Sold by the piece and hand assembled on site by a qualified contractor, proper reinforcement is key with the installation of this tension-based system. Whether installed from ceiling to floor or within cabinetry, this wine racking system is equally stunning. The vertical cables are available in two lengths (10’ and 20’) that can be modified on site. Clients also have the ability to design their system to store fewer than the maximum number of bottles in order to highlight features behind or beyond the system such as stone work or accent walls. MIKEL TUBE WOODEN DIVING BOARDS


T

he more difficult a high-end product is to attain, the more originality and uniqueness it possesses. The wooden diving boards by Mikel Tube certainly enters this category. What once started as a single project has now become a full time activity with customers all over the world. Years of experience are the foundation of their quality and constant innovation. This makes them unique - and the last of their kind remaining. Each board is handcrafted and can be personalized to your wishes. The specific design could be created by the very pure and light surface with a solid backbone which is invisible due the particular assembling. This allows Mikel Tube to change the length of the board to your wishes. Winner of the Los Angeles International Design Awards in 2014 for the Revelation 1 model and now competing with the new Derover 1 model, a certain success. In 2020, the Derover 1 was launched and immediately got the attention of the industry. Some describe it as a piece of art. The boards, with an average weight of 220 pounds, are packed in special designed, reusable crates. The pandemic led to a worldwide crisis in aviation and with less space available, ocean freight is also now offered as a possibility for the patient customer. But the COVID-19 pandemic also brought some challenges that were less expected. The ban on travel makes it difficult to have photoshoots at the exotic places where Mikel’s customers reside. Instead, the team at Mikel Tube will reach out to their existing customers in 2021 and request that they enter the world wide competition for the most beautiful project. immie Martin has been an established luxury brand since 2004. Based in London, United Kingdom, Jimmie Martin’s main focus is on hand painted pieces of furniture. They are best know for transforming pieces of furniture into unique one-off pieces that become personal to their clients. The majority of their pieces made today are commissions. When placing a commission, the client has an extensive choice from a wide range of frames, fabrics and finishes, all while being guided through the process to ensure the right pieces and the right finishes are chosen. The team at Jimmie Martin is happy to discuss any type of projects with you and work towards a proposal that will fit your individual requirements. What is the profile of the owner for Belgrave Place? This client is a 35 year old single female, who has several properties around the world. She has a huge interest in art, fashion and she travels a lot. She is also an investor in several art / fashion / property businesses. The client purchased this property seven years ago but had never lived in it. Whilst being out of the country for the past few years, the client had initially hired another interior design company to refurbish this apartment but on her return she came back to something she was not happy with. It was all very boring and bland, especially for such a grand property in such a prime central London location. So she asked if we could help her finish her home and make it as she wanted it, as she was clearly struggling herself even though she knew what she liked and what she didn’t like. Jimmie Martin was introduced to the project and basically started again, taking away features that the previous designers had just installed, to become more coordinated with flow to suit her taste and lifestyle. The entrance hall is generous in size, both width and height, therefore making it feel very light and airy. Jimmie felt the space could take a dark teal against the dark wooden floors for a dramatic start to the apartment. Just off the entrance hall are now a pair of oversized hand carved doors in to the dining room. This is a decadent space with deep button pink velvet dining chairs, perfect for long intimate dinner parties. The client’s photography was the perfect backdrop for this space. The walls and brick work has been painted a dark shade of grey to give it a more moody feel. A black and white geometric pattern specially made of carpet was made to make a statement. A theatrical bottle green velvet curtain draped to one side of the window adds another pop of color and texture, contrasting against the painted grey brickwork. It bounces off the modern staircase monochromatic carpet which leads you upstairs. A large glass chandelier hangs like a large earring close to a pair of love chairs in teal velvet making the space feel more club lounge like than an entrance hall.


Sitting Room This space was originally the kitchen and dining room, but it was moved down to the ground floor to make space for a living room/TV room. The room was all white with a recently installed but dated stone brick wall put in with a fireplace as a big feature wall. We needed all new pieces for this space to make it a cozy room, a specific request from the client. The extra deep purple velvet sofa we designed and had made for the space. At five meters long it can host a lot of people and ends up a great entertaining casual but comfortable space. We decided to get rid of all the white walls and ceiling in the room and focus on the client’s bright and fun artwork and the most comfortable sofa ever. With the very dark walls and ceiling and dark spotlights each item in this room stands out and becomes a piece of art on its own whether it’s the sofa, or a special artwork or even the bookcase or the staircase. We created a very warm and comfortable entertaining space for the client whether it is to snuggle up on the sofa and watch a movie, or to sit and have drinks with friends. We chose to coordinate it with the rest of the house by using venetian blinds as window treatments in all the rooms to soften each space and allow for flexibility with the light coming in as well as for privacy. Kitchen We created a large enough kitchen for the clients use and needs but it didn’t need to include a dining area as the dining room was right next door. There are now plenty of useful worktop surfaces creating a light and airy feel. Exposing the bare brick wall and using muted color tones we created a more arty and urban feel to make sure that the kitchen design wasn’t neglected and fitted well in with the rest of the property’s style We painted one wall petrol blue which links to the hallway while concealing a secret door into the separate preparation kitchen and staff quarters.




Master Bedroom Suite This was a very important and special room for the client. We wanted to create a space where she could come home and feel cocooned from the outside world in a glamorous space fit for a princess where she could relax and just be. A dreamy, cozy and comfortable space. Pale grey painted walls, with grey straight drapes on each window for extra warmth and the clients most favorite color… pink! We used a more dusty pink and her other favorite pattern.. leopard! Master Bathroom Black painted panelled wall with black mosaic. Special made mirror bathroom cabinet with a basin. The Venetian mirror can be ordered from Jimmie Martin. White Guest Bedroom The only thing the client wanted to keep in this room was the turquoise Cavalli bedspread and pillows and the vintage movie poster she had on the wall. This is the only room we decided to keep the stark white walls and play with the contrast of the bright color injections in the floral Cavalli throw and pillows. We introduced more colors such as the soft pinks, turquoise and greens and broke it all off completely with black and white geometric rug to give a modern overall feel. The aim was to create a modern, luxurious and fun room but still relaxing and a place to escape. White Bathroom We used wallpaper by Kelly Wearstler from one of her old collections to tie in the geometric pattern from the bedroom. Accents of turquoise were also used to add to the contrast.


Downstairs Hallway We wanted to create a hallway that didn’t just become a corridor to connect the bedrooms. So we painted all the walls and ceiling a dark grey and covered the walls with parts of the client’s art collection to create a gallery-like space. With spotlights highlighting each piece of art it creates a moody and glamorous feel. There used to be a wooden staircase with a big glass banister linking the ground floor with the lower ground floor, which we had carpeted in a vibrant deep purple. The glass banister was gold leafed to give the extra sharpness and a kick to the space, along with three white neon tubes for the extra cool factor. Artworks including Peter Blake. The client loves her newly designed duplex apartment and says it has made a complete difference to how she feels there and how she uses her home. Jimmie Martin has now been asked to work on the clients’ other homes. Jimmie would call this interior design a very eclectic artsy style that breaks some of the rules of interior design. Most Breck Ironworks clients want a BTU rating (the level of heat the fire feature puts out) of 150,000 to 300,000, Whatley said. “A 300,000 rating can generate temperatures up to 800 degrees,” he said. A Portable Option For The Van Life…And More The Portable fire pit model means it’s possible to take your fire with you to relaxing campsites, tailgating parties, river rafting trips and more. These 12-inch diameter fire pits have adjustable flame height and heat output and are even designed to hold a pot or pan for outdoor cooking. They look realistic, too, with textured logs, branches and pinecones. “You can bring it along for an overnight trip and use it for ambiance and warmth, or use it as a cooking platform,” Whatley said. “We’re seeing people also buy them for smaller spaces, like a small deck at a townhome. They’re also really popular among van campers and RVers.”

Jojo Anavim New York City based artist Jojo Anavim has established his body of work stemming from a background in graphic design and brand development. Previously a creative consultant for brands such as W Hotels, and Universal Music Group, Anavim crossed over fulltime to fine art in 2013. Two lifts give access to a private lobby and lead to a hallway with triple height volume and a panoramic window overseeing the river Thames. From here one can enter a double height space used as a private office overseen by a reception room on the upper floor. The rest of the floor 22nd floor provides private accommodation including 4 bedrooms all with en-suites and dressing rooms. The upper floor is

laid out for entertaining in an open plan way, winding itself around the core of the building. The terrace is reached by the helical staircase; it is one of the highest points in the area and occupies most of the entire floor plate of the tower. Outside seating and dining is supported by an outside kitchen and connected to the lower floor by dumb waiter. To achieve a unique interior design many items are bespoke, have been designed by us, and made specifically for this project. The main entry gives access into a triple height hall of exciting dimensions, in its heart the helix staircase with its glass balustrade. In its center hangs a bespoke sculpture of 200 porcelain leaves in bone china and 14k gold luster by Haberdashery. The leaves hang in varying lengths from the 8-meter-high ceiling, like a swarm of leaves in the wind. TG-Studio has added a curved wall into this space creating the hall and a private office. Each wall segment contains a lit display recess and a bespoke curved sofa covered in luscious dark red velvet. The curved wall opens in its center and in line with the eye of the spiral staircase it leads into the front room. Each recess showcases a lit glass sculpture made by polish glass artist Adam Jablonski.


A Bespoke writing desk and bench (three complementing fabrics) has a sand colored inset leather detail just as the leather armchair. The set of armchairs are of an Italian design upholstered in velvet and a bouclee fabric which means it is looped and extra soft for that luxurious look and feel. The bar unit is bespoke with lacquered eucalyptus veneer on the doors. The aubergine feature joinery has a ripple effect lacquer and displays a grouping of ammonites. TG-studio designed two recessed shelving units in dark stained oak with highlights backing in classic Hermes colors. TG Studio designed and dressed the mezzanine space as a welcoming, relaxing and calming room with a focus on art and sculpture. A feature and unique 3.4m long sideboard separates the hall volume from the rest of the room- overlooking the private office. The sideboards are also unique, minimal in appearance and discreetly featuring a marble detail doubling up the vertical members. Ample space for collectables and other things to display. The central sofa is positioned to take in the view and covered in a luxurious mix of two fabrics, burgundy velvet and another Hermes fabric inspired by equestrian blankets. The coffee table is made by Julian Chichester in bronze and steel, its shape mixes the square with a soft round base. In the heart of the entertaining floor is the only square shaped room, the dining room. TG designed a very special table ‘broken’ into two parts, oval in shape and of very comfortable proportion - it easily sits a party of 10. The real reason the table is in two parts was purely to get it into the apartment but the broken design allows for 2 smaller tables should the occasion dictate. The curvy break is intended only to be a few centimetres wide. The dining ware is from Vera Wang, a unique design of gold floral prints on china, the glasses and carafes are too, a rather minimal design with a unique cut line in crystal. The main feature is the bespoke joinery, the wine bar unit. It houses 2 Sub Zero wine fridges and ample storage for the wine enthusiast. The finishes are stained oak, veined marble and antique mirror.




In the TV room, the fabric scheme was inspired by the late 19th century British designer William Morris who often used greens and orange in his beautiful wallpapers. The bespoke sofa follows the curve of the floor to ceiling windows. The joinery unit, housing the 80 inch TV and surround sound system, offers ample storage and is finished in bronze and dark oak. The side tables add an eclectic touch, one offers a top made out of blue Achat stone, the other has a brass base in the shape of a bush with an acrylic top. A half oval oak table has been added to the very stylish kitchen surrounded by five blue leather upholstered dining chairs. The master bedroom design is aiming to achieve a similar soft and feminine touch as the private office. The headboard joinery grounds the room and adds storage and a luxurious feel to this amazing suite. The smooth dark stained oak framing is nicely contrasting the textured multi-colored fabric, a good setting for the super King size bed. Wall lights and bedside table lights add to the lighting moods within the room. The side table in similar colors is made out of glass and looks like a construct of jewels. The make-up table is from a Portuguese joiner and made in solid brass, gloss lacquer and internally pear wood.


At the other side of the building are the other bedroom suites 2 and 3, each featuring tall headboards and large king size beds. Bedroom 2, which has a more masculine tone, contains an aged plum leather upholstered armchair with a curvy side table. The bedside tables are inspired by antique suitcases. The armchair in Bedroom 3 swivels and is upholstered in a black, gold and white fabric from Hermes. The dressing table is made out of brass and two types of stone. It is a rare match of a white veined marble with a green marble. A delicate oval mirror fits with the more feminine décor of the room. The bedside lights are made out of mouth blown glass. The bed in the smaller Bedroom 4 is covered with a Chanel type fabric by Elitis matched by a linen fabric. The bed side tables are bespoke in oak with a leather detail. TG-Studio.co.uk

37 WEST 10TH NEW YORK BY REBEKAH CAUDWELL DESIGN



N

ick & I found 37 West 10th St (between 5th and 6th Avenues) in 2012 and immediately fell in love. It was in a desperately dilapidated and crumbling state, like some wonderful mansion in Havana, or a Dickensian stage set; a spiral staircase almost hanging from the second floor down to the parlour room. The 42 foot long parlour with its 12 foot ceilings was one of the first rooms we saw and pretty much single-handedly sold the property to us. The basement floor was dark & a little eerie, with soil floors, cables hanging like vines everywhere, and partially open stud walls. But its potential, with its beautiful proportions, serene light, peaceful outlooks and large sash windows was clear and I got that butterfly feeling; the adrenaline that kicks in when you know you have found the right one. We were home. The house was divided into seven apartments, but it was clear it should be brought back to its former glory and be reintegrated into one. As always with sensitive restoration we felt it important to allow the past to shine through but also encourage it to speak of its own time. So we actively chose areas to be more contemporary, such as the carriage house Kitchen (a later addition), which we connected back to the main house. Whereas the Parlour we wanted to be richly redolent of the past.


Color is my first passion, and my springboard in design. So, we juxtaposed dark moody rooms such as the Parlour against the dazzling bright white of the Kitchen, with its 20 foot ceilings and 25 foot wide skylight, which looks up into the trees. The Romans played these visual juxtapositional games as both an intellectual, emotional and a spiritual exercise. In the Caracalla Baths in Rome for example they varied the tempo and the volume room to room, so you never quite knew what one space would transition into. It not only provides spaces to match your needs but keeps you alive to the dynamic of your own home. It also serves as a reminder that you interact with your environment on a physiological level, and that it informs mood in a very real way. Anyone engaging with the house for the first time enjoys these surprises of space and light. The palette of the house (as almost always with me, however hard I try) oscillates around the blues and greens primarily. Taking F&B’s deep inky rich Hague Blue as the primary trim color, and teaming it with brass hardware, set the house on a specific track. It is rich and calm and interesting and elegant all at the same time. We opened up many walls on the ground and parlour floor to allow air and movement through the property, to bring light into naturally dark areas and to allow the outside in, the possibility of connecting to nature - if only in a modest urban way! We also excavated a whole new Cellar level to provide the play hub of the home, with cinema, Rec Room, Wine Cellar & Spa.




Finally art is always part of the picture for me - I taught History of Art for 3 years in Italy which was heavenly! It is one of my great passions and we love to support young and developing artists. Our collection does not represent any who’s who or even a particularly astute knowledge of the art world (too baffling to try!). It is simply about who and what we have connected with at times in our life, whether a color, a mood or an idea. We have works by Natalie Frank, Bradley Theodore, Patricia Traub, Rachid Bouhamidi, Pieter Hugo, Beth Carter and Philip Thomas. So we have paintings, and drawings and photographs and sculptures throughout, along with books and the special pieces that make up the story of your life. For me these final elements are what gives a house soul and a touch of magic. It has been a passion project, taking nearly 5 years in total, for numerous complex reasons, unfortunately including the serious ill-health of my brother whose care I took over. Nevertheless, we continued the project. Nick was the mainstay, ensuring that my creative vision came to light. Over the 5 years we nurtured this house, watched it develop and we are proud of the final result. For us it was essential that, though a relatively large house, at 10,000 sq.ft, it felt like a home; that there are spaces of calm and repose and cosiness. Areas in which to feel grand in a ball-gown, and nooks to curl up in in track pants! And for me as a designer, living, breathing, cluttered (though curated) comfort is always more important than minimalistic austerity. The greats such as Axel Vervoordt handle minimalism in a most beautiful and spiritual way but I was born a maximalist and I shall no doubt die one! RebekahCaudwell.com

Research tells us when natural elements are integrated into interior spaces, and inspirational, mindful places are designed, the result gives us live and work environments that are productive, welcoming, and less stressful. The design concept carried natural elements inside with Zen sand, live green walls, waterfalls, stream like motion to the floor, light woods, and reflected light for a sense of peace and serenity. This design style, Earthy Modern, is an eco-lux organic style highlighted by simple lines and natural patterns. Warm mid-century furnishings, classic accents, and a color palette of green, gold, cream, and ebony complete the look.


The Interior The Lobby presents the first view of the open layout all the way through to the pool lounge. A terrazzo floor is bordered in brass and leads you along a pathway to strategically connect all seating zones. As you experience the space, the concept of Alone Together is evident with lounges that show a sense of separation and privacy. At the entrance, you are greeted by oversized orb shaped pendants of glass and bronze that define the Concierge on one side and the Beverage Bar on the other. These light sculptures make a statement as if they are floating in the space. Built-in curving desks of warm wood tones show off illuminated stone tops of white quartzite agate. The Fireplace Alcove features an architectural wall of vertical wood panels with ebony banding. A threesided linear glass fireplace sits prominently like an art piece. You can’t help but notice the oversized swivel wall sconces, inspired by a fishing rod, that offers a full 180-degree swing motion, for a warm glow in the lounge. Lounge chairs in alligator black and green herringbone patterns, provide flexible seating. Gold leaf feather sculptures add natural interest. The Library Alcove is in complete symmetry features a similar wood paneled wall. A built-in bookcase with a curved ledge functions as desk space. A curved sofa defines the lounge and an aluminum cast coffee table creates surface space at varying heights with unique, organic lily pad shapes.




The Point, considered the primary focal area of the space, is illuminated by the elliptical detail that radiates from the ceiling and shows off that grid-like pattern. Golden waves of layered decorative chain hang from the ceiling cutout and add drama. The Bar Banquette sits directly under the central point with a tailored curved seat and wooden base. Leather strapped lounge chairs and cubed wooden tables add a cool factor to the space. The white marble Bar was designed with seamless waterfall details and includes upholstered brass bar stools with green chevron and black alligator fabric. Behind the bar is the Experiential Wall, with a nine screen 150” monitor that will show images of nature when not in use. A green wall adds life to the experience of bringing nature indoors and when fully grown, will showcase a variety of blooming green tones. The Media Lounge, the ultimate gathering place, features a big screen TV that is surrounded by polished mosaic tile. An art display of square light boxes showcases organic, abstract agates of black glossy metal and mirror material. A sectional wraps around the space for casual comfort and a waterfall table and cozy swivel chairs add to the modern aesthetic. Custom felt dividers create a privacy screen while visually keeping the space feeling open. The pool table is carefully placed front and center to promote a sense of activity at all times. The custom pool table is a walnut tone with taupe felt. Circular pub tables with black stone tops and bar stools allow more seating with unobstructed views. Designed as study spaces when working from home or conducting a Zoom call, the Work Pods are side by side alcoves designed in the shape of a leaf profile with upholstered felt back and green leather seats. A TV monitor is included along with a quartz table and a brushed gold accent chair. A three-ring pendant provides just enough light. Vibrant colors are intentional in the indoor/ outdoor Den, offering nostalgia and whimsy. Cushion comfy sectional surrounds the curved, wall mounted fireplace, while unique furniture accents add natural elements like bird cage inspired chairs and a bright yellow tulip chair. Hanging lanterns, basket light fixtures, bird feet tables, butterfly wing photography tells the story of a garden. I

f you have ever been down to the coast of 30A, you will understand its overwhelming appeal to many. The water is clear blue matched with perfectly white sand. Multiple beach towns cover the coast but one stands out from all the rest. Alys Beach, a high profile community that has drawn attention from all over the world due to its architecture. These custom fortified homes are all of a cohesive white stucco exterior with a European architectural spin. The cobblestone streets take your mind out of Florida and into the roads of Italy. This is what enticed Glen Oxford and Rozanne Jackson to add a home of their own. Together, the Nashville architect and designer have taken the high design in Alys to the next level. Beginning in a charming storefront in Franklin TN, Rozanne entered the home design industry through her curated selection of candles. Now over the past 24 years, Rozanne has risen to be one of Nashville’s most sought after designers with 2 retail locations in Tennessee. Her sense of timeless style with one of a kind pieces allows her client’s home to reach their full potential and last for years to come.


Rozanne’s clients range from some of Nashville’s biggest country music stars all the way to new custom builds along the Alys Beach coast. When designing this home with her husband, Rozanne knew this was not going to be like her other projects with clients. “We were able to brainstorm and dream together from the very beginning. Every step of the way, we were able to collaborate and bounce ideas off of each other in a way that you can’t always do with other architects/ builders/etc. This was our home with no outside limitations which is something that we don’t typically see in our everyday business projects.” This property sits alongside the popular Alys Beach Calina Pool, which Glen concluded that the front entry of the home had to be dramatic. A soaring tower was created and within it lies many custom details created by Glen himself. “The front entry tower was created as the main focal point of the exterior. I wanted the height of this tower to create interest for people passing by with a variety of custom details inside. The copper pendant light that hangs from the tower is a custom design I created with a local Nashville artisan. We also designed the tile’s star shape that you will actually find accented throughout our home in various materials.”




Upon entering the home, an overwhelming sense of balance fills the space. Neutral furnishings are paired with French limestone and French oak floors by Francois & Company. Each vignette falls into high design all while maintaining a subtle coastal feel. “When selecting our fabrics and furnishings, I wanted there to be a relaxed style to each space. In Nashville, Glen and I are constantly on the go at job sites. When we came to this home I wanted it to be a change of pace. A place to come, unwind and be creative!” Rozanne expresses. After spending some time in their home, you can see just how well Glen and Rozanne’s designs complement each other. With the fast growth of Nashville over the past few years, the two have found themselves at work on some new and exciting projects. “We recently completed a job that we were both on in the popular 12th South area in Nashville. This home was another great success that we are excited to share more on soon. We also have two projects within the next year where we’ll be able to work together. These will be an opportunity to really push both our creative designs to new levels!” Glen states.

I

n 1969, Maya Romanoff found his calling in a tie-dyed T-shirt. Originally from Chicago, Maya attended the University of California at Berkeley at a pivotal moment in the 1960’s, studying Anthropology and Art. His post graduate travels to North Africa and Europe cemented his developing philosophy that art should be an integral part of everyday life, while exposure to the couture houses of Paris spurred his interest in textile design and fashion. Enter Woodstock and Maya’s discovery of the intriguing technique of tie-dye. His amazing fabrics swept tie-dye into the realm of couture and subsequently went beyond draping bodies to draping entire buildings creating large scale installation art. Maya began to experiment further with surfaces, creating floorcoverings, entire fabric room environments and of course, wallcoverings. As an artist, inventor and chief creative officer of Maya Romanoff, Maya created a company culture that continues to foster a sense of community and artistic expression. His study and practice of Zen Buddhism was influential in his philosophy of making “uncommon art.” Throughout the company’s evolution, Maya’s founding vision of transforming modern design by combining ancient artistic techniques with the latest production technology has held strong. Pushing

technological boundaries allowed Maya to turn his affinity for organic beauty into marketable, avantgarde surface coverings. At the age of 49, Maya was diagnosed with Parkinson’s and devoted his free time to memorizing Shakespearean sonnets, singing and spreadsheets. He never stopped pushing his company to create and to grow. In 2002, Maya’s wife and partner, Joyce, took the helm, along with their second generation, to steer the company into the future. Two additional Modern Venice Homes are due to be completed in June and July 2021, each in a distinctly different style to fit within the neighborhood’s Venice vibrant and unique vernacular. Each home is a self-contained oasis that preserves the character of the community, featuring front gardens that open up directly onto the walk street. The Modern Venice Homes collection is represented by Mauricio Umansky of The Agency. “The Modern Venice Homes are the culmination of our family’s legacy,” explains Ron Harel, Principal of M.E Development, the family-run boutique development company behind Modern Venice Homes. “We deeply understand and respect

this community and its artistic culture and history, which is why we felt it was so important to partner with world class designers and architects like Joan Behnke and Abramson Architects to create something really unique that would stand the test of time. We’ve owned property in Venice since the 1990s and we believe in the long-term value and resilience of this entirely unique community.” The Historic Modern is a fresh expression of the tradition of the California cottages prevalent in the Venice community juxtaposed with a modern vernacular inspired by historicmodern architecture often seen in Europe. Abramson Architects designed the home to express and explore materiality, shape, and light. In an unprecedented move, an original 1907 cottage was lifted and transported in order to preserve it. Every detail was restored or replaced with alike through a collaborated effort with a certified historian and the Office of Historic Resources (OHR) which works to protect, enhance, and revitalize the City’s historic places through its comprehensive preservation program. This was the first time that a house was moved on a Venice walk street. The two volumes meet seamlessly to create a handsome modern dwelling that provides all the comforts and amenities of the Abbot Kinney lifestyle without disrupting the neighborhood’s history and character.


“We challenged ourselves to design something that would embody the old and new,” said architect Trevor Abramson. “What makes Venice so unique is that it’s a diverse patchwork of architectural eras and styles. This presented a rare opportunity for Abramson Architects to design three side by side residences and to truly add something distinctive to the existing urban fabric. ” The 2700 square foot 4-bedroom, 4.5-bathroom home features a stately gourmet kitchen designed for entertaining and healthy living including a full suite of smart appliances including steam oven, architectural fixtures, and a stateof-the-art beverage station with ondemand hot, cold, and sparkling water, indoor garden, and more.




The master bathroom features a private spa with smart steam shower. Throughout the home, bold black and white tile provides pattern and visual interest, including bold striped grand staircase. Dual living rooms offer expansive living space, a rarity in a Venice cottage, and a light-filled sunroom looks out onto the front garden and the famed walk street. A ground-floor guest suite that opens onto the motor court at the rear of the home is designed to be a flexible space, easily customized into an office, guest room, or a gym with a private entrance. “Because the Venice lots are so unique, each one having their own architectural character, as well as having such a fun, central location on the walk streets, we were excited for the challenge to explore designing in this iconic neighborhood” said interior designer Joan Behnke. “We chose eclectic and refined finishes to celebrate this home’s unique history. Bold patterns and modern metalwork add intrigue. This home is warm, modern, and absolutely bespoke.” Two more Modern Venice Homes are currently under construction adjacent to the Historic Modern. The Scandifornian Modern is a nordicinspired but California-born residence due to be completed in June 2021. The Farmhouse Modern offers an alluring new perspective on an enduring classic and is due to be completed in July 2021. All three homes are designed by Joan Behnke & Associates and Abramson Architects. This marks a series of firsts for Venice, which sits squarely in the middle of the highly competitive Silicon Beach residential real estate market. “The Modern Venice Homes represent a series of firsts for us and for Venice,” adds Harel. “This is the first time that three new houses have been built side by side, and it has been years since a new house has been sold on a walk street in Venice. It’s also the first time Joan Behnke & Associates and Abramson Architects have designed three consecutive residences together. PLAZA 18 DISCRETE LUXURY IN THE HEART OF VEJER BY NICKY DOBREE

p until now Nicky Dobree has been synonymous with luxury Alpine chalet design and most recently very high end residential design. Most recently she has turned her attention to Plaza 18, her first hotel design in collaboration with Vejer’s Hotel La Casa del Califa. Set in the former 19th C merchant’s house Nicky Dobree has taken inspiration from this elegant building and brought new life back into this Grand Dame by respecting its history, but also lifting its character to provide an enriched experience for the modern traveller. Working with local trades and craftsmen, this building, which dates back to 1896 and stands on the foundations of an ancient 13th C Arab house, has been entirely restored using authentic organic building materials where ever possible. Nicky was determined to restore and re-use as many of its existing features as possible. The original black and white floor tiles were therefore lifted and re-laid on newly levelled floors. The Montera (large glazed roof lantern over the entrance patio) was carefully dismantled and repaired to its former glory, which now floods the entrance foyer with light. The stone staircase and balustrade were also completely restored, as was all the metal work around the entrance gate. Many of the original shutters and windows were also restored along with the building’s front door. Meticulous care and attention to detail has been maintained throughout the refurbishment of this important historic property. Nicky felt that her role was to curate this elegant old building and to bring it a new lease of life, enhancing its beauty with style and a subtle creative twist.

Plaza 18 has been a true labour of love with the inevitable obstacles of planning, working abroad and within a listed building. The trials and tribulations of restoring an old building and the rules and regulations that needed to be adhered to, to convert it into a commercial venture, has meant that the project took two years to get through planning and a further two years to compete. Whilst the details adhere to the classical principles of the house, there is comfort and elegance through every door. Every room has a story to tell and contains pieces that have been lovingly curated by Dobree from around the world. This is evident from the moment you enter with the oversized black and white mirror by a South African artist which makes a dramatic statement in the entrance. Dobree designed the bespoke console to sit beneath the mirror that complements the monochromatic entrance scheme. In the patio whilst your eye is drawn up to the Montera and the wonderful central staircase you cannot miss the large scale butterfly painting sourced from an antiques fair. Stepping into the sitting room there is nothing more welcoming than a well-stocked drinks trolley, an honesty bar which can be enjoyed by guests at Plaza 18. Standing proud above it is a painting of Admiral Lord de Saumarez who fought at the Battle of Trafalgar (a short drive from the hotel) alongside Admiral Lord Nelson. Leading off the sitting room is the main terrace with views across the old town, sierras and coast line. On a clear day the North African coast is visible. It is here that guests can relax in the Andalucian sunshine with a drink.


Tall black bespoke doors with circular brass handles designed by Dobree create drama and continuity throughout. Behind each of these doors are interiors that are intensely layered and so inviting that everywhere you turn is a visual delight. Here you will discover more of Dobree’s curated pieces such as a Japanese Boro Kimono or collage painting by Peter Clarke. All the bathrooms have been beautifully designed using Spanish floor tiles and bespoke marble vanities with Lefroy Brooks deco style fittings echoing the elegance of the house. The attention to detail is reflected in every aspect of one’s experience here. Dobree worked with a renowned perfumer to provide bespoke toiletries that have been specially formulated to create a signature scent for Plaza 18 and that are soft and subtle on the skin. The scent is inspired by the aromas that perfume Vejer, orange, bergamot, lavender and geranium. The base of olive oil and almond that nourishes the skin is local too.

he luxury real estate market saw a meteoric transformation since the onset of the pandemic, with high net-worth home seekers realigning their priorities and lifestyles, fleeing dense cities for warmer climates and open spaces. Home prices have reached record highs in many cities due to increased demand, and diminished inventory continues to build fierce competition for single family homes. In Florida, focus is on properties with increased square-footage, access to the outdoors, and “secluded” amenities. “Wealthy buyers are looking for real estate makes them feel like they are in a cocoon of their own,” said Liz Hogan, Compass’ #1 agent in Florida four years running. “A home that caters to this lifestyle and offers a sense of security and resort-style living are most highly sought after.” Turnkey Homes Florida experienced a rapid influx of buyers fleeing from areas including the Northeast and West Coast, settling in less dense areas from Miami to Naples. Looking to relocate and settle in quickly, they sought out turnkey trophy properties. “There is a shortage of homes, especially for luxury and new construction, and buyers are willing to pay a premium,” said Angel Nicolas, founder of The Nicolas Group, who recently sold a new build in Coconut Grove for $1 million over the asking price. “We are positioning listings to create bidding wars and a seeing a sharp increase in off-market deals.” For many buyers, the focus is on fully furnished residences to avoid the hassle of needing to hire a designer and wait for furniture to arrive. “Having a home that is decorated and ready to move into trumps just about everything else these days,” added Dennis Bowers, who leads The Bower Group in Naples. “Buyers are looking for a completely move-in ready home with very minimal effort required.”


Waterfront Waterfront has always been the most desirable location to purchase property, and in South Florida buyers get their pick from oceanfront or bayfront. “The Miami lifestyle is all about being on the water, either from your backyard or by boat. Our top assets are the year-round warm weather and stunning waterfront properties,” said Dina Goldentayer, Douglas Elliman’s #1 agent in Miami who recently sold her 50th house on the coveted waterfront Venetian Islands. She says the influx of buyers from the Northeast and California are all looking for an iconic Miami home and the perks that come with it – sunset views, dockage, and ample yard for entertaining. “There is a limited amount of waterfront inventory and an overwhelming demand for these coveted properties,” says Goldentayer whose primary area of selling is in Miami Beach. “In central Miami Beach there are 700 waterfront homes and likely just as many buyers in the marketplace at any given moment.” Outdoor Space + Resort-Style Amenities With more time being spent at home, space to play is paramount. From sprawling backyards and terraces with expansive pools and summer kitchens, demand for ‘self-contained’ amenities that can be enjoyed in seclusion have increased exponentially. “Clients are looking for properties that can be customized to their hobbies and needs,” said Jeff Miller, a top ONE Sotheby’s International Realty agent with more than $1 Billion worth of luxury property sales. “They want these amenities to be available privately, right in the comfort from their own home.” In-home movie theatres, home gyms, yoga and meditation studios, and spas are on the checklist. Miller says he recently worked with a buyer whose requirements included enough land to build a paddle tennis court for himself and a treehouse for the kids, while another client built a miniature soccer field. “We have re-established the term ‘live-work-play’ because so many people have designed homes where they can do all three.”
