In this chapter you begin by designating areas that are suitable for subdivision, then working through techniques to create, refine, label and analyze lot information. The following is a summary of each exercise you will perform in this chapter:

Exercise 1 – Mass Lot Grading In this exercise you will build from the corridor and use feature lines to set rough elevations across many lots at once. Exercise 2 – Grading Lot Lines In this exercise you will use the model built in the previous exercise to set lot line elevations for each individual lot. Exercise 3 – Grading Building Pads In this exercise you will create building pad feature lines and set them at the correct elevation in reference to the lot lines. Exercise 4 – Creating an Overall Surface In this exercise you will combine the lot grading and corridor grading to create an overall surface. Exercise 5 – Making Grading Adjustments In this exercise you will adjust the corridor which will automatically adjust the lot line grading. The building pads will need to be adjusted manually.

Draw a polyline along the backs of the lots which begins at the midpoint of the back line of lot 32 and ends at the midpoint of the back lot line of lot 50

This polyline will eventually serve as the rear lot tie-in which will bring the lot grading to existing ground.

3.

Do the following to convert the polyline to a feature line.

The new feature line follows existing ground along the backs of the lots.

Exercise 1: Mass Lot Grading Click the Parameters tab and change the assembly for Sawgrass Lane CL Region (3) to Basic Assembly with Lot Grading.

A new assembly is assigned in the region where you are grading lots.

Click the Frequency button for the same region and change the frequency to 5 for tangents and curves.

This will improve the accuracy of the model in the area you are grading.

13.

Click the Target button in the same region. Assign the feature line representing the inside of the rear lot ditch as the Width target for EdgeOffset and the elevation target for EdgeElevation.

The LotGrade subassembly slopes upward at the minimum slope (in this case 2%) from the higher of the attachment point (behind sidewalk) or outer edge point (inside edge of ditch). This ensures that minimum slope is achieved.

The reordering of the feature line styles causes the linked corridor feature lines to “drive” the lot side feature lines.

Offset the Sawgrass Lane centerline alignment 60 feet to the outside. Change the color of the new polyline to color 9.

This represents the setback line: 30’ to the right of way and 30’ to the setback.

3.

Draw a rectangle in the first lot that is 45’ wide by 60’ deep. Align the front of the rectangle with the setback line and center it in the lot.

4.

On the Feature Lines toolbar, click Create Feature Lines from Objects. Click the rectangle and press Enter.

This polyline will represent the building pad.

Click the Update Profile Links ProPack tool and rebuild Project Corridor.

The profile is raised by 1 foot in this area.

The corridor and associated surfaces are updated. The contours near station station 8+85 have changed and the building pads are no longer at the correct elevation in reference to the new grading.
