We’re all obsessed with interior design. Now we have an app that has taken being house proud to a new level and given us all the recipe for insta-success
G
lossy magazines and TV make-over programmes used to be responsible for the feeling that our homes didn’t quite measure up. Nowadays it’s not just people trying to sell their property who are nit-pickingly house proud, it’s nearly all of us – minus the last few remaining slobs. Instagram has one billion users and interior design is a fast-growing interest with interior-design postings increasing by more than 30% over the past year. The picture boxes of corners of ideal homes is changing the way we live in our homes, feel about them and decorate them. From tiny details that inspire to new colour schemes, new cushions, different house plants and new kitchen equipment, the platform feeds our desire to have a perfect home life. Interior design gurus used to be the ones to spot trends but Instagram has given that power to all its users who pick up and copy decorating trends and stylish objects. Home builders can also find affordable help to get the look they fancy. The overall effect is to raise the bar on aspirations and stoke a demand that the home should look at all times like a film set. This ultra-house proud drive can be bad news for people without a cleaner three days a week, and those with kids and dogs who
constantly muck up the décor. Another argument against posting endless pictures of our perfect homes is that it can be a sad blow to the selfesteem of the house proud poster if they fail to attract a single ‘like’ for their new look bathroom. A survey by window manufacturer Origin found that more than half the 1,500 questioned said that they felt dissatisfied with their own homes after looking at images of other people’s homes on social media. One in 10 of them said that they felt disappointed about the look and feel of their homes several times a day. Yet for all the criticisms who would want to return to the days when a few ‘experts’ set the trend for often dull interiors featuring endless muted browns without a welcome splash of colour. Roll on the sometimes zany yet refreshing interior design efforts of all us amateurs. And remember even if your house or flat is an absolute mess you too can become a trend setter by carefully photographing the merest corner of your home – the one with the healthy houseplant and attractive pot set against a blank wall and your nicest photograph. There, done – you trendsetter.

his article is written fully in the spirit of Christmas cheer and in looking forward to peace and goodwill breaking out world-wide in 2019. That is sadly where the nice, fluffy stuff ends! The challenging news from the coal face of estate agency is that 2018 has been one of the most difficult markets to work in and 2019 will most likely be more of the same. The lack of a clear economic and political horizon and very different expectations of buyers and sellers has been a difficult square to circle. The property market is always very sentiment driven and the very low level of transactions have been further hit by a succession of negative external factors from Stamp Duty changes, increased interest rates and low expectations of a satisfactory resolution to Brexit. Mark Carney was very Scrooge-like in August with gloomy predictions for a “nodeal” Brexit doomsday scenario. Predictably an already tough market proceeded to hit a wall. It does seem however that sellers have taken note that all is not well and are no longer tempted by the up-front cost, internetonly providers nor are they convinced by the ever higher pricing model proposed by some panicky, inexperienced agents who then lock down a long sole agency contract, only to immediately row back from the price they just quoted. Those who are trusting good advice and readjusting their expectations from the outset of the process are the ones who are transacting. There are always good buyers – sellers will need to work hard to present their properties in the best possible viewing condition yet still be prepared to have a serious conversation when offers are presented. Tell me what you want, what you really, really want… Thanks to a team of five women a tired, run-down conversion from the 1960s has been completely reconfigured and extended to create ten upmarket and unique one and two bedroom flats
I
t was nearly 60 years ago that that two substantial Victorian houses in Thirlmere Road, on the edge of Tooting Common, were converted into studio and one bedroom flats. Over the decades the property was poorly maintained and by the time it was sold the existing flats were cramped and depressing. Now thanks to the vision of the architect, Chantal Michelin, stakeholder Clare van Dam, developer Mary Hurst and interior designer Rebecca Wakefield, the new apartments have everything a first or second-time buyer could desire. And to complete this collaboration even the estate agent – Xenia Goodman – handling the sales for Winkworth is a woman. Architect Chantal, founding partner of Flower Michelin, explains: “It was pure coincidence that the project was handled by a team of women. Within the construction industry there can often be a low diversity level so it was great there was a balanced mix on this project which included the contractor, structural engineer, quantity surveyor and planning consultant.”
Rebecca Wakefield, the interior designer from Studio Fortnum, says: “Often new flats are all a bit vanilla, but all the flats in this project are totally individual, some with gardens and some with private roof terraces and one with a large cellar.” To complete the transformation of what had originally been two handsome three storey houses knocked into one, the team drew up new plans to extend upwards and outwards. Ceilings that had been lowered to suit the tastes of the 1960s were reinstated to their original heights to add a sense of space and light. Rebecca adds: “This is a great location with excellent transport links. These are the apartments that first-time buyers always hope to find and so seldom do.” Because Rebecca was involved from the beginning of the project the interior designs are extra stylish with solid oak herringbone floors and with upmarket touches like beehive door knobs and well selected colour schemes. She adds: “The idea is modern living for young London buyers. Every single bathroom and kitchen is different.

Often new flats are devoid of personality. Here we have a beautiful Victorian building with large windows and natural light so we were able to create decent living spaces that people can easily imagine living in.” Over the years the building had lost much of its period feeling so the team reinstated the Victorian skirting boards and covings while bringing the interiors up to the minute in terms of convenience and comfortable living. Some have quirky finishes like high pitched ceilings and exposed fireplaces, with interesting tiles and colours. Xenia from Winkworth Streatham confirms that three apartments launched in the first phase in the summer have already found buyers and that the available flats currently being finished range in price from £355,000 for a one bed to £650,000 for the large garden apartments with two double bedrooms and two bathrooms. The stylish modern interiors all blend with the traditional proportions of the substantial original building. The office handed out over 50kg of sweets and were visited by hundreds of local residents. WORD ON THE STREET GROWSLOW According to the most recent figures from Halifax, the annual rate of house price growth has fallen from 2.5 per cent in September to 1.5 per cent in October, which is the lowest rate of annual growth since March 2013. However, the lender says that “this remains within our forecast annual growth range of 0-3 per cent for 2018”. Russell Galley, its managing director, adds: “House prices continue to be supported by the fact that the supply of new homes and existing properties available for sale remains low. Further house price support comes from an already high and improving employment rate and historically low mortgage rates which are creating higher rates of relative affordability. As we move closer to Christmas buyer registrations always reduce and those that are registering are not as active in November and December compared to other months. In January we have more buyers register than any other month, so it is worth capitalising on them. I have always been a believer that buyers who register in January tend to be more focussed and more serious. When you launch to the market you want to make sure you are reaching out to active, focussed and serious buyers. So, use November and December to get valuations and choose your agent to launch with in the new year.

SURPRISE, SURPRISE! Who hasn’t planted the wrong bulb, carefully putting their favourite daffodil into the ground only to find that something entirely different comes up in spring? Gardeners might end up never planting the wrong bulb again after the Royal Horticultural Society (RHS) and Reading University have mapped a daffodil’s chloroplast genome for the first time. wWhen sold as dry bulbs daffodils are impossible to tell apart, with 1,766 different cultivars – including pink, green, trumpeted and double-headed – available in the UK. In the first step towards identifying different cultivars in bulb form, researchers mapped the entire code which makes up the DNA responsible for photosynthesis in plants. The code was built by extracting DNA from the leaf material of a pheasant’s eye daffodil (Narcissus poeticus) grown at RHS Garden Wisley. The team can now look for variations in the genome that could serve as genetic markers which could eventually be used to avoid the wrong bulbs being traded and aid conservation efforts, new breeding and the registration of cultivars. The work could also be applied to other bulbs like snowdrops, crocus and hyacinths which are being busily planted by the UK’s 27 million gardeners each year. John David, Head of Horticultural Taxonomy, at the Royal Horticultural Society said: “This is an exciting first step in identifying daffodil varieties at the point they are most popularly bought but when there is nothing to tell them apart. With so many bulbs planted it is a huge industry and we hope our work might avoid disappointment for professionals who plant en masse and gardeners who will often seek out their tried and tested favourites.”
TOP TIPS FOR WINTER Go for seasonal cover with the red and orange stems of dogwood, evergreens and plants with berries. Winter pansies make a good show as do the white flowers of Christmas Rose. Dig organic matter like well-rotted manure, compost or well-rotted horse manure into the soil to prepare for next year. If you have a vegetable plot draw up a paper plan for how you will rotate your crops next year to get the best out of your soil. Put a layer of mulch around delicate plants to protect them in the cold season when the winter frosts strike. Using a natural mulch like a layer of straw or bark chips will improve the soil too, as the mulch breaks down it will enrich the soil. Remember the birds who can starve in the winter when food becomes scarce and natural water sources can freeze over. Top up bird baths with fresh water and watch that they don’t freeze and remember to top up the bird feeders. Best of all when you buy new plants or trees opt for ones that provide winter sustenance.

ne of largest high street lenders is currently offering borrowers the opportunity to win a mortgage free life. Yes there a caveats, but who wouldn’t want (up to) £300k paid off?!?! Unfortunately only 3 winners will have the opportunity to live that dream. This is only one example of a current gimmick but in the past lenders have given away vouchers, TVs and even cars as mortgage lenders attempt to entice borrowers towards them, as they struggle to hit their lending targets. More typical incentives may include a free (or refunded) valuation, a free legal service or cashbacks. However attractive these appear, there is often a cost. For example, cashback mortgages may offer immediate cash-flow relief for someone buying but often at a higher rates than a mortgage with no incentive. So in that first example, chasing the golden egg and missing out could cost you financially. If you don’t have your mortgage paid off and end up on a higher mortgage rate than what you could have had originally, you, the borrower, may be left in a worse financial situation. However attractive the incentive, do your research and crunch those numbers. If that seems like hard work, utilise the skill and expertise of a mortgage brokers who will do both for you.

n London Knight Frank’s latest market report suggests that the total number of prospective buyers that registered with a Knight Frank office rose 14.1 per cent in September compared to the same month last year in prime central and prime outer London. It says that this upwards trend since the summer highlights how pent-up demand is forming as buyers await the outcome of Brexit negotiations The number of viewings undertaken before an offer is made rose to its highest level in more than five years in September in prime central London, underlining that buyers remain cautious due to the uncertain political backdrop,” the company says. “Average prices have fallen by 7 per cent since the last peak in prime outer London in July 2016. This decline more than compensates for the impact of higher rates of Stamp Duty, suggesting pricing is being kept in check by political uncertainty.”

FIRSTTIME BUYERS BEWARE? Is the Help to Buy scheme benefitting house builders more than those at the bottom of the ladder, asks Duncan Farmer
T
house builders are using the scheme to inflate prices and boost profits. A look at their share prices over the past five years of the scheme shows that they have done very nicely, up by at least 60 per cent over the period, and that doesn’t include any dividends their investors will have picked up along the way. Some have done even better. At the beginning of this year the share price of Persimmon was three times higher than it was when Help to Buy started, which some have put down to the fact that more than half of the homes it’s built have gone to buyers partly funded by the scheme. Low interest rates over the period will also have helped the company, just as they have helped all borrowers. The biggest earner was Jeff Fairburn, the company’s chief executive, who was awarded a £75 million bonus, but was then forced out by public opinion. Whether would-be buyers saving for a deposit should put their cash into house builders’ shares in the expectation of similar returns as the scheme goes on for another five years remains to be seen. The consensus among City analysts is that they are certainly worth holding and some believe they are still a buy.
here was little in the chancellor’s budget last month to arouse much excitement for house-buyers, unless you count the fact that first-time buyers would no longer pay stamp duty on shared-ownership homes costing between £300,000 and £500,000 and the extension of Help to Buy until 2023. Under Help to Buy borrowers with a 5 per cent deposit can apply for a 40 per cent interest-free loan, on which they pay nothing for the first five years, and borrow the remainder from a bank or building society. Someone looking to buy a new £400,000 house or flat in London would need to find only £20,000, and would get £160,000 from the government and £220,000 from a traditional lender. Since the scheme was introduced in 2013, more than 160,000 people have used government money to buy their first house or flat, and have borrowed more than £8 billion of state cash to buy homes worth about £40 million. While this is obviously good news for those buyers able to take a step up the property ladder, there are suggestions – strongly denied by the industry – that

P
hilip Hammond had an unenviable job with his 2018 Budget. The uncertainty over the type, or even existence of a deal to leave the EU makes the job of forecasting and planning even more difficult than usual. But he has had the timely boost of better than expected tax receipts and that’s given him some room for manoeuvre. And, in a real move away from recent years, he has chosen to commit to spending which, according to the official forecasts bakes in a bigger government deficit ahead. Many of the Chancellor’s rabbits were poached from his hat by the Prime Minister before the Budget with announcements for spending on the NHS and, importantly for the housing market, the removal of restrictions on Local Authority finances which have prevented them from building homes. That liberalisation has already been warmly welcomed and should help to boost the lacklustre levels of housebuilding of recent years, although only a little. In another nod to the need for new homes and the plight of first time buyers he offered some funds to give local authorities autonomy via neighbourhood planning systems to offer discounts to local buyers over outsiders. That won’t be a game changer for the housing market as a whole but will be very welcome in expensive communities where markets have been distorted by investors. With regard to affordable housing Mr Hammond rectified an anomaly in the stamp duty exemption for first time buyers announced last year. That relief on property up to £500,000 will now be extended to buyers of shared ownership properties – and will be retrospective too. On top of this there wasn’t a huge amount specifically aimed at the housing market in the Budget. Interestingly and frustratingly for housebuilders there was no news on the future of Help to Buy which is due to finish in 2021. However, there was some money – £5.5 billion for the Housing Infrastructure fund to provide 650,000 new homes and on top of that the commitment to back £1billion bank guarantees for small and medium sized housebuilders who have been slow to return to the market since the financial crash. And a by-product of attempts to revive and reinterpret High Streets in England, concessions for the change of use of underused retail and commercial premises into residential homes. In wider economic terms, the increase in the tax free personal allowance to £12,500 and the higher rate threshold to £50,000 will give a boost to household finances from next year. And this is on top of the expectation that wage growth will continue to outpace inflation and employment will remain strong. That is good news for the wider housing market but is unlikely to release the bottleneck among movers. The official housing market forecasts do expect both prices and activity to increase over the forecast period to 2023, although the pace of growth of both is still very modest. Overall this Budget isn’t a game changer for the housing market, but the commitment to spending to help support the economy as it moves towards Brexit will help to boost confidence at a time when wages and employment are strong, and confidence is essential for healthy housing markets.Fionnuala Early, Head of Market Insight at SellMyHome.co.uk and RentMyHome.co.uk

at, sleep, move, repeat. Whatever the market is doing. In one head-scratching moment this week, the £25k garage we took on caused such ferocious competition, it went to full-and-finals within days of hitting the market. It’s not quite the same with actual abodes. While we aren’t selling as many homes as usual, if our clients are sensible about pricing, they do sell. It’s the last part of the previous sentence that causes the biggest challenge. LAST WORD Rebecca Jane Higgins, Office Head Knight Frank Clapham Describe your property career to date. It has been very enjoyable! I have worked in property for 11 years and, actually, only with Knight Frank for this time. I have been an office coordinator, a letting and sale negotiator and now I am the office head of Clapham. As I have taken each step I have collected a wealth of experience in various areas of the business which helps in reacting to the day to day activities which come my way. What do you enjoy most about your job and what have been the highlights? I really enjoy the people aspect of my role. I meet people at the start of their journey when they are buying their dream house or they have made the important decision to move. It’s really an exciting time which can be sometimes quite a daunting. It can be a choppy ride and managing this is where one’s true skills come into play. I really enjoy making good things happen for people. The highlight is when I run into the people that I have sold to or sold for over the years and being greeted like an old friend. Describe the biggest challenges. The challenges are generally beyond my control so I focus on what I can do to make something happen every day.
What advice would you give to anyone considering a career in estate agency? It’s a really fun industry to work in. Its varied, challenging and interesting. Aim to be a property professional with good integrity and you will be very successful. What sets south London apart? This part of London ticks a lot of boxes. It has an upbeat pace and is characterised by acres of attractive period homes interspersed with some of London’s best loved commons and parks. There’s a buzzing pub scene here and, particularly in Battersea, pavement cafés overflowing with young professionals and young families. There is something for everyone here. What do you think lies ahead for the south London market? The south London market is pretty resilient, people like to upsize and downsize locally so the wheels will always be turning. Recent highs, recent lows? A recent high is taking over as Office Head in the Clapham office! Getting a sneaky parking ticket is always a low moment. What is your top location south of the
river? I have so many! I love Clapham Venn Street Market on Saturday for my weekly vegetable shop. Tooting Market for a midweek supper and then Chez Bruce always is a favourite for a special occasion. Sunset across Clapham Common is always a wonderful thing to see in any given day. What advice do you have for homebuyers in the current market? Now is a good time to buy, don’t wait! If you were not an estate agent, what career would you choose and why? I am a trained florist so likely to be an event florist. Our office generally has a beautiful scented display so I feel like I have the best of both worlds.
