mail format (postcard vs. letter package). 2. Keep it simple. Over years of testing and refinement, the rules of direct marketing copy and design have emerged. Most important? Sell the offer not the product in a friendly, me-to-you tone. The most powerful word is “you.” 3. Tease your envelope. Add your offer to the outer envelope. (Open now; $10 coupon inside!) The call-to-action will likely improve your response rates. Remember: The offer doesn’t have to cost you a lot; it just needs to have perceived value with your target audience. 4. Hit your target. Not a mass medium, mail is often most effective when it’s targeted by geographic (e.g., zip code), demographic (e.g., families with children ages 2-4) or other factors, like past purchase behavior or interest (e.g., canoeing enthusiasts). 5. According to the Direct Marketing Association, 42% of direct mail recipients prefer to respond online. 8. Get creative with QR codes. A two-dimensional barcode that’s scannable by many smartphones, a QR or quick response code offers marketers more flexibility in messaging. Use QR codes to direct viewers to “premium” content, like a video, special discount offer or educational information. Eighty-three percent of North American consumers are aware of QR codes, and 47% of

those have used their mobile device to scan one, says Brand Spark International. 9. Stay current. To eliminate outdated addresses, invest in the National Change of Address (NCOA) and CASS or SERP certification processes, or ask your marketing services provider to do it for you. You’ll ensure higher deliverability in doing so. 10. Avoid duplication. Mailings addressed to Mr. Thomas Jones, Tom Jones and Miss Tom Jones that go to the same target are not only a waste of marketing dollars but also a potential turn-off. It’s another great reason to maintain your house mailing list with an eye toward purging duplicate names. With more than 30 local businesses contributing professional services, supplies and labor for the park, along with excavation work by the Mountain View Meadows construction crew and months of landscaping work by Pro-Line Curbs, the development of the park not only benefits the people who will use it but also the local economy. And as the residential community surrounding the park grows, Mountain View Meadows will continue to play a key role in providing opportunities for the building industry in Helena. “I truly think this is development done right,” said Mayor Smith. “It is unprecedented what Runkle and Ryland have done in building this park and gifting it to the city. Act Now to Protect Homeownership and the American Dream As our nation continues to recover from the housing market crisis, Congress is considering proposals to reform the housing finance system, which is the backbone of the 30-year fixed-rate mortgage. The Senate Banking Committee recently passed bipartisan legislation that would fix our housing finance system and help preserve an important part of the American Dream. Now that legislation deserves an up or down vote on the Senate floor. The Housing Finance Reform and Taxpayer Protection Act of 2014 (S. 1217) would breathe new life into the housing sector by providing a consistent and affordable supply of mortgage credit for singlefamily and multifamily housing. By providing certainty and stability to the marketplace, S. 1217 would expedite the housing recovery and allow countless creditworthy buyers who are currently unable to access mortgage credit to obtain home loans. This would prove particularly helpful to first-time home buyers and younger households, who are disproportionally hurt by today’s tight credit environment. Homeownership has always been — and continues to be — the single best long-term investment for most Americans. It is a primary source of wealth and financial security for many households, helping to provide for education, retirement and more. S. 1217 will help ensure that homeownership remains an attainable part of the American Dream by: • Ensuring that 30-year, fixed-rate mortgages remain readily available and affordable; • Encouraging more thorough, consistent and responsible mortgage underwriting; • Increasing private capital in the marketplace; and • Protecting American taxpayers.
