Ellicottville Planning Board Meeting, held Monday evening October 22, 2012, included a presentation from Andy Gow of Nussbaumer & Clarke, Inc., on

Proposed site plan of Gestion Blueberry Lake subdivision

behalf of 8232602 Canada Inc., and Gestion Blueberry Lake Inc. of Montreal, Quebec, Canada. The pre-application conference and presentation was for a proposed subdivision at the 1,100 acre site of the former Poverty Hill ski area. The initial phase offering, as presented to the Planning Board, is for 144 acres and 24 lots – 21 of which are five acres each with private wells and septic systems – accessed by a private road off of Poverty Hill Road. The road has yet to be engineered, and may

change from the above-shown drawing, as setbacks and a detailed topographic survey are incorporated. Gestion Blueberry Lake is responsible for Blueberry Lake close to Mont Tremblant, Quebec. Blueberry Lake consists of 50 freehold properties of between 2350 and 3250 square feet, all located on individual plots of at least one acre and set within nearly 300 acres of land. The development features tennis courts, swimming pool, spa and an

extensive network of hiking and biking trails. Blueberry Lake attracts visitors year round from Montreal, Ottawa, Toronto, the US and around the world. It was chosen as one of the Best Canadian Developments by Homes Overseas and has won numerous other awards such as the Grand Prix of tourism and has been awarded the Tripadvisor Certificate of Excellence. It is thought that a similar approach will be taken to the development at Poverty Hill although exact details have yet to be released. The Canadian developers will have to provide a letter from the property owners, stating that See Poverty Hill Page 4
