SUGGESTED IMPROVEMENTS
Your home is in excellent condition and I agree with the few things you mentioned would be done. It would be beneficial for me to take another tour to focus exclusively on this but in general my only recommendations are:
• Engage D’Andrea or Soundview Engineer to define a potential pool site.
• Esure that all light bulbs are white/pink hues rather than yellow.
• Window washing before the season changes with touch up as needed prior to launch date.
• Removal of screens to create additional light.
TIMING
Due to the Buyer behavior in the market the past two weeks, I recommend a launch in early 2025. The election and upcoming holidays will be detrimental to achieving the highest financial outcome.
PRICING
More data will be available end of year to have a complete evaluation but the estimated sale price will be in the $6,250,000 to $6,500,000 range.
FEES AND EXPENSES
Commissions are not set in stone. As we discussed, there are a variety of structures we can use. The link 'Buyer Agent Commission Review' provides an overview of how recent homeowners have addressed the compensation. Regarding expenses, I am responsible for the creation of marketing materials, open house expenses etc. If you chose to do additional staging of your home, which is not necessary, that is an Owner expense as is a pool feasibility study. You of course do your regular upkeep inside and out! During our next meeting we will review all.
