WHAT THESE NUMBERS MEAN Ketchum Single Family Home

Three months ago it was uncertain whether homebuyers would show up this summer, but by mid-June it was evident that the Wood River Valley was the place to be! Despite being shut down for a couple of months, our market bounced back and then some. One of our best indicators of a strong market, ‘Days on Market Until Sold’, reflects over 17% fewer ‘days on market’ in the past 12 months than the preceding 12 months. Surprisingly, Pending Listings are down over 14%, which could point to either COVID-19 affecting new contracts or the result of low inventory. The single family home market in the Sun Valley area, which includes Elkhorn, continues to gain steam, as the number of sold properties is up over 11% from the preceding 12 months, and both the Median and Sold Prices are up over 11%! While inventory has been a concern, with a 15% increase in New Listings we expect the activity to remain strong.

WHAT THESE NUMBERS MEAN South of Ketchum Single Family Home

The area south of Ketchum has seen a surge in new inventory with a 70% increase in New Listings. While the market has not absorbed all of these homes yet, we are seeing increasing interest from Buyers for more space, and many homes in this area are on larger lots. Days on Market until Sold is a strong indicator of positive activity, and the Days on Market for the area south of Ketchum is down over 20%, which bodes well for the new inventory. The lower priced homes have sold. Now the remaining inventory are higher priced homes coming on the market, and/or Sellers have raised their prices as well.

WHAT THESE NUMBERS MEAN Hailey Single Family Home

Hailey has been the most active sub-market over the past few years, fueled by record low interest rates. The market remains very strong, with the Median List Price up almost 9%, and the Median Sold Price up almost 5%! Both Pending and Sold Listings are down considerably (over 20%), which we believe is due to 1) low inventory (the ‘Active Listings in Range’ metric is down over 8% year over year), and 2) the COVID-19 shutdown, and subsequent disruptions in employment. Currently 36% of the unsold inventory in Hailey is under contract for sale, and, using sold data from the past 30 days, there is approximately 6.23 months of inventory. Inventory of lower priced homes has sold through, now the higher priced homes are on the market. The 13.59% increase in the Median Sold Price year over year is the highest in the valley, and while the number of Sold properties is off by over 11% we believe it is mostly attributable to the two months the market was effectively shut down earlier in the year. With Pending Listings up over 11% we expect the number of Sold Listings to level out, or even surpass, the numbers from the preceding 12 months. New inventory has been added at a strong clip, with over 20% increases in both New Listings and Active Listings in Range, which is good news for Buyers!
