A TALE OF TWO REMODELS SORRY, CHARLES DICKENS.
That’s a terrible rip-of of a lovely book title, but it’s a good headline for the two Denver homes that share the spotlight as winners of our third-annual Top Denver Design contest: both historical architectural styles, both in established city neighborhoods, both purchased by owners who loved them despite many, shall we say, unfortunate aesthetic choices made by previous inhabitants. One is a Victorian whose renovations preserved its genteel lines outside and led to a modern aesthetic on the interior (“So Fresh, So Clean,” page 90); the other is a century-old home with architecture inspired by the Italian Renaissance style that got a true-to-its-roots update, complete with faithfully recreated millwork (“The Rest Is History,” page 82). For design geeks like me, the fastidious, thoughtful work that gives old buildings new life is compelling. But if you aren’t spending your days thinking about home design in Denver, you might be wondering: What makes these homes stand out? I’m so glad you asked. These homes—and the other award-winning spaces that make up our Top Denver Design story (beginning on page 69)—check all the great-design boxes: They reflect their owners’ tastes and lifestyles, pay homage to the Mile High City’s architectural history while functioning for modern life, and celebrate our unique Colorado light and the feel of this place. The professionals who dreamed them up see their work as responding to the eras-long conversation about design—globally, yes, but also (importantly) in our city. And while they certainly have found inspiration in far-of places (see the modern teahouse on page 80), they’ve done a brilliant job of reinterpreting their ideas so the spaces they create are tied to this place and time. It sounds like magic, right? That’s why they won.

Plain old white,” says photographer Rebecca Stumpf.“It’s an amazing blank slate to build upon and create one’s own unique style.” And if you need a little help cultivating a distinctive look, turn to our story about the best decor stores in Denver (page 43), which Stumpf photographed. “I loved exploring the breadth of design styles right here in the city,” she says.“There’s something for everyone—from a midcentury sofa to a new French country-style armoire.” Stumpf’s work has been featured in Outside, Food & Wine, and Sunset.
5280 managing editor Jessica LaRusso might just try to move into the Ramble Hotel: “The developers did an amazing job of bringing something exciting and elevated to the city and making it feel like it’s been there forever,” says LaRusso, who wrote about the hotel lobby’s smartest design strategies—and how you can apply them at home—for this issue (page 60). “Inside, [the designers] made Denverites feel like we belong there. Especially when we’re being looded with cold, industrial designs, it’s nice to be somewhere so soft and warm.”
While shooting the modern teahouse featured in “Top Denver Design” (page 69), photographer Raul Garcia was wowed: “[Landscape architects] Elevate By Design, and particularly this project, have inspired me most this year,” he says. Garcia also appreciated the creative ingenuity at the Ramble—RiNo’s buzzy new boutique hotel—which he photographed for our story about its design (page 60).“The spaces feel contemporary, but also have traditional details and historical sensibilities.” Garcia’s work has also run in Luxe and Architectural Record.

“Over the past year, I’ve encountered a lot of great art around town—an unusual collection in a bungalow on the Park Hill Home Tour, a painting by Denver artist Sharon Bond Brown in a friend’s living room—and have been struck by the impact just one great piece can have on a space,” says Christine DeOrio, who wrote about our Top Denver Design contest winners (page 69.) “These experiences have inspired my husband and me to begin adding pieces to our collection that speak to us, and already our house feels diferent, better.”

year apprenticeship with a Scottish master of English period furniture. Although McCloskey credits that training for his proficiency in the traditional aspects of handcrafted woodworking, what excites him now, he says, is blending a variety of materials (laminates, composites, metals, hardwoods) with the possibilities of digital manufacturing via CAD programs and a computer-controlled cutting machine. “I’ve been working with a CNC [computer numeric control] machine for eight years and still only feel like I’m scratching the surface of what my skill level should be,” he says. His signature design element—wood coaxed into graceful curves—represents the marriage of those interests. He uses ski-making methods to create his elegant silhouettes, layering fiberglass with wood to increase each piece’s strength and durability. Take the

Wing Chair (starting at $4,850), for example: its swooping arms are just over a quarterinch thick, yet are sturdy enough to sit on. Given McCloskey’s quality of work, it’s not surprising that many of his orders come from interior designers with clients in tony highcountry towns including Aspen and Vail, who want a less literal interpretation of “mountain chic” style. “My designs aren’t so much a direct translation of the landscape,” McCloskey says, “but more like, what does it feel like to be in a canyon, or to drop into a big snowbank and have it encompass you and hold you?” It’s those moments, specific to the Western American experience, that are helping him define a new genre of modern. q-co.design

If the undulating bends of Jason McCloskey’s chairs and side tables make you think of the curved tips of your skis—or the slopes you might cruise down on them—that’s no mistake. The Wheat Ridge furniture-maker, who grew up carving turns down New England’s White and Green mountains, then spent 13 years rafting rivers in Colorado and Utah as part of his work for Outward Bound, takes design inspiration from backcountry terrain. His technical cues come from the way skis (which he also crafts, as a hobby) are constructed. But it wasn’t until 2010, when he was studying at the Rhode Island School of Design, that he began combining his passions for woodworking and outdoor adventure. “I had [the Outward Bound] part of my life, and I had my furniture-making, and I was dabbling with making skis,” McCloskey says. “When I was in grad school, my teachers asked, Why are you keeping all these worlds so separate?” He didn’t have a good answer, so he set of on a journey that eventually lead to his tightly curated collection of made-to-order furnishings. The line, which McCloskey runs in partnership with his wife, Trystin Sova, is called Q Co. But that path was as winding as the waterways he used to ply: His Most-Interesting-Guy-In-The-World resumé also includes an undergraduate degree in music composition and a three-

Interior designer Andrea Schumacher’s move to a new oice and showroom was spurred by an annoyance many of us have experienced: Her landlord was going to jack up the rent. So she did what you might expect from one of Denver’s most enterprising creative minds: She cut and run—and purchased a 3,500-square-foot storefront in a 1924 building in the Art District on Santa Fe. She turned it into her ultimate design lair, with an upstairs oice and vibrant

and the designer’s other business, Simply ASI (an à-la-carte design service for smaller projects). And the building comes with a colorful history: “Someone was telling me that [long ago] the mayor of Idaho Springs or Georgetown was also a prostitute and used to live upstairs,” Schumacher says. “Trust me, we got the sage out and burned it bright!” Sage-smudging or no, after Schumacher’s renovation, the resulting interior is a paean to her residential work:

A PIECE OF HISTORY
Colorado beauty-brand guru Margot Elena brings a legendary international design archive to Denver. Entrepreneur Margot Elena carefully turns the page of an oversized portfolio book, yellowed and torn at the edges like aged parchment, stained by the touch of many hands over the years. It—and each page that follows—reveals swatches of fanciful, intricate prints: delicate roses and feathery greens here, muted stripes and vibrant splashes of lilac there. Smudged, hand-written script is scrawled across the margins—design notes from artists Margot Elena’s package of a bygone era. design for Lollia’s In Love The book—more body butter, $34, was inspired by the archive. of an artifact, really—is a miniscule piece of a prestigious historical design archive recently acquired by Elena, whose eponymous Englewoodbased company makes bath, body, and home products (think: TokyoMilk and Lollia) known as much for their whimsically beautiful packaging as for their seductive fragrances. Purchased from textile collector Dimitrios Apostolou, who has housed the collection in New York City since 1969, the archive comprises thousands of antique textiles, original mill paintings, block prints, and wallpaper swatches and panels sourced primarily from centuries-old European collections—plus Marie Antoinette’s hand-embroidered headboard and a library of Coco Chanel’s tweeds through 1950. For decades, the archive has served as inspiration to modern designers in need of French Provincial, vintage rose, or

dreamy ocean motifs for their fabrics, wallpapers, or apparel. In fact, many of today’s prints are re-interpretations of original designs in archives like this, very few of which exist in the world. “We’re extraordinarily privileged to have one of the biggest in the country,” Elena says. “There isn’t a major designer anywhere who hasn’t accessed this archive at one point.” Elena too has drawn upon the collection for her products’ branding and packaging. When she heard Apostolou wanted to sell the archive, she worried that a buyer would divvy it up on Ebay; thus, the collection’s migration across the country. The goal, Elena says, is to make the archive—previously somewhat of a secret resource—more accessible to the design community. Her studio can provide the restoration and digital services that designers need to reproduce an original motif for

a new design. The idea: Take a floral thread from one print and a lovely bird motif from another, put them in the same repeating pattern, tweak the colors, and voilà: new custom wallpaper for a client’s accent wall or a killer upholstery fabric for a chair in the foyer. Elena’s team is still working on a plan to open the archive’s contents to interested shoppers; she hopes to create a digital platform in the name of sharing the collection

DENVER, THEY’VE GOT YOU COVERED Batya Stepelman has a passion for wallpaper—one so strong that in 2016, the former PR professional left her career to launch the wallpaper boutique and design consultancy WallTawk & Design. But simply selling gorgeous wallpapers by independent designers and artists wasn’t quite enough to satisfy Stepelman’s creative appetite: “I had dreamed of creating a Denver-centric wallpaper for several years,” says Stepelman, who was inspired by Flavor Paper’s Brooklyn Toile wallcovering, which incorporates iconic Big Apple imagery into an at-firstglance traditional toile pattern. Bicycle wheels under a pricklyThere was just pear cactus (which, Feniak points out, is native to Colorado) one problem: “I can’t even draw a stick figure,” Stepelman says, “so I thought about local artists who do amazing work.” Top of mind was Meredith Feniak, a botaniThe symbol that lies (pun cal illustrator and intended) above the Bluebird artist whose work Theater on West Colfax Ave. Stepelman had spotted around town—on the windows at Bloom by Anuschka in Cherry Creek North and on the walls of Union Station’s Next Door Community Pub. “I love that her work is beautiful, unique, and meticulous,” Stepelman says. “She really thinks things through, and you need someone like that when you are designing a pattern for wallpaper.” To create WallTawk’s first original pattern, Denver Damask, the pair began with a traditional, antique damask pattern, then updated the elaborately scrolled motif with subtle, stylized nods to Colorado: wagon wheels, the Twin Sisters Peaks (in honor of the artist’s twin sons), the Bluebird Theater marquee (“because I love Colfax Avenue,” Stepelman says), and Union Station’s iconic

If you’ve been paying any attention as you’ve passed through Denver’s hotels, theaters, oice buildings, and hospitals, you’ve noticed that great art—not those massproduced abstract watercolors, but bona fide fine art—is popping up everywhere. Behind many of those pieces are Martha Weidmann and Molly Casey, co-founders of Denver-based corporate-art-curation company Nine Dot Arts, who have made it their business to use the power of original art to transform everyday spaces—from hotel lobbies to city blocks—into experiences. Since founding Nine Dot Arts in 2009, Weidmann and Casey— both formally trained studio artists—have helped clients in more than 33 states and four countries source original works by emerging and established artists from Colorado and around the globe. (Along the way, they’ve helped launch the careers of local favorites Ian Fisher, Sandra Fettingis, and Andrew Ramiro Tirado, to name a few.) Here, the duo dishes on Denver, dream collabs, and what’s next.

Which local artists are you itching to collaborate with? MW: Ben Siekierski, a young
artist who works in media ranging from porcelain compositions to video art, all united by an air of dry humor; the Cleo Parker Robinson Dance institution; Colorado poet laureate Joseph Hutchison; and Jami Dufy, executive director of [music-education nonprofit] Youth on Record. Where can we see your curatorial work next? MC: At Union Hall [opening
early 2019 at the Coloradan at Union Station], a communityfocused arts space [created by Colorado-based developer East West Partners] for locals and visitors. Our curatorial program there is focused on experimental and groundbreaking exhibitions utilizing new mediums and technology; young artists and curators; and impactful lectures, events, and performances. Before you go: What’s the name “Nine Dot Arts” about? MW: “Nine Dot Arts” is
inspired by the classic brainteaser known as the “nine dot puzzle.” The challenge is to connect all nine dots using only four straight lines, without lifting the pen of the paper. Most people think within the perceived grid. The key is to think outside the box. ninedotarts.com

If chilly temps have you longing for a getaway to Palm Springs, pop into Lady Jane, LoHi’s new cocktail bar. Its California-cool style will warm you right up. by CALLIE SUMLIN
How do you create a welcoming oasis within the raw, concrete-and-glass edges of a new Denver building? If you’re Jake Sofes, owner of the four-month-old Lady Jane cocktail bar in LoHi’s recently constructed Alexan building, you turn to midcentury modern flourishes and Palm Springs–inspired greenery. “We want you to walk in and feel at ease to sit and enjoy a cocktail, whether you’re clad in date attire or yoga pants,” Sofes says. He tapped Unum Collaborative’s Jim Pfeifer and Adam

Steinbach (who, when he was with Liv Studio, helped design Sofes’ first watering hole, Hudson Hill) to bring a vision of “casual luxury” to life. As you walk inside, a wall of white breeze blocks (cinder blocks with decorative cut-outs) ofers glimpses of the various seating options within: dark green banquettes, stadium-style wood benches overlooking the southern-facing window, and

a neat row of custom emerald green leather stools alongside the cherry-wood-and-Carraramarble bar. The Unum crew framed the bar area and entry with cantilevered installations, made of cherry wood, that “almost become ceiling pieces,” Steinbach says. Their zigzaggy movement is echoed by a palm-frond-inspired chevron pattern, also made
out of wood, on nearby walls. Leafy palms in white plaster planters add a sense of height, while white globe lights bathe everything and everyone in a flattering glow. The efect, especially when combined with Sofes’ vintageleaning music playlists and bar manager Minetta Gould’s approachable drinks, is one of timeless charm. BLOOM BY ANUSCHKA NEIGHBORHOODS: CHERRY CREEK NORTH AND UNION STATION When Alice fell down the rabbit hole, she must have felt a bit like customers do upon entering this Cherry Creek boutique for the irst time: completely enchanted.“The stores are supposed to feel like a fantasy world, a curated treasure hunt,” says owner Anuschka Pashel, who opened a sister store at Union Station in 2014. A former model who began traveling the world at 18, Pashel now brings the world to her storefront: You might spot a 6-foot-tall Balinese carved-stone sculpture, paintings by European artists Sabine Maes and Matti Berglund, ceramic origamiinspired incense holders, and a Brazilian quartz-crystal cluster (a striking focal point for yourr foyer) that weighs more than 200 pounds. ERON JOHNSON ANTIQUES NEIGHBORHOOD: ATHMAR PARK Eron Johnson was a high schooler when he began salvaging doors, mantels, and stained glass from 19thcentury Denver homes marked for demolition, an obsession that led him to found his namesake store in 1972. His new location on South Lipan Street—open by appointment—is an antiques cache worthy of however much time it takes you to explore the depth of its riches. Here, you’ll ind everything from pieces of an oak-paneled room from 16th century Sufolk, England (once part of the collection of the Denver Art Museum and now yours for a cool $190,000), to an early-20th-century cast-aluminum streetlight from Chicago’s Burnham Harbor. But don’t be daunted by the grandeur: Many pieces are priced under $500. 2. THE LARK NEIGHBORHOOD: DENVER COUNTRY CLUB If House Beautiful magazine were a shop, it might well be the Lark, a Dutch-doored storefront that’s lured traditional types with ginger-jar lamps, fox igurines, and boxwood topiaries since it opened in Country Club in 1970. “It’s so Larky is one of my favorite sayings!” says owner Jill Livran. 5. HOMEBODY The ironic thing about a store called Homebody— which debuted in October 2017—is that it’s a favorite among the most well-traveled design connoisseurs. Owner Dory Pratt scours the continents for design inds, from a 1970 abstract painting unearthed at a Paris lea market to an $8 set of mother-of-pearl-and-wood caviar spoons. “Opening Homebody allowed me to do two of my favorite things for a living: travel and shop,” Pratt says. She’s also the consummate hostess: The shop has a complimentary cofee bar and wraps gifts—gratis— in their signature botanical-print paper. What’s New: Homebody is now selling Swedish Byredo fragrances and Astier de Villatte ceramics made from black clay and inished with a snow-white glaze—both excellent gifts for design-lovers this season. 2920 E. NEIGHBORHOOD: SOUTH BROADWAY Former Ralph Lauren designer Chris Watson and his husband, Kyle Pastrano, opened this Antique Row shop in 1991 and have since outitted it with all manner of eye-popping gems: Victorian-era taxidermy, Thayer Coggin’s Milo Baughman-designed furniture, Art Deco lighting, Edwardian objets d’art worthy of the set of Downton Abbey, and (allegedly) the second-largest cufflink collection in America. Their motto is “Old School. New Rules.”—which means you’re apt to ind eccentric oferings at all price points, from bottle openers shaped like bufalo to a $20,000 dining table. What’s New: Watson & Co.’s wholesale catalog launched four years ago and is now 65-pages deep. 7. SCANDINAVIAN ANTIQUES NEIGHBORHOOD: SOUTH BROADWAY Nearly 70 percent of the furniture within this 25,000-square-foot space was imported from Scandinavia, including pieces whimsically hand-painted in the 1800s—just one reason why we start swooning the second we walk in the door. Owner Henrik Follin, who was born in Sweden and grew up in Denmark, launched the company in 1994; it’s now the place to ind the extremely rare (a 19th-century inlaid mahogany Empire secretary) and the extremely sweet (Swedish copper baking molds, which make charming kitchen decor). Oenophiles should look for the Hungarian wine press, hewn of oak in 1924.

Here, everything you should know—so you can shop the district like a pro.

So what will a shopper find inside? There are more than 1,400 manufacturers, many of which are represented exclusively here, with custom and curated items that can’t be purchased anywhere else in our ive-state region. If you asked, “Where should I go to buy tile?” I’d give you six showrooms. For furniture, I have multiple showrooms. They each have their own personality. OK, last question: What’s new at the Denver Design District? We’re in the midst of a total transformation—we’ve had a number of showrooms expand and relocate, and we’ll soon have a total of 36: [Interior-designer favorite] Circa Lighting is coming in spring of 2019, as is Mod Design, a showroom with specialty lines from around the world.

THEY CALL IT NOT-SOMELLOW YELLOW If, during a drive on northbound I-25, you’ve ever gawked at a certain canary-yellow sculpture that seems taller than Longs Peak, you’re not alone. What exactly is that thing, and why is it in front of the Denver Design District? “It’s called the ‘Articulated Wall,’ and it’s an 85-foot-tall sculpture by Bauhaus designer Herbert Bayer,” Jo Mabary explains. “The irst one was created in Mexico City for the 1968 Summer Olympics, but ours is the tallest. It’s constructed of 32 pieces of prefabricated concrete around a ceiling mast of a ship.” The piece was donated by the Denver Design District’s former owners to the Denver Art Museum, and it’s now part of the DAM’s outdoor sculpture exhibition. Should you ever want to paint your front door the sculpture’s eye-catching hue, feel free: It’s Benjamin Moore’s Bright Yellow. Zing!

When something is sold “to the trade,” that means it’s sold only to designers, architects, and other design-industry pros. “To the public” means anyone can buy it. All showrooms in the Denver Design District sell to the trade, but only some allow the rest of us to make purchases directly. It’s always OK to ask for each showroom’s guidelines.

Most showrooms require a designer to make a purchase; we always have one on duty, complimentary. When you come in the West Building, the receptionist will give you a card with the designer’s phone number on it. He or she will join you wherever you want to make a purchase and facilitate it. You’ll pay net price, plus 20 percent, which is still way under retail. Let’s say you’re purchasing something for $100: The designer’s net price is $60, which means you get it for $72. A mix of natural and artificial lighting is key to helping spaces like this one work equally well for a cozy cup of coffee in the morning, a working lunch with a laptop, or a date-night dinner.
Sunlight drenches the lobby through more than 16-foot-tall windows during the day. In the evening, thick velvet drapes (Clarke & Clarke’s Palais Velvet Indigo) are drawn to create a more romantic, exclusive ambience. “I’ve been in so many restaurants or bars that are beautifully designed, but the lights are too cool, too white on the spectrum,” says Ryan Diggins, a partner at Gravitas Development Group, which built the independently owned and operated hotel. His solution: custom crystal chandeliers (see page 64) by Spike Lighting—fitted with Philips Lighting’s Warm Glow LED bulbs that emit a whiter light during the day and dim to a golden hue at night.
BRING IT HOME A banquette is a great solution for a small eat-in kitchen, and— because it typically requires a custom design—a great opportunity to incorporate reined lourishes, according to Ashley Manhan, principal and co-founder of Los Angelesbased Avenue Interior Design, which directed the Ramble’s interior design concept. For Death & Co.’s row of booths, that special design moment comes in a simple brass rail across the top.

The brass-accented, mid-mod Jimmy Cooper chairs are from Industry West. Beech-and-maple hardwood looring (from Reclaimed DesignWorks) in a herringbone pattern gives way to strips of Ann Sacks’ Eros Grey marble and black-honed penny-round tiles, which demarcate the bar area.

THE BAR
“The bar is the altar for the space,” developer Ryan Diggins says. “It needed to have a really strong presence.” And it does, thanks to an almost religious attention to detail.
To add a patina to the design, Diggins specified a blue-green plasteresque wall treatment for the walls behind the bar and check-in desk (see page 60). When real Venetian plaster proved too costly, he worked with a local drywaller to create a similar efect using a stucco material and a mix of light and dark sealants. Visible trowel marks add to the aged look. Says Diggins, “I think this was the best decision we made in the space. You see the movement [of the trowel marks], which I think is really visually pleasing.” The marble-topped bar (fabricated by Colorado Custom Stone) stands out thanks to a paneled facade crafted by woodworker Brian Trybus, whose shop is less than a block from the hotel. The wood is finished with a black stain that lets some of the grain peek through.

BRING IT HOME Another intricacy of Death & Co.’s bar is felt more than seen: the “ogee” (oversize bevel shape) edge on the polished Calacatta Caldia marble top. “It adds a nice touch that feels fancy and high-end,” says designer Manhan. And it’s available to anyone remodeling a kitchen or bathroom: “A lot of people, when they go to the Home Depot or wherever, aren’t even given that option,” Manhan says, “but it’s so easy; just ask the person fabricating your decorative edges.”

“When I design a space, what I like to do is think through the conversation that’s supposed to happen in that arrangement,” Diggins says. “Where are you for that intimate one-on-one conversation? Where are you chatting with a group of friends?”
The Ramble’s lobby is filled with a variety of perching options—small bistro tables surrounded by wing chairs, cushy sofas, tall-backed booths, stools at the marble-topped bar—all of which serve as seating for Death & Co., a bar and eatery whose relaxed daytime concept, DC/AM, gives way to more formal dinner and cocktail service at night. To make guests feel at home—and to achieve a slightly Old World aesthetic, even though the building is brand new—Diggins focused on an ethos of “relaxed elegance” rather than committing to a specific era or style.
BRING IT HOME The lobby’s custom leatherand-velvet sofas have a practical purpose: “They’re a little bigger and boxier to serve as almost an energy barrier,” between the lively bar and the more placid part of the foyer, Diggins says. It’s a concept easily applied to today’s popular open loor plans to create a smooth transition from activity-illed kitchen and dining areas to a quieter living room.

CorporateOffice Anyone who spends her days in an oice building knows the lingo: cube, desk, conference room, kitchen (if you’re lucky). But in this 138,000-square-foot new commercial building on Platte Street, the spaces are a little less conventional: There’s the Nest, a two-story gathering space defined by a giant hammock and swings; the Base, modeled after your favorite Colorado ski lodge, complete with fireplace, ping-pong tables, oversized chairs, and a moveable glass wall that opens to the Platte River; and the Unity Café, anchored by a 52-foot-long custom-made table crafted from a single, lightning-felled lodgepole pine from the Steamboat Springs area. The inventive space—opened in July as the headquarters for BPX Energy, BP’s United States onshore oil and gas unit—is the result of collaboration between teams headed by Laura Leffler, the company’s chief of staf and head of communications and culture, and designer Sarah McGarry of Stantec’s Denver oice. “We started with their vision of creating a home away from home for employees,” McGarry says. “They were strategic about selecting the building’s location—backing up to the river with views of downtown—and we played up those features with our layout and placement of the spaces.” Then her team layered on materials and furnishings that feel...homey. Rich wood tones, warm metal details, and sleek marble glow under soft lighting and abundant sunshine. “Laura and her team kept asking how to enhance the user experience,” McGarry says. “That’s what drove our decisions.” Leffler says she walks the building daily to see how her colleagues use it. “We try to listen to our employees, and they’ve said that they want to be in an environment that’s authentic,” she says. “That’s what we want to be, meaningful and authentic.” Leffler visualized the Nest gathering area after a visit to Tulum, Mexico, where she fell in love with treetop restaurants above the jungle and decided she wanted a similar space in the new oice building.

DiningRoom The rug—an element that’s more often a finishing touch than a jumpingof point for a space—provided the design direction for this dramatic dining room and bar in Cherry Hills Village. “It took about a year to get [the floorcovering] finished,” says Andrea Schumacher, principal of Andrea Schumacher Interiors. But once the rug’s pattern, color, and scale were dialed in, the room’s high-contrast palette of sleek black walls and floors, white countertops and columns, and warm wood accents fell quickly into place. “The idea for the house was bringing the Hamptons to Colorado— with a twist of glam,” Schumacher says of the project she collaborated on with Alvarez Morris Architectural Studio. That East Coast vibe comes from wood-slat wall paneling—painted a matte black hue—and crisp-white marble slabs that cover the bar area’s long countertop and high cocktail table. Organic elements, including custom walnut cabinets by Abacus Cabinetry and a live-edge-wood dining table, create a Colorado connection. As for the glamour? Schumacher designed a set of black-velvet-upholstered dining chairs that are “not too stufy and a little sexy,” she says. Champagnecolored flecks in their fabric add “a lot of texture without a lot of color,” she adds—and complement the antique brass accents she employed to warm up the room: Apparatus’ Highwire Tandem chandelier, leggy bar stools, and decorative vessels on the bar’s open shelves. Add a glass-walled wine room and custom hanging rack for glasses, and this design has fine dining nailed.

Library Sometimes the best designs are the ones that evolve over time: In this new home in Observatory Park, for instance, the initial plan was for a sleek, modern space. “But after several conversations with our clients, it became clear that we needed to layer in classic elements to soften the home’s look,” says Angela Coleman, principal of Spec Design and Luxe Kitchens & Interiors, who worked with Cassy Kicklighter Poole of Kaleidoscope Design on the home’s interiors. That approach delivered this serene library, whose visual anchor is a fireplace with simplified lines, topped with a wood-veneer wallcovering by Ralph Lauren Home and artwork by Kristin Blakeney. “I love the room’s layout, the huge play on symmetry,” says Poole, who placed the furnishings so they’re floating in the room. “The lines of the space—from the two-toned cofered ceiling to the geometric shapes on the rug—all reference each other and make you feel good in the room.” The other secrets to the space’s irresistible vibe? First, “a sophisticated palette with layers of pattern and texture,” Coleman says. “You can do a lot if you stay with a few muted colors expressed in a lot of materials.” And second, a smart decision to recess the TV in a credenza behind the chairs, which makes the room more than a place to binge-watch Netflix. “The owners have cofee in here, chat with friends, work on their laptops, have a cocktail in the evening,” Poole says. “It’s a space they actually use.” And that’s a payof worth waiting for.

Architecture It’s hard to believe, but the spot in Denver’s LoHi neighborhood where this contemporary home stands was once home to a shuttered American Legion post. It might have sat long overlooked if homeowner Rhys Duggan—who was on the hunt for a unique infill space for a modest-size single-family home and his auto collection—hadn’t found it. The site, tucked amid restaurants and other commercial buildings, with primary access of the alley, felt like the ideal location for his project. Enter Matt Davis, principal of Davis Urban Architecture, who created a design that employs simple lines, economy of form, and a raw palette of materials (exposed concrete, zinc cladding, and custom steel and glass openings), and feels residential despite its urban surroundings. “We achieved a sense of privacy and intimacy by creating a courtyard defined on one edge by a guest house and on the opposite edge by the garage and auto gallery,” Davis says. “The primary living space is on the north boundary and benefits from the large double-height doors opening to the courtyard to the south.” This living room, though grand in volume, makes use of smart scaling techniques: The fireplace’s steel form is approximately 10 feet above the floor, as is the kitchen’s wood wall. These forms align with the catwalk that connects the stairway to the bedrooms above, a strategy that “reduces the perceived scale of the large volume,” Davis says—and makes the room feel both impressive and comfortable. The moral of this home’s story? “No parcel should ever be forgotten,” Davis says. “Small parcels like this one can and should be developed to add small, bite-sized developments that increase density without destroying the neighborhood’s existing historical fabric.”

Master Bedroom Duet Design Group had clear marching orders from the owners of this Cherry Hills Village home: Make the handmade bed the centerpiece of the master bedroom. Luckily, it wasn’t an unfamiliar task: “That bed has gone with me to every bedroom I’ve done for this client,” says Devon Tobin, co-founder of the Littleton-based firm that has designed multiple homes for the young couple—including this one. Handmade by the homeowner and his father from slabs of narra hardwood, the piece is certainly rustic, but the couple’s style isn’t as easily defined: “They are truly eclectic,” Tobin says. “They love modern, they love industrial, she has a true passion for that sophisticated luxurious look…they just love good design.” To satisfy all their tastes this time around, Duet assembled a texture-rich mix of furnishings that span the style spectrum: a feminine pair of mercury-glass-and-bronze lanterns from Currey & Company; sleek wood Sho Modern nightstands with perforated-metal bases and acrylic drawer pulls; linen curtains and Roman shades; and a showstopping abstract-watercolor wallcovering from Area Environments. “The headboard is low and the ceilings are high, so the wallcovering creates a sort of ‘headboard wall,’” Tobin explains. The look, though bold, is designed to last: “I like to push the limits of design in areas that are easy to change—a crazy wallcovering, bold pillows,” Tobin says. But, she adds, when it comes to the room’s foundations—walnut-paneled ceilings, site-finished white-oak floors, custom-stained baseboards—“the longevity of those is forever.” Until the next bedroom comes along.

Contemporary Kitchen When the owner of this Wash Park house asked architect Stephen Barsch and interior designer Megan Hudacky, principal of CKY Design, to replace his dim, straightoutta-the-1980s kitchen with a “warm modern” space, Barsch responded with a large, light-filled room that opens—via a 20-foot-wide, multi-slide pocket door— onto a spacious patio and swimming pool. But this presented a new challenge: “Open kitchens can easily get cluttered with hardware and drawer faces and multiple materials,” Hudacky says. Preventing that fate, she says, was “as easy as eliminating the hardware, [minimizing] the amount of upper cabinets, and using the same materials in the kitchen as we did throughout the house.” That palette— stone, wood, and metal—might sound familiar, but the ways in which Hudacky manipulated these materials is anything but. Slabs of white marble—which match the island’s top and sleek sides—create a three-sided box that conceals the range hood. Planks of reclaimed pickle-vat wood (sourced by Reclaimed DesignWorks and planed to create a not-too-rustic surface) add dimension to the wall behind the bar sink. And warm brass—typically applied
in a cabinet knob here, a faucet there— covers an entire bank of bar cabinets custom made by Scott Gottwald and David Kremer of Design Labs. “I always feel like the bar is that area where you can do something a little unconventional— and so we did,” Hudacky says. For the backsplash wall, she veered away from typical mosaic or subway tiles, opting instead for limestone rectangles set in a herringbone configuration—“a subtle way to bring in a beautiful pattern,” she explains. Broad expanses of brushed-oak cabinetry, Tom Dixon’s brass Tube table (which Hudacky customized with a new wood top), caramel-colored leather dining chairs from DwellStudio, and rows of dark metal ceiling light fixtures echo the light and dark tones of the wood-plank walls, creating a texture-rich space that’s modern, yes, but also so warm, it glows.

Outdoor Room This Hilltop home’s outdoor living room began with a common design directive—provide privacy and shade—and solution: flexible shade sails positioned over a concrete patio. But after a year, it became clear to the homeowner that a commonplace concept just wasn’t going to cut it. “[The homeowner] wanted something sculptural and extraordinary,” says Paul Wrona, a principal at landscape architecture firm Elevate By Design. Specifically, the client envisioned a take on a traditional teahouse, built with the same palette of metal and wood used inside and outside his home. “We all fell in love with the idea,” Wrona says, and the team got to work designing a structure tall enough to match the home’s roofline, wide enough to mirror the sunken patio’s footprint, but still small enough to feel inviting and cozy. Powder-coated-steel support posts and beams give the structure stability while visually anchoring the space. Ipe wood slats lend a sense of softness. To achieve some irregularity in the design, Wrona’s team created a rendering with a generic layout of the slats, then the homeowner and Chad Beall of Tree Frog Woodworking adjusted the design as they laid each piece on site, leaving one side open to “invite an existing L-shaped water feature into the space,” Wrona says. A screen designed to look like a smaller version of the teahouse provides privacy for an adjacent outdoor kitchen. A minimalist fire feature designed by Denver architecture firm Entasis Group, smartly placed LED up- and downlights on the teahouse, and orb-shaped light fixtures wash the outdoor room with a warm glow, rounding out a design that’s functional by day—and downright magical by night.

Revamping a century-old Cheesman Park estate teaches a lesson: Teamwork makes the (design) dream work. The group behind this reno tells us how they brought an iconic Denver home back to life. story by KATHRYN O’SHEA-EVANS
was overwhelmingly large, the family opted to divide it into two spaces, creating this inviting arrangement. “It was extremely diicult to build the pocket doors, which match the historical windows,” says Josh Fiester, CEO of Factor Design Build. “They’re 1,000 pounds each and 10 feet tall!” Right: Denver’s Factor Design Build restored the handsome staircase.

The grande dame of Cheesman Park was looking—at 106 years old—more than tired. Built in 1912 in the Italian Renaissance style, she’d housed only three families over a century, during which time careless renovations had rendered her a strange conglomeration of disparate design epochs—right up to her third level, last updated in 1972 and every bit the Brady Bunch set sprung to life. Her new owners asked themselves the inevitable question—one that aging Tinseltown sirens have pondered silently for decades: How do you give an icon a major facelift while preserving her unique character, so she still looks like herself? The answer was to call in the professionals: design-build firm Factor Design Build and interior designer Beth Armijo. Their task? To update the 8,000-square-foot home and bring back some of its original charm. “The homeowners wanted to make things a little more accessible for a modern family—not quite as formal,” says Jane Blumer, architect at Factor Design

To do that, the team tore most of the home down to the studs before reimagining the floor plan; re-creating (and sometimes adding entirely new) staircases and windows; swapping out the old floors on the second and third levels for quarter-sawn white oak planks; replacing plumbing and electrical systems and fixtures; and supplementing the steam boiler with modern heating and cooling systems. To that newly functional structure, the design trio added “historical finishes in a more modern style,” says Josh Fiester, co-founder and CEO of Factor Design Build. Throughout the five-bedroom, sevenbathroom home, they re-created period moldings; designed pocket doors to match window silhouettes; installed Italian marble tile; and generally sweated all the small stuf: “We restored the dining room chandelier, got its 10,000 crystals cleaned, and hung it in the stairway,” Fiester says. Even the new radiator covers—custom-made from painted poplar wood—are period-accurate. According to Armijo, maintaining uniformity among old and new woodwork was key to this design’s success. “It’s amazing how they kept it so true to the house—the detail is impeccable,” she says. Armijo created a livable vibe by combining many of the homeowners’ existing furnishings with timeless

custom designs. “The house had enough of a period look, so the furniture is much cleaner,” says the designer, who also selected the lighting fixtures, paint, and tile. But nods to the home’s roots still make appearances, from the master bathroom’s fresh take on the classic, 19th-century clawfoot tub to lights that reinterpret period styles—“like the Ball-jar-inspired lanterns in the kitchen,” Armijo says. A neutral palette of family-friendly materials— including hard-wearing wool—unifies the rooms. “For a historical house it was pretty open, and we renovated it to be even more so. It didn’t have too many choppy rooms, so the palette flows through the spaces,” Armijo says. A few carefully chosen patterns—from the stair runner’s medallions to the kitchen banquette’s striped pillows—prevent the look from becoming staid. Armijo’s secret to pattern success: Approach a room as you would an outfit. “It’s like when you put your pinstripe suit together,” she says. “You might wear a solid shirt with a paisley tie and mix up the scale.” Now, from the outside, the home built the year the Titanic sank still looks very much the same. But inside, she’s been reborn—proof positive that age is nothing but a number.

DENVER DESIGN A top-to-bottom renovation gives a disheveled Highland Victorian a modern loor plan and breezy vibe that belie its true age.

T
he transformation of the Highland neighborhood’s old Queen Anne Victorians, Craftsman bungalows, and classic cottages into modern million-dollar homes is often so dramatic, it seems a bit dizzying at times. But the most amazing thing about the rehabilitation of this 1888 Victorian isn’t its one-eighty from dreary to bright, but that its new owners—professional baseball player Josh Thole and his wife, Kathryn—decided to renovate it at all.
The three-story house had major flaws—a choppy floor plan, spooky attic, hidden basement room— and was in such bad repair, it would cost more to fix it up than to tear the whole thing down and start from scratch. But the couple fell in love with it nonetheless and felt that renovating was the right thing to do. That attitude was the perfect match for Denver-based design-build firm Design Platform, which specializes in adaptive reuse projects— and in spotting potential in unlikely places. “A lot of the things you’d want from an old Victorian

home had already been taken out of this house,” says Jonas DiCaprio, the firm’s principal and an architect and general contractor for the project, “but not having to work around lots of original details allowed us to focus on improving the function of the space, which needed to work for the couple and their children.” Here, DiCaprio and the project’s lead architect, Caroline Wilding (who now runs her own firm, Construct Design // Architecture), describe a transformation that achieved just that—while rewriting the design rules for a historical Victorian home.
is all new?” We decided the language for this house would be to leave as much of the original texture as we could, and make every intervention as minimal and modern as possible. Which original details did you preserve? CW: We approached it in a surgical way: We left
specific pieces of trim, revealed areas of the existing brick, and preserved the staircase that connects the first and second floors. We repaired as many exterior details as possible, and chose a less-is-more paint palette to let the textures and workmanship shine.

So then, what did you change? CW: The house was divided into many diferent rooms,

JD: We also made changes to help them enjoy the
Colorado environment. The powder room and family room open onto the backyard, and the dining room and kitchen are oriented toward the back as well. We really wanted the outdoor space to function as an additional living area. Did that kind of practicality drive all the finish and furnishing selections? JD: We pushed for finishes that would make life
easier. The flooring—concrete in the new addition and prefinished white oak elsewhere—is very forgiving. It has a lot of variation in texture and color, so it hides dirt well. CW: A great example is the kids’ bedroom: Those are just mattresses on the floor—but Kathryn dressed them with amazing European bedding—and her homemade, house-shaped “headboards” are just black tape on the wall! So many unexpected design details! Any favorites? JD: When we were reframing the third floor, we
realized that the master bedroom could have a view of downtown… CW: So I added a skylight to the underside of the gabled roof so Kathryn and Josh can see the skyline from bed. Did this project reveal the secret to modernizing an old Denver home? CW: I think the key was that we weren’t trying to do
a fake Victorian and make the new spaces look like they’ve always been there. It turned out to be a really nice dialogue between the old and the new.

Lights Out A WARM WELCOME A contemporary cabin in Fairplay is the stuf of mountain-getaway dreams. by JULIE DUGDALE
Perched at 10,000 feet on a clif with dramatic views of the Sangre de Cristo Mountains and the South Platte River, this modern cabin is easy to miss—and that’s exactly how architect Renée del Gaudio wanted it. The 1,600-square-foot home was designed to blend in with the windswept, high-alpine landscape of Fairplay, where it serves as a welcoming family gathering spot. ¶ From plywood walls and exposed rafters to steel-bar-grate decking (similar to the surface ski resorts use for outdoor stair treads), the home’s materials evoke “somewhat of a raw and uninished look that keeps it rustic and low-key,” del Gaudio says. “The gabled roof mimics the vernacular of the area—that old mining-town feel.” To emphasize the connection, the architect chose an ebony stain for the cedar siding “to blend in with the forest and just be really quiet,” she says. “I wanted this cabin to feel like it belongs.” Mission accomplished.
