February 2019 Aluminium systems supplied by UK leading facade company Aluprof, have been specified for the recently completed Hotel Indigo Manchester. Located next to Victoria station, at the junction of Todd Street and Corporation Street, the new Hotel Indigo project comprises of a new fourteen story, modern rotunda tower, adjacent to an existing, now sympathetically restored Grade II listed victorian development, known as ‘City Buildings’. Aluprof systems provided their class leading MB-SR50N Curtain Wall ‘effekt’ (cap-less) system in grey powder coat finish from Ground to 2nd floor with their project designed unitised curtain wall system to the 10 stories above. The floor to ceiling glazing offering spectacular views across Manchester. The sub-contract for the design, testing, fabrication and installation of the facade was completed by Aluprof and CSI of Hull. The main contractor on the development were Bowmer & Kirkland. The hotel was opened to customers early 2019.

The project is considered a success and we continue to enjoy the same colourations on other schemes with Aluprof. Let by developer BH Group, the hotel offers 187 bedrooms which are located in both the new fourteen storey rotunda and the existing ‘City Buildings’. The development also boasts a Marco Pierre White, New York Italian themed restaurant and bar which will offer a vibrant new venue for residents as well as city goers. Cricket Grounds Redevelopment Completed Morgan Sindall has completed the transfomation of the Lucas Lane cricket grounds in Hertfordshire as a new state of the art sporting centre. First opened in 1866, Hitchin Cricket Club and Blueharts Hockey Club’s ground now includes a new twostorey club pavilion, with catering facilities, a bar and a function room and a balcony overlooking a new all-weather hockey pitch. “We are delighted with the outcome of the completed project, the new Cricket Club Ground is a fantastic community asset with professional standard facilities that will support the needs and ambitions of two local teams long into the future. “We are confident that the refurbished facilities will enable

the club to build upon their rich local history at the Lucas Lane site and provide a brilliant community sporting resource for generations to come,” said David Rowsell, Morgan Sindall Construction and Infrastructure’s area director for the Northern Home Counties. New changing rooms, an equipment store, cricket nets, and a brand new scoreboard are also part of the new state of the art centre. Morgan Sindall also demolished the ground’s existing clubhouse, built a new external car park and extensive soft landscaping in order to create an attractive environment.

Wandsworth Development Provides New Homes An additional 21 homes are arriving in Wandsworth with the construction of a new £7 million housing development. The Stag House site on the Putney Vale Estate, which is home to the vacant Stag House Community Youth Centre, will be redeveloped to provide 10 self-contained homes for those with physical and learning disabilities, including accommodation for an on-site support officer. The other 11 homes in the area will be available for social rent. The project is being delivered by Wates Residential, who won the competitive tender project from Wandsworth Council.

The contractor held a groundbreaking ceremony to celebrate the start of construction. “It is great to see local authorities like Wandsworth building again on brownfield sites and to be a part of this. Today’s ground breaking event marks an exciting milestone in our delivery of these new homes for Wandsworth residents. It follows months of collaboration with the Council, members of the community and other local stakeholders to really understand their vision for the area and how we

can realise this, both through the design and construction of these homes and by looking at ways that we can create wider local economic and social value. London’s War Memorial Museum Is Open Biggin Hill War Memorial Museum in London has opened its doors to the public, with spitfire aircraft and previously unpublished photos of World War 2 pilots and Winston Churchill being available for at the public display.

The museum aims to creating an environment where people can learn about the Battle of Britain and those who lost their lives in the conflict. “The museum offers a new way of telling for what some people would be a familiar story,” said director of the Biggin Hill War Memorial Museum, Jemma Davey. Other artefacts on display include objects that reflect the lives of those who worked at RAF Biggin Hill and those that reflect the personal stories of service men and women that operated at the airfield. “The history of Biggin Hill goes so much further back than the Battle of Britain. It is one of Britain’s oldest aerodromes and was instrumental to the development of wireless communication technologies,” added Jemma. Called by Winston Churchill his “strongest link” during the Battle of Britain, RAF Biggin Hill is an airfield in South London. Pilots from the airfield took down 1,400 Luftwaffe aircraft during World War 2. Construction work on the £5.3 million (US$6.9m, €6m) museum started in Q4 2017 and the project received funding from the UK Government, the National Lottery, the local Bromley Council and private donors. The historic airfield site is also home to St George’s RAF Chapel of Remembrance, where those who died working from Biggin Hill sector are commemorated.

SCHUECO UK EXCELLENCE AWARDS 2019 NOW OPEN FOR ENTRIES Entry forms are now accessible on the website of Architecture Today, which, for the second year running, is organising the competition. Schueco UK, Britain’s leading specialist in aluminium and steel systems for the whole building envelope, are calling on architects, main contractors and specialist contractors to submit entries to the 2019 Schueco Excellence Awards for Design and Innovation. Hyundai Construction Equipment launch the mighty HX900 L Crawler Excavato Hyundai have recently added a new heavy-line excavator to the HX line-up of machines – the long anticipated HX900 L. suited for quarry and demolition work and on tough construction sites where a powerful ‘work horse’ is required. GRAHAM wins £25 million Gramophone Works design and build contract GRAHAM has won the £25 million design and build contract for Phase 2 of The Gramophone Works, a new commercial campus in Kensal Rise, London.

Once home to Saga Records and at the forefront of London’s reggae scene, the 20th century buildings are being developed by Resolution Property to make way for up to 85,000 sq ft of contemporary workspace by the Grand Union Canal. Phase one of the redevelopment, which has completed, features 20,000 sq ft of office space, communal terrace and four outside terraces. As part of the second phase, GRAHAM will deliver an additional 65,000 sq ft of contemporary workspace across five floors, with some of the upper offices benefitting from 6,500 sq ft of rooftop access space. There will also be a new shared reception/event space and canal side café, as well as a cycle hub with 130 spaces.

GRAHAM will adapt and refurbish the existing Gramophone Works building to create the new commercial campus. A fourstorey timber extension above the building will be installed with new brick and glazed façades added to all elevations, while other improvements will include a louvred rooftop plant enclosure, green roof and photovoltaic solar panel installation. Mechanical and engineering works include the installation of a new plant including a generator room and sub-station. Internally, new suspended ceiling lights and heating and cooling systems will be fitted throughout. Mark Owen, Head of Development at Resolution Property, said: “This is a major office project that will further establish this part of West London as a growth area for new and existing businesses. We are pleased to be working with GRAHAM to deliver such a striking and innovative office scheme.” Rob Joyce, GRAHAM’s London office Director, added: “This new development will provide state-of-the-art business facilities and public spaces to support

the needs and talents of the local community and workforce in Kensal Rise. Our aim is to create a modern, fit-for-purpose facility that offers a real ‘London Village’ community feel.” The scheme has been designed to meet the standards set out in the London Plan, as well as aiming to achieve BREEAM ‘Very Good’ certification. The proposal will also comply with ‘Secured by Design National Building Approval’ guidelines. Works are due to commence and will take place over a 120-week programme.

Surface Design Show 2019 Celebrating the best in new and innovative surfaces From 5-7 February Surface Design Show 2019 will take place at London’s Business Design Centre to provide a platform for architects, designers and specifiers to explore the best in interior and exterior surface materials, lighting design, development and innovation. Surface Design Show is the only event in the UK that focuses solely on interior and exterior surfaces. For more than ten years Surface Design Show has been the place where industry professionals immerse themselves in the latest materials for the built environment, gain new insights and network with likeminded designers, architects and suppliers. Since 2013 the Show has hosted the Surface Design Awards, now recognised as one of the most respected events in the design calendar. The 2019 Awards received 197 entries from 22 countries, including America, Italy, China and India. There are 13 awards that recognise exterior and interior surfaces for different sectors of design, including commercial, housing, light and surface, public building, retail, sustainable, and temporary structure. The shortlist for this year’s Surface Design Awards, includes Zaha Hadid Architects, Studio Egret West and Chris Dyson Architects from the UK, Rockwell Group from the USA, and Kengo Kuma & Associates from Japan. The shortlist consists of an impressive 43 projects across seven categories, each entry is an exemplary example of creative and innovative use of materials and lighting in both interior and exterior schemes. Some projects received nominations across several categories, resulting in 48 finalists. Awards Presentation will take place on the morning of Thursday 7 February, at Surface Design Show. From a background in antiques and restoration, Dominic Schuster Ltd has become the go-to name for gilded and antiqued mirror glass in residential and commercial sectors, at home and abroad. Our studio has recently located to Surrey which has enabled us to take on larger scale projects as well as more complex installations. We work with some of the world’s leading architects, construction companies and designers on projects ranging from small oneoff mirror designs to large scale installations in hotels, restaurants and stately homes. We are also proud to be 100% UK based, with every product and design created by our studio here in Surrey. We do not have overseas factories or workshops, which enables us to keep our lead-times down to a minimum whilst also keeping a very close eye on the quality of our products. Using glass and mirror in varying thicknesses and sizes, our studio creates finishes that authentically replicate the natural degradation of mercury/silvered mirror to bespoke effects incorporating silver and gold for a more contemporary look. One of our current projects has involved multiple samples of a bespoke finish going to the USA for the client to approve – not only did we have to create a finish to their specific requirement, we also had to ensure that the actual glass matched the exact remnant of a mirror that they had found in an antique frame. Because the iron content in glass varies from country to country, we had to source from different suppliers until we found the correct colour. The beauty and quality of our product sets us apart from our competitors but so does our customer service. As a large percentage of our work also involves seeing projects through from conception to completion, we work very closely with the designers, architects and construction companies. The initial site visits involve in-depth discussions to determine the client’s exact requirements as well

as taking technical details. Once the vision and scope has been determined we draw up a variety of options and layouts for approval by the client. We then commence work on the chosen product, with the client often coming to our workshop to assess progress. Only once the mirror and glass has passed our strict quality control, do we deliver it ourselves to site where we personally undertake the installation to ensure that the client’s expectations are fully met. We also work extensively in the super-yacht sector supplying many of the UK’s leading yacht designers with our verre eglomise

and mirrors. Our experience and knowledge of this sector enables us to ensure that no matter the complexity of the installation, we can provide the client with the product that meets their needs, on both a technical and aesthetic level.

Pixalux adds a customised touch to the ICC, Birmingham

T

he client was looking for a flexible design on the walls that would enable a bespoke feel and theme as people entered the conference hall. Alison Monteith, Managing Director of Monteith Scott, architectural interior design practice, was originally looking for a slim light box which would allow the hall to change the colour of the panel. She selected Pixalux LED light panels as they could be made to a bespoke size and the panels were only 16mm thick which meant that the wood and fabric panelling was much easier to integrate into the design.

Derek Matthews, design director said, “Pixalux LED panels were extremely simply to specify and install and this certainly made the project less complicated. The foyer was designed with a neutral pallet of colours and by insetting a Pixalux panel with RGB colour changing facility it has enable the ICC to add a brand colour of an exhibitor or set the colour to create a more welcoming environment to match the time of day. Monteith Scott have now refurbished 5 halls and the ICC has stated that reaction to Hall 11 is the best yet.�

February 2019 Surface Design Show The Pixalux panels were installed by MLB Joinery. Luke Burrows, MD stated, �it was a pleasure to work with Pixalux UK. The design process started in April. We made many changes to the design and Geoff Fairfield of Pixalux helped us every step of the way. Once the final decision was made, we only had 10 days to complete the job. Pixalux pulled out all the stops to supply the panels with an incredibly fast turnround. I must say Pixalux is fantastic especially as we have some complicated wiring requirements. The client wanted to control all the panels in the room from one point which meant we ended up with 5 metres of cable to the power supply. Our electricians were delighted when everything arrived as discussed. It all worked perfectly without any headaches or dramas which can often happen with other products�. Pixalux is a totally unique product, as the LED panels are structural with a totally even spread of light, making them extremely easy to work with. In this project the panels have been supplied single-sided which has increased the brightness of the light. The panels have built-in diffusers and what clients love is that you cannot see any dots of light from the LEDs. Artistic Licence launches sunDial, a trailing edge mains LED dimmer Lighting controls specialist, Artistic Licence, is excited to be launching its much anticipated trailing edge mains dimmer, sunDial. The solution that many lighting professionals have been waiting for, sunDial achieves beautiful dimming for all common fixtures, including LED bulbs. The use of LEDs is now commonplace in both task and feature lighting, not least because of recent EU legislation phasing out traditional incandescent bulbs. LED replacement bulbs are particularly convenient, as they are mains-powered and can serve as direct replacements for obsolete luminaires. Unfortunately, however, many are not compatible with conventional dimmers, requiring instead a ‘trailing edge’ approach. While the consumer market has a limited range of trailing-edge offerings, such products do not provide the high levels of performance, reliability and safety demanded by the professional lighting specifier.

sunDial has been intelligently designed and tested against the most stringent criteria. The product

is controlled by DMX (with support for RDM) and provides 4 output channels, each rated at 250 W. If more power is needed, 2 channels can be bridged to give 500 W. The product can dim any type of dimmable LED replacement bulb, along with CFL and incandescent sources. Four user-selectable dimming curves are offered, ensuring optimum results for all types of fixture. Performance is exceptional for LED COB bulbs, with smooth dimming down to 0%. sunDial quad is extremely resilient, with smart features that reduce ongoing maintenance needs. Active de-rating is triggered if the product senses that it is approaching its maximum operating temperature. When the internal temperature sensors detect that it has cooled sufficiently, full operation is resumed. Other premium features include ‘self-healing’ outputs that have the ability to recover autonomously following a fault situation. This may be an over-current, shortcircuit or over-temperature condition that causes the outputs to temporarily shut down for safety. When the fault has passed, normal operation resumes automatically without the need for user intervention.

align expands City of London workspace interiors for Australian financial services group client For their second project for an Australian financial services group, workspace specialists align were briefed to design 13,745 sq ft of new working, meeting, presentation and break-out space across 1.5 storeys at their client’s City of London offices in order to meet a period of sustained growth and house three divisions of the company, totalling around 150-170 people.

align had previously worked on an office interiors scheme in Reading for the same client, before being instructed to create this new Cat A and Cat B scheme, where the brief was to include integrated, but differentiated, zones that worked within the overall building environment with a pronounced accent on biophilia, agile working and staff wellbeing. The client’s Head of Infrastructure Technology and Business Services - EMEA,

commented on the project: ‘Our objective here was not to just fit-out the space in line with the rest of the building, but to use people-centred design to challenge our thinking and create a number of new inspiring spaces. We aim to create and manage high performance work environments and client spaces that are a consistent representation of our global brand and our spaces are managed to the highest possible standard, reflecting our culture and aspirations.’


February 2019 Case Study Full Scope of Work: The scope of work mostly covered the building’s 8th floor, where general workspaces are located, along with a staff kitchen/pantry; a large presentation and townhall space (which can also be used for other purposes, eg yoga classes); five meeting rooms and a large breakout area with an indooroutdoor feel (‘The Terrace’). The multi-use presentation area was deemed particularly important to the success of the project and is able to be combined with The Terrace area, with a folding wall between the two, in order to allow large-scale events to be held there. The scheme also encompassed a number of private working booths,

as well as a more relaxed work/ meeting area on the storey above, on the building’s 9th floor. ‘The 8th floor space really was a blank canvas when we took the project on, in spite of most of the building having been fitted out for several years already’, Gurvinder Khurana, align Director and Cofounder, commented. ‘The spaces were effectively concrete shells and so could be designed to serve the required functions perfectly.’ Working with the Existing Building: The existing building has a strong statement core, including a red feature staircase created by the scheme’s original architects.

This new design project needed to acknowledge and talk to this dominant feature. This was achieved via the occasional and well-judged uses of red throughout - from red lines, for example, within a grey carpet from Shaws Carpets used in corridor areas, that also echo the staircase’s angled geometry, with Fegerhold lights directly above further matching the carpet insert angle. A striking red feature was also used on the building’s 9th floor, in the form of a rectangular feature wall area, which is clad in individual, red Muratto tiles in 3D

off-centre pyramid shapes, angled once again to mimic the stair. This idea is continued along a narrow galleried seating area on the same floor, where the tiles this time are arranged as wall art in a series of alternating 4 or 6-tile portraitformat rectangles, accompanying a 6-person meeting space. Natural Light and Sustainability: The client brief also requested the use of glass to maximise natural light and the scheme therefore features fire-rated glass for dividing walls wherever possible. As the more traditional working zones for


February 2019 Case Study the teams also require privacy and security for FCA compliance, privacy manifestations are used for some of the glazed partitions. Further light was created via white-painted ceilings, deliberately exposed, allowing for a very generous 3m ceiling height – almost a metre more than the average office interior – whilst at the same time ensuring a less corporate feel. From an energy perspective, the large elements of glazing pull in as much natural daylight as possible, with cellular spaces confined to inner core areas and the lighting scheme is entirely LED-driven, with suspended up and down-lighting to limit glare to work surfaces. Floor finishes, meanwhile, feature a high degree of recycled content, as do the slatted timber acoustic panels in the presentation space, made from off-cuts of Australian red cedar. Agile Working, Wellbeing & Biophilia: ‘When it came to designing the workspaces themselves, we knew that our client has a strong collaborative relationship with its staff and engages in a number of programmes promoting health, wellbeing and balance within the workplace’ Gurvinder Khurana explained. ‘This project therefore represents the continued evolution of the Group’s people-centred working environments, which support the development of agile, activity-based working practices. A high level of trust is placed in the teams to choose the appropriate spaces in which to work – whether traditionally desk-based, buzzy-and-collaborative or quiet and reflective, with an overall workplace technology infrastructure which allows these to work seamlessly.’ Workspace furniture includes sit-stand desks from Hayworth, along with a mixture of desks and seating by Naughtone, Orangebox and Brunner. Whilst the scheme created a suite of varied workplace environments for an agile workforce, each work zone also encompassed small meeting spaces and work areas, screened with combinations of furniture elements,

hanging planting and open Abstracta frameworks, to create more intimate neighbourhoods within larger zones, along with jump-in jump-out phone booths to provide local quiet spaces. Each area very much has its own character and this approach can also be seen in the different meeting room design treatments, with carpets in two rooms in turquoise, two in green and one in yellow, for example. A commitment to creating a biophilic environment meant an extensive planting strategy for the space too, creating a natural connection via externally-planted roof terraces, which also improve internal air quality and help mitigate the breakout of sound into the building’s shared atrium space. Communal Pantry: A communal pantry area on the 8th floor is surrounded by glass dividing walls, made more dynamic via a film manifestation in a highlycontemporary geometric pattern, applied on two walls in black and white and one in colour. The pattern reflects the geometry of the corridors beyond, with the colours forming a subtle reference to the company’s Australian origins and in particular to the earthy tones of Aboriginal art. Rubber flooring is the pantry area is from Nora with a raised disc pattern.

Multi-functional / Presentation Area: The multi-functional/presentation area also has completely moveable furniture in the form of stacking chairs, along with folding Torino tables from Brunner, that can be wheeled to one side. The space includes a lectern that can be used in different locations and a large screen at one end. A hexagonaldesign carpet here is from Shaws Carpets, whilst the rear wall features a stack-panel cladding system using recycled timber. The carpet continues into The Terrace beyond to link the spaces when the requirement is for a unified, larger space. Fluorescent and luminous paints can be a significant aid to site safety, enabling areas of concern or hazardous objects to be identified, but confusion does exist around the roles and functions of fluorescent and luminous paints. Fluorescent or Luminous – What is the difference?

While both Fluorescent and Luminous paints appear to glow, only luminous paint emits light.

The key function of Fluorescent paint is high visibility in both bright and low light, making it extremely useful for safety applications. Fluorescence is used in high visibility clothing and can be utilized further to draw attention to exits, safety and first aid equipment. It can also be implemented to highlight low beams, bollards and protruding objects that may present an injury risk.

Luminous paints possess the ability to remain visible for a limited time in the event of a sudden loss of light, depending on the application this can be anywhere up to 1 hour, but is usually closer to 20 minutes.

Luminous paint works by storing light energy and then releasing it to emit a photo phosphorescent glow when a light source is removed. During the day and in a well-lit environment, a luminous paint will seem dull and will not draw attention, which limits the application of this paint to brightly lit spaces. Its full effect is only visible when the environment is rapidly plunged into darkness, it will then emit its stored light for up to 20 minutes. Fluorescent paint works by enhancing the light, making the colours brighter and extremely visible in both bright and low light. However when there is no light to amplify, such as in darkness, fluorescent paint cannot be seen. Unlike Luminous paint, Fluorescent paint cannot be used to glow in the dark.

The key element of a fluorescent coating is the base; the white base coat is fundamental in capturing the light and providing the reflectivity necessary for the paint to function. The colour should not obliterate the white beneath as would be expected from a conventional coating.

They are particularly useful for safety and security applications – highlighting escape routes, doorways and fire exits in the event of a blackout. They are also often used to produce some interesting theatrical effects. Both products have a large range of applications and are included in the Coo-Var Safety and Security range. Before oiling the surface, remove sanding dust with a broom or vacuum. The finished surface is influenced by several factors, including the condition of the wood. Therefore, a trial application is always required, especially for unfamiliar surfaces. METHODS OF APPLICATION With Osmo Flat Brush, Floor Brush, Oil Finish Applicator Fleece (Hand Pad Holder) or Microfibre Roller, apply thinly

Waterproofing Design Recent years have seen a drastic change in how waterproofing design has been approached.

one are the days of architects undertaking the waterproofing design role. British Standard 8102:2009 Code of Practice for Protection of Below Ground Structures Against Water from the Ground (BS8102:2009) recommends that every design team/waterproofing project incorporates a Waterproofing Design Specialist. As set out in Section 4.2 of BS 8102:2009 under the heading “Design Team”, the code states:“A waterproofing specialist should be included as part of the design team so that an integrated waterproofing solution is created. The waterproofing specialist should:a) be suitably experienced; b) be capable of devising solutions that accommodate the various project constraints and needs; c) provide the design team with information and guidance that assists with and influences the design, installation and future maintenance of the waterproofed structure.”

Cap Free Fire Rated Curtain Wall In what is believed to be a first for the industry, a cap-less, fire rated curtain wall system has been completed on a refurbishment development in Manchester.

The project, known as ‘The Core’, is located at 24-30 Brown Street in the city centre and uses the ‘MB-SR50N EI efekt’ developed by Aluprof. Originally built in the mid-1980s as the headquarters for law firm Halliwells, the building, also formerly known as St James’s Court, has been given an £8 million overhaul to replace the facade and re-fit the internals. The Core comprises 48,000 sq.ft of office space over six floors including a new 7,500 sq.ft rooftop extension. It is this new upper floor that proved a challenge for the architects PRP as the planners insisted on parts of the new facade

A fire rating of EI60 was required on part of the new cap-less, curved glass facade on the top floor. Aluprof’s new system, MB-SR50N EI efekt, enabled the architect to have a cap-less fire rated system whilst at the same time seamlessly blending in with areas which did not require a fire rating. Dan Holden of facade specialists Caseu Consulto who designed and installed the facade takes up the story, “We were going down the route of a steel system for this project until we were introduced to this new system by Aluprof. To achieve a cap-less fire rated curtain wall system is a big development for the industry, but to be able to have the fire rated system on one side of a mullion and non-fire rated on the other side in a seamless transition, is truly impressive.” With the old heavy red brick facade removed and window openings made much larger, the new office development has been finished to shell to allow tenants to customise

their space, following the trend for more individually designed workspaces. The central light-well has been opened up and windows enlarged to further add light into all floors. The project team for the refurbishment, managed by OBI, included PRP Architects, Russells Construction, Tier Consult as structural engineer, and REDS, M&E advisor. Steel windows and doorsets complete four-storey tannery conversion Steel Window Association (SWA) member, West Leigh, has won the gratitude and admiration of a client local to its south London premises, for the quality of the firm’s W20 window and door package which completed the renovation and reconfiguration of an old Victorian tannery building. Dating from 1850, Number 3 Tanner Street in Bermondsey was purchased by Sanjay Sharma ten years ago with the intention of turning it into a permanent home for himself and his family. Despite the property having undergone a 1980s refurbishment which concealed many of the property’s original features, Sanjay and his architect could see the potential for opening up and extending the building while restoring its character. Having carried out a phase one renovation in 2008, Sanjay and his main contractor, Kraft Electrical, have now completed the transformation; with the SWA’s West Leigh having produced a bespoke package of W20 windows and doorsets to replace the old timber sash windows. Sanjay Sharma recounted, “Having lived in New York for a number of years and being attracted to ‘loft style’ living, we wanted to restore as much of the building’s heritage as possible, including revealing all of the old timbers, but also replacing the existing wooden windows with industrial style steel ones.” “I was also keen on using local companies here in Bermondsey and discovered that West Leigh was located close by, so I got in touch. David Cox met with me and showed me examples of the jobs they have done around the country as well as here in London, so we awarded them the contract.”

Close to London Bridge station and lying within the Bermondsey conservation area, the Tanner Street property has a floor area

of 5,000 sq ft, providing Sanjay with a fully open plan office on the ground floor, while the bedrooms, as well as a study and gymnasium, are on the next two levels. Then, in line with the concept of New York loft apartments, the top floor forms a striking living space where a set of W20 doors open out onto a large roof terrace, offering views towards The Shard. There are three more doorsets in the rear elevation above ground floor level, plus six double glazed steel windows; all finished in RAL 7015 Slate Grey Matt. The front elevation retains the original timber front door, but has a total of seven more W20 windows now filling the old openings. All of the frames contain 4-8-4 IG units which, with a soft coat, low-E inner leaf and Krypton gas filled cavity, provide significantly better energy performance than the fenestration they replaced. Sanjay concluded, “I can’t praise West Leigh enough for the quality of

their work, including the speed with which they produced and installed the windows, working closely with Kraft Electrical, and Southwark Council on the conservation issues. Crossrail and railway fire safety Wrightstyle is a leading UK steel and aluminium glazing company that has supplied systems for transportation projects in Hong Kong, Dubai and the UK. Wrightstyle’s marketing director Jane Embury looks at railway station fire safety.

W

rightstyle is completing work on six Crossrail stations, reflecting our expertise in transportation projects, with other recent completions across the UK, Dubai and Hong Kong. The final Crossrail element will be at Paddington station for which are fabricating bonded doors and screens. We also supplied a range of firerated doors, screens and curtain walling to Bond Street, Farringdon, Liverpool Street, Whitechapel and Woolwich stations. The line, which was originally expected to fully open at the end of 2018, will increase London’s rail capacity by 10% when it is fully operational – perhaps at the end of this year. The Elizabeth Line will have 40 stations, including ten new stations,

with up to 24 trains running each hour in both directions on its 100 kilometre route. Wrightstyle has recently completed a number of other prestigious transportation projects, both in the UK and internationally, including a major railway hub in Hong Kong, the Dubai metro and the iconic frontage of London’s King’s Cross station. The fire safety measures being installed on the Elizabeth Line are state-of-the-art, reflecting modern fire safety regulations and advances in building materials – including our own fire systems. Significant fires in railway stations are mercifully rare – and that, more than anything, speaks volumes for how far fire safety has progressed over recent years. The last major railway station fire in the UK was at Nottingham in January last year, causing significant disruption and a repair bill of at

least £2 million. It’s believed that the fire was started deliberately. Also last year, trains caught fire while at Plymouth and Grantham stations, similar incidents to others recently at London’s Victoria station and at Sevenoaks in Kent. In each incident, the station was evacuated, the fire contained, and nobody was hurt. But not all station fires have happy endings. The worst modern station fire disaster, in 2003, was at Daegu Station in South Korea in which 192 people died. Of particular concern was how badly the station’s fire compartmentation systems were designed. Instead of containing the fire, but allowing people to escape, the system closed fire shutters and smoke barriers – effectively concentrating the heat into places from which people were desperately trying to escape. It was a reminder of the King’s Cross disaster which fire claimed the lives of 31 people in 1987, and which was probably started by a discarded match or dropped cigarette on an escalator, underlining how most major accidental fires start from something almost insignificant. All Wrightstyle systems are tested as one compatible unit and, as we always emphasise to architects and designers, based on our extensive fire, ballistic and bomb testing experience, the glass and steel components should always be specified as one integrated and tested assembly. The glass will only be as good as its framing system, or vice versa, and if one fails, both fail, with potentially catastrophic consequences. Crossrail may be late and overbudget, but with advanced safety systems in place, including our own, it will be safe.

Expanding market for brick slips The rising popularity of brick slips is evident from the growing number of companies now selling them. Once considered a niche product, the speed and flexibility brick slips offer has made them a popular choice across the building industry as a whole and has resulted in a rapidly expanding market.

E

urobrick has been supplying brick slips independently and as part of their own cladding systems for nearly 30 years. In recent years, they have noticed an increase in enquiries for larger projects from construction companies who are now opting to use brick slips and systems. Director Richard Haines tells us more, “The on-going housing crisis along with construction skills shortages, have resulted in a move towards modern methods and off-site construction. Companies are actively looking for ways to do things quicker, meet challenging deadlines and hopefully save on costs, without compromising on build quality. The brick shortages experienced a few years ago forced the building industry to look for alternatives. At the time, we were able to maintain our supply chain, as historically, brick slip manufacturers formed a small, specialised market and were generally less prone to the pressures being experienced

HEATING OUR HOMES - A policy pathway to developing a viable heat pump market NIBE Energy Systems has developed a policy pathway paper for phasing out high carbon fossil fuels in response to the Government’s 2017 Clean Growth Strategy[1], a vision for driving down emissions throughout the next decade, which included phasing out high carbon fossil fuels in off gas grid properties.

T

his week DEFRA published the Clean Air Strategy 2019[2] which recognises how technology can support multiple aspects of clean growth.

It recommends reducing demand through improved energy efficiency and opting for technologies that mitigate climate change and improve air quality at the same time. NIBE Energy Systems welcomes the continued commitment by Government to tackle climate change, improve air quality and move away from high carbon fossil fuels however, stresses that further work is needed to facilitate greater and smoother transition from fossil fuels to renewables in off gas grid properties. NIBE’s new policy paper, Heating Our Home - Phasing out Fossil Fuels, raises awareness of the need to tackle the decarbonisation of heat urgently and suggests steps which can be taken in the UK now, to move towards cleaner, more efficient heating systems:

Commit to a concrete date for high carbon fossil fuel phase out in the 2020s to provide certainty Low carbon heating must be deployed in buildings capitalising on key trigger points The groundwork for widespread uptake must be set; this means ensuring homes are renewables ready, recognising improvements in energy performance in property values and providing support to enable and encourage adoption. Building Regulations, and specifically the upcoming review of Part L, represent a significant opportunity to drive down the carbon emissions from new build properties. To enable the required uptake of low carbon heating, NIBE recommend: Set tight new build standards that will in effect render renewable heating the primary option for new build where these systems make immediate sense. Where fossil fuel heating systems are installed, these should be low

temperature ready The maximum dwelling emission rate is reduced over time to encourage continuous improvement. It is important that action is taken now rather than later to combat climate change. NIBE Energy System’s Managing Director Phil Hurley said: “We must significantly reduce the role of oil and other high carbon fuels in new and existing buildings by the early 2020s. Setting a clear end date for fossil fuel installations is the low hanging fruit which will drive decarbonisation more widely. “This report looks at policy levers which could be pulled to make it easier to switch and ensure that it happens at the rate required. We look forward to engaging with policy makers in 2019 to make these recommendations a reality through the development of an ambitious policy framework for heat in buildings.” A copy of the NIBE policy paper can be found here

Installation advice to help freezing and long-term Paul Greengrass – Business Development and solutions available for disposing and routing Amendments to the building regulations back in 2005 effectively made condensing boilers compulsory for both new build and boiler upgrades. The impact of this has led to condensate routing challenges and exposed pipework freezing.

Rules of thumb Typically, a 24kW boiler will produce around 1.7 litres of condensate per hour, if running at full rate for the hour. Depending on running hours, boiler output and system setup, annual volumes of 600 to 1200 litres of condensate can be produced.

The Big Freezing issue. Many boilers include a siphon, which will dispose around 100ml of condensate at a time. This will help reduce any constant dripping which will exacerbate freezing. Typically, the siphon will activate 6,000 to 12,000 times per annum. There is plenty of guidance in both the latest revision of BS 6798:2014 and the boiler manufacturer’s instructions, on the size of pipe and connection of condensate pipe to existing pipework. The running and connection to external pipework were really defined as a last resort for use in exceptional circumstances, when internal connection is not viable. However, this exception has at times been the rule with some housing associations, experiencing 60% plus of condensate pipe being run externally. The impact of such high levels of external pipe runs created serious problems during extended periods of sub-zero temperatures during winter months. The optimum solution to avoiding freezing is to connect the condensate drain from the boiler to an existing internal sink, washing machine, bath, shower waste pipe or soil pipe.

If immediate access to the internal drain by gravity is not available, the fitting of a boiler condensate pump can offer advantages and flexibility of installation and keep the connection internal.

The Pump House 2 litre boiler condensate pump, which has a drink cycle of 750ml, will provide an 86% reduction in condensate cycles to around 800 per annum, when compared to a 100ml siphon.

Retro fitting options When existing installations have external runs, which have the possibility of freezing, there are a number of options: • Re direct the pipe work and route internally by gravity • Re direct the pipe work and route internally using a condensate pump • Fit a low-cost Boiler Buoy bypass valve on internal pipework • Increase pipe size to at least 32mm and insulate with external grade PVC coated insulation • Fit trace heating kit and insulate with external grade PVC coated insulation

Installation products and options The resulting chaos caused by extended sub-zero temperatures with heating systems locking out, has resulted in a plethora of new options when external runs are the only practical option. The cost of these solutions has been equally wide and varied: Boiler Buoy Bypass Valve – this is a very low-cost solution which incorporates a red ball to indicate when the pipe becomes blocked, and an internal bypass valve which can be switched to allow the boiler to keep working during the cold spell.

Boiler Buoy Bypass Valve Insulation and Larger pipework - Increasing to 32mm and using a PVC coated insulation, can provide a reasonable level of mitigation and a moderate reduction in the risk of freezing. It is important to cover all external pipe, as any exposed pipe will be the weak link, especially bends and connectors. Boiler Condensate Pump - the installation of a condensate pump can provide greater opportunity to connect the boiler condensate pipe to an existing internal waste pipe (sink, shower, bath or internal soil pipe) within the property, which can help reduce any risk of freezing pipework. Our standard 2 litre condensate pump, when used in conjunction with external runs, will significantly reduce cycle times by pumping a large 750ml slug of condensate at 7 psi, further reducing the risk of freezing. The pump is typically only on for around 20 to 40 seconds at a time, with run annual times of only 3 to 4 hours and associated electrical consumption of around 200 to 300 watts per annum.

Trace heating - is a higher cost solution and has an electrical running cost impact to the house holder (4m length can be up to 25kW per annum), remember that trace heating still requires the pipe to be insulated (there is not point having an electric blanket in the winter without a duvet). The quality of the external stats on trace heating kit is important; the lower end products have low quality electronic components, the high-quality versions such as Frost Sentry have IP65 rated housings and robust electrical components.

Insulation advice and correct specification The correct grade and thickness of insulation is also very important. The standard grey and silver coloured foam insulation, which is commonly available through most plumbing merchants, is for internal use only as it is not weather and waterproof. Soggy insulation will freeze around the pipe making freezing condensate worse. One of the changes to BS 6798:2014 was to define the type of insulation to be used on external pipework, this should be a weather proof type with a PVC coating. The use of the PVC coated weather and water proof type (19mm thick is recommended), importantly provides appropriate water vapour barrier, weather resistance and the PVC coating provides added strength and UV protection.

Heating & Ventilation February 2019 Pre-slit PVC coated insulation provides outstanding protection against freezing, for external boiler condensate pipework. This new design offers a quick and secure ‘tape free’ insulation, with its peel and seal joint, and its self-adhesive wrap over flap. Fully compliant with the Boiler Installation Standards BS6798:2014, the tough PVC coating is both weatherproof and UV stable.

This insulation is also ideal for use on air source heat pumps or biomass flow and return pipework, to avoid heat loss and meet the MIS 3005 requirements. To prevent cold bridging use it in conjunction with the Pump House TW-KIT a kit designed to insulate copper pipe, this ensures the pipework is fully insulated from the exterior to the interior of the property. Alternative options are to use external grade plastic trunking, which not only protects the insulation but provides a professional looking finish.

Soak Away imperatives The use of a soak away not only provides a drain outlet, but more importantly provides neutralisation. BS 6798 calls for a 400mm deep hole, 300mm diameter, with a preformed plastic drain pot. If installed correctly the soak away should include around 25kg of lime chippings, to provide both adequate drainage and neutralisation.

A Geotextile membrane liner is also recommended to prevent soil and root ingress into the soak away. The pipework to a soak away should be treated in the same way as other external pipe and insulated with the correct external grade and UV stable insulation.

OFFSITE SOLUTIONS AWARDED 6TH BATHROOM POD CONTRACT FOR CROWN STUDENT LIVING Offsite Solutions, the UK’s leading bathroom pod manufacturer, has been awarded a £1.6m contract for Crown Student Living. Crown Place in Swansea will be Offsite Solutions’ sixth and largest student accommodation scheme for the developer and brings the total value of its projects for Crown Student Living to £6.8 million. The ensuite shower pods have been designed by Offsite Solutions in collaboration with Crown Student Living. The waterside scheme will have an extensive range of communal facilities including an on-site gym, cinema, hotel-style lounges and 1,000sqft of commercial space. The Swansea project awarded to Offsite Solutions follows its earlier student schemes for Crown Student Living in the university cities of Bristol, Reading, Cardiff, Portsmouth and most recently

CHANGING PLACES FOR INVISIBLE DISABILITY Have you ever needed to ‘go’ when away from home, and not been able to easily find a toilet? Add to that feeling the fact that you need more space, or special equipment, or that you’ve had an accident because of continence problems. as a minimum, be 12m2, with a ceiling track hoist, peninsular toilet and adult-sized height adjustable changing bed. The Toilets- Provision & Accessibility Bill currently going through Parliament will, if enacted, upgrade that to a compulsory requirement.

Building designers and operators are being urged to “hold that thought” when creating interior spaces. Up to 6million people in the UK are affected by continence issues, according to latest figures from the NHS. For many, conventional ‘away from home’ toilets are still not suitable: they need more space, and/or equipment- a Changing Places toilet. “Inability to access a suitable toilet has a huge impact on a person’s physical and mental health,” explains Alison

IBS Awarded Glass Wave Wall System Contract for North Wales Holiday Park

IBS Engineered Products Ltd (IBS), one of the UK’s leading contractors specialising in the design, manufacture and installation of flow control and flood protection equipment, has been awarded the contract to supply and install a 1.3m high glass wave wall system along a 170m stretch of West Wales coastline. The project, being undertaken on behalf of Haulfryn Group, is an upgrade to the existing sea defence wall and has been designed by IBS

to reduce the risk of further flood events occurring due to tidal storm surges and high winds, such as those the area experienced during

Winter 2014 and Autumn 2017 (Hurricane Ophelia / Storm Brian). The glass wave wall system will be designed to affix to the top of the existing sea defence wall, to not only provide protection to the holiday park and to the seaward facing holiday caravans and lodges directly adjacent to the wall, but also to preserve as much of the site’s sea view as possible.
