AT MACARTHUR TRANSIT VILLAGE SCB | BOSTON PROPERTIES | OAKLAND, CA MULTI-FAMILY RESIDENTIAL
This project is the largest of five parcels in the Oakland-based Transit Oriented Development centered around the MacArthur rapid transit station (BART). This design was charged with tackling the contextual challenges of both bolstering the community’s connection to public transit while also encouraging pedestrian activity in the neighborhood via its engagement with the burgeoning street life. The 536,000 sqft, 25 story mixed-used building - 402 apartments and 12,800 sqft of retail - sits on an ideal site for high-density housing. Its close proximity to an elevated freeway and train tracks provides both opportunities and constraints in crafting the architectural form, as well as how to respond to its low-lying neighbors.

The most challenging design issue was in the deployment of a prefabricated cladding system across complex residential layouts. By understanding how the various exterior systems work together, the facade achieved a dynamic look using a very limited number of modules. From the process of working from the inside out, the architecture was able to integrate the competing needs of the interior with the multi-material exterior, providing both a spatially compelling and visually holistic solution.

The site is situated along a beloved pedestrian-friendly thoroughfare, close to the UCB campus and a critical intersection in the Downtown Area Plan. The project is just one of three that were approved in the area to be up-zoned to over 120 ft high. In addition to the prominence of the street corner, the importance of the Shattuck retail corridor and the political pressure on Berkeley to add more housing stock sets up the backdrop to developing this design. Befitting the locale, 11 floors of residential - 156 units - sit on top of a ground floor dedicated to retail, amenity program and other services with all parking below grade: all totalling approximately 192,600 sqft. The unwritten part of the brief that became crucial was to make the project look and feel like Berkeley.

To avoid the starkness that the locals associated with ‘big city’ architecture, the human scale became integral to the facade. Iterations starting with a flat face began adding balconies and various projections for a more dynamic elevation. By having private outdoor space set within the building, they give the impression of a habitable facade. The intentional ins-and-outs at the lower levels breaks the building down to the scale of passers-by.

UNITED PLAYAZ HQ + CLUBHOUSE SCB | UNITED PLAYAZ | SAN FRANCISCO, CA RECREATIONAL CENTER
United Playaz, a non-profit aimed at safeguarding the futures of inner city youth, have long had a home in the SoMa area of Downtown SF. With the growing importance of their childcare programs, they have also long outgrown their humble 2,800 sqft retrofitted home. Hence, this project was equal parts expanding the area under which they do their work and understanding how it is their work is done. Unlike the typical multi-family or office development, this unique pro bono design effort demanded an immense amount of specificity for it to be successful. Ultimately, the 9,300 sqft redesign of UP’s base of operations represents a mix of spaces that could only come from their day-to-day life. Ideally, the project should be viewed as more of an enhancement rather than a re-imagining.

NEW MURAL
The existing clubhouse facade is a distinct marker along the street and nothing new can match its history. Hence, the new skin acts more as canvas rather than a statement in itself. Given the plethora of program that resulted from the design process, it was important to stitch the larger project together. Central to the architecture was the use of CLT construction, for its aesthetic contributions, and a light well for most of the building’s height.

ALEXANDER McQUEEN FLAGSHIP UNIVERSITY OF PENNSYLVANIA | TOKYO, JAPAN RESEARCH STUDIO LED BY ALI RAHIM
Alexander McQueen is a high-end fashion brand famous for evoking a deliberately aggressive emotion through the manipulation of form and materiality. Architecture that can employ those techniques and create an affect when surfaces and volumes are bundled, bunched, and propagated excessively in a controlled tension, sets up a logic based on formal exuberance. The proposal is for a flagship retail and office space where this logic manifests itself. Densification, tightening, relaxing and unfurling of layers combines structural necessity, space-making and ornament into a system of packed surfaces which is inspired by the unique compositional style of haute couture.
