NSW Market Update RICHARD GEMMELL, NSW REAL ESTATE MANAGER Despite widespread continuing dry conditions, landowners continue to be encouraged by strong commodity prices and low interest rates as they wait for that much needed seasonal break. This said, parts of southern and some pockets of western NSW have received some good rainfall providing a positive outlook for harvest and livestock respectively. Land transactions continue at strong values, albeit lower than average turnover rates, with demand still outstripping supply, demonstrating the key market drivers underpinning ongoing investor confidence remain positive. According to figures released recently of farmland values by Rural Bank, the median price per hectare in NSW increased by 9.6% in 2018, the fifth consecutive year of growth. The area of farmland traded in 2018 across the state was approximately 1.58 million hectares, a decrease of 28.2% compared to 2017. The total value of NSW farmland traded in 2018 was approximately $3.4 billion, a decrease of 8% compared to 2017. Western NSW was the top performing region in 2018, reporting a growth of 50.1% in median price per hectare.
