Change starts at home A new energy pilot initiative has been launched that seeks to offer a framework for improving the thermal performance of the UK’s older housing stock through practical renovations and research. Roofzine visited the scheme, supported by Willmott Dixon, the Building Research Establishment (BRE) and Letchworth Garden City Heritage Foundation, which have taken on the task of retrofitting a 1920s semidetached home with the aim of using the property as a blueprint for making older, character homes more energy efficient. Energy efficiency is a key consideration of homes being built today. But older homes constitute a sizeable proportion of the UK’s housing stock and many lack basic insulation, making them costly to heat. Retrofitting these older homes is clearly an important way to bring many people out of fuel poverty but there is a lot that we still don’t know about retrofitting older homes, particularly when it comes to heritage and character properties. The case study home in Letchworth Garden City has received a complete retrofit to improve insulation and thermal performance through a series of affordable upgrades that are in-keeping with the property’s traditional characteristics. With one in five households living in fuel poverty in the UK, the results will inform thinking on the rationale for investment in retrofit projects on heritage and older properties by providing evidence of energy savings. Speaking exclusively to Roofzine, David Adams, technical director for Willmott Dixon Energy Services, outlined some of the upgrades that this particular property has received, and the challenges that they posed. For example, the combination of low doorways and concrete floors meant internal floor insulation was not a viable solution without drastically altering the characteristics of the property as well as incurring significant costs. Therefore an alternative approach was specified, using insulation boards buried several feet below ground around the exterior of the property. In addition, wood fibre internal wall insulation was installed as an effective solution for properties where a build-up of moisture can cause problems. David explained: “There’s no bad insulation. It’s about using the right insulation for the right job. Wood fibre is ideal and it is easy to work with as it is installed in slabs. Yes, it costs a bit more, but because of its ease of installation, you can save on labour and in this instance it’s the right product for the situation.”

New windows, solar PV panels, a wastewater heat recovery system and a demand controlled ventilation system have also been incorporated. Prior to work starting, BRE assessed the house to model its baseline energy performance and gathered energy use data from typical homes in the area. Performance specification options were then developed for the Heritage Foundation in line with current Government regulations for new homes and more ambitious carbon / energy reduction targets. Willmott Dixon and the BRE will carry out monitoring for 12 months to analyse energy use and internal conditions, the performance of various design features and the experience of the property’s residents. Another similar property, without modifications, is being used as a comparison. David continued: “With a significant proportion of people in the UK living in older properties, there is a particular need to explore options that will help people to keep warm and save energy, without compromising the character of the buildings. “By bringing our technical expertise to Common View we have shown that it is possible to apply energy efficiency measures to heritage buildings, bringing them up to modern standards of comfort and efficiency, while conserving their period charm. With this property we’re creating a pattern book which will outline standard problems so we can overcome them in future” Previous Government initiatives have been criticised for being too unrealistic in their targets and putting too much pressure on homeowners to undergo a complete renovation of their property to conform to modern building standards. However, David says this project has been designed with the intention of informing the homeowner of what can be done to improve the thermal performance of a building as opposed to what should or must be done and aims to offer an affordable and achievable model for any homeowner looking to update their property. David concluded: “Will it suit everybody? No. We’re not saying do it all at one time – insulation, solar panels, water heat recovery system etc – insulate and then redecorate, some now, some later; we need to shift mindsets at the right time.” RCI will be tracking the progress of the project through to completion and releasing updates on the energy usage statistics that will reveal how much people living in older properties could save in household energy costs.

Costs rise by £178m on school building programme Construction costs under Phase One of the Priority School Building programme have risen by £178m since January 2015. An update published by the Cabinet Office revealed cost increases for the programme to rebuild and refurbish 260 schools – taking the total budget to £2,298.8m. The report states: “A number of external factors continue to impact the programme, the most significant being the recovery of the construction market. “Over the last 22 to 24 months we have experienced a lack of interest from the contractors in the new batches being released into procurement and delays on a number of schemes as contractors seek additional funding to cover increasing costs of labour and materials. “This has resulted in delays against our internal delivery programmes, expenditure slipping backwards and an increase in the overall cost to deliver the programme. “To mitigate the risks described above we have expanded the number of procurement routes that we are using: we are now using the EFA Contractors Framework, the EFA Regional Framework, we have procured two batches of schools using the CSS modular framework and we are currently preparing documentation to allow us to OJEU projects.”

Construction safety fines hit £8m since February Construction companies have been fined £8m for safety offences since sentencing guidelines were changed earlier this year.

New guidance was introduced in February instructing courts to consider the size of a company when it comes to imposing safety fines.

Penalties have soared since then including a £2.6m fine for Balfour Beatty Utility Solutions after a worker was killed in a trench collapse. Insurance and risk specialist BLM has been tracking fines since the changes. BLM found that out of 101 health and safety fines issued since February, 38% affected those in the construction sector. The three highest fines alone totaled £5.6m while directors of two construction companies were also given custodial sentences. Helen Devery, partner and head of SHE practice at BLM said: “These new guidelines have introduced fines that are proportional to the size of the company, meaning that both small and large businesses will feel the same impact.

Manchester 500-flat build-torent towers approved Select Property Group has secured planning permission for two residenetial tower blocks of over 500 flats for private rent in Manchester’s city centre. The two buildings, Riverside and Riverview, will operate under Select’s Affinity Living brand and will be built in a next to the Lowry Hotel on the banks of the River Irwell. The decision marks the third planning approval given for Select’s Affinity Living residential brand, after approval was granted for 677 apartments at Circle Square last month, a joint venture project with Bruntwood, and for 684 apartments at Embankment West in May. Located on New Bailey Street next to the riverside footpath, the 35-storey building, Affinity Living Riverview, will house 318 apartments, while the 17 storey building, Affinity Living Riverside, will comprise of 188 apartments. Enabling works are expected to begin in October with Affinity Living, Riverside scheduled for completion end of Q1 of 2018 and Riverview in Q4 of 2019.

Worker numbers and environmental issues under the spotlight as clarity called for following Brexit vote The UK construction industry has spoken in response to last week’s EU Referendum, calling on Government to act quickly to reaffirm the country’s position in the global market. Last Thursday, June 23, saw a 52% victory for the Leave campaign as the British public voted to leave the European Union. Since the vote, calls have come from all sectors of industry to clarify the UK’s position in the European and global markets and clear up the uncertainty surrounding how the UK will move forward in other areas addressed in the campaign. With the topic of immigration being one of those key areas covered by both campaigns, interested parties have stated that with the issue of skills shortages still prevalent in construction, the Government must ensure that our new system of immigration provides the sector with enough skilled workers to build the homes and infrastructure projects that it needs. Brian Berry, chief executive of the Federation of Master Builders, said: “The UK construction industry has been heavily reliant on migrant workers from Europe for decades now – at present, 12% of the British construction workers are of non-UK origin. The majority of these workers are from EU countries such as Poland, Romania and Lithuania and they have helped the construction industry bounce back from the economic downturn when 400,000 skilled workers left our industry, most of which did not return. “At the same time, we need to ensure that we invest in our own home-grown talent through apprenticeship training. The Government must accept the decision of the British public, reunite to take the country forward in the direction that it has chosen and begin to answer the many questions being posed.

SketchUp 2016 has arrived!

SketchUp 2016 has recently launched and with this release we’re integrating Trimble Connect directly into SketchUp.

When you reference a file from any of these services (.skp or otherwise), LayOut will notify you when an update is available for your ‘web reference.’

As a refresher, Connect is Trimble’s platform for storing, syncing, referencing, sharing, and collaborating on design/build projects. Sign up for a free account, then start uploading .skp, .pdf, .dxf, .ifc. files. With this integration, we’re packaging the current Trimble Connect Extension into the installer.

Say goodbye to missing references when different people are working on the same .layout document within a cloud sync folder that also contains the referenced files.

The TC integration is accessible from the File menu, and will allow users to upload, pull down, and update SKP’s from Trimble Connect project folders. Isocrete Isopol SBR created a waterproof screed on the car park ramp and main garage area as well as a waterproof render band

around the perimeter of the walls and Isocrete M-Bond primer was applied to protect against rising moisture in the garage area. Flowcoat SF41, a hard wearing epoxy resin coating, was applied as a wearing surface across the 850m2 garage, with anti-slip aggregates incorporated into the finish. 700m2 of the fast cure deck coating system Deckshield Rapide ID-HD was installed on the car park’s top deck and ramp to create a robust surface able to withstand traffic, weather and automotive chemicals. The entire project, which was closely monitored by the council’s contract manager throughout, was completed in 2 ½ months, coming in under the client’s 3-month deadline. After the installation the site’s operators were supplied with a comprehensive O&M manual to help maintain and manage the floor area. Kawneer systems help university deliver worldleading research and innovation Glazing systems by Kawneer feature on several buildings at Swansea University’s new Bay Campus. Architectural aluminium systems by leading supplier Kawneer have played a key part in the design of the facade of what was the largest construction project in South Wales. Kawneer’s curtain walling, windows and doors feature on several buildings on Swansea University’s £450million Science and Innovation Bay Campus site, one of the few global universities with direct access onto a beach and its own seafront promenade, which is being delivered by the UK’s leading regeneration specialist and University partner St. Modwen. The project comprised a 1,000,000ft2 development in Neath Port Talbot on the exposed shores of Swansea bay, including 465,000ft2 of academic space and 1,462 student residences, associated retail space, highway works and on-site infrastructure

for the 5,000 students and 1,000 staff. Designed to BREEAM standards, the Kawneer elements on Phase 1 by main contractor VINCI Construction UK were installed by approved specialist subcontractors APiC UK and AB Glass. These include Kawneer’s AA®100 zone-drained curtain walling with 50mm sightlines, AA®541 top-hung, open-out casement windows and series 190 heavyduty commercial entrance doors on the School of Management (pictured), Great Hall and Bay Library buildings. AA®110 mulliondrained curtain walling, with 65mm sightlines, is being installed on the School of Management. The education element apart, Kawneer’s AA®100 zone-drained curtain walling and AA®541 side-hung, open-out casement windows were also used on the student residences. In addition, Kawneer’s AA®100 zone-drained curtain walling and AA®541 top-hung casement windows were installed on the Institute of Structural Materials (home to Swansea Material Research and Testing Ltd ‘SMART’) and Engineering East (home to Engineering Manufacturing Centre) – part-funded by the European Regional Development Fund through the Welsh Government.

Glyn Parker, associate with frequent Kawneer users Powell Dobson Architects, said the Kawneer systems were „key to the weathering and aesthetics of the buildings,“ with their aluminium make-up contributing to the BREEAM scoring. He added: “They were a key part of the architectural appreciation, meeting the requirements of the technical brief with pleasing aesthetics. Skilful detailing by the designers ensured the weathering characteristics were achieved.“ Typically constructed of steel frame cladding and precast masonry systems, the academic part of the 65-acre campus on the former BP storage and transit site is formed of low-rise, modern-style buildings incorporating teaching space and R&D facilities, the latter in partnership with international and national companies. The student residences are traditionally-styled collegiate blocks arranged in courtyard configurations with fabulous views across the Swansea bay area. Designed by architects Prophyrious (site master planners and concept architects) with Hopkins, the project is aimed at delivering world-leading research, innovation and education facilities to the city and surrounding community. Development work will continue up to 2020.

Wireless Alarm System for Refurb of Old Post Office Hq Illustrating the flexibility of its alarm systems for construction sites, Bull Products’ Cygnus system is currently being used during the part demolition and soft strip at 148 Old Street, London EC1, where a major refurbishment of a former post office building is taking place.

he so-called ‘cut and carve’ project by demolition contractors Cantillon involves taking out the main spine wall and 2 floors of the main building as well as the demolition of the central wing structure. This 12 month first phase of the project finishes in June 2016. The project will create around 157,000 sq.ft. of prime office space in the City. Cantillon has used the Cygnus wireless alarm system since the project started. A total of 31 alarm units are being used across all six floors of the building, this comprising 16 fire call points and 15 fire and first aid call points

meaning that there is an alarm at every exit. These are linked to the Cygnus control panel in the reception area. John Rimmer, Health & Safety Manager for Cantillon, is delighted with the Cygnus system, commenting, “The Cygnus system enables us to have far more confidence if there is a fire or first aid event, as wherever you are in the building, there is an alarm unit only 15 metres away where a button could be pressed – there is no need for clanging bells or sounding horns.” He continued, “With the central control unit in reception we have instant knowledge as to where an alarm has been set off – for instance, on the third floor, unit

Our fire extinguishers box is also fitted with a tamper switch which can set an alarm off which is also visible on the control unit.” As a wireless system, the Cygnus alarm is infinitely portable and thus can be transferred to another site after its initial use. However, as in this case, the Cygnus system has the potential to be taken over by the main contractors as they start the refurbishment programme and fit-out. The Cygnus wireless fire alarm system is a major innovation for construction sites and has been designed and developed in conjunction with major construction companies to incorporate all the features required for larger construction projects. The Cygnus system is able to link no less than 480 units in 15 different zones. Individual units may be either a fire

alarm call point, first aid alert point, smoke detector, heat detector or a combined call point and first aid alert alarm. Where there are multiple sites within range of each other, the CE marked Cygnus system has been designed to operate on different site addresses in order to keep each system separate and free from interference. A major feature of the Cygnus system is the optional control panel which provides a very sophisticated capability with an event log function which records any events such as an alarm activation, low battery warning, and signal faults, all of which can be viewed if necessary in the history folder held on the panel. The system also has the ability to test all units and has an evacuate function which will act as a call point to the rest of the alarm units. Each unit in the system can provide the panel with information at regular

intervals. This explicit information confirms the unit is still present and what the battery status of each device is. Known as the ‘heart beat’ this message is monitored by the control panel where fitted and if the ‘heart beat’ is not heard for several intervals, the control panel logs a full status for that unit. A PIR option is now available on any of the modules which can detect an intruder and alert off-site personnel for added safety protection. Greenwich development features sustainable systems from Reynaers Nestled in a busy London district, Greenwich Square is an awardwinning, striking regeneration scheme at the old site of Greenwich District Hospital. Fermacell helps Scotts break the boundaries Timber frame manufacturer Scotts of Thrapston has used fermacell on a pioneering school build.

ypsum fibre dry lining boards from Fermacell have helped a specialist timber frame manufacturer make a promising start in a new sector. Scotts of Thrapston in Northamptonshire have 95 years’ expertise in the equestrian and garden buildings sector but recently decided to try and break into the education sector by supplying modular classroom buildings. They specified 153 of fermacell’s 1200mm x 2400mm x 12.5mm boards for their first such project, Weldon Church of England Primary School, in their home county, and have not looked back since, also using fermacell for another school and an office building. The fermacell panels were used to line the walls and ceilings of a £175,000 replacement for a 20-yearold modular building at Weldon in Corby, where pupil numbers have doubled to 200+ in just over 40 years, and have been used throughout the classroom, a group room, lobby, toilets and storeroom. The 18.5m x 6.5m building, which is also clad in timber and roofed in coated steel profiled panels, was constructed as a flat pack over two weeks at Scotts’ production facility in Thrapston, then transported by truck to Weldon and erected by a team of four men using an all-terrain fork lift truck in just six weeks during term time. Scotts estimate this is just a fraction of the time it would have taken for a traditional bricks and mortar build, saving contractors and therefore clients considerable amounts of

money and reducing reliance on good weather. The new, well-insulated building is more than double the size of its predecessor, which even lacked running water, and makes use of fulllength windows to maximise natural daylight and reduce the school’s reliance on artificial lighting. The school can hang its wipe boards and shelving without any damage occurring.” He added: “The other benefit we liked was that the fermacell boards didn’t need skimming. We were just able to join the boards and then paint them. The finish it gives was perfectly acceptable.” The company had become familiar with fermacell over time but this was the first time they had used the boards. Philip said: “We had had some training from Fermacell so we knew what tools we would need and there were no issues at all. We were perfectly happy working with it.” They have now also been used on the walls and ceilings at Sutton Benger primary school in Chippenham, Wiltshire, which comprises classroom, lobby, storeroom and toilets, and at stone supplier Digby Stone’s new flagship offices in Halesowen, West Midlands. Kawneer systems help ESRI to achieve

“Outstanding” BREEAM status

A university building with multiple pioneering elements features glazing systems by Kawneer. Architectural glazing systems from Kawneer have helped an exemplar building in sustainable, low-energy design become the first education building in the UK to achieve BREEAM “Outstanding”. The £12.65 million Energy Safety Research Institute (ESRI) was the final project to be delivered through the 2009-2014 capital projects framework at Swansea University and is a unique centre of research innovation, facilitating ground-breaking work into the safe deployment of new renewable energy solutions. The Kawneer systems were used throughout the 4,500m2 building and comprise AA®541 top-hung casement windows, low/mediumduty swing doors and AA®100 zonedrained capped curtain walling featuring dressed aluminium feature beams. These mimic steel beams by being glazed into the system and insulated to create horizontal emphasis at varying levels. They were installed on the brickwork and rainscreen-clad building with cavity and SFS inner wall construction by Kawneerapproved specialist sub-contractor Dudley’s Aluminium for main contractor Bouygues UK.

Ian Standen, associate architect with regular Kawneer specifiers Stride Treglown said: “The Kawneer systems are a key feature of the design as the window and curtain walling details became the focus of the Prince’s Foundation for Building Community who were advising the university.” Part of the 27,000m2 Engineering Quarter on the university’s new Bay Campus, the building accommodates scientific testing and experimental laboratories, high-quality offices, communal areas, meeting rooms, research offices and a showcase lecture theatre. The ESRI site was part of 40 hectares gifted by BP, one of the university’s major industrial partners. Its funding through Central Government’s UK Research Partnership Investment Fund was contingent on achieving a BREEAM Outstanding rating which made it the first education building to do so. One of its key innovations is a layout that inhibits any form of silo culture within the research areas by placing a strong emphasis on the shared space between research groups. Building users and visitors are able to see into the laboratory

spaces from the circulation areas and gain a feel for the activities going on inside. The state-of-the-art Harvard-style lecture theatre is a fully-serviced space for public events as well as research-based activities. Beyond the entrance foyer a linear form dictates the layout of the rest of the ground floor, comprising three main chemical laboratories and serviced ancillary space together with the main marine laboratory. This facility is unique in Wales, featuring a technically-challenging 30m-long wave flume tank which allows the university to model estuarine tidal flows and silt deposition.

The building has been designed as a highly adaptable research hub, capable of dealing with future changes in research programmes. The first floor accommodates office and research-based functions. The offices for researchers are located on the southern side of the building with two open-plan research hubs a large seminar room occupying the remainder of the floor plan. The second floor accommodates executive offices where the main professorial suite is located. An executive suite is located on the top floor with a balcony accessing extensive views over the campus.

The design has looked to improve the building thermal envelope performance through passive design (reducing air permeability, U-values and g-values) primarily and has subsequently included additional options to reduce energy consumption and to use and recover energy efficiently.

He added: “By working very closely with the technical team at Kawneer and the sub-contractor providing samples and building mock-ups, agreement was secured for the aesthetic and technical changes presented in using the Kawneer systems, and they work well with the glazed fritted panels and insulated units on the project.”

Ian Standen said: “Material sourcing and recyclability were key issues for the design team. As a result the U-values through the frame and press cap details came under scrutiny to match the design criteria and BREEAM credits for the building’s energy usage and air permeability requirements.”

ESRI was the last of the Bay Campus projects to start and yet had to be the first to finish, hence the build programme of under two years. It was shortlisted for the BREEAM 2016 and regional RICS awards in 2016. WWW.KAWNEER.CO.UK

Thermaskirt Chosen For Heating German ‘Energie Plus’ School When Rostock High School in Germany undertook a major refurbishment, the local education Authority decided it should become an ‘Energie Plus’ project - a project that generates more power and energy than it actually consumes - and Discrete Heat’s ThermaSkirt was chosen as the heating solution. To achieve ‘Energie Plus’, the school was renovated using solar PV panels to the roof and front elevation, and two wind turbines. The school also became connected to the Municipal District Heating system, using warm water from the cooling system of the nearby power station. Windows were upgraded and where there was new build to the rear, this was constructed to very high levels of insulation. However, with two thirds of the building at least 20 years old it was clear that a conventional heating emitter solution was not going to suffice. Torens Hillinger, the school Facilities Manager explains, “When the engineers decided to remodel the school, they had to also consider the heating. Radiators were not wanted as we have had trouble with space and also waste materials getting inside. Underfloor heating was not possible as the building is not new and quick on and off heating is very difficult”. The mechanical consulting engineers were interested to find an alternative to traditional radiators as the design flow temperature from the district heating system was only 45°C. This would have meant using very large units to compensate, and as classroom space was at a premium, difficult to accommodate. Underfloor heating was also initially considered, but being mostly an existing building, uplifting the floors would have meant considerable extra cost and time.

Also experience in other schools had taught the engineers that controllability and over-heating is a major problem as class sizes can vary wildly. Osturburg High School in Saxony, some 200km south of Rostock and to the west of Berlin had already successfully installed radiant skirting heating in their refurbishment project, and so the engineers approached ThermaSkirt Germany who had provided the system. Manufactured in the UK by Discrete Heat Ltd, ThermaSkirt is a radiant heating system that is designed to replicate a skirting board trim or profile. Made from aluminium, the warm water from the primary heat source passes through integral tubes on the back of the profile. The front face then heats up and radiates heat from a low level all

around the room. This not only has the advantages of providing a very evenly distributed comfortable heat, it is also very responsive to the rapidly changing heat demands of a busy school. With very low water content compared to a radiator or even underfloor heating, it is an ideal emitter for use with renewable energy or low grade heat sources such as heat pumps. ThermaSkirt Germany suggested a new profile, Deco PR which has a unique centre mounting enabling a very quick installation. With stainless steel covers at the joints, it is a very durable and robust heating solution. SARACEN COMPLETES LONDON OFFICE FIT OUT FOR JAPANESE FOOD SUPPLIER Saracen Interiors has completed an office fit out in Edgware for Japanese food company, Nihon Shokken. The £65,000 fit out covered 4,000 square foot of office space at Camrose House and was completed within six weeks, by the leading workplace consultant, as a fast-track project for this new client. Work included the installation of partitioning to create a kitchen, meeting room, manager’s office and cloak room with carpeting and floor coverings throughout, including laminate in the kitchen area. Fermacell boards help with a dynamic hotel development Carbon Dynamic has used fermacell to dry-line a hotel’s new garden rooms. When modular timber construction specialists Carbon Dynamic were asked to supply garden units for a four-star spa hotel there was only one wall and ceiling finish they were prepared to use - fermacell. The square-edged gypsum fibreboard panels have been used to line 13 modular 26m2 garden lodges, including one accessible unit, and each comprising a kingsize bed, en-suite and indoor and outdoor seating areas, as well as a plant room module at the luxury Kingsmills Hotel in Inverness. Working with the hotel’s engineers and architects Keppie Design, each of the five-star lodges was manufactured and fully fitted out in Carbon Dynamic’s factory in less than three weeks. They were then delivered to site and installed in less than two days onto preprepared, low-impact foundations in the hotel’s rear garden. With manufacture and site works able to take place concurrently the hotel was able to realise the letting potential much quicker than with a traditional on-site build and disruption was minimal. In fact, weddings continued to be celebrated in the garden throughout the project. The project, managed by Pat Munro Construction as main contractor, is constructed entirely from Scots timber and laid out in an exciting, sculptural curve, each room having a unique view and a high level of privacy as affords the £1 million fourth phase of the nine-year redevelopment of the Edwardian hotel. The hotel’s brief to Keppie Design was to create bedroom

accommodation that integrated the hotel experience with the landscaped gardens and provide a unique experience within the context of the five-acre site. This was met by designing the accommodation as individual units that each had direct access from the landscaped gardens and their own external garden spaces that provided an integration between the internal and external. The garden-facing elevation of each module is fully glazed while a new natural stone wall was constructed as an extension to an existing garden wall to create a bookend to the 400m2 development, concealing it from general view and allowing the new modular constructions to nestle into the landscape. Untreated larch was chosen for the external cladding to create a softer, more rustic and sympathetic aesthetic to blend the building into its environment. The fermacell boards which clad the interior are fire resistant to Class A2-s1, d0 and perform to thermal conductivity 0.32W/mK. Award-winning Carbon Dynamic, who always use fermacell boarding for their projects, completed the detailed design, off-site construction and installation of the

modules from its 4,000m2 off-site factory in Invergordon. Managing director Matt Stevenson said: “We specify fermacell for all our projects except where clients specify a timber finish. We have always resisted a switch to plasterboard. “In this project it was used as a fine, crisp, high-quality modern wall and ceiling finish and as a contributor to the fire resistance and acoustic insulation.” He added: “It give superior performance in terms of fire, insulation, acoustic and environmental credentials. Critically, fermacell does not move or crack when we move our modules and so requires little if any remedial work.” Keppie Design divisional director Mike Lawson said: “The planners were very receptive to the sensitive integration of development into an established garden setting and fully supportive of the utilisation of Modern Methods of Construction.” Quickly becoming the place to stay in Inverness, the garden lodges have extremely high occupancy rates and are often block-booked for weddings and other group events. Air Leakage is the Biggest Single Waste of Energy for Most UK Buildings Modern, low energy buildings, be it, Passive Houses, German Low Energy Buildings, Canadian Super E or any other energy efficient construction, individually and collectively place Airtightness as a primary part of achieving a low energy building. It is really about time that the UK construction industry followed the lead of these innovative methods of low energy construction, and built homes that use significantly reduced amounts of energy. In the past it was very clear that a lot of heat loss through the fabric of the building envelope was as a result of low levels or no insulation and a very low level of draught sealing. Priority in our building regulations is placed on achieving lower, and lower U-values for each elemental area of the building fabric. This inevitably leads to lower levels of heat loss as a result of an increase of the insulation. However, the proportion of heat loss as a result of uncontrolled air leakage through the external envelope of the building has yet to be seriously addressed. Air leakage allows expensive heated air to escape from our homes and buildings.

Panasonic VRF Selected for High Profile Soapworks Development When looking for a suitable air conditioning system for the sustainable and low carbon regeneration of Soapworks in Manchester, the developers selected a Panasonic VRF system. The site, owned by global asset management company The Carlyle Group and joint venture partners Nikal and Abstract Securities Ltd, is of significant historical importance, so any installation had to be sensitively and sympathetically handled. Soapworks, originally home to Colgate-Palmolive in the 1800’s, is situated in Salford Quays, Manchester. This landmark development to turn the former factory into a modern office space spanning a massive 400,000 sq ft has been divided into three-phases due to its vast scale; phases one and two totalling around 230,000 sq ft, and up to 160,000 sq ft in phase three which is still to be developed. High profile organisations already confirmed to occupy the building include communication giants TalkTalk, MWH Global and The Home Office. When the developers put the heating and cooling contract out to tender almost three years ago, they had very clear objectives of what the system would need to achieve. Due to the structure and historic features within the building, including a vaulted ceiling, the developers didn’t want to install conventional building services hidden above a false ceiling; therefore they needed a system that could be seamlessly installed under the floor. The system needed to be energy efficient to meet modern office standards but also to support Soapworks’ sustainability goals, which include scoring a ‘B’ for its Environmental Performance Certificate. The Intelligent Comfort Group (ICG) won the contract after a competitive selection process, thanks in part to Panasonic’s unique and flexible offering.

Another key requirement was energy efficiency. The Panasonic system was selected for this project because it could guarantee consistent leaving-air control of 16 degrees, 4 or more degrees higher than other manufacturers. This is the ideal temperature for warm air to rise and effectively distribute for a comfortable environment, without the need for additional energy being used. In addition, EVR units offer variable heating and cooling at the same time, which further saves energy as warm air can be extracted and distributed to other areas of the building. This ecological transfer of heat supports the project’s sustainability objectives and modern office standards for energy efficiency. Simon Kirk from ICG explains; “The 3-Pipe ECOi MF2 gave us the armour we needed to win this contract. Leaving air temperature was an important factor for the client to ensure they were being as energy efficient as possible. The Panasonic 3-Pipe ECOi MF2 Series provided the ideal solution for the Soapworks installation, thanks to its adaptable design, energy saving attributes and simultaneous heating and cooling capabilities. “Due to the scope and prestige of this project, all of the fittings needed to be reliable, sustainable and of the highest quality. ICG presented the ideal air-conditioning solution that met all of our objectives, and we are very pleased with the results. With a huge space of over 230, 000 sq ft to manage, the Panasonic system provides consistent and comfortable temperature control of the entire building.” Says Jennifer Bamber, Manager of Soapworks. Design flexibility coupled with sustainable heating and cooling Soapworks required a system that could operate impeccably underfloor to suit the interior design of the building. With adequate underfloor space available, MF2 variable static pressure units, which would usually be fitted into the ceiling, were instead installed underfloor to meet the design criteria. Bespoke grills, which have been evenly distributed throughout the floor space, allow the warm air to be dispersed around the room.

NEW WIRELESS FIRE ALARM PANEL FOR SMALLER CONSTRUCTION SITES This month sees the launch of a new fire alarm panel for Bull Products’ successful range of Cygnus wireless fire alarms systems.

he new CYG6 fire alarm panel has been designed for smaller construction sites, where it can connect up to 32 devices in one zone. Like all Cygnus systems, the product is CE marked and is used in conjunction with a choice of units including fire alarms, smoke detectors, heat detectors, carbon monoxide detectors and first aid call points. Housed in a robust case with push button controls and display screen, the CYG6 fire alarm panel is mains powered and also has an internal chargeable battery which will last 7 days when fully charged. Save space and time with the new Hilti firestop cast-in device Hilti has launched the new CFS-CID Firestop cast-in device for new construction in-situ concrete slabs, featuring a thinner, more powerful integrated firestop collar to allow greater tolerances around pipes and a smaller footprint for unmatched versatility. Part of the company’s extensive range of ETA-approved firestop products, it is available in four sizes covering a range of pipe diameters from 40160mm, and has a standard height of 250mm. Modular 150mm extension tubes can be securely attached to increase the height of the cast-in device for use in thicker slabs, these can be stacked and cut to achieve any required elevation. An external thread gives a secure connection to the lid and the ability to add CFS-CID accessories, including a manifold adapter to create a 280x280mm square opening which creates a 75mm void ideal for pipe junctions, manifold or elbows. Designed to protect against falls inside a building during the construction period, the Impact-Bull fall arrest system protects joiners, roofers, bricklayers and many others whilst working on scaffold, joists or trusses. They can be used in brick built properties, concrete structures, and unlike some others can be used in timber frame developments too. Each cushion which makes up the Impact-Bull fall arrest system is filled with â&#x20AC;&#x2DC;sealed for lifeâ&#x20AC;&#x2122; air pockets and are connected together easily by an adjustable interlocking mechanism which allows

flexibility when installing the system in any given area. The cushions are extremely lightweight and durable and are virtually unaffected by weather conditions especially rain, because they do not absorb water. Due to load inflation pressure, the fall is checked by the soft cushioning effect of the system, reducing the risk of accidents or injury to the workforce. With builders now working at higher levels, Bull Products has re-tested the cushions so that they can provide a safe landing from an increased working height of 3.1metres above floor level. The cushions are nominally 600mm deep x 600mm wide x 1975mm long. This latest system has been put through strenuous tests by the BRE test laboratory and conforms to British PAS59: 2014 for filled corrective fall arrest systems.

Being extremely lightweight, the cushions of the fall arrest system are very easy to manoeuvre into place at the base of walls and partitions and have built in connecting buckles to attach them together. If serviced annually the Impact-Bull fall arrest will last up to 10 years, making this the longest life product on the market. Homeowner’s Guide Roof Refurbishment - How to comply with Building Regulations In October 2010, the latest revision of Part L of the Building Regulations came into force with the objective of implementing the EU’s Energy Performance of Building Directive. The aim was to reduce energy use in buildings. Part L is concerned with the Conservation of Fuel and Power in buildings.

THE KEY REQUIREMENTS: •

The regulations come into effect when 50% or more of the roof area is being refurbished. In simple terms, it means that the whole of that roof must be brought up to the thermal efficiency demanded by the current regulations if it doesn’t meet a minimum threshold standard.

A strip and re-roof or even just the provision of a new layer of waterproofing, for example when striping and re-felting a flat roof, will usually necessitate the upgrading of the thermal performance of the roof.

- The importance of Fabrication By R D Mantle FIoR - Managing Director of Ampteam Limited Sometimes a spark of clarity will result in a “eureka” or “light bulb” moment and an idea will evolve into a unique product.

This first photograph shows part of a fabrication that was probably one of our most complex and certainly one of our largest.

I don’t know how many people get such moments but it is certainly not uncommon as it is one of the things that makes us Human, our inventiveness! Such was the case many years ago when the idea for the Unifold® hinge was born, only I called it my “beer mat” moment, because at the time I was bending a beer mat and you can probably guess where I was when I was doing it! Since those early days of trials, tests, disappointments and triumphs, Unifold® has become a complete system and this has been achieved through an evolutionary process more by necessity than design, most often encountering a problem on site and returning to the factory and solving it in the workshop, employing fabrication techniques and whatever tests were necessary to prove the solution. Most of the fabricated components which are vital to the Unifold® system were designed in the early years of product development and we had many “light bulb” moments in that process along the way, such as the patented Clip Joint used for difficult and narrow applications.

And this is the complete fabrication in situ, 18 pieces in total! And five gutters entering a single space! Not easy, and not a common occurrence, but if you are going to “set your stall” to line gutters then the ability to cope with such circumstances is elemental and vital.

We learned the use of our hinge principle in so many ways to aid the fabrication process and to produce components which would be impossible any other way. From the outset this produced fabricated components fit for purpose and of exemplary quality. We also realised early on that site working inside a gutter cavity could often be very difficult and to expect site operatives to “cut and carve” and then effectively seal a lining system was too much to ask, so our intention was and has been throughout for us to provide all fabrication, factory manufactured with simple gutter joints so the installation is constant and repetitive and as easy as we can make it.

We became a “single product company” concentrating on providing product and service excellence. The system has proven to be entirely versatile with the ability to correctly line almost any existing system whether it is a level gutter or laid to falls. Some of our fabricated components are corners, tees, side boxes, sumps and expansion joints and these are just a few! In fact there are solutions for any circumstances however difficult or complex. Bracknell Roofing Prepares The Way For Stunning Roof Cladding Design • Channel 4’s Grand Designs showcases year-long build of contemporary property • Bracknell Roofing provides roofing membrane solution to underpin ambitious architectural vision Roofing specialist, Bracknell Roofing has played a crucial part in the development and construction of a striking new contemporary home recently built on the outskirts of Lewes in East Sussex. The subject of an episode of Channel 4’s Grand Designs series, the outstanding five bed detached property was designed by Sandy Rendel Architects. It has been constructed on the banks of a river on an 11m wide plot, and owes its stunning architectural concept to the use of self-weathering steel mesh as the external building and roofing cladding material. The perforated steel mesh provides a vivid bronzed visual effect that is not only striking in appearance, but also reflects the past industrial heritage of the site which had previously housed a cement factory. The cladding requires no further maintenance, but instead is allowed to age and change colour as the steel weathers at its own pace. Bracknell Roofing was tasked with constructing the watertight roofing membrane onto which the steel mesh cladding would sit. Steve Morris, Bracknell Roofing’s Contracts Manager, explains: “This was an innovative and design-led project. With the eventual steel cladding the architectural visual high point of the build, our role was to ensure that the roofing membrane which sat underneath was robust and effective and provided the highest level of waterproofing required, so the project could achieve the design aspirations of all involved.” The property was designed with two low level flat roofs and a two storey main roof expanse which included a 45 degree pitch. The robust solution provided by Bracknell Roofing’s team of highlytrained specialists included a polythene vapour barrier, mechanically fixed 120 mm insulation board and the specification of a fixing system across the entire roof space. This involved the use of lightweight solar rails which would act as the fixing base profiles for the steel cladding finish.

The expert team from Bracknell Roofing worked together to ensure the installation of the roof membrane was delivered on time to enable the full build to stay on track. The team also delivered the project while meeting the specific challenges of the valley gutter, which runs through the middle of the roofing expanse as part of a design intended to reflect the rooflines of neighbouring properties. Marc Bates, Contracts Manager at Myriad Construction, comments: “Innovative construction projects, such as this new house in Lewes, offer particular challenges. In this case, it was the use of the weathered steel mesh as the building and roofing cladding material of choice. WHEN IS A GUARANTEE Following recent concerns regarding the pitfalls of some insurance backed warranties it is reassuring that for projects involving lead that there is a unique scheme offered by members of the Lead Contractors Association. In such a specialist area as lead sheet design and installation the opportunity should not be missed for the client, architect, main contractor, etc to let others be responsible for long term performance, reassured by independent verification and an insurance underwritten 25 year guarantee. LCA members were the first in the roofing industry to offer an insurance backed guarantee period as long as 25 years, but apart from the exceptional extended period of cover, the LCA members’ Guarantee Scheme is unique in containing two clear and critically distinctive features.

Lead sheet is a wonderful roofing material – soft, malleable and relatively easy to work by hand – it is therefore quite easy for a general contractor to appear competent. However more lead fails through bad design than from bad workmanship, so how does the client / architect know the technical details used by the installer are correct? Even if badly designed and installed, lead sheet will often last long enough for the installer to have been paid when any problem appears, so there is little incentive to return to site to correct any faults

Therefore the first critical distinguishing feature of the LCA scheme is that every project submitted for registration is inspected on completion by a member of the LCA Council and any detail which does not conform to BS6915 (Code of Practice) must be corrected before registration is approved. Secondly, if a problem arises at any point during the guarantee period, the original installer will be notified to return to site.

Critically however, if the original contractor is no longer trading, or is unwilling or otherwise unable to return to site, under the terms of the guarantee the LCA will nominate another member contractor to return to site and investigate the problem. If a fault is identified that comes under the guarantee, remedial work will be carried out without further cost to the client, financed by a separate Trust Fund (set up by the LCA and ring-fenced from day to day activities.) The Trust Fund itself is insurance underwritten to provide cover against a claim of up to £250,000. Only members of the Lead Contractors Association are able to offer such a unique scheme to cover leadwork installations and by doing so provide genuine long term ‘peace of mind’ for their clients.

Flood Resilience with Energy Benefits The adoption of flood resilience measures is increasing as a key measure to address the growing problem of storm water disposal. Just days ago Amendment 110 was tabled by Baroness Kate Parminter in the House of Lords which would remove the automatic right to connect surface water to the public sewer system, compelling developers to integrate Sustainable Urban Drainage Systems (SuDS) to address the growing problem of storm water disposal. The implementation of SuDS provides a proven and low cost solution to reduce the £1.3 - £2.2 billion of flood damage each year in England. Aquaflow ThermaPave™, manufactured by Formpave, is an ingenious Sustainable Urban Drainage System capable of harvesting surface rainwater, which can also be used as the energy source for ground Source Heat Pumps (GSHPs) to provide energy efficient heating and cooling for buildings, effectively turning paved areas such as car parks into energy centres. This system provides a highly effective method of flood resilience, is cheaper to maintain than conventional drainage, and represents good ecological and economic reasons for the adoption of SuDS. When compared to the separate costs of a SuDS installation and a GSHP installation, this now multipurpose facility, provides both these functions at greatly decreased overall cost. Incorporating rainwater harvesting, adding yet another dimension and opportunity for on-site cost savings. In fact, the water from the Aquaflow Thermapave SuDS+ design is pH neutral as a result of the filtration properties of Inbitex Geotextile incorporated in the construction, which also eliminates the need for costly “petrol interceptors” required in many other types of systems. A SuDS installation incorporating GSHP ground coils, must account for both civil engineering requirements and energy extraction for the heat pump. The Thermapave design not only caters for these mixed needs, but enhances the civil engineering aspects and heat pump performance without increasing overall costs. From an energy perspective the permeable paving blocks themselves have high thermal absorption properties further enhancing the heat pump energy yield. On top of the heating, water bill savings and flood defence benefits Aquaflow Thermapave brings, the Government provides attractive financial inducements through the Renewable Heat Incentive (RHI) which pays companies using ground source heating systems a renewable heat tariff which is guaranteed for 20 years and index linked to inflation.

Charcon Delivers Life Saving Cycle Safety Kerb to Mayor’s Flagship Cycle Superhighway 2 Charcon, the commercial hard landscaping division of Aggregate Industries, has manufactured and supplied 24,000l/m of Eco Countryside™ Cycle Kerb for the Mayor’s flagship Cycle Superhighway 2 (CS2) between Aldgate and Bow in London. The contract follows a major investment by Transport for London (TfL) to make the route safer for cyclists and other road users. With more than 60 collisions involving injuries to cyclists recorded on the corridor annually, Charcon was commissioned by TfL in 2015 to design and deliver a solution that would literally save lives. In partnership with Ringway Jacobs, Charcon’s technical department designed an innovative 500mm-wide Eco Countryside Cycle Kerb segregation system as an alternative to granite kerb with a concrete block paving inlay previously used. The bespoke design features a bull-nose edge running along the carriageway, capable of withstanding vehicular impact, while a full batter profile on the cycleway side significantly reduces the chance of cyclists catching a pedal. A frog in the base of the unit improves the key into the bedding material, further reducing the weight of the unit and assisting installation. Being installed on both sides of the carriageway, the unique integrated system safely segregate cyclists from passing traffic, even when on the blind side of a lorry or bus. CS2, running along the A11 between Aldgate and Bow roundabout, was one of the first implemented and is used by 2,000 cyclists in each direction daily. Cycle deaths on London roads average 16 per year, reaching 33 at its peak. Last year alone, eight cyclist deaths were reported. In light of this, TfL brought forward its improvements to the route, in line with updated London Cycling Design Standards.

Natural Solutions CTS Bridges have recently completed schemes at Aberfeldy Village, Tower Hamlets and Kidbrook Village, Lewisham where ecological concerns have driven the landscaping. Timber was the natural choice of material for our footbridges and landscape structures to complement this philosophy and is also an optimum solution for shorter or multi span bridges as it is durable, low maintenance and economical. Ekki Hardwood Bridges and Boardwalks at Aberfeldy Village, Tower Hamlets The new Aberfeldy Village in Tower Hamlets is a ÂŁ250m redevelopment project which will be delivered in 6 phases incorporating different buildings with their own identity to link community and urban spaces. The scheme incorporates a Sustainable Urban Drainage System (SUDS) of green landscaped buffer rainwater runoff from the new development. These systems mimic natural drainage solutions allowing water to be stored, drain slowly and allow sediments to settle out to ensure existing drainage systems are not overwhelmed by further developments. In this scheme feature swales were integrated within the hard landscaping and lined with gravels and vegetation CTS were commissioned to provide a number of boardwalk and bridge structures to aesthetically enhance and create pedestrian routes across these areas. CTS supplied the bridges and boardwalks in Ekki hardwood timber with FSC accreditation. The Ekki timber is classed as extremely durable and has a service life in excess of 30 years. The deck boards on the bridges and boardwalks incorporate CTSâ&#x20AC;&#x2122;s Hi-Grip Excel non-slip inserts that provide a hard wearing slip resistant surface that retains the natural feature of the timber.

in Central London Softwood Multi Span Bridge and Parapets at Kidbrook Village, Lewisham

Having already supplied four footbridges on previous phases at Kidbrook Village, Lewisham, CTS Bridges were approached to design, manufacture and install this four span softwood bridge with matching off bridge parapet for the latest development for Berkeley Homes. The bridge had an overall length of 22m but was manufactured as 4 No shorter spans with an additional 27 linear m of matching off bridge parapet all manufactured in pre-treated softwood with FSC accreditation.

Matching off-bridge parapet was supplied and installed by CTS Bridges.

Cladding Solution Ensures Isle Of Skye Self-Build Dream Home Sits Seamlessly In Its Surroundings Marley Eternit’s market-leading, corrosion-resistant profiled sheeting has been specified for a striking self-build residential project located at Fiscavaig, on the beautiful and rugged Isle of Skye in Scotland. The three-bedroom family home has been designed by the team at Rural Design Architects, who are based on the island. They responded to their client’s brief by delivering a memorable and robust building that is entirely in keeping with the local agricultural vernacular, with the profiled sheeting exterior helping to reflect and complement the ad hoc buildings forming an important part of the surrounding rural landscape. Gill Smith from Rural Design Architects explains: “The house form and aesthetic is inspired by rural, agricultural sheds and it was therefore important to use a cladding material that was authentic to this vision. In addition, as the project was to be self-built, the materials we specified had to be easy to source, cost efficient, flexible and demonstrate proven performance credentials. That is why we selected Marley Eternit’s Black Profile 6 sheeting.” The company has used Marley Eternit’s profiled sheeting on a number of previous projects, as it sought out a combination of aesthetic appeal and durable performance to work effectively on buildings that are often subject to the rigours of a harsh climate. The single storey, mono-pitched house is called ‘The Black House’ and the use of the deeper profiled Profile 6 option in black from the Marley Eternit range made for a more pronounced sinusoidal curve which, works appropriately with the scale of the building. The chosen black colour provides a good definition to the form.

To help support self-build projects such as ‘The Black House’, the durability and robustness inherent with profiled sheeting makes it ideal to store outside on site (often in inclement weather conditions) until the build requires it, and allows the construction to proceed without undue delay.
