REVITALIZING THE VACANCIES 1. When one or more vacant buildings are close to a busy, commercial street, new program such as retail and restaurants shall become the ground floors.

2. When three or more vacant homes are located across residential street from a large neighborhood institution (ie: school, church, library), the building shall become housing for people that will benefit from, or benefit the institution. Surface treatment shall be added in-between the two to connect the programs and slow down traffic on residential street.

3. When two or more vacant lots are located next to one another, landscape treatments shall create park-like program (ie: trails, benches, gardens), and signage creating a grand park entrance shall exist. 4. When a vacant building is located across from a vacant lot, a study of the nearest neighbors shall be preformed to dictate what program becomes of the vacant lot. Then the vacant building shall become housing for people who benefit from, or benefit, that program.

Surface treatment shall be added in-between the two to connect the programs and slow down traffic on residential street and/or alley.

5. When a vacant building is located in-between two vacant lots, a study of the nearest neighbors shall be preformed to dictate who and what program shall inhibit the building. Then the outdoor space to the left and right shall become a [closed in or open, gateway entrance] extension of that program.

Intended as a prototype for neighborhoods anywhere, this model focuses on Keeler Avenue in North Lawndale, Chicago. The built environment can immensely impact streets such as Keeler Avenue by increasing social capital. Transforming vacancies into thriving, desirable spots can heighten neighborhood pride, provide a location to hold community workshops, extend a welcoming invitation to get involved and help locals take the ďŹ rst step toward partaking in this change.

I have derived a set of vacancy typologies that take into account the type of building that is vacant, as well as the adjacent building and/or lot. I then examined the nearby users to understand those individuals or families. Finally employing the architectural tactics. Through this process, locals can imagine new ideas, programs, residents, and visitors for their neighborhood, as well as, leave suggestions and read information on how to get involved.

It is resource poor in terms of the amount of retail that people have access to, as well as, fresh fruit, fresh vegetables..neighborhoods are often referred to as ‘food deserts.� Given that we exist within a market based economy, I understand how getting more amenities into the community is going to depend of what kind of demand there is for those amenities. 5IFSF JT B TJHOJmDBOU DPODFOUSBUJPO PG HSFZTUPOFT UIBU GPMMPX UIF DJUZ T boulevard system; it really is a very distinctive belt around the core city of Chicago. Lawndale is the buckle on that greystone belt. So that gives us something to brand North Lawndale with, something to talk BCPVU "OE XF WF CFFO BCMF UP EP UIBU CZ DSFBUJOH UIF $JUZ PG $IJDBHP Greystone Initiative in an effort to celebrate the building type, as well as help people to understand the importance of this building type. And try to come up with some creative strategies to take care of these buildings and restore them.

What we can do in Lawndale involves trying to get a lot of other folks and entities at the table, to interact with community residents to think strategically about where communities can go and what we can do in terms of design. I think design is really important in neighborhoods in terms of what we can do to revitalize communities.�

This model is the cornerstone for a healthy relationship between a neighborhood, architects and city ofďŹ cials working collaboratively to re-imagine, create and activate this affordable housing stock, prime location and historically rich area to its utmost potential. Transforming resource poor neighborhoods into areas with ourishing social capital, creating a destination or meeting point for new users, and an extended living space for the current users can all be made possible once the conversation is started. Initiating this dialogue facilitates a location where all minds, opinions and knowledge can be shared to...

develop the best, most promising long-term changes. Instead of presenting a ďŹ nal product to the neighborhood residents, they can become part of the creative process and physical fabrication. The act of being part of this movement often times can be more rewarding and have longer lasting effects than the ďŹ nal, physical product. It is this participatory activism that promotes awareness and involvement, giving a sense of ownership and responsibility to the neighborhood at stake; allowing architecture to successfully increase social capital in urban, resource poor neighborhoods.
