2020 was a banner year for real estate in Blaine County, with over $1.2 Billion in sales, which is 94% higher than sold volume in 2019. Much of the activity resulted from the influx of buyers fleeing metropolitan markets in response to the COVID-19 pandemic. The buyers who ultimately made the move reflect a mix of long-time visitors, natives who grew up in the area, and first-time visitors who fell in love at first sight, like I did years ago… Our ‘active’ inventory has been heavily impacted as a result of the dramatic increase in transactions. At the beginning of 2020, the Sun Valley Board of Realtors MLS had 6.28 months of residential inventory, and in December of 2020 our inventory had dwindled to just 2.24 months. The result of this shift in supply & demand has predictably been an increase in prices, which is, of course, welcomed by sellers! The good news for buyers in the near term is that, as interest rates and supply remain low, we expect their investment in residential property values to continue to increase. Our Engel & Völkers advisors sold over $166 million in real estate in 2020, and were involved in 138 transactions. Notably, our Jones & Grover Team represented the Buyer and Seller of an $11 million Knob Hill masterpiece, as well as the seller of an $18 million world class residence in an exclusive enclave north of Ketchum. While it is common for brokerages to trumpet their highest-priced transactions, we genuinely feel that all of ours are notable, as our advisors truly believe there is luxury at every price. VALLEY WIDE STATISTICS 2019 VS 2020 Median sold prices and ‘per square foot’ prices were up in each respective area on which we’ve reported, with more-dramatic increases experienced in the ‘north valley’. We attribute the overall increases to purchases by high-net-worth households of the north valley’s luxury property, as well as low inventory in the south valley, in which prices responded to strong demand and lack of supply dating to late 2019. Overall residential inventory has reached a record low, with just 2.24 months of inventory. With record low interest rates likely to continue through 2021, the ingredients are in place for a continuation of price appreciation in the residential sector, making it a good time to sell, and providing incentive for buyers to move off the bench.
