Heritage Building & Conservation Launches in Manchester New construction and historic buildings restoration firm, Heritage Building & Conservation (NW) is launching in Greater Manchester.

The firm is based in Irlam and has recruited local craftsmen with experience and traditional skills of working with historic buildings.

Heritage Building & Conservation (NW)’s Manchester office is led

by Adrian Walker, who has a background in stonemasonry and conservation and has worked on heritage restoration projects in the North West with architects and English Heritage, including on the cathedrals in Manchester and Shrewsbury.

The new firm also has a York office led by historic buildings specialist, Chris Quinn, who has been active in the heritage building sector for 12 years, along with former

stonemason Sam Weller.

Walker commented: “This is an entirely new and separate company with a fresh team, bags of energy, top-level heritage buildings experience and a bright future thanks to our backing from a South African businessman recognised internationally for his work in the historic buildings sector and preserving traditional craft skills.”

The Sluishuis A new link between the urban district and the harbour areas near Amsterdam’s historic city centre is being designed by BIG – Bjarke Ingels Group and Barcode Architects. The City of Amsterdam has selected a team led by VORM/BESIX to develop the iconic Sluishuis in IJburg Steigereiland, an emerging urban district in the Dutch capital. The four finalists of the two-phase competition have been refining their designs since April 2016. The winning proposal by BIG – Bjarke Ingels Group and Barcode Architects, was announced today (29.11.16). Sluishuis will be the centrepiece of the IJburg neighbourhood, offering 380 zero-energy residences, approximately 4,000 sq m of commercial and common areas, 240 underground parking spaces, and a comprehensive water-quality program with space for up to 30 houseboats.

Sluishuis is the first collaboration between VORM and BESIX. “In January 2014 we launched the goal to settle in Amsterdam with beautiful and appealing projects.

And we succeeded. In portfolio size we are currently the number two real estate developer in Amsterdam.

an archipelago of islands with houseboats, a sailing school, and floating gardens. A public passage climbs the cascading terraces of the building, serving as a small rooftop street that eventually loops onto the very top of the building to create a viewing platform over the IJ Lake.

The ambitious sustainability parameters of the new Sluishuis design were emphasized by the jury’s awarding decision. The residences will increase social sustainability in the new neighbourhood by reducing environmental impact during the construction phase, limiting total CO2 emissions, and by using renewable resources throughout the building.

Wall House by UnSangDong Architects A house near Seoul uses a series of walls to create a dialogue between inside and out.

When architects—or politicians, for that matter—speak of walls, they usually see them as boundaries dividing one place from another. UnSangDong Architects took a radically different approach at a new house outside of Seoul, punching openings through them, making them portals and creating unique opportunities to bring in light and frame views. Instead of barriers, they’re thresholds.

UnSangDong, a RECORD Design Vanguard winner in 2006, has established a reputation for inventive designs that use folded, layered, and faceted forms to create striking identities for buildings. With Wall House, the firm defines the project’s structure and image with a set of five parallel brick walls, each 35 feet high.

Spaced at different intervals from one another, the imposing brick planes create a visual rhythm that modulates interior and exterior spaces—from generous living and dining rooms to narrower service areas.

The husband, who works for Samsung, made sure the house was equipped with the latest technology, so everything from heating and air-conditioning to lighting and security is networked and automated. Solar panels on the roof provide most of the energy needed to power the house.

Although Wall House is modern in the way it functions and looks, its integration of indoors and out is a hallmark of traditional Korean houses, or han-ok, says Kim. Such a blurring of periods is another way Kim has integrated “time and space.”

Contemporary living in Soho district Selldorf Architects, Atlas Capital Group, Square Mile Capital and CORE have launched the sales of 42 Crosby, a 50,000 sq ft condominium located in the heart of Manhattan’s SoHo district.

Selldorf Architects, founded by worldrenowned architect Annabelle Selldorf, is known for culturally relevant and architecturally refined projects, such as the Neue Galerie in New York City, the Clark Art Institute in Massachusetts, John Hay Library at Brown University in Rhode Island, and many others.

42 Crosby’s scale matches its surrounding neighbourhood, mirroring the height and massing of adjacent structures. The design offers a contemporary interpretation of the SoHo neighborhood’s cast iron architecture, articulating traditional characteristics such as uniform composition, column and spandrel vocabulary, and prefabricated construction in a highly modern tone.

The meticulous attention to each design detail of 42 Crosby reflects the exceptional level of refinement seen throughout the property. Exterior materials, stainless steel, brushed aluminium, metal mesh, and exterior shades, are layered to echo the depth and texture of the surrounding historic

The porte cochère contains a green wall, and the building lobby will contain site-specific terrarium gardens and sculptures by renowned artist Paula Hayes, visible to the public and a striking visual amenity for residents.

Conlon Construction Finishes £7m Work on Lancashire Schools Conlon Construction has finished work on two school refurbishment schemes worth almost £7 million in Lancashire.

The projects, commissioned by Lancashire County Council, saw the Preston based contractor refurbish Southlands High School in Chorley and construct new facilities for Lancaster Road Primary School in Morecambe.

Both were to provide bigger facilities to cope with the growing number of pupils.

The £3.6 million scheme at Southlands High School delivered a new sports hall, classroom, changing rooms, offices and reception and increased pupil intake by 30 each year, rising capacity from 190 to 220.

a three-form entry establishment following a £3.2 million programme of works. The new single-storey building now comprises six classrooms, a multi-use hall, group/ interview rooms, a new entrance and a staff room.

The firm has kicked off the 65 week project for the new private hospital in Hatfield, Hertfordshire.

Guy Parker, managing director at Conlon Construction, said: “There is a distinct lack of school places across the UK and demand is set to increase in the coming years in-line with the growing population.

“As a main contractor with a raft of experience in the education sector amassed over the last 55 years, we are well versed in delivering school, college and university projects and utilised these skills to provide modern facilities for children in

Meanwhile, Conlon has begun working on a ground-breaking £40 million Hertfordshire hospital.

The two storey facility is being built on a four acre site close to the University of Hertfordshire’s College Lane Campus. It has been commissioned

by One Healthcare and was designed

by Manning Elliott.

The hospital will have spaces for 21 beds, three of which will be designated for critical care three ultra clean ventilation (UCV) theatres, 14 day-case pods, two treatment rooms and 10 outpatient consulting rooms.

Hemmingford House

This distinctly modern, slate clad residence unfolds onto the surrounding rural landscape in Southern Quebec Designed by SIMARD Architects in the vast rural fields south of Montreal in Canada a new residence has taken root. Like a fieldstone unveiled amongst the furrows of a ploughed field, a stratified monolith of slate emerges from the earth. Eroded, sculpted and fragmented by time and the forces of nature, this mineral formation becomes the pedestal upon which new life is anchored.

Situated in Hemmingford, southern Quebec, this distinctly modern residence unfolds onto the surrounding rural landscape and honours the many features of its rich agricultural past: expansive fields and orchards; weathered fences; an old barn clad in wood; and the ruins of the original farmhouse’s foundations. All these contextual cues influenced the site layout and architecture of this private residence designed for a couple who left their home in the city for a life on the country. The sun’s course throughout the changing seasons, as well as precise views over the fields, guided the home’s orientation and site location, while the old fieldstone foundation walls of the former farmhouse are preserved as artefacts to welcome the visitor and lead them to the main entrance while bearing witness to the memory of place. The house unfolds to the surrounding landscape.

This 3,500 sq ft house features interior spaces that are open, fluid and awash in natural light. The residence is composed of two distinct two-storey volumes on

either side of a double-height space containing the main entrance, a monumental stair and a glass-floored footbridge on the second level. With double-height floor-to-ceiling windows at both extremities, this space offers expansive views over the entire property. The composite effect of this threshold is a two-zoned space balancing openness and privacy. On the ground floor, on one side of the stairs, are the open-plan living and dining areas, both enjoying targeted views of the surrounding landscape. On the other side of the stairs, the kitchen leads to the veranda and game room just a few steps higher. A series of sliding windows between the kitchen and veranda open allowing the kitchen counter to transform into an island shared between the interior kitchen and the veranda.

On the second level, a glass floor traverses the doubleheight entrance hall at the top of the stairs. This bridge ensures a transition between the second level’s more private side containing the master suite (bedroom, walk-in closet and open bathroom) and the more communal spaces on the other side (library, office and guest suite).

Echoing the old barn, wooden cedar planks are employed as a secondary cladding on the house. This material is left untreated and, in the same way as the adjacent barn, will weather and develop its own patina. With the passing of time, the house will become increasingly fused with its surrounding environment.

SketchUp 2016 has arrived!

SketchUp 2016 has recently launched and with this release we’re integrating Trimble Connect directly into SketchUp.

When you reference a file from any of these services (.skp or otherwise), LayOut will notify you when an update is available for your ‘web reference.’

As a refresher, Connect is Trimble’s platform for storing, syncing, referencing, sharing, and collaborating on design/build projects. Sign up for a free account, then start uploading .skp, .pdf, .dxf, .ifc. files. With this integration, we’re packaging the current Trimble Connect Extension into the installer.

Say goodbye to missing references when different people are working on the same .layout document within a cloud sync folder that also contains the referenced files.

The TC integration is accessible from the File menu, and will allow users to upload, pull down, and update SKP’s from Trimble Connect project folders. As you’re modelling you can even pull in and update reference SketchUp models as if they were locally hosted components. Learn more about Trimble Connect...

In SketchUp 2016, a context click on a component gives you the opportunity to reload (or swap out) a new component directly from 3D Warehouse.

This action will reload every instance of that component in your model (similar to the same action in the Components Browser), so it’s a helpful method for working with proxy models.

And if your component was downloaded from 3D Warehouse, you can also use the context-click to quickly access its 3DWH details page.

With this release, LayOut’s reference objects are now web friendly. That means your LayOut projects can reference and update files that are stored and synced with services like Dropbox, Google Drive, and Trimble Connect Sync.

We’re proud to announce our first step towards an extension ecosystem for LayOut. Using this new API, developers can now create and customize .layout files from SketchUp models.

Practically, this means that other applications can import or export the *.layout file format using the C API. (This includes creating a .layout file from SketchUp.). We have several sample scripts for developers to try out at release, along with a blog post where they can learn more.

Learning and utilising SketchUp’s inference engine makes for fast and precise modelling.

In this release, we’ve oiled that engine to provide slicker inferencing and locking across the board.

This improvement is actually an entire set of smart tweaks we’ve made to inferencing and locking.

At Aluprof we have recently supplied an enhanced version of our MB-SR50N curtain wall system on a new medium secure mental health unit at St Bernard’s Hospital, London.

Known as the ‘Three Bridges Medium Secure Unit’, the project was specified using Aluprof systems, with fabrication and installation undertaken by Britplas.

The main challenge of this design was security of the north and west elevations. It is normal practice to construct a high secure perimeter fence around medium secure units, but in this case it was not possible. The location of nearby hospital building meant that the north and west elevations were adjacent to a car park and other spaces which were publicly accessible, so a secure fence was not practicable. To create a secure perimeter for the new development, the security needed to be built within the building envelope, and specifically the curtain walling system itself.

Security glazing. Testing and classification of resistance against manual attack’. As the MB-SR50N curtain wall system offered a variable glazing depth within its design, these thicker more secure DGU’s was easily accommodated.

Initial draft specifications called for the curtain wall to be made from steel and the glazing supplied to a ballistic level. Working closely with our experienced customer, Britplas, we already had experience of such requirements on previous projects in Europe and so specified the additional use of stainless steel plates within the construction, complete with a revised layout of fixing arrangements for the pressure plates of the curtain wall. The resulting enhanced construction was completed with powder coated aluminium cappings thereby offering a neat external curtain wall appearance.

So why specify aluminium?

Some of the reasons that immediately come to mind are ‘strength’, ‘durability’ and ‘recyclability’, it is the latter that makes the specification of aluminium a green choice for architects as aluminium is virtually 100% recyclable many times over. Today over 50% of all aluminium extruded comes from recycled content which uses just 5% of the original energy used to create the aluminium in the first place. So why don’t we just use more recycled aluminium, well, we just can’t get enough to meet demand! Since 1880, when aluminium first became a commercial reality, 75% of all the aluminium ever produced is still in active service, I don’t think many other building materials can boast such credentials.

The resulting design was tested prior to installation to ensure that the designed levels of security were achievable and met the clients expectations. The final design offered both a saving in costs over steel whilst still meeting the clients specification required for a medium secure unit using an aluminium system.

Compared to other materials used in fenestration, aluminium profiles are cheaper and quicker to produce, they are also capable of providing intricate shapes for various requirements and, as realised in this project, can be used with other materials to offer cost effective solutions. These composite designs can help the profiles not only achieve incredible strengths, they can also offer high levels of security performance.

When half-scales (the inside and outside aluminium profiles) are coupled with modern multi chamber polyamides and strategically located aerogel insulation profiles, as used in window designs, insulation levels of the frame can easily meet the Passivhaus standard. Thermal insulation performance for openable windows can achieve a UW from 0.53 W/m2K and for a door, a UD from 0,62 W/m2K. So aluminium systems are definitely not behind other materials when it comes to high insulation.

December 2016 Recent studies in the industry suggest that coated or anodised aluminium systems can last the lifetime of a building.

There are examples, such as the Bodleian Library, which has now been refurbished and renamed as the Weston Library. Here the original anodised aluminium windows on this building were installed in the 1930’s and when the facade was refurbished, were simply professionally cleaned in-situ within the original facade. These windows have already provided an eighty-year productive life and it is expected that the windows will perform for at least a further eighty years These attributes have helped aluminium become the specified material of choice for architects when it comes to fenestration systems but, it is the ‘bespoke’ nature of today’s facades that really inspires the use of aluminium in architecture.

Concept drawings for new extrusions can be completed between systems company and architect, or specialist fabricator, and once agreed, die drawings can be produced. From this approval stage which can take a matter of six to eight weeks for the extrusion die to be made and extrusion to be readily available. These lead times are well within a new-build or refurbishment programme and open up possibilities for bespoke shapes of profiles of mullions, transoms and curtain wall cappings for example. The other areas of bespoke design, could be edge detailing to an existing or a new facade material, detailing to accommodate a special glazing detail, or special profiles which will allow CNC work to provide a unique visual appearance.

MSite launches futuristic fingerprint reader The construction site entry experience is transformed by MSite.

A next-generation fingerprint reader which transforms the site entry experience for construction workers has been launched by MSite*, the UK’s leading developer of access control and workforce management solutions.

What’s blocking your Fire Exits?

Nowadays it is safe to say that the majority of employers consider the responsibility of Health and Safety high on its list of priorities.

Unchecked, blocked fire exits are without a doubt an accident waiting to happen and should be taken seriously. Putting checking systems in place is an excellent idea but as we all know with most routines of this nature fall by the way side all too soon. Some premises are more vulnerable than others and are likely to have fire exits obstructed possibly by pallets, scaffolding, rubbish, vehicles, incorrectly opened roller shutters the list goes on.

Electronic security manufacturer Hoyles have not only increased their range of Exitguard fire door alarms but at the same time they have developed a clever way to ensure fire exit doors are regularly checked and available to be fully opened in the event of an emergency.

The Exitguard fire exit door alarm is a time served favourite of the security installer and has recently taken on an additional role. The new facility is called Fire Door Checker and is now a standard feature available on all of the keypad operated Exitguards.

The Fire Door Checker has the unique facility to alert staff to OpenCheck-Close as soon as

the building is occupied.

This is done by causing each Exitguard to give out an intermittent sound whilst strobing.

Only when the fire doors have been verified will the Exitguard sounder and strobe stop. This ensures the door is available for emergency use, after which it resumes its normal security monitoring role.

This could prove invaluable to management and those responsible for safety and security ensuring that staff incorporates the checking procedure of each fire exit door into the daily routine and at the same time educating against the dangers of blocked fire exits.

The Fire Door Checker works simply by a switched signal from the intruder alarm, clocking machine, a time switch or independently. If a more frequent check is required the time switch option will allow the user to introduce a tighter regime of checking suitable to their exact requirements. Orange Armstrong Ceilings help the sun rise on a regeneration first Orange ceiling and wall systems by Armstrong feature on a flagship office building.

Ceiling and wall systems by Armstrong have provided form AND function for an awardwinning Grade A office building at the heart of one of the largest regeneration projects in the UK. Armstrong’s R-H 200 standard perforated metal hook-on planks with acoustic inlay within a concealed grid, were specified by regular Armstrong users Falconer Chester Hall Architects for the feature ceiling of the atrium of the Kingsgate building at Birkenhead in Wirral Waters which was built at a cost of £11.4 million.

They are complemented by Armstrong’s W-H 1000 standard perforated metal wall system on the four-storey walls, hooked on in a vertical brickwork pattern to match the ceiling. Both of these systems were supplied by Armstrong in bespoke sizes to aid installation ... and in bright orange!

This ceiling system (and the suspension grid too) is Cradle to Cradle (C2C) certified in line with Kingsgate’s BREEAM “Excellent” rating.

Manufactured with up to 64% recycled content, the Ultima+ range is available in three core densities that allow specifiers to engineer sound absorption and attenuation for optimum acoustic performance – standard Ultima+ giving medium density, Ultima+ OP giving low density (both of these variables were used at Kingsgate) and Ultima+ dB giving high density, up to 41 dB. Stephen Fieldsend of Falconer Chester Hall said the Armstrong systems were specified to reduce acoustics in the open plan office areas which serve as the core business for The Contact Company in its role as a contact centre and in the main atrium with its feature wall and ceiling.

“We have worked with Armstrong continually on office developments.

On this one particularly the Armstrong materials interface fantastically well with the other materials used on the project. We had continual help from Armstrong for the visual aesthetics to the main atrium space,” said Mr Fieldsend.

Their brief had been to design an office building of almost 5,000m2 that would set a standard for future development within the regeneration area and also meet the aspirations of both the developer (Longmeadow Estates) and their prospective client.

Flexible open-plan office spaces allow greater flexibility for the call centre which takes up three of the four storeys, with offices and meeting rooms on the top floor.

While its design concept references Liverpool’s past and the trading vessels that once negotiated the waters on its doorstep, the building remains forward focused on sustainability.

A heavily glazed façade reduces the building’s reliance on artificial light and this element is further helped by Armstrong’s Ultima+ tiles which feature an even brighter whiter smoother surface that gives 87% light reflectance to help achieve 16% cost savings compared with indirect lighting*.

FCH added: “The building has transformed a plot of empty derelict land into a modern, environmentally friendly office development, having been designed to meet the BREEAM Excellent standard for sustainability.

All specified materials have significant green credentials.

“It has been described as a `strategic flagship development’, and is the new home of one of Wirral’s leading employers – helping to secure their future in the locality and providing a statement of confidence in a new enterprise zone.

Another indication of its success is that it was finished on budget and two weeks early, demonstrating a rigorous approach to providing value for money and to construction timetables.”

Built on former dockland in less than a year by Eric Wright Construction of steel frame and concrete floors, the building’s ceiling and wall systems were installed over three months by a team of eight from specialist sub-contractor CLM Drylining.

Kingsgate (formerly the Tower Wharf project) is one of the first flagship schemes to be constructed within the 500-acre Wirral Waters regeneration scheme, part of the Mersey Waters Enterprise Zone which was one of the first four locations established by the Government designed to attract investment and accelerate growth.

The £10 billion development comprises two schemes led by the Combined Authorities and local authorities - Wirral Waters and Liverpool Waters. Located on either side of the River Mersey at Liverpool’s famous docklands, the two projects are among the largest regeneration schemes in the UK.

CRL provides warranties house restoration in CRL has worked with a north west developer to source structural defects insurance for a beautifully renovated Grade II listed mansion in Lancashire which has been sympathetically converted into stunning apartments.

by Berkshire Homes to work with them on the restoration of Holme Hall Manor in Cliviger which dates back to the 1700s.

Harrison Kiely, sales and marketing manager for Berkshire Homes, said: “In the past we have worked with other warranty providers who are known to be notoriously difficult when working on old historic buildings.

A family home for more than 200 years, the building has also been a retirement home and nightclub in recent years before it was gutted in an arson attack in 2004. The southern elevation, along with many of the original period features were destroyed.

Holme Hall Manor stood empty and derelict for

“We approached CRL having not worked with them previously and they couldn’t have been more helpful. They simplified everything.

nformation on why gypsum fibreboard should be the material of choice for internal and external walls, and floors and ceilings, is contained within a CPD from specialist building board manufacturer Fermacell.

The “Modern construction needs modern materials” CPD explains how fermacell is made, how it conforms to relevant standards, where it can typically be used, what product options are available, and its performance characteristics and installation process.

Currently celebrating its 45th year of production, the unique fibrereinforced gypsum-based board offers the performance properties of solid blockwork when used in partitioning due to its strength, density and resilience. This makes

Fermacell’s CPD tells specifiers all they need to know about gypsum fibreboards.

Fermacell CPD Promotes Modern Materials For Modern Construction it ideal for ceilings and dry-screed flooring as well as partitions as it also offers high performance in areas such as acoustics and impact and fire resistance.

The CPD explains how and where fermacell is made (four factories throughout Europe) and how its manufacture is environmentally friendly, the panels being comprised of 90% recycled material, fully recyclable themselves and accredited by Robust Details and the BBA and ETA. Product options include a variety of standard and custom sizes, four thicknesses and square or tapered edges, all of which comply with Parts E and F of the Building Regulations for acoustics (giving up to 55 dB Rw from a single layer system and thereby reducing costs and partitions width) and fire respectively, BB93 for schools, HTM08 for healthcare and CE Marking (ETA).

The CPD also advises where fermacell can be used – in drylining applications where highperformance is required in one or more areas such as acoustics and resistance to impact (a single layer achieving severe duty rating BS 5234: Part 2), fire (A2/Class 0) and moisture (up to 80% humidity resistance).

In addition, fermacell has also been tested to CWCT standards for use externally as a backer board in a ventilated rainscreen application and is an ideal racking board in timber frame construction, being stronger than OSB and offering fire protection.

This strength (up to 50kg load) can eliminate the requirement for plywood pattressing, saving time on installation and money on materials.

Whether used internally or externally, fermacell boards are low maintenance, with minor dents

easily touched up and part-panels easily replaced. In addition, the lack of angle beads on external corners makes them particularly suitable for schools, hospitals, airports, student accommodation, sports halls and other high-traffic areas.

They do not even require finishing to accept paint, tiles or wallpaper, although a fermacell skim-like FST (Fine Surface Treatment) is available which does not require a plasterer to apply and dries in 45 minutes.

The CPD also includes FAQs and independent cost comparisons which show that taking into account multiple board layers, pattressing and skimming, fermacell is a very cost-effective alternative to performance plasterboard.

project made possible by the partnership of charismatic football player, Cristiano Ronaldo and the Pestana hotels Group has inspired the transformation of the Hotel Pestana CR7 in Lisboa, Lisbon.

The renovation of this historic building has led to the selection of Vicaima door products for their outstanding performance and design appeal.

This involved the complete renovation of an historical building. The emergency exits and communal areas were also equipped with Portaro® 30 minutes fire certified products.

Cavity Barriers helping to protect Axis Development Axis is a brand new luxury housing development located on North West London’s much sought-after Finchley Road, designed to serve those living and working in the Barnet area.

The project, brought together by multiaward winning property development firm, Origin Housing, is due to consist of fashionable and modern apartments, including both 1 and 2 bedroom properties, as well as high-end penthouse suites. On-site application of Envirograf® Product 55 has been carried out by specialist rainscreen cladding supplier, Cladding Design Solutions.

Following direct consultations with Envirograf®, Product 55 (RS range of foil-coated cavity barriers) has been used to improve the fire protection rating of the cavity walls.

It consists of a 30mm or 40mm strip of non-fibrous fireproof sponge, covered

with a layer of foiled, reinforced craft paper, which can be easily cut to size with a sharp knife. It also provides insulation and is fully water resistant, making it ideal for use in rainscreens and other types of cladding.

Envirograf® Product 55 is designed to expand under heat, filling any gaps in the lining of external walls and thus preventing fire from spreading. The product has been tested to BS476 parts 20 & 22 and BS EN 1363-1 (1999) giving fire protection from 60 to 120 minutes. The RS range is available with either frontfacing intumescent material, which expands to fill any ventilation gaps, or holes.

Charcon’s Cycle Kerb Wins Top London Innovation Award Charcon, the commercial hard landscaping division of Aggregate Industries, has been crowned the winner of the Innovation of the Year – Materials category at the 2016 London Construction Awards, thanks to its Eco Countryside™ Cycle Kerb Segregation System.

The judges were impressed by Charcon’s creativity and expertise in developing a bespoke hard landscaping solution that would serve as a safe and sustainable segregation system which, in the case of the Mayor’s Flagship Cycle Superhighway 2 (CS2), is already helping to reduce the number of accidents on London’s roads.

The creation of this innovative product derived from TfL’s significant investment in the CS2 between Aldgate and Bow interchange to make the route safer for cyclists and other road users, following a significant amount of cycle related incidents in the area.

The challenge was to create a unique integrated system that reduced both installation time and traffic disruption. The Eco Countryside™ Cycle Kerb Segregation System was subsequently developed by Charcon’s technical team as an alternative to the imported granite kerb configuration with concrete block paving inlay previously used.

Replicating the aesthetics of natural granite, it has offered a 33% carbon footprint reduction due to being manufactured in the UK, utilising 82% recycled and secondary material content. Installation time for construction of the cycle route was reduced by 50%, which in turn impacted positively on the cost of preliminaries and traffic management.

Winning such a prestigious accolade cements Charcon’s position as the market leader for bespoke cycle segregation systems. The

Eco Countryside Kerb strengthens Charcon’s existing range of cycle kerbs which have been manufactured for various cycleway projects across the country, for the likes of Cambridgeshire County Council and Nottingham City Council.

Home ‘N’ Dry Has Positive Affect On Hanover Bungalows

T

he most recent residents to benefit live in terraced properties located at Crook in County Durham, as well as Killingworth, Tyne and Wear, and are part of Hanover Housing Association’s stockholding in the north of England. Across the North-east region as a whole some 300 of the high efficiency Home ‘n’ Dry units have been installed over the past decade.

Steve Taylor, Hanover Housing’s Technical Manager for the region, commented: “Our stock is generally around 25 to 30 years old and quite well insulated, but particularly in the case of our elderly care bungalows we have problems which result from residents closing or taping over trickle vents and switching off single room extract fans. A lot of the bungalows are also electrically heated and the occupants tend to turn off the night storage radiators in the spare bedroom which leads to them being cold, causing condensation.

“Along with my colleagues in other areas, we have been fitting the Johnson & Starley PIV units for five to ten years; including sometimes into flats within our high rise blocks. At Crook in Durham we decided to address a group of 14 terraced bungalows, installing the Home ‘n’ Dry units in the loft space, feeding air through a vent in the hallway.

“We also did a similar number at Killingworth where there were common issues, and it has had the effect of eradicating the problems where people were complaining of mould growth. As a responsible landlord organisation we have an obligation to consider the well-being of our residents - and with the elderly or vulnerable that is paramount – but also installing the Home ‘n’ Dry to tackle condensation is also looking after our assets.”

New Partnership Set to Boost the Number of Low and Zero Carbon UK Homes More new homes across Britain could become energy self-sufficient thanks to a new partnership between renewable energy system developers, The Zero Carbon Solution and Vaillant, the world’s leading heating technology manufacturer.

Controlling the levels of moisture which enter and exit a building throughout its lifetime can be a complex and difficult task, yet something that should be carefully observed in order to prevent avoidable damage at a later date. What is moisture management?

When we talk about managing moisture on a build, we are primarily referring to the ability to ensure we can control the accumulation or growth of moisture within its internal structure. With building sites

being often open to the elements, it’s likely there is a fair amount of moisture inside before it has been made airtight. This means the right protection must be used which will allow damp materials to dry out in the right environment, as well as preventing any water vapour from entering again.

Water leakage or vapour can cause accumulation within a building, causing potential long term damage to the structure. Warm air that can get caught in between gaps in the building can quickly condense into moisture, leading on to a more complex problem in the form of damp or mould. Additionally, moisture or leakage can also have an impact on the insulation material used throughout the construction, reducing the thermal performance of the building and increasing the risk of severe levels of damp. Moisture management done correctly will ensure leakage is kept to a minimum and occupant comfort levels are kept high.

Kawneer systems help regenerate a city Stoke-on-Trent City Council’s Smithfield scheme features Kawneer glazing systems.

rchitectural glazing systems from Kawneer feature on a striking new building that is key to the regeneration of a city and was built using a hybrid of traditional and modular construction methods.

Kawneer’s AA®100 and AA®110 curtain walling, both zone-drained but with 50mm and 65mm sightlines respectively, complemented by 451PT framing with 50mm sightlines and AA®540 side-hung casement windows, were used on Two Smithfield, the new £15 million office built as part of the first phase of Stokeon-Trent City Council’s Smithfield scheme.

Smithfield is the new mixed-use quarter for Stoke-onTrent by developer Genr8, comprising 1.2 millionft2 of office, retail and hotel space. The project will also deliver more than 270,000ft2 of new public realm.

The first phase of the Smithfield project was completed in August 2015 and comprises 220,000ft2 of bespoke Grade A office accommodation. One Smithfield has a new customer hub from which the council delivers its primary services and will also house police and other public sector partners.

Two Smithfield includes ground-floor commercial units totalling 7,500ft2 and comprises four floors of offices, two of which have already been let to Water Plus. This is a joint venture between two of the country’s biggest water companies, United Utilities and Seven Trent Water. It is bringing over 400 new jobs to the city. The other floors are currently being marketed by Bilfinger GVA The new buildings are set in stunning new public realm, including a new public square which is available as performance and event space.

Much of the 125,000ft2 Two Smithfield building consisted of components utilising modular manufacturing, such as precast concrete panels and brickwork cornices and glazed brick elements which were completed off-site.

The four-hectare site was historically a manufacturing area for the brick and ceramic industries and was littered with mine shafts and coal seams which required piling. Design of the masterplan was conceived in 2009 by Aedas RHWL. Designed by frequent Kawneer specifiers Aedas RHWL architects, Two Smithfield’s curtain walling was used for all the windows and external glazing of the project.

Associate Alasdair Mealey said: “As the building was procured using a design and build contract, we produced a performance specification at tender stage, which was then assessed by the main contractor (Laing O’Rourke) who proposed the Kawneer curtain walling system. We assessed the proposal along with the project façade consultant and deemed that it met the required criteria for the building.

Alasdair said: “The glazed elements were a key part of the design, both aesthetically and from a performance standpoint, so the glazing had to be correct. Inherently we aim to specify all products from sustainable sources and our performance specification for the project listed all relevant standards and best practice which the chosen curtain walling system/product had to adhere to.

“The Kawneer curtain walling system had to interface with precast concrete primary structure and façade panels. Key items that had to be resolved were weather proofing, thermal bridging and air tightness and the Kawneer system met both the aesthetic and performance requirements. The building had a mixedmode ventilation strategy so the curtain walling system had to incorporate opening lights.”

“There was a commitment to optimising the scheme as part of the design process and gaining a clear understanding of what technical solutions worked. The attention to detail and economy of pre-site manufacture is evidence of a very well thought through development.”

He added: “The quality of what has been delivered, given budget and expectations, is first class.”

The Kawneer elements at Two Smithfield, which achieved a BREEAM “Excellent” rating, were installed over three months by approved specialist sub-contractor Bennett Architectural Aluminium.

Bennett director Rob Bennett said: “This new public realm building was designed to reflect the heritage of the potteries whilst using modern methods of offsite construction. Within a fast-track programme we installed curtain wall screens to give the building impressive verticality.”

Further phases are now in the pipeline including Three Smithfield (a 50,000ft 2 commercial office building) and a new 125-bedroom hotel.

Steadmans Supplies Largest-Ever Privately-Financed Project at Belfast International Airport Leading building products manufacturer Steadmans continues to fly high after supplying materials for the largest privately financed project ever undertaken at Belfast International Airport.

The company’s products have helped build a new £2m, 33,000 square-foot hangar for Woodgate Aviation, Northern Ireland’s largest private aircraft charter, maintenance and aviation fuel supply business, which also has sites in Newtownards and on the Isle of Man.

Woodgate’s new hangar is one of the most modern and best-equipped in the UK and Ireland, with dedicated workshops, meeting rooms and luxurious passenger facilities for its public and private sector clients. It also has 6,000 square feet of offices and is capable of accommodating aircraft up to and including a Bombardier Global Express.

Steadmans, a principal UK supplier for steel construction in the agricultural, industrial and commercial sectors, provided 3,250 linear metres of its 80mm thick AS35 composite panels, in merlin grey, for the hangar’s roof and walls. The company also supplied 250 linear metres of 80mm AS35 roof lights, 2,300 linear metres of Zed purlins, 100 linear metres of eaves beams and over 50 linear metres of insulated guttering, plus fixings and butyl tape.

The building’s fully-equipped maintenance department will enable functions currently carried out at Newtownards Airfield to be brought under one roof with aircraft charter and management.

David Shaw, general manager, Woodgate Aviation, said: “We’re delighted with the robustness, practicality and appearance of our new hangar, and the Steadmans products have to take much of the credit for that.

The roof and wall panels in particular give our building a substantial, yet aesthetically pleasing, feel.

“We have not only been around for 47 years, but have experienced impressive growth since the recession and are confident that upward trend will continue. We, therefore, wanted the building to be, among other things, a statement to the market about our strength, commitment and belief in our growth prospects. We have no doubt the Steadmans products allow the hangar to communicate those messages loud and clear.”

The materials were installed by Lisburn-based Green City Contracts and the project’s structural engineer was Mark Smyth at Belfast’s MLS Design.

Multi Award Winning Craftsm You would think a long established lead craftsman that has won the Murdoch Sponsors Award three times in ten years would be livid at losing his “Excellent” grading on a technicality.

H

owever far from resenting the decision by the LCA Council to reduce his grading for not attending a technical seminar in 2015, Vince McKee of McKee Plumbing in Maidstone, Kent has insisted it was the right decision.

“No individual is bigger than this organisation” said Vince “and we all know what the rules are.

Work prevented me from going to the June Seminar in London and I had planned to go to the September seminar in Manchester, but then at the last minute couldn’t attend that one either.”

All LCA members must attend one technical seminar each year as part of their Continuing Professional Development and commitment to the quality standards ethic of the Association.

The mandatory attendance rule was implemented by Council after discussion with members at the 2011 AGM. It was seen as an essential part of keeping members up to date with technical developments and changes within the sector as well as the opportunity to draw in relevant people from outside the organisation, such as architects and senior representatives from the LSA, the heritage sector and others, to provide their own insight into lead sheet design, specification and installation.

The nation’s first ever construction pay trends index* has been launched to reveal that Wales has seen the biggest (5.3%) yearon-year increase in earnings amongst self-employed tradesman – compared to just a 1.8% uplift nationally across England.

The new ‘Construction Pay Trends’ index which can be accessed here has been developed by construction’s leading professional workplace audit and contract solutions provider, Hudson Contract, and harnesses payroll data from over 2,000 building firms across England and Wales.

The interactive tool reveals weekly pay differences by region, age and sub sectors such as bricklaying and joinery through to roofing and surfacing contractors. Providing tradesman, building apprentices and other industry analysts with a unique insight into pay levels, it also reveals the impact weather, location and economic factors have on earning potential.

The biggest drop in average weekly pay in the building industry was experienced in the North East which saw a 2.1% decrease in earnings year-to-date in 2016 compared to 2015. It was closely followed by a 0.4% decrease in London, with the regional trends illustrated in the following top 10: • Wales (+5.3%) • Yorkshire & The Humber (+4.2%) • East of England (+1.8%) • North West (+1.7%) • East Midlands (+1.7%) • West Midlands (+1.5%) • South East (+1.3%) • South West (+1.1%) • London (-0.4%) • North East (-2.1%) Across all construction sub-sectors, the highest increase in earnings year-on-year for tradesmen was within the Roofing industry which experienced 6.1% growth, followed by 4.8% in Plastering and 4.2% in Scaffolding.

Those working in the Equipment and Operator Hire industry witnessed a surprising 4.1% average drop in

earnings year-to-date in 2016 compared to 2015. This was followed by a notable yearly pay decrease of 1% in Bricklaying and only a 1.1% average increase in earnings for Civil Engineering tradesmen.

New Footbridge In Seatown, System For Harsh Environments CTS Bridges supply their footbridges with a variety of high quality protective finishes depending on the bridge location, aesthetic aspiration and budget. A recent bridge installation in Cullen, Morayshire required an attractive paint system to suit a harsh environment due to its exposure to the North Sea.

Vierendeel Truss cycleway bridge at Cullen, Morayshire The new cycle/footbridge was recently designed, manufactured and installed by CTS Bridges. It was needed to replace an old concrete structure built in the 1930’s which was in very poor condition.

Mr David Walker, a local resident, who kindly sent these photographs, commented “The bridge has been very well received and is something of a talking point among those who use it and who like to visit Cullen.”

The new bridge forms part of the Moray Coast Trail and is 3m wide to accommodate both cyclists and pedestrians on what is one of the busiest footbridges in the area due to its proximity to the beach car park and golf club.

Due to its location next to the North Sea a paint suitable for exposed conditions was required, and so a Highways Agency Series 1900 paint specification for marine environment, difficult access was proposed which will give the bridge a life to first major maintenance of 20 years.

Footbridge Protective Systems: The type of protective finish is a function of aesthetics, performance and budget. However the specification also depends on the Environmental exposure conditions (usually defined as either inland or marine) and accessibility (described as ready or difficult access).

Accessibility defined as “difficult access” is usually specified when future painting maintenance, and inspections would be onerous and involve some form

of traffic management and/or temporary access works.

Typical types of protective system available for bridges are painted, galvanised, a combination of both or weathering (Corten) steel.

Many truss type forms of bridges have integral parapet infill, in that they are welded to the primary structure. In this instance the protective system would typically be as per the primary structure and not considered a “parapet” as described in Highways Agency series 1900.

Painted finish: CTS typically apply Highways agency approved paint systems to their steel fabrications with the Top coat defined by the Client using a standard colour description and a BS or RAL number The two paint systems most commonly used are:Type 1 for Ready Access, which typically gives life to major maintenance of 15 – 20 years, and Type 2 for Difficult Access which typically provides life to major maintenance of 20 – 25 years, subject to the environment in which the bridge is placed.

For Highways bridges or bridges on other trunk roads we supply a completed Appendix 19/1 Form HA/P1 paint system sheet.

Galvanised finish: A galvanised finish lends itself predominantly to bolted frame steel beam bridges- as the maximum geometry of the galvanising tank restricts the system application to larger welded truss forms. A galvanised finish will give an average life of 20 years without maintenance but can

Cullen Requires Protective Due To North Sea Location: be up to 40 years depending on the environment. The Engineers and Architects Guide to Hot Dip Galvanising states a life of 34 to 70 years depending on area. Our bridges are galvanised in accordance with BS 1461.

This finish provides an economical option with minimal maintenance.

Galvanised and painted: To provide as less industrial look, a galvanised and then painted structure is sometimes specified, in accordance with series 1900. The same geometrical constraints apply as the galvanised only option and this is inherently more expensive as the structure is often required to be bolted together to facilitate the galvanising process- a more laborious fabrication- but loses the commercial advantage of a cheaper protective coating.

Maintenance is similar to a painted structure as the paint coating requires minor and major maintenance, in a similar manner to a paint only solution.

Corten / Weathering Steel Weathering steel is a high strength low allow steel originally developed in the USA to resist corrosion

and was given the trade name Cor-ten. In suitable environments the steel forms an adherent protective rust patina that inhibits further corrosion. This type of finish is not suitable for bridges in coastal environments.

It has very low maintenance requirements and is ideal where access for future maintenance is difficult or dangerous.

Weathering steel material is more expensive that traditional mild steel, and it can only be sourced in flat plate meaning beams need to be fabricated rather than rolled. However the additional early expense may be offset by removal of painting requirements and significant reduction in maintenance costs.

WITH GROUND PROTECTION MATTING SOLUTION

Initial construction works halted due to poor ground conditions

The final stages of a bridge construction project had to come to a halt after poor ground conditions meant that the machinery could not access the difficult site location. The job which involved placement of fill under a newly constructed bridge as support, meant the partial closure of a road and the on-site team working to a tight deadline to have the road re-opened.

The limited height under the bridge meant that special equipment in the form of a mini loader was needed to complete the works. The site was located at the bottom of a steep hill which was saturated due to recent rains, making the access muddy and slippery. Due to the mini loader’s small tracks it could not maneouvre down the hill safely. With the road partially closed, a solution was needed quickly. The on-site team already had knowledge of the TuffTrak® product range, they were confident they could find an immediate solution.

A Solution Found in Temporary Ground Protection A TuffTrak® representative visited the site location in order to assess the ground conditions, loadings and support, surface traction, area, and project type. Due to the soft ground conditions consisting of thick mud, and the weight and size of the mini loader, the best option was a combination of TuffTrak® XT overlapping heavy duty mats to create a temporary access platform for the work equipment and a sturdy work surface for the on-site

team. The mat has a foam-filled core and an overlap connection with Four3 camlocks to avoid ingress of water and contaminants. It’s semirigid structure that prevents the mat from bending or distorting even with heavy loads on soft ground conditions were crucial for this type of project as the mats had to provide a firm, secure, and stable surface for the machinery to safely move over them. The use of this type of overlapping connection system meant that the mud wouldn’t leak or force it’s way through the mats, helping to keep the working surface clean and safe to work on. For the loading/staging platform, TuffTrak® XT mats were used. In lab conditions, the TTXT could withstand loads of more than 1184 psi (832 tons/m2). In the field, the load bearing capacity is always subject to ground conditions. Their 4m x 2m size, and Four3 connector options made the TuffTrak® XT a perfect fit for this type of project.

VersaMat and AlturnaMat medium duty mats were used as they are lightweight and easy to deploy under the bridge. VersaMats of 1.22m x 2.24m were connected

The combination of these three ground protection products, each with their unique benefits and design considerations meant that the project only came to a halt for 1 hour 45 minutes. The mats took 15 minutes to install, and allowed the equipment to move freely and safely.

Thanks to the quick thinking of the on-site team the works continued unhindered for the remainder of the project.

Sizing the plant for a single house is simple its number of bedrooms plus two, so a three bedroom house is a 5 person treatment plant, for multiple dwellings using the same treatment plant speak to the manufacturer for the correct size unit, most manufactures range are in increments 1-5, 1-7, 5-13 etc. up to 50 person. The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway.

As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the

need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or

harsh chemicals enter the unit, try to stick to Eco brands and stagger washing throughout the week.

Maintanance, Spares And Servicing The consumer needs easy to follow advice for their sewage treatment

needs especially when servicing their plant, maintaining any sewage treatment plant, is a very important part of ensuring the efficiency of the system and that you adhere to any operating and maintenance manual and annual servicing.

We strongly advise servicing the system on an annual basis and this will take on average less than an hour to complete. It will also help you to meet your legal requirements with the Environment Agency.

t Emergency breakdown cover for 12 months. If you have any problem with your unit, call us and we will come out and fix it free of charge. t One service visit where all necessary checks are carried out. This includes assessing the aeration pattern, sludge levels and effluent quality. t All labour expenses for servicing and call outs are covered so there are no hidden costs. t The cost of all serviceable parts will be free of charge. This includes rebuilding the air pump, replacing the diaphragms and also the air filters. t Sludge return is carried out as required. This is the removal of settled sludge from the outer scum ring back into the centre chamber to be re digested and treated again. This helps to keep the emptying period low. t Emptying is NOT included in the agreement as the Bio-Pure does not require emptying for 3-5 years. t The service agreement lasts for 12 months and will also help
