Transaction activity increased over 100% in 2018 for single-family homes, and more inventory came onto the market, which is good for buyers! Both the median and average sale price are lower from the preceding year, but with a small sample size this shouldn’t be interpreted to mean that the prices are going down across the board.

101 Emerald Street, Unit H | Offered at $775,000 At first glance, it would appear the singlefamily home market in Ketchum is in trouble, with number of sales and prices down from the preceding year. However, looking deeper at the properties sold in 2017, we find multiple unit sales of new projects, including the residential condominiums in the Limelight Hotel. At over $1,000 per square foot it’s no surprise the prices were higher in 2017! It is notable that ‘Days on Market’ was down 40% from 2017, as is inventory, which points to increasing demand and decreasing supply. The increase in listing inventory (38%) is great for buyers. With the average condo price under $600,000 we’re still seeing strong demand for living in/near town. We love seeing a 24% decrease in ‘Days on Market’, which suggests that buyers are seeing value, and with little movement in the Median Sale Price there’s still a lot of value there for buyers!

Warm Springs Neighborhood Market Report The increase in both single-family home transaction activity and price in the Warm Springs area is very positive for Sellers, and with a newly remodeled lodge at the base of Warm Springs (improved after the fire at the end of last ski season) the Buyers have reason to celebrate! The condo market in the Warm Springs area didn’t move much from 2017, but is still quite active, with 37 closed sales in 2018. Another bright spot is ‘Days on Market’ which decreased by 9%, which points to increasing demand for ski condos!

1331 New Villager Drive | Offered at $439,000 For single-family homes, we saw less inventory come onto the market from the preceding year (16), but with more than twice as many sales as new listings (34) the inventory is shrinking. This is evident with double-digit increases in both Median and Average sale prices. The condo market in Sun Valley & Elkhorn was much more active than the market for single-family homes, with double digit increases in Pending and Closed sales, and 17% more inventory to fill the demand. Not surprisingly, along with the increased demand we’re seeing a big jump in Median and Average sale prices!

The area between Ketchum and Hailey saw an active 2018 for singlefamily homes, with a 27% increase in Pending sales, and 19% more Closed sales! Luckily there were 27% more listings available during 2018 so there was plenty to choose from.

Hailey Neighborhood Market Report Hailey’s single-family home market continues to have the healthiest metrics, with all signs pointing towards a seller’s market, including big jumps in Pending and Closed sales, healthy (8%) increase in both Median and Average sale prices, and decreasing Days on Market (120) - the lowest of any area in Blaine County. Supply will continue to come onto the market with the new Quigley Farm development, which has 30 lots for sale in the first phase. Hailey’s condo market wasn’t quite as active as last year, which is likely due to the sell-through of the Sweetwater project. Nevertheless, while small, there is strong demand for condominium units in Hailey, as is evident by the 50+ Pending and Closed sales in 2018!

Supply diminished in Bellevue in 2018, which led to fewer Pending and Closed sales, but developers are confident there is still strong demand, which will find supply in the new Strahorn development out Slaughterhorse Canyon, which is expected to bring 47 lots in Phase 1.
