ALUMY CREEK Alumy Creek is a small rural area on the northern outskirts of Grafton along the road to Lawrence. The area is named after the water course that flows through the region being Alumy Creek. The Creek is now dammed and joins the Clarence River at Southgate which was originally an arm of the Clarence River flowing through Grafton splitting the area known as Westlawn from the city centre of Grafton in times of flood. The Alumy Creek Reserve at 465 Lawrence Road features a one teacher school and residence which operated from 1872 until 1969. Located in beautiful surroundings, it has been fully restored to capture the charm of a classroom of its era. Now being run as a museum, opening times are Monday mornings 9am - 11am, other times by appointment.

If you are intending to buy at auction, all the above-mentioned must be in place. Auction day is final. If you turn up to bid and you are the highest bidder past the reserve price (on-the-market price) you are the instant owner awaiting settlement of the property.
STEP 1 – Provide Agent with your full details The actual purchase price you will be paying for the property
STEP 5 – Review contract of sale with solicitor or conveyancer and submit your 10% deposit for exchange

STEP 2 – Confirm your time frame available to do any investigations Find out if the property has a deadline on it, such as auction of other offers from interested parties.
When conditions of sale are all met ie. Pest and Building report and formal finance, it is time to review and sign the contract of sale with your nominated solicitor or conveyancer. Be sure to have your 10% deposit already cleared in your agencies trust account for progression to exchange of contracts. On exchange of contracts the sale is then binding.
In Summary Preparation is the key. Understanding the steps of sale and having everything in place is imperative to reaching your property goals. Whether you are considering purchasing this property, or another in the near future and in need of advice, please feel free to contact myself or any of our team with questions that you may have.
