Welcome back to VICINITY, Douglas Elliman’s inside look at the exceptional offerings of New York City’s Upper East Side.
With last year’s inaugural issue, we sought to capture the spirit of a locale that’s built on unparalleled breadth and depth, layered with a unique cultural richness and polished with international prestige. With this edition, we pay particular attention to the neighborhood’s vibrant culinary scene and converse with long-standing members of the community—from a fashion and style editor to a beauty startup founder and more.
The Upper East Side is more than a series of blocks; it’s an amalgamation of ideas and identities emanating from the individuals within. This includes restaurateur Daniel Boulud, who has reopened his beloved Upper East Side icon, Café Boulud, and chef Rōze Traore, who imagines spectacular meals for private clients in the neighborhood and for galas at the Guggenheim Museum. Both have lent their voices to these pages.
We’ve also looked to some of our own experts: leading agents with insight from their lived experience. For VICINITY, they’ve brought us into their ecosystems: the diversity of residential options they inhabit or work with, the coffee shops and grocery stores they frequent, the local businesses they support.
We have had so much fun traversing this quintessential New York City neighborhood—dining at the range of restaurants we document here, popping into the art galleries that we recommend and exploring residences that make the Upper East Side so special. For personal tales of life in the enclave and insider recommendations that lend texture to the market, read on.
There are an astonishing 25,000 restaurants peppered throughout the five boroughs of New York City, from pizza shops to Michelin-starred fine dining establishments and all that’s cooking in between. Each distinct enclave found within Manhattan’s Upper East Side features a slice of that culinary breadth, depth and diversity, with delectable options from every gastronomic origin and for everything from brunch to date night to Sunday dinner.
New restaurants like the reservationrequired Casa Cruz or the acclaimed Japanese omakase spot Tokugawa are a buzzy draw for locals, savvy domestic tourists and international travelers alike. But it’s the roster of time-tested Upper East Side icons—JG Melon, The East Pole, Philippe, Sushi Noz, Elio’s and more—that defines the neighborhood’s indisputable gourmet allure. Not only have these staples navigated the city’s fickle food trends, they’ve maintained regulars—some for decades.
It’s impossible to speak about the longevity of the Upper East Side culinary scene without first mentioning French chef and restaurateur Daniel Boulud, who, in late 2023 reopened his legendary Café Boulud—with an all-new design in a brand new location on the Upper East Side.
“Creating a new home for Café Boulud has been my priority for the last year,” Boulud says. “I feel fortunate to bring it back to the Upper East Side.” Boulud originally opened the establishment in 1998, five years after he wowed the world with his neighboring two Michelin star restaurant, DANIEL. Now, his revitalized Café Boulud concept demonstrates the staying power of the neighborhood (and Boulud himself).
As a counterpoint to the elevated environs of Café Boulud, the beloved bar and grill
JG Melon is low-key and convivial but warrants the same amount of admiration. “My husband Jack and his partner, George Mourges, started the business in 1972. They are the J and the G in the name. They just wanted to open a saloon with food and keep it affordable,” says JG Melon owner Jaine O’Neill.
“From the day they opened,” she continues, “they had all types of people. Because of this mix, it’s become generational. That keeps it a place that people want to come back to. Everyone feels at home.”
Coupled with that sense of community is dedication from the staff, a lot of whom have been there for a very long time. “Their commitment to JG Melon is what makes it the unique place that it is,” O’Neill says, “and has allowed it to move forward through some challenging times. I think customers walk in and feel that bit of magic that Jack and George created 51 years ago.”
JG Melon’s blend of a pint of beer and a classic burger, or a well-made martini, all
in a small, historic space, isn’t a vestige of the past—it’s been a signpost that’s led to countless other restaurants testing this very formula around the city. Still, no one has done it better.
The recipe behind the success of Elio’s, which opened back in September 1981, is similar to that of JG Melon in that founders Elio Guaitolini and Anne Isaak wanted a simple, classic menu served in a comfortable environment with friendly staff who know about their long-time customers. Today, this is exactly what guests find upon arrival.
“Perhaps one reason for its staying power is that it has remained a family-owned and -operated business with traditional service—no computers—and consistently prepared good food,” says Guaitolini’s widow, Colleen Croft. “Each night there are many specials featuring seasonally available items. Anne goes to the Union Square Farmers Market to select local produce for special salads and side dishes; and I bring fresh seafood in from Montauk for weekly fish specials.”
In a spectacular townhouse on 81st between Fifth and Madison, Sistina’s offerings are a bit different than that of Elio’s and JG Melon. The owner, chef Giuseppe Bruno, moved into the space in 2016 after Sistina’s long run (starting in 1983) on Second Avenue.
“I think this location is important to our success,” Bruno says. “The Upper East Side is surrounded by museums; the Central Park Conservancy, run by some of the city’s most influential women; and also art galleries. It helps that Sistina is part of the residential nature of the neighborhood, too.”
Bruno says that 80% of their dinner guests are regulars. “We know them and they know us,” he adds. Partnerships with The Met also lead to 30 to 40 person celebrations of exhibitions. For lunch, Sistina draws in audiences from the neighboring museums, as well as a high percentage of their usual locals, too.
“Creating a new home for Café Boulud has been my priority for the last year. I feel fortunate to bring it back to the Upper East Side.”
—Chef Daniel Boulud
Service certainly unites all of these restaurants, as well as other celebrated spots like The East Pole, Philippe, the Upper East Side outpost of Sant Ambroeus and many more. And cuisine across all of them, despite the variation in culinary style or the chef’s background, is guaranteed to be fresh and flavorful. Ultimately, however, it’s the sense that each of these has been established for the neighborhood itself that is of the greatest importance—and that undeniable Upper East Side character is desirable to locals and visitors alike.

Tristan Harper has spent his whole New York City life—upward of 32 years—on the Upper East Side. For more than 20 years, he traversed 63rd Street, residing in four different apartments in three different buildings. Afterward, he moved just two blocks north to a co-op on Park Avenue, a location he still calls home today. Harper is a top producing agent and an award-winning broker. Most recently, he received the highest trade/peer recognition by being named “Agent of the Year” by the Real Estate Board of New York (REBNY).
What is appealing to you about the Upper East Side?
The feel of the Upper East Side is sophisticated, comfortable and cultured. In that sense it feels very European to me. Since I come from that part of the world, it’s the closest to back home. It’s primarily residential and quieter than many other areas. It’s clean and safe. It offers many nice little stores next to luxury designer boutiques, the choice of quality restaurants, quaint caffes, world-class museums, all within walking distance. It feels like a real neighborhood. It is a combination I call European chic.
Have you found a community on the Upper East Side?
Absolutely! Most of my friends live here, and clients too. I’ve met many in the neighborhood. While not all are native New Yorkers, we all adopted the Upper East Side as our New York home.
What about younger residents moving in? What does the Upper East Side have to offer them?
Having brokered countless transactions in the area, I observed an interesting trend among Upper East Siders. Many who were raised on the Upper East Side chose to leave their uptown childhood homes to live in downtown neighborhoods. Others start their careers in midtown and wish to live closer to work. But, several years later, in their late twenties or early thirties, many decide to come back to the Upper East Side. They go back to their roots. They feel they are returning home. That’s the appeal.
Could you describe your neighborhood if you were to walk out your door?
From my home I see are the Park Avenue Malls. They’re beautifully landscaped and they change seasonally. It’s either the trees decorated for the holidays, or the tulips in the spring, or the colorful mums in the fall. There are often outdoor sculpture installations by some of the world’s most renowned artists. Two blocks North is the famous Park Avenue Armory with amazing cultural programming throughout the year. Two blocks west is my “backyard,” Central Park. Everything is close and easy to reach.
Do you have personal recommendations you’d like to share?
For outdoor activities, Central Park is a must. Expansive, well maintained and with so many options to stroll, run or just lounge. For everything else, that comes back to our sense of community. New Yorkers tend to live within five to ten blocks from their homes. We all have our local dry cleaners. Our brunch spots.
Our neighborhood hangouts. There are so many I could mention, but everyone picks their own. Every community has them.
For someone looking at NYC from the outside, what might the Upper East Side offer them?
The Upper East Side is primarily a residential area, and the largest one in the city. The real estate choices abound. There are homes for everyone’s taste and budget. From starter apartments in smaller buildings to grand prewar co-ops, from new condos with amazing amenities to traditional townhouses.
What about the architecture of the Upper East Side?
This is another element that makes the Upper East Side so desirable. Some of the most beautiful architecture from different periods and styles are here. Stately prewar buildings overlooking Central Park, or stunning new high-rises throughout the area, as well as many historic mansions along quaint side streets.
Is there anything you feel like people need to know about living on the Upper East Side?
It offers a unique blend of convenience, culture and upscale lifestyle. It is among the most affluent, yet one of the more affordable areas in the city to live in. It is where the real estate saying “location, location, location!” applies the most. It is safe. It is welcoming. To many, myself included, it feels like home.

A visionary multi-hyphenate, Rōze Traore is just as well-known for his work as a private chef and culinary curator as he is for his modeling career—where he walked the runway in the debut menswear show for Hermès in New York City and more. Traore studied at Le Cordon Bleu and worked at both Eleven Madison Park and the NoMad Hotel’s acclaimed restaurant. It’s his exclusive private events on the Upper East Side that grant him a distinct vantage point of the neighborhood.
Can you tell us your Upper East Side story?
I have a deep affection for and personal history with the Upper East Side. In fact, much of my time is spent on the Upper East Side these days, at art galleries and at the Guggenheim, where I recently hosted a dinner and the debut of my art exhibition series. Many of the private events and bespoke dinners that I’ve curated over the years have taken place on the Upper East Side, and there’s always such a sophistication about these gatherings. Hosting a dinner at a prewar Upper East Side townhouse is one of my favorite backdrops. The kitchens are well-equipped and the diners appreciate the beauty of my food.
Can you describe what it’s like heading to the Guggenheim for work?
To me, this area of the Upper East Side is the essence of NYC. It’s charming, neighborhood-centric and many of the people have lived in the area for decades
and they really respect their surroundings and community. It’s beautiful at all times of the year, and the seasons really offer inspiration for my work as I look around the tree-lined streets. There’s almost a European vibe to the cafes, which is often a nice respite from the hustle and bustle of the rest of the city.
What do you think are the most appealing attributes of Upper East Side living?
It’s the great restaurants, cafes, community, long-standing relationships, culture and the proximity to Central Park.
Do you have personal recommendations?
I am a big fan of dropping in to Mediterraneo or Elio’s for a bowl of pasta. I also love The Mark Hotel and Bemelmans for a cocktail. The East Pole has always been a favorite as well. And, if you want to get fancy, how can you beat Daniel? For culture and art, it’s obvious, but an afternoon at the Guggenheim or The Met is really transformative for me.
You had a big 2023. Can you talk about what you’ve been up to professionally and what your hopes are for the year?
In January 2023, I opened my debut hotel, La Fourchette de Rōze, in Grand Bassam, Côte d’Ivoire. It’s been an amazing inaugural year for the property, along with the launch of our artist residency which has since graduated Marcus Singleton and Makhtar Diouf, resulting in amazing paintings. At the end of November, I
hosted the residency’s first art exhibition at the Guggenheim. I plan to take this show on the road, hosting exhibits around the world in 2024. This past January, we also kicked off the musical part of our residency, with a number of musicians joining the residents and performing live at La Fourchette. What a way to kick off the year!
Where did your passion for food and cooking come from?
I grew up all over the world, spending time in Côte d’Ivoire, Paris, Washington, DC and Seattle. Because we moved around a lot, the consistency of homecooked meals and tradition was a comfort and something I always leaned into. As a teenager, I underwent open heart surgery to treat a congenital condition I was born with, and while recovering, I turned to the kitchen as a hobby and way of healing. You could also say that it was in my blood to become a chef; my dad was an offshore fisherman in Alaska, and he had a real passion for cooking seafood in his down time. When it came time to choose a career path, becoming a chef was truly an obvious answer. I am particularly attuned to fine details, and this has served me well working in fine dining and owning my own business. Now, as I parlay my cooking experience into roles within the arts, the two fields intertwine really nicely and play off each other in fascinating ways.

A seasoned expert in Upper East Side real estate who was distinguished in 2023 as one of Real Trends’ top 1.5% agents nationwide, Suzan Kremer has a deeper connection with the neighborhood. Having been raised on the Upper East Side and intentionally choosing it as the upbringing grounds for her daughters, Kremer has resided in both Carnegie Hill and Lenox Hill. Her distinct viewpoint not only enables her to grasp the charm of the neighborhood, which she refers to as intrinsic, but also empowers her to communicate this allure effectively with her clients.
What are the most appealing attributes of the Upper East Side?
Stepping out of my home every day gives me a vibrant burst of energy. I love the sight of people, their pets, the hustle and bustle. No matter where I travel, I still don’t get the sensation that I feel daily from this vibrant community. The experience of living in this neighborhood is distinct and unparalleled for me.
Do you think that the Upper East Side fosters community?
While New York City boasts a plethora of communities, there is no question that the Upper East Side fosters its very own. There are an array of residential housing and commercial properties that come together, fostering the cultural arts, multicultural dining experiences, selection of health care, shopping choices, etc. The Upper East Side has established itself as a unique enclave.
Why has the Upper East Side transcended generations?
From charming studios to spacious four or five-bedroom layouts, the neighborhood offers a variety of housing options, including co-ops, condos, new developments and numerous rental buildings. For the younger generation seeking diverse activities, from spacious parks, to fine dining and affordable eateries, as well as cultural experiences, it’s all available here for their enjoyment.
What does the neighborhood you live in look like? What does it feel like?
After residing in Carnegie Hill on Park Ave in the ‘80s for 33 years, as empty nesters our families’ priorities changed. With space we no longer needed, we downsized and now enjoy similar treelined streets, a charming atmosphere with beautiful architecture and parks, as well as numerous activities, making us feel consistently engaged and
connected to the city. The Upper East Side constitutes an array of diversified areas that accommodate the lifestyles and cultural activities one desires. The Upper East Side serves as my playground, providing options to explore all aspects of our great city.
Would you like to share any recommendations?
We have so many exciting choices here in the city. I personally love going to the museums. I have favorites within a radius of a few blocks: the Metropolitan Museum of Art, the Guggenheim, and the Neue Galerie. For good dining and people watching, I have a couple of favorites such as Le Bilboquet, Avra, Fleming, Amaranth, Polo Bar, Sant Ambroeus, Orsay and Primola. There are also cozy ones like Via Quadronno.
Is there something that you want people to know about Upper East Side listings?
Co-op dynamics are evolving, and over the years have changed with the addition of numerous features such as enlarged fitness facilities, wine cellars, lounge areas and other new amenities that meet the needs and demands of our customers. Residence living choices include pre-war/post-war rental apartments, co-ops, condos and townhouse living. The neighborhood just can’t be duplicated in other parts of the city.

What are the most appealing attributes to Upper East Side living?
I love the neighborhood feel of the Upper East Side. My family all lives here. I have two young daughters. We’ve created such a warm community with other parents that live here, even our husbands have become friends. We’ve really created a nice group of people that we can rely on.
Paint a picture of the neighborhood you live in. What does it look like?
When I walk out my front door, it feels so homey. Everybody says hi to one another. It doesn’t have the hustle and bustle of Times Square. There are trees. There are playgrounds. We have a dog and there are dog parks. It’s user-friendly for my lifestyle.
Would you say that the Upper East Side defies stereotypes?
As a young mom, I wouldn’t want to live anywhere else. It just feels like it’s the best of both worlds: you have access to amazing programs for the kids and within a few blocks of where you live, you will find something to do with your whole family. Everywhere I go, I bump into someone I know and I love it.
Can you shed some light on your listings?
Because I grew up here and because my network is really on the Upper East Side, that’s probably 75% of my business. I love helping first-time home buyers find their apartments. I think that’s so exciting because it’s the biggest purchase most of these people have ever made. I love helping people like me, who are growing their family and need more space, who might be moving out of their current home because they need another bedroom. We can go find them their dream home. I also love helping with estate sales. These sales require extra love and care because I am helping when families are selling apartments after they lost a family member and they want to find a buyer who will love a space as much as their family member did. The space has a history and connection for them.
Is there anything extraordinary of note?
There is so much history on the Upper East Side. One of my recent listings is in a historical building where Jackie Robinson had an office at one point in time. 17 East 63rd Street is a duplex apartment within a limestone brownstone. It is almost
5,000 square feet. It has a ballroom-sized living room and a ballroom-sized bedroom. You almost want to wear a ballgown to sit on the couch and watch TV. It used to be a single-family home back in 1901. Over time, it became a co-op. When you enter, you are transported back in time.
Do you have any thoughts on UES architecture?
I love pre-war. Pre-war architecture got it right. You have high ceilings and closet space. You have square rooms, which are the perfect shape for decorating. The Upper East Side has that history, which you just can’t duplicate.
Is there something you feel like people need to know about the Upper East Side?
We are getting all the cool new restaurants. They’re opening here. You get so much more for your quality of life. And yes, you’re close to Central Park but you’re also close to Carl Schurz Park. It’s a well-kept secret.
Do you have any personal recommendations you’d like to share?
One of my favorite restaurants is Elio’s. I went to school with Elio. For Mexican, Toloache is my go-to. I love to go back to many of the same places. Alice’s Tea Cup is a really cute place to take my kids. It’s like a little tea party. When you have two kids under five, you find your places. We also order in. We love Delizia for pizza and Bagelworks for bagels. Bel Ami is the best hot chocolate and coffee and sugar cookies, which our kids all love.

The Style News Editor at Hearst’s illustrious Town & Country magazine, Isiah Magsino is acutely attuned to developments in the worlds of style, art and design. An etiquette expert, Magsino is also a youthful fixture at society events on the Upper East Side (where he lives) and across New York City, as well as throughout Europe’s cultural capitals. Prior to his editorial position at Town & Country, Magsino’s byline graced the pages of Vogue, Vanity Fair, W Magazine and more.
Can you tell us a little bit about your personal history with the Upper East Side?
I’ve lived on the Upper East Side ever since I moved back from Paris. I’m the newbie in this neighborhood, but I’ve always lived around the park—Upper West Side and Central Park South before. I live in a townhouse across from the Metropolitan Museum of Art, and I split my time between there and Connecticut. I’m originally from the West Coast, but find that the Upper East Side feels most like home. I’m not sure how that works out, but it does.
What are the most appealing attributes of Upper East Side living for you?
When I lived in Paris, I lived in the 7th arrondissement and fell deeply in love with it—its elegance, subtle grandeur, quietness and privacy. I find the Upper
East Side, for the most part, embodies the same qualities.
I also find the history of the neighborhood fascinating. The architecture! The art! And the gossip shared within! The Upper East Side has long been a spectacle in American culture, and that’s cool on its own. I grew up reading about Gilded Age glamour, and living in the neighborhood where many of those stories took place is surreal.
I think there’s something to be said of the formality on the Upper East Side. In a casually dressed culture, I find that there is charm in areas that still find it important to dress up a little. I love when people obviously dress in a manner that shows they care about their appearance. At dinner, men still wear jackets and women wear jewels. I love that. That’s why we live in NYC.
It’s also quiet. Nothing worse than leaving a party and coming home to one, too.
Why do you think the Upper East Side continues to find young residents?
Despite the Upper East Side sort of glamorous lore, I think it’s actually a very cozy neighborhood. I think people are drawn to that. It’s a neighborhood of habit, and there is no better feeling when you’re at your go-to spot and run into a flurry of friends. It’s strange to say, but I think there are some pockets of the Upper East Side that have this suburban feel. Not in the aesthetics, of course, but in that sort of down-to-earth community type of way.
I also think it’s a neighborhood of constant learning. Aside from the massive cultural institutions in the neighborhood, there are also frequent everyday run-ins with architecture, galleries and more where one could learn something new. I’m new, so it feels like a treasure trove of aesthetic discoveries.
Do you have personal recommendations?
I’m a Carlyle person and love sitting in the gallery for a drink, snack or coffee. I prefer the interiors there more than any other part of the hotel. And, you can’t beat the people watching.
Lévy Gorvy Dayan Gallery on 64th is always a hit for art.
In the warmer months, I love to order from Boqueria and host dinner on my patio.
Have you developed an Upper East Side routine?
Double espresso at Sant Ambroeus—I can’t have coffee at home and refuse to walk too far for morning coffee—and a bagel from a place on 77th and Lex in the morning. I walk to the Hearst Tower through Central Park for work and back home. I will never forfeit that part of the routine because those 30 minutes to myself are valuable to me. If I’m not out for an event, I’ll usually head to The Carlyle for a martini and dinner, or order in from one of the diners nearby.

Consistently ranked by the Wall Street Journal as one of the top 50 agents in the nation and among the top 10 in New York City, Lauren Muss has lived between 65th and 79th Street her entire life except for her four years at university. With an expertise that extends across co-ops, condos, new developments and townhouses, Muss’ voice offers immense insight into the Upper East Side.
What are the most appealing attributes of Upper East Side living?
There is such variation between each avenue that it offers something for everyone. The city is ever changing but the Upper East Side just gets better. It’s also easy. It’s a quiet, clean environment. And who does not love Central Park?
There are places in the neighborhood where you know you’ll run into someone. I don’t think that will change. More people are realizing that it’s where they want to live.
Paint a picture of the Upper East Side for us.
If you look at Madison Avenue, it has beautiful stores on every single block from 57th to 94th. There are amazing stores in the 60s and 70s, with high-end boutiques all the way up to the 90s. There’s the Park Avenue Armory, and museums and fabulous galleries. I don’t think there’s anywhere else that has all that without having to get in a car. The west side doesn’t have that. SoHo has it on a smaller scale.
Over the years, if I wanted something to do, I would stroll up and down Madison Avenue.
There’s a movement of the younger generation to the Upper East Side. Why?
The prices. You see people having a three-to-five-year stint downtown but when they’re ready to buy, they come back. It’s a combination: the park, the zoo, the playgrounds.
Can you help us visualize your neighborhood?
Every boutique shop, restaurant, coffee house, shoe repair and nail salon has been in the same place since I was a child.
I now live on 79th Street. There’s so much around. There’s every single workout place, whether you want to do Pilates or yoga, row or bike; it’s all just an avenue away. On Madison Avenue, you’ve got The Mark, The Carlyle, and coming back soon is The Surrey. You also have Sant Ambroeus, Ralph’s, Via Quadronno and Three Guys Restaurant. There’s the new sushi spot, Tokugawa. There’s Serafina. There’s Antonucci, Elios and Due, which is my new kitchen, all known for amazing Italian food.
For grocery stores, there’s Butterfield, that is a new favorite, Eli’s Market and Eli’s Essentials. If you go to First Avenue, there’s Agata. There’s even a gluten-free market. There are amazing bread places and ice cream shops on every avenue. Diptyque just opened up a gorgeous store, and Elyse Walker. Zitomer is
everyone’s go-to. It’s a mini department store. It’s all convenient!
Is there something people should know about your UES listings?
There is great value on Fifth and Park Avenue, especially if the listings need work. There is a trend that buyers are paying more for new smaller places in condos further east.
I sell a lot between 57th and 95th. I sell a lot of six to twelve-room apartments and townhouses. A lot of five to fifteen million. We also do smaller scale price points.
What does UES architecture mean to you?
I think of Carpenter, Emery Roth and Candela. When you walk down Park or Fifth Avenue, you are looking at buildings that were built between 1920 and 1930 with grand proportions and architectural details. There are magnificent townhouses on the side streets. You can’t recreate these homes.
Is there anything you want readers to know about the Upper East Side?
It’s here to stay. You will always have your downtown person, and there are some wonderful places downtown and I sell many of them, but there’s something about everything being at your fingertips on the Upper East Side, that’s not going anywhere. It’s not trendy, it’s forever.

The founder of high design, clean beauty brand Emilie Heathe, Emily Rudman grew up on the Upper East Side. It was here that she first questioned established beauty standards and reflected on what it means to be an adopted Korean American. With her first professional role as a stylist, Rudman utilized makeup as an outlet for creative expression—before stepping into the various roles at international brands like MAC, AVON and Bobbi Brown.
Can you tell us a little bit about your personal history with the Upper East Side?
I grew up on the Upper East Side since I was a baby. I was adopted from Korea and brought over when I was four months old. My father was raised in Brooklyn and my mother is originally from Greenwich, CT. I lived there pretty much full time until I graduated from college. My mother and sister and her family still live on the Upper East Side.
Will you tell us a bit about your personal path to entrepreneurship and owning your own beauty brand?
My father was a business owner and my mother was the head of her department when she worked as an Assistant District Attorney. I think seeing this work ethic and leadership as a kid gave me the entrepreneurial bug. From the time I was little, I was always into art and comic books, but I traded in pencils for makeup brushes as I got older and my sister got me into makeup.
I always knew since I was young that I wanted to create my own beauty brand, but it was only when I got older—and now having two daughters of my own—that it became more important to not only create amazing products that truly performed, but also a brand that was implicitly diverse and also sustainable, responsible and made with integrity.
Why do you think the Upper East Side continues to find young residents?
I think, like my sister and other friends I know, many people who were raised on the Upper East Side find themselves back there when they are older and especially when they have kids of their own. I also think the area has changed quite a bit since I was a kid. There are a lot more trendy stores, hotels and restaurants.
There are so many new places, but there are also some great staples that have been there since I was a kid. E.A.T. hands down is an Upper East Side institution. The original location on 80th Street as well as E.A.T. Gifts store next door is one of my favorites for unique giftables and amazing prepared food and some of the best bread on this planet. Many of the top NYC restaurants buy their bread from E.A.T.—you can see their trucks early in the mornings. Any of Eli Zabar’s are amazing. There are so many to suggest but I also really love Butterfield Market, William Poll, Lobel’s, Ladurée and Lady M.
For shopping, I like LoveShackFancy, Zitomer, Madison Apothecary, Ralph Lauren, L’Agence, Spring Flowers, Alison Lou, Tanya Taylor, Selima Optique and so much more.
What makes it quintessentially New York City? What makes it a distinct enclave?
The Upper East Side is its own microcosm, like many areas and neighborhoods in New York. Fifth Avenue on the Upper East Side is adjacent to Central Park and one of the most beautiful locations. The residences there are quite different than on the west side of Central Park, for instance. Madison Avenue is again a distinct residential area flanked by some of the most renowned hotels such as The Carlyle and The Mark and high-end boutiques such as the Hermès flagship. Park Avenue is such a unique avenue in New York! It is only residential–no commercial fronts! It’s also a two-way street with a large center divider that is lit up for special occasions and the holidays.
From the quiet streets of Park Avenue, you then have the bustling and busy commercial and residential avenues of Lexington, 3rd and 2nd Avenues filled with stores, delis, bagel shops and pizza places, mom and pop shops as well as national chains.
Aside from the real estate, the people of the Upper East Side make it quintessentially New York.

For more than 100 years, Douglas Elliman Property Management (DEPM) has been providing exceptional service to co-ops, condos, and rental properties far and wide throughout NYC, especially on the Upper East Side of Manhattan. VICINITY sat down with John Janangelo, DEPM’s Executive Managing Director, to find out more.
What sets Douglas Elliman Property Management apart?
DEPM is one of the largest property management firms in the New York City area with a truly tailored approach to each building. DEPM operates like a boutique firm, but with the insight, expertise and resources that only the support of a leading residential brokerage can provide. There is a certain cachet, too, that comes from our affiliation with Douglas Elliman Real Estate. It’s something that resonates with building owners and residents alike who appreciate the brand’s luxury credentials.
Can you elaborate on what you mean by “a tailored approach?”
This means that we understand on an instinctual level that what works for one building, may not work for another. Every property has a unique personality as distinctive as the neighborhood in which it is located, and DEPM is highly skilled at creating the right ambience for each building. It’s that intangible quality, that welcoming feeling that makes your apartment building feel like home. Additionally, beyond the resident experience, we have cemented our reputation as a firm that can manage and staff a wide variety of unique properties–from architectural masterpieces such as Rosario Candela’s 778 Park Avenue co-op building, to the amenity-rich modernity of the condominiums at One High Line–and everything in between.
To what extent does DEPM have a presence on the Upper East Side?
The Upper East Side of Manhattan has been our home for generations, and our footprint here is greater than that of
any other property management firm. Douglas Elliman was founded in 1911 with a clear vision of what exceptional service looks like for the ultra-discerning residents of the city’s finest homes. Today, up and down Park Avenue and throughout Carnegie Hill, Yorkville and Lenox Hill, we manage properties at some of the most exclusive addresses on the Upper East Side, including 1185 Park Avenue, 1035 Fifth Avenue and 911 Park Avenue—to name but a few.
How does DEPM deliver exceptional service?
Our reputation within the industry allows us to consistently attract the most talented people to work at all levels within our organization. We only hire the best people who understand that the essence of exceptional service is recognizing that it’s always evolving. Many of our people have been with DEPM for a long time, so they understand what is expected of them in terms of being attentive and anticipating needs before they even arise. From that good morning greeting that starts your day off on the right foot, to the warm “welcome home” at the end of your day, our doormen are renowned for their famous hospitality. We are constantly evaluating how we can do things better— always looking to streamline operations to enhance the experience for residents. Some examples include optimizing the approval process for co-op purchases and lease applications, developing userfriendly payment portals, strengthening communication between building managers, boards and residents and so much more.
Tell us how DEPM manages capital projects and how it helps make the process as seamless as possible for residents?
Capital projects, particularly those involving landmark buildings, demand meticulous planning and project management skills. DEPM has a long history of successfully overseeing modifications and refinements to apartment buildings with rich historical and architectural significance. We work hand-in-hand with the building’s architect and engineer throughout the bidding process to ensure that any work performed by contractors is aligned with the vision of all parties and the agreed specifications. Health and safety considerations, maintaining essential amenities and even noise reduction are all critical factors when striking the balance between delivering exceptional service for residents, while still completing the project on time and within budget.
