Contractors mobilise for £100m M5 viaduct repairs A three-way joint venture between Bam, Morgan Sindall and VolkerFitzpatrick has secured the £100m-plus project to replace the waterproofing system on the Oldbury viaduct in the Midlands. The elevated section of the M5 motorway between junction one and two is one of the busiest routes in the country

Highways England delivery manager, Colin Jackson, said: “We will be starting work on a major concrete repair and waterproofing scheme at the Oldbury viaduct, between junctions 1 and 2 of the M5 in the West Midlands, after Easter. “At a cost in excess of £100m Highways England is delivering a huge investment that will support economic growth locally and in the wider West Midlands.”

Work is due to start after Easter on the two-year project which will see the deck slab removed on a 1.5 mile stretch of the motorway. Initially work will start by removing the surface on the southbound carriageway to investigate the condition of the concrete underneath. Once this is complete the damaged concrete will be repaired and a new waterproofing layer applied. This will then be repeated on the northbound carriageway.

New homes can now be built in just five days Construction giants H+H UK Ltd and SIG Offsite have launched a new house building system which sees homes built in just five days. The SIG I-House combines all the speed of offsite construction with the familiarity of a traditional build – from foundations to roof in just five days. The system can encompass the inner leaves of external cavity walls, floors, lintel, cavity closers, insulation and roof trusses. With the inclusion of soffit and fascia, the system delivers the internal skin of a property, fully wrapped and ready for follow-on trades.

The system is a one stop shop for clients – with a single contractor required to deliver the whole house shell. It is intended for the construction of domestic houses of up to two storey height, replacing the structure of the inner leaf of external cavity walls, separating walls and internal partitions with storey height Celcon Elements. Installed by the SIG Offsite team, Celcon Elements are craned into place and fixed using H+H element mortar. Timber I-Joist cassette floors are used in conjunction with the system to maintain the speed of build and roofs are either standard truss construction or the ‘Roofspace I-Roof’ – panelised roof system. All components are raised into position by crane.

Green light for £140m Edinburgh film studio Scottish Government Ministers have given the goahead for a major new film studio complex on the outskirts of Edinburgh following months of planning wrangles. Ministers overturned recommendations from their own officials and the local Midlothian Council to reject plans for the £140m Pentland Studios project on a green belt site at Straiton.

Simons bags £22m Birmingham private hospital Simons Construction will start work later this month on a £22m private hospital in Birmingham for Circle Health. The hospital will be part of the Edgbaston Medical Quarter and will accommodate six operating theatres, 18 inpatient bedrooms and several large recovery suites.

Developers behind the scheme said: “PSL Land Ltd are very pleased with today’s decision by Ministers to approve the grant of planning permission in principle for Scotland’s world-class Film & TV studio complex, and will be moving forward immediately with the application for planning permission in detail for the Film Studio, Academy and Energy Centre sections of the development. “Working together with Midlothian Council, PSL hope this next stage will be expedited accordingly, recovering the construction scheduling that will enable delivery of the key Studio operation by late 2018. “It is anticipated that a detailed schedule to progress the planning application will be agreed with Midlothian Council in the next few weeks, producing a phased timeframe with the Studio, Academy and Energy Centre as the first buildings to be progressed to full planning consent.”

It will deliver large-scale rehabilitation services, aiming to fill a void in the UK patient pathway. Roger Pulham, health director for Gleeds, the development’s project and cost manager, said: “The leading-edge project incorporates innovative design and planning that responds to the demands of today’s healthcare sector, allowing Circle Health to facilitate the best possible provision for the years to come.” The site is on the former BBC Pebble Mill office and TV studios, owned by Calthorpe Estates. The design separates the clinical and the hospitality functions in two distinct wings, with all departments accessed from the main central atrium.

Deep spending cuts to hit Network Rail contractors

Quartet wins £7bn Scape construction framework

Specialist railway contractors are facing the deepest wave of spending cuts since the 2008 financial crisis.

Procurement group Scape has named Willmott Dixon, Robertson, Wates and Lendlease as lead contractors across the five lots of its new National Construction framework. The expanded and revamped £7bn framework replaces the National Major Works framework, which has an upper value of £1.25bn over four years. The framework introduces multiple lead contractors, supported by an extensive local supply chain, for the first time within Scape’s suite of national frameworks and has the highest value of any framework ever procured in the UK.

Plans to cut a swathe of track upgrades have been revealed in an explosive leaked internal document published in the Independent newspaper. A letter penned by a senior Network Rail official warns of testing times for the remainder of control period 5 up to 2019 because of overspending on the network. He also warns that subcontractors will be hardest hit by the deep cuts, risking business failure in the supply chain. “Because of significant overspends in some areas, including some enhancement schemes and the fact that the routes are more expensive to run than predicted, there is simply not enough money left in CP5 to continue as we have been. “Our sub-contract team members and our supply chain will be hit hardest, as this is the area of the business where we have potential to reduce our workforce quickly and relatively easily,” he warns. “The last time the track renewals industry had a cost challenge of this magnitude, 7-8 years ago, the supply chain suffered massively (we lost a principal contractor and many second tier suppliers)…this is going to be a tough couple of years for the whole industry.” Rail union RMT claimed the cutbacks would see 1000 safety-critical rail renewal jobs threatened. MT has written to Network Rail demanding that the cuts be halted. General Secretary Mick Cash said: “These planned cuts are a scandal and would impact on services and safety at a time when our railways are already running right at the limit of safety tolerances. “Track that is past its safe operational sell-buy date would not be replaced within safe time limits running the risk of repeated failures and possible derailments. That is the Government, through the ORR, playing fast and loose with rail safety.”

Mark Robinson, Scape Group Chief Executive, said: “The competition for this framework was fierce and the quality of bids extremely high. Willmott Dixon, Robertson, Wates and Lendlease evidenced the right blend of quality and value offers, along with the expertise and capacity to deliver the diverse needs of the public sector both now and in the future.” He added: “The possible Brexit cost to the construction sector due to a loss of EU talent, the increased costs of building material imports and higher tariffs could be significant, so a robust and stable delivery model led by strong contractors and supported by local enterprise, like the National Construction framework, will be an important delivery option for the public sector as we progress through the next four years.” “The biggest challenge for public sector bodies is continuing to deliver a high-quality, cost-effective built environment with enduring benefits for the local community at a time when resources are stretched to near-breaking point. It is the most challenging environment I have seen in my career.”

Beard bullish about construction prospects Regional contractor Beard Group is confident about prospects for the rest of the year after posting a strong set of results for 2016. The firm – which has offices in Bristol, Swindon, Oxford and Guildford – saw pre-tax profits rise to £4m for the year to December 21 2016 from £2.9m last time. Turnover ticked up from £110m to £136m and the current order book stands at just over £112 million. High levels of repeat work and places on 14 multi-million-pound construction frameworks meant Beard has managed to avoid problem low cost contracts. Chairman Mark Beard said: “Beard’s strong construction performance in 2016 reflects our continued strategic focus on

prompt and faultless delivery, being selective about our projects and work-winning environments which bring out the best in our teams. “Our high-quality construction capability and profitable longterm relationships with our clients and suppliers, have also helped generate high levels of repeat business which we have been able to secure on better terms than lowest cost competitive tendering.” The family-owned construction firm undertakes construction projects up to £16m and has seen its turnover jump from £18m in 1999 to current levels. Beard said: “Given the agility of the business, the strength of our order book, framework contracts and pipeline

RG Group takes Hinkley builders £53m Dover scheme could earn £60,000 after Kier exit each a year Kent-based construction specialist RG Group has been confirmed as the main build contractor for the St James retail and leisure regeneration development in Dover town centre. Kier walked away after completing enabling works for mixed-use job in Dover after failing to agree a target build cost on the scheme. The £53m scheme is being developed by Bond City and funded by Legal and General and forms part of Dover District Council’s wider regeneration for the town. The retail element of the 157,000 sq ft scheme is to be anchored by major brands including Marks & Spencer and Next, while the leisure component includes a six-screen Cine-UK cinema, a 108-room Travelodge hotel and six restaurants.

RG Group took possession of the site as the main contractor at the start of this month.

Construction workers at the £18bn Hinkley Point construction site are on course to be the best paid builders in the industry. The Enquirer understands that pay talks have set the bar at nearly £60,000 a year for full-time builders on the site. Talks are currently ongoing between main contractor joint venture Bouygues Travaux Publics/Laing O’Rourke and the construction unions. And the industry’s ongoing skills shortage means the unions are in a strong position. One source close to the talks said: “This is the biggest construction site in the country and everyone wants to get it built on time. “The unions know that and any pay deal will be better than the one at Heathrow T5 where everyone made sure people were paid industry leading rates to get the job done.” It is understood the current average pay offer stands at just under £50,000 with that figure set to rise as negotiations continue.

Do We Need To Save Traditional Craft Nigel Johnston, General Manager, Lead Contractors Association The returning confidence of investors and funding released for projects previously put on ice during the recession has boosted demand across the industry, especially for new build under a wide variety of commercial and domestic programmes, both urban and rural. However this growing confidence has also led to the revival of overdue restoration and refurbishment projects, perhaps the biggest example of which are the current considerations regarding the Palace of Westminster. Ironically â&#x20AC;&#x201C; and perhaps not surprisingly â&#x20AC;&#x201C; this upturn in demand has also exposed the skills shortages in the construction industry. It has put the spotlight on contractors that struggled to keep their businesses going during years of economic downturn and now find they do not

have enough skilled personnel to meet increasing demand. This is especially true of those involved in the specialist craft sector, where skills are learned and developed over time and where practitioners are trained to do things right first time in order to provide long term value for money for the client, rather than short term, cut price expediency. The problem is having to allow the time for these skills to be properly developed and in the current fast moving environment, some may question whether traditional skills development should have any priority. Demand on all fronts is here and now and canâ&#x20AC;&#x2122;t wait. The recent announcement of five Chinesefunded factories across the UK producing modular pre fabricated

buildings that cut building costs by 60% and are intended to produce 25,000 new homes per year by 2022, is seen as one way to address a chronic housing shortage (but at what cost to the long term demand for carpenters, bricklayers, plasterers, roofers, slaters, tilers, etc, etc?) Modern architectural design and specification prioritises the ecofriendly essentials of energ y conser vation, minimum waste, sustainabilit y, recyclabilit y, low carbon emission and all the other green challenges which have arisen as a result of increasing concern for climate, health and environment. The number of tower cranes on any city skyline provide testimony to a robust, fast moving, quality controlled, health and safety conscious, modern construction sector that is (literally) on the up.

Skills From Becoming History?

But as the skyscrapers grow ever higher, below them is a richly varied and unique tapestry that is our architectural inheritance, one that has been developed over centuries and which still exists for our visual enjoyment today because of the skills and knowledge of those craftspeople entrusted with its preservation. This is not just about the palaces, ecclesiastical buildings and other eye catching structures of prominence and historical significance. It also includes the more humble Victorian terrace, the Georgian town houses and even the later and more maligned Art-Deco designs â&#x20AC;&#x201C; they all have their place in creating an incredibly varied backdrop to our everyday lives. It is our specific responsibility today to preserve this wonderful architectural inheritance and pass it on unscathed and unchanged to future generations. To do this

we must also preserve the skills and knowledge that first created and then preserved this building kaleidoscope. The concern is that as we prioritise current new build demand, we lose sight of the need to retain what we already have and in our rush to accommodate modern design, we leave behind and forget about essential specialist traditional building skills. With more than 5M properties in the UK regarded as â&#x20AC;&#x153;heritageâ&#x20AC;? (i.e. pre 1919) and a revived restoration and refurbishment environment, the demand for traditional skills (particularly in roofing) is at a level not seen for decades and the shortages of labour (among the specialists) and gaps in knowledge (among non specialists) that are being exposed as a result is alarming on both counts.

In metal roofing for example, there has for some time been wide recognition among architects of the quality ethic of the Lead Contractors Association and the strict policing of standards imposed on its membership through its entry qualification criteria and annual vetting programme. The LCA will welcome any roofing contractor that works to BS6915 and both supplies and fits rolled sheet (manufactured to BSEN12588) or traditional sand cast lead (i.e. is not solely a labour-only sub contract installer). This quality standard ethic provides an effective barrier of entry to those who do not (or cannot) work to the BS Code of Practice. Equally, it sets a measure by which all existing members continue to be judged and those that fall below this standard have their membership withdrawn.

April 2017 However the current situation of high demand for the services of LCA members – and the increasing necessit y for them to ex tend potential start dates for new work whilst they cope with their existing workload – has brought its own problems and provided a commercial opportunity for those less skilled and knowledgeable in leadwork design and installation. Under pressure specifiers that would like to use an LCA member find it difficult to do so and still meet their own project deadlines. This situation is often then further compounded by an extremely attractive price incentive offered by non LCA members. As a result, general roofing contractors are being engaged to carry out leadwork that is beyond their level of competence. This can mean poor detailing, poor workmanship and little recourse for the client when things go wrong. Evidence of this may not emerge for some time (long after the errant contractor has been paid), as even badly fitted leadwork can appear to be performing as required for several years. So in the short term the plea is for specifiers, architects and the heritage client base to stick to their guns and use the specialist contractor that has the knowledge and skill to do the job right first time. In the case of leadwork, this means using a member of the LCA, whose work is regularly inspected by others to ensure compliance to BS6915 and who, through their LCA membership can offer a unique 25 year guarantee of their work.

If such quality aspirations are to be recognised, applauded and preserved in the face of current market demand, they need to be used and not undermined by unrealistic constraints in deadline or price. Proper forward planning can often overcome availability issues and with regard to price, specifiers should always bear in mind that an LCA member must price for doing the job in accordance with the BS Code of Practice or they would forfeit their membership.

However the longer term resolution to the current skills deficiency in traditional metal roofing is firing new generations with an enthusiasm for the ideal of personally creating something with their own hands that will last beyond their lifetime. To persuade young people to view a career in construction, especially roofing, as a first choice, not an afterthought and for the rest of us to properly recognise the vital importance of practical skills and knowledge as being just as significant as academic achievement. Training in traditional craft skills such as working with lead sheet is addressed elsewhere in this publication by the Lead Sheet Association and is without doubt the single most important challenge the sector faces in securing its long term future. UK construction must continue to strive towards a trained and qualified workforce as a realistic and achievable objective in the next five years and during this period demand for the craft specialist in the heritage sector must not be allowed to waiver or be compromised.

If we do not recognise this as a priority, if we continue to focus solely on new build mainstream construction, then we are consigning traditional crafts skills to the history books, along with the buildings these practitioners are trained to restore and preserve. The architectural inheritance we are charged to protect will eventually crumble and disappear and no longer be there to be appreciated and valued by those who come after us. And at some point in the future when St Pauls Cathedral needs it’s magnificent lead dome repaired or replaced, a plastic membrane look alike will have to be used, because nobody knows how to do traditional leadwork any more…………

Le Petit Fort, Jersey Glazing Vision’s Flushglaze fixed and circular rooflights were installed within a fortress-like home, located on the shore of St Ouen’s Bay in West Jersey, which has generated in equal measure both glowing accolades and highly negative critique since its completion. The austere, somewhat secretive looking castellated exterior walls hide the two spacious, modern interior wings of the property. These wings flank a central hinge, which houses the three-storey granite entrance block or ‘keep’ and the main staircase. It is above this stairwell that Glazing Vision’s Flushglaze Circular rooflight was key to both maximising the amount of daylight falling into this pivotal central area as well as adding a modern aesthetic to the historical overtones of the ‘keep’. weathered Jersey granite. The resulting enclosure provides both privacy but also essential protection from the bracing winds and rains so typical of this particular shoreline.

Respecting history & accommodating the contemporary The client was acutely aware of the limitations of the original building on this former farmstead, and was keen to embark on an innovative and ambitious design to create a home fit for a family of five. Whilst there was existing planning on this site (drawn up by the late Richard MacCormac’s practice MJP Architects), the design - a large, glazed circular white house, was the antithesis of what the client actually wanted. Through an invited competition she selected Hudson Architects, whom she felt would be able to transform the dark, characterless farmhouse into a unique property where a mixture of both natural and highly engineered materials would add a contemporary note to the property’s historical context.

The house itself, designed as a pair of 2-storey accommodation wings rotated around a helical stair located in the granite entrance block or ‘keep’, was built using a combination of Cor-ten panels, polished micro-cement render and weathered Jersey granite, some of which was reclaimed from the original farmstead buildings. Referencing the nearby Napeolonic Martello towers, the Second World War fortifications and the slits in the 1920’s perimeter wall Hudson Architects conceived the house itself in terms of a castle with only the central ‘keep’ and the first floor being visible to passersby. Using the previous planning to their advantage – by keeping below the heights allowed for in MacCormac’s designs - they encountered no opposition from the Jersey authorities. Furthermore, the local planning officer himself was keen to promote contemporary architecture on the island and proved a useful ally when some local opposition was voiced. To complete the ‘fortification’ of this property, a fourth wall to the east was added to close the gap in the retained and restored perimeter wall, made of

Inside the perimeter walls the 2 wings and the ‘keep’ frame a landscaped pool terrace, a sheltered garden, and an entrance forecourt. Full-height tilt and turn windows on the ground floor fulfill the architect’s vision of merging the courtyard and the house into one space. Sliding doors on the first floor are used where the 2 wings meet and generous windows throughout provide for bright, airy living quarters as well as breathtaking views out westwards to the sea and eastwards to the craggy hillside landscape.

Maximising the light in the property’s central hinge The living spaces on the first floor are accessed from the feature staircase in the ‘keep’. Here the architect has

successfully interpreted the client’s brief to have synergy between the exterior and interior by combining weathered Cor-Ten steel on the cladding of the staircase with finely crafted oak timber treads and a cement lining. The stairwell is capped with a large, circular Flushglaze rooflight from Glazing Vision. Precision-engineered at Glazing Vision’s Norfolk factory to meet the bespoke dimensions specified by the architect, this circular rooflight offered a number of design benefits: no visible internal framework ensured the amount of light entering this central space was maximized and the high ceiling not compromised. The lack of visible fixings ensured a completely flush external finish. The absence of bulky capping systems meant that the rooflight will not attract dirt or spoil

the view. During the day the stairwell and central space are now bathed in daylight and have unadulterated skyonly views, whilst at night the rooflight reflects the LED lights installed below, and provides a fabulous vista of the stars above. Given the exposure of the property to the ravages of the Jersey weather the Glazing Vision circular rooflight also offered critical technical features: the double glazed unit was BBA certified, proven to resist wind and rain, offering excellent thermal performance, structural integrity and durability of paint finishes and sealants. Two rectangular, fixed Flushglaze rooflights from Glazing Vision were also installed on the property: one above the master bedroom (dressing area) and one above the master en-suite. The architect, having successfully used the Glazing Vision Flushglaze rooflights on previous projects, specified them for the master en-suite and master bedroom dressing area in Le Petit Fort in order to maximise the natural light in spaces where larger openings in the elevations would not have been practical. The minimal and elegant internal finish of these units complemented the modern interior décor as well as enhanced the sense of space and height.

An award-winning, individual property From all aspects le Petit Fort exhibits diverse, often conflicting, characteristics: viewed from afar it looks very much like a historical fortress, from the front it looks vast and imposing, from the beach it is only partially visible, suggesting it is small and “hunkered down”. from the sheltered inner courtyard with its pool and garden it is welcoming and playful, and internally it offers state of the art living, with generous rooms, exquisite finishes and an expanse of light and space. Featured on Grand Design’s RIBA House of the Year 2016 TV series, and the recipient of the RIBA South East Regional Award 2016, Le Petit Fort is a bold and uncompromising architectural expression. History juxtaposed with modernity, traditional materials interfaced with highly engineered steel structures, light and space in stark contrast to heavy, intimidating perimeter walls. Controversial? Maybe, but unquestionably thought-provoking.

Stunning 33 Glasshouse Street Features Under Floor Air Conditioning AET Flexible Space, leading provider of underfloor air conditioning has recently completed commissioning 33 Glasshouse Street in London after supplying to Emico early this year. The building features a Grade II Listed faรงade and is located in a prominent position looking over Regent Street and the Soho area of the West End. The unusually shaped building has a total area of around 52,000 sq. ft. and is currently undergoing full structural reconfiguration and refurbishment to form larger, open plan floor plates and Category-A office accommodation with a floor to ceiling height of 3.3m to be created on floors three to seven. RINNAI GOES SOLO IN UK FIRST Rinnai, the leading continuous flow gas fired water heater manufacturer, launches its latest innovation, the Infinity Solo Re-Circulator water heater with storage combined. The National Homebuilding busiest show in 10 years, re According to the National Custom and Self Build Association (NaCSBA), 14,000 homes will be built across the UK in the next year. Reinforcing this commitment, The National Homebuilding & Renovating Show at the NEC, Birmingham last weekend experienced a four per cent increase in serious self-builders and renovators, delivering the busiest event in 10 years, with over 80 per cent of the attendees working on a live project over the next 12 months. Britain’s largest self-build event, sponsored by Everest, attracted 37,111 engaged, targeted and affluent visitors with average project values of £125,000 for materials alone. Internal data shows that a third of those attending are self-builders and two thirds are renovating a property. In addition, the show has already attracted very strong rebooking figures, which are ahead of last year’s numbers.

Nick Noble, deputy managing director of Centaur Home Interest, says: “The exceptional quality of the visitors demonstrates the UK’s continued commitment to self-

building and renovating. Charcon Case Study The quality of our streets and public spaces has continued to move up the agenda to be at the very forefront of Local Authority minds, as they try to improve the quality of life for their residents, as well as the impression they leave on visitors. The general aspiration for a streetscape is a high quality, well-designed place that is vibrant, fun and enjoyable to spend time in. Public realm also needs to be comfortable and safe for pedestrians as well as accessible to all. And of course, with local authority budgets ever tightening, cost is king. Ian Geeson, technical manager for Charcon, considers how clever design and appropriate maintenance planning can add to the longevity of public streetscape, reducing the need for costly repair programmes.

“Streets account for about 80 per cent of public space in urban areas1. Therefore they are the primary space for public interaction and activity in our towns and cities. Despite their importance to our daily lives, in the late 1990s and early 21st century, it was felt across the UK that our streets lacked investment and good management and needed addressing. Since then, we’ve seen a steady rise of streetscape projects in local authorities up and down the country.

“It’s vital that planners have a common sense approach to hard landscaping design and specification, considering patterns of social and human behaviour, in order to preserve the quality of the streetscape for the longest possible duration and reduce costly and unnecessary maintenance costs. In my experience, planners often look at the overall vision, rather than the detail. They need to consider what it will look like in 10 years’ time, not just what it looks like when it’s been laid.

“When it comes to streetscape design, there’s often a tension between creating a streetscape that fulfils the design ambition and the requirement for functionality, manageability and perhaps, most importantly, longevity. It’s not unfair to say that sometimes planners get so wrapped up in the big design ambition, that consideration to potential areas subject to higher levels of dirt are overlooked and simple solutions missed, which can result in significant expense for local authorities further down the line.

“In the same way that most wouldn’t consider cream, deep pile carpets for their hallway, simple steps can be considered around seating areas, bins, edging to soft landscaping and entrances to shops. You can reduce the impact of dirt by potentially using darker paving around seating areas, bins, areas with high potential of foot traffic or fast food outlets. Equally, textured paving is harder to clean so opt for a smooth surface finish.

“Alternatively you could apply sealant in these areas to reduce

the effects of staining and improve the effectiveness of any cleaning and maintenance regime that is in place. Benches need to be in sensible, not just convenient, locations. For example, if you put a bench right outside the entrance of a building, people will naturally congregate there – eating, drinking and smoking. Paving is more likely to be stained and before long, your entrance will deteriorate, bringing down the quality of the streetscape surrounding it. “Streetscapes have to be practical on every level, as well as aesthetically pleasing. City centres need plenty of bins so it’s easy for people to dispose of food packaging, chewing gum and cigarettes. If you veer away from providing too many, on a design basis, you’ll pay the price very quickly. “It is surprising how many streetscape schemes are installed that have not been given due consideration to the effects of dirt, look superb for a number of months but then relatively quickly

deteriorate because two critical things were forgotten - protection and maintenance. Hard landscaping can be treated with a post-applied sealant after it’s laid. It works to protect the surface from everyday staining and damage but it’s too often an afterthought, applied too late or not at all. It’s also vital that a cleaning and maintenance regime is invested in – and whilst a street sweeper is effective in most areas there are other areas where a more concentrated cleaning regime is appropriate to keep the whole streetscape looking good. Far too often, an appropriate maintenance programme isn’t scheduled in, with significant long term consequences. “There’s a whole host of ways that staining can be prevented if it’s considered at the design

stage. In areas where there’s soft landscaping, leaves, bark chippings and dirt can be washed onto paving and stain so design detail such as incorporating a retaining edge or wall can work well. Rainwater can be a big issue because much to people’s surprise, it’s dirty and therefore stains when it is allowed to fall onto concentrated areas, for example, dripping off overhangs onto paving directly below. “Hard landscaping is integral to every streetscape, as is the way in which it interfaces with the rest of the streetscape around it. Simple design considerations for reducing the impact of dirt on the overall project should be incorporated in the design stage instead of simply being specified long after the design has been

finalised and, in many cases, after the product has been installed and opened for public use. Planners need to consult with their architect, contractor and supply chain to understand exactly what’s required and that the detail, right down to individual product specification, is well thought through.” www.charcon.com

Sioo Wood Protection â&#x20AC;&#x201C; a new wood modification for the UK All too often the appearance of new timber clad buildings is ruined by uneven weathering. It is quite common to see buildings where the shaded areas are still un-weathered whereas the exposed areas have already changed to the silvery-grey colour associated with exposed wood.

The product has been used extensively for cladding and decking protection and has also been used to protect the decks of sailing boats.

For this reason, pictures of timber clad buildings are always taken immediately after construction and not after a year or two! Aesthetics is hugely important in the built environment and this patchy weathering puts people off from specifying timber as a cladding material.

The Sioo system is used as a surface protection system, which is suitable for Use Classes 1, 2, 3.1 and 3.2 according to EN 335 Part 2 (see table). If additional protection is thought necessary for Use Class 3.2 applications, then the Sioo Wood Protection System can be applied to preservative treated wood and to thermally treated wood.

A new product in the UK is the Swedish wood surface modification system, Sioo Wood Protection. This product reacts with the wood to produce a pleasing even grey surface within a few months of application.

When used in interior applications Sioo Wood has the huge advantage of being VOC-free, since it is waterbased and uses silicate technology. Disposal at end of life is not a problem, since the product is non-toxic.

Sizing the plant for a single house is simple its number of bedrooms plus two, so a three bedroom house is a 5 person treatment plant, for multiple dwellings using the same treatment plant speak to the manufacturer for the correct size unit, most manufactures range are in increments 1-5, 1-7, 5-13 etc. up to 50 person. The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the

need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or

harsh chemicals enter the unit, try to stick to Eco brands and stagger washing throughout the week.

If you have any problem with your unit, call us and we will come out and fix it free of charge. t One service visit where all necessary checks are carried out. This includes assessing the aeration pattern, sludge levels and effluent quality. t All labour expenses for servicing and call outs are covered so there are no hidden costs. t The cost of all serviceable parts will be free of charge. This includes rebuilding the air pump, replacing the diaphragms and also the air filters. t Sludge return is carried out as required. This is the removal of settled sludge from the outer scum ring back into the centre chamber to be re digested and treated again. This helps to keep the emptying period low. t Emptying is NOT included in the agreement as the Bio-Pure does not require emptying for 3-5 years. t The service agreement lasts for 12 months and will also help
