MAXIMISE YOUR POTENTIAL OF SELLING YOUR PROPERTY
Preparing your home for viewers, or ‘staging’ is important
It ensures selling faster and potentially adds value
Although every home is different and every potential buyer has their own sense of what’s important, there are some general guidelines that should help you maximise your chances of selling your home. 1 First impressions
6 Petrifying pets
Kerb appeal has never been more important. You want your potential buyer to walk up your drive or path full of anticipation about what’s inside. Make sure your wheelie bins are out of sight and that the flower beds look neat and de-weeded.
Not everybody is an animal lover so if you have a dog or a cat it might be a good idea to ask a neighbour to pet-sit for an hour or two. And try to banish any lingering pet smells.
7 To do it or not to do it
Make sure your kitchen worktops are clear, there’s no washing up to be seen and that all rooms smell fresh and clean – a vase of flowers will help.
Redecoration throughout is a costly exercise, but if it really needs it, this can be a good option. Stick to pale, neutral colours, think about adding a mirror or two to give the impression of space and just add a few accents of bold colour.
3 Satisfy the nit-pickers
8 Pretty it up
2 Declutter and minimise
If a lightbulb needs changing, change it. If that kitchen drawer doesn’t close properly, get it mended. It’s a sure bet that any little odd-jobs that haven’t been done will be picked up by your viewer’s critical eye, so fix them.
It’s perfectly possible to make your home look pretty without adding clutter. Add a bowl of fruit to the sideboard or kitchen table, make sure windows have clean curtains and thoroughly dusted blinds.
4 Each room has a job
9 Make it sparkle
If your dining room acts as a part-time office, clear away the paperwork and the laptop and add placemats and a feature candle to the table. If the spare room houses your exercise bicycle then stow it away.
Put on your rubber gloves and make those pictures, mirrors and windows shine! Get rid of the limescale in your basins, sink and drainer, it’s an easy fix and makes such a difference.
10 Which Estate Agent?
5 Keep out of the way If possible, let your agent show off your home to its best advantage. It might be useful if you can hover in the background to answer questions but don’t take the lead as your agent is a professional salesperson.
Choosing the right agent is a priority. You’ll want one that’s good value for money and knows the area – please ask our team for recommendations. Don’t be afraid to negotiate fees and make sure they know your home inside out.
