Yes, he’s the youngest Agent in the Elders Grafton team, but Sam gets real about what really matters in Real Estate…
I would be lying if I said that there are no extra challenges being a young real estate agent and sale s professio nal. The only way you can overcome these barriers is with results. I work hard to achieve results, p roving I have the skills and training, as well as support from the Elders Office. I have had the amazing experience of working as Personal Assistant, and now alongside, elite agent Dave Dart. It has been so important to see firsthand just how strong the values and customer service is that Dave provides, and the consistent results that this continues to create . I’ve been involved in over 50 property sales in the last 18 months, working on anything from listing to selling, to reporting and admin. Coming from a retail background, and one such as Bunnings, customer service and meeting specific franchise guidelines has definitely set me up for the role I work today. I not only want the customer to finish with what they both want and need, but make the process as smooth and enjoyable as possible.
Being a member of the South Grafton High School SRC (Student Representative Council) for 5 years placed me in the vantage point of a higher tier – overviewing and establishing what is best for a larger group. Like my role now as a Real Estate Agent for Elders Grafton, I need the ability to observe and understand the needs and wants within a larger, mixed group .

I was enrolled to attend university up until 18 months ago, and had my next 4+ years mapped out. I discovered real estate and the possibilities I could create for myself. I made a life change, enjoyed it, and decide to make a career out of it . I can ho nest ly say that I haven't looked back, and am thankful every day that I found myself in Real E state. I enjoy going to work every day, and am yet to have more than 24 hours pass me by that I don’t learn something new . Elders Grafton sees the value of up to date training, and is continuing to create pathways and hold ev ents for all areas and staff within the business. With twelve months under my belt as Dave’s personal assistant , as well as the complete sales training course I have completed, I have certainly ma naged to saturate my time in the industry .
Where do I see myself in 5 years? In Real Estate. I am working hard to become an almost purely referral based agent - where people just know me , my work, and that I am the Agent they want to call . Stan Pitkin is a good example and role model of someone who has lived a successful life working in Real Estate. Dave Dart is of course a mentor to me as well. In the short term, Elders Grafton has even more training planned, including everything from real estate introductions to in-depth negotiatio ns and marketing . Elders Grafton is a member of the Real Estate Academy – a Lee Woodward company. Just this week, the entire sales team is attending a two day ‘Complete Sales Perso n’ course ; a Super Coach workshop, in Brisbane. It’s o pportunities like this that make s the Elders Real Estate Grafton team what it is.

Professional marketing is by far my favourite aspect of selling in Real Estate. Teaming strong p ro perty write ups, professional photography, marketing techniques and my own professio nal knowledge - seeing it all come together – that is what excites me most about a sale. I view each new listing not as a challenge, but as a project with foundatio ns that need to be completed in order to achieve the best result. The thrill i s in the build. In the eyes of a Buyer, perception is reality. Using these elements and focusing on creating the strongest and most accurate fo undation concretes the potential of each listing to all potential buyers.
Friends have asked me how I will stay happy having not ventured out to the city to live and play. Although Real Estate agents never really get a day off, I have eno ugh down time to not only keep my mind fresh, but I make sure that I get away from The Valley every so often, bringing back with me an invigorated sense of self and new life experiences to add to my personal and professio nal workings. 18 NOV 2015 The poor old Grafton Bridge isn't exactly aging gracefully but who can blame her? She has been supporting cars, buses, trucks, trains, boats, bikes, pedestrians and a water main for almost 84 years! On top of that, she has had to weather the daily criticism of motorists who lack patience and the ability to negotiate a bend or two. Having lived in Grafton for my entire life, I see the bridge differently to a lot of other people, I look past the bends and I can see the beauty. For the better part of 30 years I have driven over, walked across, rode across, swam under and jumped off (don't tell mum) this beautiful bridge. I've seen the fog sitting on the water at sunrise, I've seen the sailboats at sunset, I've gazed in awe as floodwaters crash against the pylons and yes, I've even waved at the train driver as the XPT zooms past. Although this structure has been causing residents & councillors frustration for many years, there's no denying that we are all a little proud of our bendy bridge and why shouldn't we be? It was the first bridge of its kind to be constructed in the world, it has National Engineering Landmark status & has played a significant role in Australian engineering history. Love it or hate it, Grafton's bendy bridge is not only an essential part of daily life for many Clarence Valley commuters but a unique showpiece of our town and one I wouldn't change for the world.

Learning to Trust A brief history of Trust Accounting Words by Elders Property Management Agent Ben Holder
18 NOV 2015 The idea of trusts is believed to have eventuated around the time of the Middle Ages. As knights sought to protect and preserve their estates during their likely lengthy absence, they would transfer the legal ownership of their estate to a third party, such as a close friend. Knights would do this under an agreement whereby it was understood that ownership would be transferred back to the knight upon his return from his absence. With this agreement it transfers legal title empowering the transferee to manage the estate effectively and to enforce the rights of the estate against all parties while the knight was away. It was found that in most instances, a returning knight would reclaim ownership of his estate without any difficulties. However, there would be occasions when the person or transferee who had managed the estate as the knight's "trustee" refused to relinquish ownership, despite the agreement between the two parties. In this time, unfortunately for the knight, the agreement he had made with his trustee was not deemed to be legally binding in accordance to the English common law. The Court invariably asserted that the person with legal title over the estate was indeed the outright owner. As disputes over ownership became more prevalent, separate rules of Equity developed in parallel with the English common law so that a beneficial interest in property could exist alongside a separate legal interest. While the common law rules provided for clarity and certainty of result, the rules of Equity applied principles of justice and conscience. Using these new rules, the Court of Chancery began to make a distinction between the legal and equitable ownership of an asset. This meant that it was then possible for one person to legally own and manage an estate in the best interests of other persons, without that owner actually deriving any benefit (financial or otherwise) from the estate himself. This separation is the underlying concept upon which a trust is based.

18 NOV 2015 When I moved from Mount Isa to Sydney in 2008 my Mum in the UK couldn’t wait to let me know that the Sydney Harbour bridge was a copy of one she knew well – the Tyne Bridge in Newcastle. The Tyne Bridge, she told me, was just slightly longer than Sydney Harbour Bridge…
I’m not sure where she was going with this. Was I meant to see the Sydney Harbour Bridge as some kind of colonial upstart, or was she drawing parallels between where I came from and where I had landed up? I wasn’t worried and just assumed that the Tyne Bridge was longer than the Sydney Harbour Bridge, because my Mum told me it was so.
In recent months I made another move, this time from Sydney to the beautiful Clarence Valley. Not long after arriving here I was told that when it was under construction, the Grafton Bridge was competing against the Sydney Harbour Bridge to be finished first. Again, I didn’t question this statement of fact – why would I do that as a newbie in the area?
Then I was asked to write a bit about myself so that you could get to know me better, and because I’m not a writer I had to think about what ties my Pommie roots to my previous Sydney life and now my new life in Grafton. Bridges!

That’s when it all fell apart. My Mum was wrong for a start. The Tyne Bridge is only 1242ft long and is dwarfed by the Sydney Harbour Bridge at 3770ft. Then I looked into the Grafton / Sydney Bridge race, and found nothing online or in the library to back up this story, and even if there is some truth to this rumour, they were completed almost 6 months apart - not exactly a photo finish! If anyone reading this has some information about this bridge race I’d love to hear from them.
One fact that I did discover in my research, is that the Sydney Harbour Bridge, Grafton Bridge and Tyne Bridge were all built by one engineering company, Dormer and Long, and all within the space of four years.
The fourth bridge in my tale is the long awaited new bridge for the Clarence River in Grafton. I am lucky to have arrived in Grafton at a time when major infrastructure developments are taking this region into the future. I’m keen to see how our community benefits from all these changes.
The final bridge in my tale is the Victoria Falls Bridge in Zimbabwe, and it is included here only because I was asked to reveal a bit about myself. You’ve learnt that I came from the UK, and that I have lived in some weird and wonderful places (including Africa). But what you didn’t know until now is that I bungeed jumped over the Zambezi River!

The reserve price is the minimum sale price that the seller will accept. If the property doesn’t reach the reserve price, you can negotiate with the seller after the auction.
