Sampson Solicitors offer their top tips on finding

the right legal help

It’s important that you shop around, thinking about the type of legal service you’re looking to buy. Be wary of the cheapest option, and make sure you speak personally to the solicitor who would handle your case. Ensure your case is in safe hands and won’t be passed to a junior staff member. The next thing to consider is if the solicitor will be proactive for you, and finally, you need to be clear on the cost. Your solicitor should give you information about the cost and how it’s calculated.

As the consumer, you’re in charge of who you use and at what price, so you shouldn’t worry about asking your solicitor awkward questions. Finally, as an executor, you are not obliged to use the firm who drew up the will, and you shouldn’t agree to pay a percentage of the value of the estate! For more information call 01288 353542 or visit www.sampson-solicitors.co.uk

KINN Bar, Truro

introduces a dynamic, Pan Asian-inspired menu Offering craft Asian beers and Pan Asian inspired tapas, KINN Bar – a new cocktail bar opening in Truro – is definitely one to get excited about. The bar, which will be open at lunchtime between 12pm and 3pm, and then in the evening from 6pm until 10pm from Monday to Thursday, offers both classic and Asian inspired cocktails, so if you want to reminisce about those months spent travelling Southeast Asia, you’ll certainly find something. What’s more, the menu is packed full of mouth-watering flavours, with sharing platters of tapas and authentic curries with Thai bread, plus a full Chantek menu, making it ideal for a spot of lunch or a full evening meal. On the weekend, the bar opens from 6pm until 12pm, so if you’re out on the town but fancy something more sophisticated on your evening spent carousing, KINN Bar should definitely be on your ‘to-go’ list. Live life on the veg in 2018 with help from Riverford Organic Farmers

“Kernow’s climate, geography, coastline and attractions make it Britain’s number one holiday destination,” explains George. “The demand for staying in a Cornish holiday home continues to grow. Whether you buy property to create a home away from home in Cornwall or to provide just that for paying guests, it’s typically a sound investment. “Cornish homes are not especially expensive when compared to urban environments or the south east. While house prices can fluctuate, if you’re looking for a long-term investment, this is less of a concern. Letting out your home when you aren’t using it can cover the cost of ownership and in many cases actually return a good profit.

Want an alternative to the predictable New Year diet hysteria? Look to Riverford Organic Farmers. With 30 years’ experience, this company of veg experts knows a thing or two about the green stuff, and certainly doesn’t believe in fad eating trends. Lynn explains: “At Riverford, we’re all about vegetables. As self-confessed veg nerds, we revel in inspiring customers to live life on the veg! We want to encourage them to cook beautiful, organic seasonal food from our boxes.” For more information visit www.riverford.co.uk

In the first of a new series, George of Cornish Traditional Cottages offers his advice on why to buy property in Cornwall

“The Cornish economy thrives on tourism. Visitor attractions large, small and artisan exist and grow across the county. With that, access to all parts of our diverse region is being improved all the time making it ever easier for tourists to reach the lesser known and often more sought-after spots. The already strong road network is improved each winter. Cornwall Airport Newquay brings visitors from London, the north as well as Spain, Germany and Ireland. The mainline railway runs all the way down to Penzance with many branch lines to access the smaller coastal resorts – some of the most beautiful railway journeys in the world.”

“The colour palette is gorgeous, ranging from subtle tones to bold statement colours. The price is less than other designer paints and delivery is free of

Lunchtime and after school clubs offer STOMP and tap mash ups alongside ballet and lyrical, while sixth formers gain practical experience choreographing and tutoring younger girls for everything from the dance show to the school play. Head of Creative Arts, Judith Tutin says: “Dance is a fantastic form of PE that calls on the girls to work as a team physically and artistically. It unites all the art forms, from music to visuals, dance and costumes, and it also unites the two sides of the brain, with the girls using reasoning to learn the routines, and creativity to make them both beautiful and emotional.” Fore more information call 01872 242904 or visit www.trurohigh.co.uk

By day, these girls are the bright young engineers, lawyers and scientists of the future but, just for tonight, they’re showing off the other side of their personalities with a dazzling array of dance that cannot fail to bring the house down. Half price frame sale at Alexander Miller Opticians Falmouth’s Alexander Miller Opticians takes fashion as seriously as it does the health of your eyes, stocking a huge range of well-designed, innovative frames, including those from Tom Davies and Prodesign.

Hake is catch of the day in Mawgan Porth

Mawgan Porth’s Catch Seafood Bar & Grill is known for its adventurous fish dishes and its fabulous Sunday roast on the coast. Owner Pat has just returned from cooking alongside double Michelinstarred chef Angela Hartnett at Blenheim Palace. Pat tells us: “It was great to discover that we think alike on so many dishes, particularly Angela’s ideas about beef cheeks which we often use for our classic roasts and local seafood. She loves great Cornish produce as much as we do!” A real favourite from the winter specials is pan-fried hake with salt‘n’vinegar mash, pea puree and crispy battered gherkins and capers. “Hake has been outstanding this season,” says Pat. “It has a gorgeous flaky texture and, of course, it’s sustainable which is really important to us. We make the mash with Cornish sea salt and an artisan malt vinegar produced in Coverack that has a mellow oak flavour. We then fry the pickles as our twist on tartar!” It all goes down a treat after a windy walk on the golden beach, just a stone’s throw from the restaurant.

The good news is that this January, Alexander Miller Opticians is running a half-price frame sale on selected frames, meaning you can look after your eyes, look the part and all without costing the earth! or those of us in love with the Cornish lifestyle, whether born here, or drawn here from the cities in search of a simpler life, immersion in all things ‘Cornwall’ is the only way to live. Time is your best spent investment here, finding moments for windswept coastal walks and summer weekends on the sand. But what else should you invest in, for the full cultural experience? Well, once you’ve committed to the beach view home, the impressive longboard you may never stand up on, and all the digital devices you need to video conference with clients in far flung London, let me suggest you invest in art. ALASDAIR LINDSAY Artist Alasdair Lindsay has taken the genre of landscape painting in a strikingly original direction, with his unique blend of figuration and abstraction, making him one of Cornwall’s most distinctive and collectable painters. In an arts scene where landscape carries serious cultural currency, Lindsay has managed to rise well above the pack. Trailing behind him a history of landscape painting in Cornwall that began with Turner, and evolved in the mid-20th century as the muse of British Modernism, Lindsay’s take on landscape is the refreshing step forward that collectors have been waiting for. His particular interest in architectural structures along the coast means that his paintings document the beach houses, beach huts and Victorian tidal pools that define our collective, visual experience of Cornwall. Similarly, his ability to paint the purity of Cornwall’s famous light, and the dazzling colours that accompany it, make his work synonymous with every idealised notion of this glorious place. As highly contemporary, highly desirable art objects, Lindsay’s paintings lend themselves to the sort of minimal space you now find in highly contemporary, highly desirable coastal properties. The square format, strong colour, and cut-glass compositions that are typical of his work, sit perfectly in white walled,

glass fronted architectural spaces which are designed to bring the outside in. With an Alasdair Lindsay painting on your wall, the interior view is as equally ‘Cornwall’ as that sweeping coastal view beyond your window. Lindsay’s experience of raising a young family in west Cornwall, and of regularly swimming, surfing and sailing the Cornish coast, means his work has the weight and authenticity of an artist truly engaged with the landscape around him. These are factors, which – beyond the skill and originality of his work – increase the credibility, and therefore investment potential, of his painting. There is also a good deal of sense in buying Lindsay’s work right now, as he celebrates his 20th year in painting with the release of Shorelines, a hardback book of colour plates which illustrates the development of his painting, and profiles the artist’s life, career and inspirations. ‘Black Narcissi’

The value we continue to place on portraits was reconfirmed last November with the record breaking sale of Leonardo da Vinci’s ‘Saviour of the World’, bought for £342 million, the highest price ever paid for a painting at auction. Interestingly, as a painting of Christ, this work is at best a ‘theoretical’ portrait, and of course its value lies not in any likeness of person, but in the expressive beauty of the subject’s facial expression and hand gestures, which speak of gentleness, hope and redemption. Our ability to interpret the meaning of human gesture, and the artist’s ability to capture it on canvas, are ideas explored in the work of Helston based artist Shelly Tregoning. Her paintings are also ‘theoretical’ portraits; images of the human figure in which physical gesture is everything. Her paintings and monoprints of finely drawn figures capture telling physical moments that are meaningful to all of us. Betrayed in the curve of the body, the tilt of the head, or the flex of the hand are the

hopes, desires, disillusionments, fears and insecurities that, according to the artist, “stand for an inherent communality between all human beings”. In an area where landscape and abstraction are the dominant subjects in art, Tregoning is walking a highly original path, meaning that hers is among the most progressive, and most interesting art in Cornwall right now – as evidenced by her recent selection for the UK’s most influential art shows and prizes. Having graduated with a BA in Fine Art from University College Falmouth in 2011, and now resident at west Cornwall’s CAST studios, she has already been selected for the National Open Art Competition, Discerning Eye Exhibition, RWA exhibitions, and twice for the prestigious Threadneedle Prize Exhibition. Her first solo show, at Edinburgh’s Arusha Gallery last November, plugged in to socially relevant conversations regarding digital identity, gender identity and ideas of the 21st century ‘self’, and as any experienced collector will tell you, artworks that have social relevance, in particular those that make perceptive social comment, are likely to be highly valued in the art market, both now and into the future. LIZ HOUGH The coastal town of St Ives is one of the world’s most famous and respected centres of fine art, and is celebrated, in particular, for its artistic tradition of abstracting the landscape. St Ives and west Cornwall continue to produce world-class abstract artists, and by investing in them, collectors are tapping into a rich seam of creativity that goes back almost a century. One such artist is Liz Hough, whose mixed media works are a masterclass in figuratively inspired abstraction. Making work in the Modern British tradition – a tradition which originated in St Ives in the mid-20th century – Hough is continuing a bloodline of abstract art that is highly valued by collectors all over the world. Her richly coloured images take inspiration from the landscapes in and around her west Cornwall home, and the rugged, unspoilt countryside of rural Italy, where she teaches and paints annually at the Verrocchio Art Centre. Working with acrylics, oils, collage and painted papers, she takes simple shapes and motifs and arranges them into beautiful, balanced compositions. Addressing and interpreting ideas of ‘place’ in this way, she captures the real essence of these beautiful, rural landscapes. Her soft palette, eye for harmonious colour combinations, and

Maryanne Hawes

rhythmic application of pattern, make these works visually and emotionally appealing. Because of that, and because of their link to St Ives and to British Modernism, Hough’s works are beginning to attract serious attention, with investment pieces now held in both The Bank of China and TSB Collections. Respected as one of St Ives’ leading abstract artists, Hough studied Fine Art at Manchester Metropolitan University, and went onto complete Post Graduate studies in Painting at The Royal Academy Schools. Her work is exhibited in Cornwall, London, and in Europe, and her achievements include being awarded the Lanseer Scholarship, Leverhulme Trust Scholarship, the Daler Rowney Prize at The Royal Academy Summer Exhibition, and the Creswick Prize for Landscape Painting. She is currently represented by Oliver Contemporary, London, where she exhibits annually. Discover the artist’s work at

Discover the amazingly varied array of artwork and independent galleries dotted across Cornwall.

istorically, Cornwall has been a magnet for artists, particularly west Cornwall owing to its famed quality of light, with schools and colonies of artists forming in harbour towns and villages such as St Ives, Newlyn and Lamorna. All across the Duchy, contemporary Cornish art is positively booming, with more artists than ever setting up camp and producing beautiful artworks in a range of media. With the recent reopening of the Tate St Ives, now is the perfect time to discover the art scene in Cornwall. There are scores of independent galleries dotted across the county selling original pieces that you won’t find anywhere else. Turn to our gallery section (page 28) for just a small selection of the fabulous artworks on display, including our cover image from Jeremy Sanders. As we’ve seen in the main feature, art is not just something to be enjoyed, but a great investment too. What’s more, with the introduction of the innovative Own Art scheme in some galleries, collecting original art is becoming even more affordable.

iven that art imitates life, it’s not surprising that creative work can reflect a diversity of subjects and encompass a plethora of creative media. None more so than with up-and-coming artists Lisa Harker, Emma Joyce and Hannah Singleton. Originally from Yorkshire and now living in Cornwall, fine artist Lisa Harker, who admits she never wants to leave the Duchy, creates individual, unique pieces of art and furniture with a love theme and an environmental ethos. Lisa recently launched her own gallery, Lisa Harker Quirky Art, in Truro following a storm of interest in her work after she appeared in a national women’s magazine. Not only a talented artist, Lisa also appears to have matchmaking qualities as she explains. “Most of my artwork depicts love, but every time I do a painting for someone they find love.” Love of the Cornish coast and the rugged patterns of life under the ocean is the muse for silversmith and jewellery designer Hannah Singleton’s work. “Living among this beautiful rural setting I found a comfort spot for creativity,” shares Hannah, who creates precious metal treasures from sheet silver using traditional techniques. “I wanted to bring people joy from handmade, treasurable and meaningful gifts.” Reflecting her passion for Cornwall, Emma Joyce creates bespoke enamel art and jewellery from her home studio in Penzance. A fine art textiles graduate, selecting inexpensive materials to produce her work is particularly important for Emma. One muse that all three artists have in common is the support they received from business start-up experts, Outset Cornwall. “Outset has some phenomenal people,” praises Lisa. But, as Hannah shares, Outset’s help extends beyond the practical support in helping people get a business together. “They have helped me to be confident and shine in all that I do.”

ANOTHER WAY R Specialist estate agents Rohrs & Rowe celebrate an amazing, award-winning first year of business.

ohrs & Rowe is an estate agency that seems to be doing everything right. Despite only being in its second year of trading, the business has combined the extensive experience of Martyn Rohrs and Matthew Rowe in selling high-end property, with innovative and contemporary marketing to make a real mark on the Cornish property scene. We’ve been following their progress closely since first speaking to them back in the spring of last year, so it’s heartwarming to see their approach and hard work paying off. A successful first year was capped off at the highly prestigious UK Property Awards held in partnership with the iconic Bentley Motor Company at the Royal Lancaster Hotel, Hyde Park, London, when Rohrs & Rowe were awarded the ‘Best Estate Agents in Cornwall 2017/18’ and given their five-star rating – an amazing feat to pull off in such a short space of time. Upon winning the award, Martyn and Matthew said: “We are absolutely over the moon to have received this accolade from such highly respected and established awards and also within just 12 months of opening.

Just a couple of the stunning properties marketed by Rohrs & Rowe ç MAIN Rohrs & Rowe put lifestyle at the heart of all they do, highlighting the experiences that can be enjoyed in Cornwall, such as sailing the coast

“It was our vision and passion to create a new style of agency that would really make our work stand out from the crowd and offer clients an exciting and innovative alternative to the traditional high street agents or the faceless online only companies.” So what exactly is this approach that makes R&R stand out from the crowd? Well, firstly, while the company itself maybe new, it is built on almost four decades of collective experience working for the some of the most respected agents in the industry. Martyn and Matthew have used their insights to take the best bits of traditional estate agency – reliable and frank, local knowledge, an acute understanding of the property market and friendly faces on the ground – then harnessed technology, social media and bespoke visual marketing techniques to garner the greatest response. But perhaps the most significant element of their approach is also the simplest: putting lifestyle at the forefront of their entire ethos. They recognise that Cornwall is a unique place, both geographically and culturally – people choose to live here for the incredible lifestyle it offers, from its abundance of beaches and coastal activities to its burgeoning foodie scene. They know that a home isn’t just the bricks and materials used in its construction; it’s a personal sanctuary, the place to enjoy one of Cornwall’s inimitable sunsets, and the start and end point of adventures yet to come. The marketing is extremely visually enticing, enhanced by eye-catching aerial

photography placing a home within its wider context, highlighting the landmarks, attractions and facilities all within reach. Even just flicking through Rohrs & Rowe’s website feels like reading a high-end lifestyle magazine, rather than the typical static property search. This approach is so fundamental because, crucially, it enables the company to present every property in a way that creates an emotional connection for the buyer. Rohrs & Rowe sum up this philosophy as ‘Aspirational Living’. The results speak for themselves, with many properties being snapped up swiftly. One client, for example, sees their approach and attitude as a real ‘game changer’. “After 18 months of no success, I decided to try something new and was recommended to Rohrs & Rowe. They really understood what was special about and the quality of the house from the start. They quickly had viewings and then swiftly found us a good buyer. ver years, the current owners have thoughtfully added tasteful touches of modernity throughout this property. There are handsome, half-slate hung elevations, as well as lovely, well-stocked and lawned gardens, meaning that it’s not just the inside of this home that makes for a wonderful living space! Inside, three bedrooms – including a master en-suite – make the home ideal for a family looking to move to Cornwall, while a broad reception hall with timber flooring and turning staircase is a wonderful space in which to both wow and welcome your guests! A wonderful sitting room offers stunning views and original parquet flooring, as well as a feature fireplace, making it cosy during the winter. As is often the case, the kitchen is very much the heart of this home, with a superb range of bespoke units, granite worktops and a cosy Aga, as well as an in-built sitting area. The Saltings is in an exclusive enclave along the banks of the estuary on the edge of Lelant, itself a highly sought-after village, roughly three miles from the harbour town of St Ives. The area is popular with wildlife watchers, who find accessing it easy thanks to the fantastic public transport available nearby. In nearby St Ives, you’ll find a network of narrow cobbled streets, white washed granite fisherman’s cottages as well as some fantastic restaurants, shops and galleries. Indeed, there’s a lot to be said for this unique piece of real estate, both in terms of the area and the stunning home itself, but why just take our word for it?

H

ere at Cornwall Living, we love a good story, and we’ve found a fantastic one in Sustainable Furniture, a Cornish company that is doing everything right: a family business that’s competing on the national stage, committed to producing stunning, highquality products with ethics at its heart. Founded a decade ago by Margaret Larson in response to the influx of cheaply made, mass-produced, flat-pack furniture that flooded the market, Margaret wanted to promote beautiful sustainable furniture that is made to last, with the smallest possible impact on the environment. Each piece of furniture has its own unique story to tell. Take, for example, the teak root furniture, as seen on the BBC’s Saturday Kitchen. Produced from ethically-sourced, reclaimed teak roots, no two pieces are the same, each individual piece with its own twists and turns, creating a real focal point in any room and a talking point at your next drinks party. What’s more, it’s inspiring to see an agricultural waste product turned into a thing of beauty, helping to rejuvenate previously barren land and boost the local economy – it’s a win-win situation. Sustainable Furniture has everything you could need to kit out your home, holiday home, or boutique hotel, including indoor

dining sets, living, dining and hallway storage options, sofas, coffee tables and conservatory furniture as well as beautiful mirrors and home accessories. The huge range of outdoor furniture, from garden seats, memorial benches and picnic tables, to sunloungers and parasols, is particularly popular with pubs, restaurants and cafés. All products are available for delivery both nationwide (often within 48 hours) and internationally. What’s more the team also offer a bespoke service, assisting you in designing furniture to suit your space and requirements. So if you have a project that requires some stunning individual pieces, why not give them a call? With commercial clients including the National Trust, English Heritage, and the BBC, you’ll find yourself in good company!

A home from

HOME

Whether you’re a property owner or simply looking for the perfect Cornish accommodation, here’s why you should choose Cornish Horizons.

C

ornish Horizons is one of Cornwall’s leading independent accredited agencies, representing more than 500 cottages across the Duchy. With key locations including Padstow, St Ives, Fowey, Looe, Porthleven and Newquay, holidaying with this fantastic Cornish company grants you access to some of Cornwall’s premier destinations. If you’re the proud owner of a beautiful holiday home here in Cornwall, this reach also means that you can benefit from the team’s 25 years of experience and collective fountain of local knowledge. Indeed, this local agency boasts national marketing expertise, guaranteeing you and your property maximum exposure, both online and offline. You’ll incur no joining fees, and instead will be welcomed with the promise of competitive commission rates, guaranteed income on cancellations and, impressively, the option to have your home fully managed by the Cornish Horizons team. It’s no wonder, then, that over 96% of Cornish Horizons’ homeowners would

recommend the service! And it’s a good thing, because after buying your dream second home, you want to be sure that you’re placing the keys in the hands of a company you can really trust – not just to professionally manage it as a holiday let, but to guarantee you maximum return on your investment, too! The small doorway up to the apartment belies what hides behind and as you wind your way up the stairs you’ll soon find out why. The apartment, which sleeps four, is bright, spacious and has been carefully decorated with marine-inspired tones to complement the coastal location. The two bedrooms, both with en suites, offer an oasis of calm with the addition of White Company towels and bedding and an Atlantic blanket carefully folded at the end of each bed. The living/dining area is vast with a triptych of windows that frame the view out onto the harbour. It’s all about the detail here with two comfortable chairs perfectly placed in front of the middle window, which you can open up on a summer’s evening to enjoy the view while sipping a glass of something cold. Binoculars are provided for dolphin spotting in summer and storm watching in winter, and your four-legged friend (the property is dog-friendly) gets their very own basket of blankets. You’ll also be greeted on arrival with a freshly baked cream tea, courtesy of your charming host Louise. Holidays don’t come much better than this!

n Tranquillity and comfort

Deep in hedgerow lanes down a gravel road sits Thornleigh Cottage, a hidden gem and the perfect base for your south Cornwall holiday. This beautiful country cottage, sleeping up to nine guests, is set in a large secluded garden and has recently been renovated to cleverly combine heritage and modernity. Situated beautifully on the south coast, the foodie haven and historic fishing harbour, Porthleven is just ten minutes away, and just 15 minutes the other way is the mile-long sandy beach of Praa Sands, meaning you can enjoy the best of both! The coastal path along this stretch of coastline is varied and dramatic and along it you’ll find the iconic Wheal Prosper mine engine house at Rinsey (used in the filming of Poldark), as well as Prussia Cove, a haunt for real smugglers many years ago. You are also on the doorstep of the Lizard peninsula and the Helford, and 25 minutes away are St Ives and Falmouth. The hardest part will be knowing where to start!

THINKING OF

LETTING? Will you choose an agency or go it alone? Maria Gendall of Forever Cornwall shares some advice.

T

he idea of owning a holiday home may be an achievable goal for you. And if so, letting it successfully is probably the key to making the dream come true. For most, a good letting income is essential. But also, you want owning your holiday home to be a pleasure, not a burden. If you are thinking of letting, one of the first questions you’ll probably ask yourself is whether to appoint a holiday cottage agency, or to go it alone using one of the online ‘marketplaces’ like HomeAway or AirBnb. Using these websites is appealing, especially as an easy way to get started. After all, you can just log on, and your mini-business is up and running. Of course, if you go with an agency there will be more commission to pay, but all good agencies will aim to help you to achieve a higher income than you would by going it alone. Maria Gendall of Forever Cornwall Unique Retreats tells us: “We can almost certainly win you more year-round occupancy, and command higher weekly rates than the DIY websites, meaning that even with higher commission, you are better off. By appointing an agency you’ll have someone else to take the strain of all those emails, and you can rest assured you have an expert to take on complaints and problems, should things go

wrong with a tricky customer.” As Mrs T in Carbis Bay recently told us: “I started letting without an agency this year, and it’s been quite a successful summer — but it was far more stressful than I imagined as I had to be constantly online, and I’m not sure if I’m going to get the year-round occupancy I need.” A good agency will be getting the bookings you need and dealing with all the customer service. You’ll also have professional advice on hand, when it comes to ensuring that you are really customer-ready as well as legally compliant. The good news is that there are plenty of great cottage agencies in Cornwall who are only too happy to help. From big ones offering a complete top-to-toe management service, to those specialising in a particular area or type of property, like Forever Cornwall. Most will be happy to give you free, no-commitment advice. If you decide on using an agency make sure you choose one that’s right for you. Then you can get on with your life, and ensure your holiday home dream finally comes true.

We can almost certainly win you more year-round occupancy, and command higher weekly rates

demand SUPPLY AND

Matt Begley, financial expert, looks at how the buy-to-let market is faring in a time of uncertainty.

T

è RIGHT

Matt Begley, Retirement planning expert and MD of Harris Begley Financial Planning

he demand for renting is still fairly strong, as everyone knows we aren’t building enough homes to meet the needs of a growing population. This, combined with the difficulties many renters face in getting together a suitable deposit to exit the rental sector and enter the home purchase arena, will help to maintain demand. Of course, there are marked regional differences, so if you’re currently a landlord, or wish to become one, you need to do your homework and assess how it may pan out in the areas in which you operate, or plan to operate, and the type of renter you’re after. A key consideration for buy-to-let landlords is to be up to speed with the latest tax and regulatory issues. From April 2017, tax relief on landlords’ mortgage costs was restricted to the basic rate of income tax and, over the next three years, the proportion of borrowing costs that landlords can offset against tax will taper down to zero. Additionally, landlords face new rules restricting other deductible expenses they incur from renting property, such as limiting tax relief for wear and tear in fully furnished properties. Landlords have also faced higher rates of stamp duty on property purchases, as anyone who buys a second home has had to pay 3% on top of the normal rate of stamp duty. This means that each investment by a landlord will have a stamp duty bill of at least 3% and possibly as much as 15% of the purchase price. The final strand in these developments relates to greater regulatory requirements from the start of this year. This required lenders to consider likely future interest rates over a five-year period (unless the loan rate is fixed or capped for five years or more).

Specifically lenders have to: 1. Stress test their lending against an expectation of an increase in buy-to-let mortgage rates of at least 2%. 2. Assume a minimum rate of 5.5%, even if the stress test of a 2% increase would actually produce a lower rate than that. And there’s more… from 30th September 2017, the Prudential Regulation Authority (PRA) implemented special underwriting rules for landlords with a portfolio of four or more managed properties. Of course, into the future the current and on going political and economic environment may influence the regulatory controls. But, in the meantime, it’s important to take advice and deal with what’s in front of you.

Remortgage now? If you do have buy-to-let properties and feel that you want to take advantage of the current excellent deals on offer – in many instances, there has been a healthy reduction in rates and costs over the last 12 months* – now could be the time to act. (Source: *Mortgage Brain, August 2017).

A way forward? Some landlords have opted for, or are considering, placing their portfolio within a ‘limited company’ status, as this may be beneficial with regard to mitigating the impact of the tax initiatives, and that limited companies are not affected by the PRA regulations. However, this may not be the right option for some, so it’s essential that you take advice from professional financial advisers, and your accountant. There is no guarantee that it will be possible to arrange continuous letting of the property, nor that the rental income will be sufficient to meet the costs of the mortgage. The value of your buy-to-let property and income from it can go down as well as up. You may also require advice on the legal and tax issues. HM Revenue & Customs practice and the law relating to taxation are complex and subject to individual circumstances and changes which cannot be foreseen. Your property may be repossessed if you do not keep up repayments on your mortgage.

| ADVICE

s g n i n n begi NEW

We speak to family lawyer, Michael Lowry of Stephens Scown LLP, who gives us his best advice for surviving divorce.

N

obody goes into a marriage believing it will end in divorce, yet it’s an uncomfortable reality that’s faced by almost half of all marriages in the UK. If you find yourself in this difficult situation, it can be easy to feel isolated and overwhelmed. Leading divorce lawyer, Michael Lowry from Stephens Scown LLP says: “Divorce is an emotional, draining and difficult process, but you still need a clear head as you make decisions that will affect the rest of your life.” Stephens Scown has produced a guide for those going through divorce, drawing on advice from clients. Some of their tips include telling your friends and family so that they can support you, and remembering to take care of yourself by eating well, getting enough sleep and getting exercise. They also recommend counselling, which can help you understand what’s happening and find ways to cope and move forward. It’s important that you try not to get angry; find someone who can help you gain perspective and be a levelling influence on you. Let go all the bad things and avoid blaming yourself or your partner for things that are in the past. In this vein, taking legal

advice early is crucial, as it will save you both time, and money in the long run. Finding balance in your life is also important, and Michael tells us: “It is okay to enjoy doing other things and take your mind off what you’re going through.” If you have children, be honest with them about what’s happening and explain that it’s not their fault. You may be tempted to hide things from them, but that can often mean that they’ll imagine the worst. Finally, Michael says: “Remember that nothing lasts forever. Things will get better, you just need to hang in there until they do. No matter what your circumstances are, if you find yourself starting 2018 with a divorce, please have faith that even if life seems bleak now, it will get better. You are not alone, and there is help and support available for you. Sometimes, the hardest parts of life can turn out to be the start of positive new beginnings.”

FACTS

Rebecca Dunlop, Consultant Plastic Surgeon at Duchy Hospital, debunks the top myths surrounding cosmetic surgery.

W é ABOVE

Rebecca Dunlop, Consultant Plastic Surgeon at Duchy Hospital

ith over 30,000 people in the UK undergoing cosmetic surgery in 2016, cosmetic surgery is now increasingly common. However, changing your appearance is not to be undertaken lightly, so it’s very important that you put careful thought, questioning and consideration into your choices. We speak with Rebecca Dunlop, Consultant Plastic Surgeon at Duchy Hospital in Truro, who dispels some common myths surrounding cosmetic surgery. Plastic surgery is the same as cosmetic surgery, right? “No, plastic surgery is any surgery performed by a qualified plastic surgeon, but usually refers to reconstructive surgery, for example, restorative surgery after a cancer operation or an accident. Cosmetic surgery on the other hand is purely aesthetic: used to enhance the appearance.” Cosmetic surgery does not leave scars, does it? “Sadly, all surgery that involves a cut through the skin will leave a permanent scar. However, scars differ from person to person depending on age, skin type, location of the scar and the genetic tendency to scarring. Scars take about 18 months to mature but can continue to improve in appearance long after this. There are also various types of scar therapies available that can reduce scarring.”

FREE OPEN EVENTS

If you’re considering cosmetic surgery but would like to find out more, why not head along to one of Duchy Hospital’s free open events? You’ll be able to have a ten minute discussion with a consultant and get answers for any questions you may have. Details of forthcoming events are listed online, on the Duchy Hospital events page.

Cosmetic surgery is always carried out by plastic surgeons, isn’t it? “Currently in the UK, the words ‘surgeon’ and ‘cosmetic’ do not guarantee any particular training; therefore patients should do their own rigorous research before going ahead. To save you some trouble, all cosmetic surgeons at Duchy Hospital are thoroughly checked.” Surgery isn’t necessary anymore due to non-invasive techniques, is it? “It is true that there has been an explosion of minimal and non-invasive techniques and

when in good hands these procedures do have their place in certain patients. However, in many patients these techniques will not be effective enough to achieve the desired results and are usually not as long lasting as surgery. So, while it can be tempting to avoid the expense and down time of surgery, there is some truth to the saying ‘you get what you paid for’. It is important for patients to have realistic expectations of what the different procedures can achieve so that they can choose the surgery or procedure that is right for them.” Men don’t have cosmetic surgery, do they? “Why shouldn’t men want to look their best as well? Men frequently consult for various surgeries and facial anti-aging. In fact, men now account for 9% of cosmetic surgery operations in the UK, with the number of cosmetic surgery procedures on men doubling in the past decade.” You have to travel to London to get the best plastic surgery, don’t you? “Of course, there are many fine surgeons in London, but techniques and equipment are similar across the UK and dedicated surgeons who practice in cosmetic surgery will continually educate themselves and update their skills. Plastic surgeons operate all over the country and you can find your nearest one by looking on the BAPRAS or BAAPS websites. Having surgery closer to home has many advantages; from close proximity for followup appointments to saving money on travel and overnight stays.”

“Having suffered from gum disease, I started losing my teeth, along with my confidence and smile, I was in pain and couldn’t eat… I was terrified of the dentist. On arrival.., it felt like I was entering a spa, such a lovely calm and welcoming atmosphere. I decided on Teeth in a Day. I had the procedure in April and I’m still amazed every day at the incredible results.” - Mrs S.

“Changing dentist after a 20 year relationship with my former dentist was a big decision. In moving to Mark at Pure I have found an exceptional practitioner whose skill and professionalism have both significantly improved my teeth and given me the confidence to smile again.” - Mr M.

“I needed a serious course of work done so went to visit a few places both locally and in London. I have nothing but praise for all the staff, there is a genuine warmth to the welcome, and couple that with the professionalism shown by all, especially Mark, and one cannot help but feel in safe hands.” - Mr P.

“I wanted Teeth in a Day because if I’m going to have it done I want it done and over with. Family and friends can’t believe they are not real teeth… they also like the confidence they have given me. I’m free again. I was looked after from start to finish. You won’t be frightened from the minute you meet his team. I was the most nervous patient you could ever meet. Now after all I’ve had done I’m not scared at all.” - Mrs S.

“I spent 40 years covering my mouth with my hand when smiling or eating and I finally plucked up the courage to visit Mark at Pure. I had bone grafts, implants, crowns and veneers. Mark is innovative and a complete perfectionist. I love the results and can now smile with total confidence.” - Mrs SS.

Cornish charity, Cornwall Hospice Care has 33 shops from Penzance to Bude, and you’ll be surprised at what the modern charity shop can offer.

C

harity shops have come a long way in recent years, and leading the way in this image overhaul is Cornwall Hospice Care, with its many outlets dotted across the county more akin to independent boutiques. There are six different brands to give you lots of options: Lifestyle, Homestyle, Community, Retro, Boutique and Clearance, so you are sure to be able to find whatever it is you’re looking for. Here are five great reasons to visit these shops:

Cornwall Hospice Care provides 24/7 specialist care to terminally ill adults across its two hospices, Mount Edgcumbe Hospice in St Austell and St Julia’s Hospice in Hayle, in the acute hospital, in care homes and in the community. The charity works hard to support family, friends and carers through the difficulties of terminal illness. Only 20% of funding comes from the NHS meaning 80% is funded by its generous supporters, including those that shop with the charity.

Recycle

Get a gift It’s not all donated goods. The shops stock a small range of new goods that will make perfect gifts for any occasion, suiting all budgets.

Keep it Cornish All the money raised for Cornwall Hospice Care stays in Cornwall. Frazer Hopkins, Business Development Manager at Cornwall Hospice Care, urges shoppers to come and have a browse in their nearest stores at all the items on offer. “We have some high quality donations thanks to the generous people of Cornwall. I’d like to thank all our supporters; we look forward to welcoming you to our shops!” See the website for the online store locator to find your nearest store.
