Laying a strong foundation with insulation By Joan Ferrer, Technical Sales Manager, Ravago Building Solutions

November 2020

W

hen thinking about making a building more thermally efficient, the first thing to consider is the performance of the building envelope. If we ensure that the walls, roof and floor are insulated properly, the whole building will act as a closed box, preventing the intrusion of hot or cold air. This means the heating or air conditioning can be used to keep ourselves comfortable without incurring massive bills. There are many insulation materials on the market but not all of them are suitable for every part of the building. For the floor in particular, where a vital function is to support the loads placed on it during the life of the building, the material’s compressive strength and its water absorption characteristics are the most important. With some types of building, loadings are easy to predict and unlikely to increase with time. However, some others, especially industrial buildings, can see the required floor strength increase due to a change of occupancy or developments in production. Any material will compress when a load is placed on it. Therefore, when selecting insulation we need to take into account compression of the floor and whether it is caused by static point loads (such as a rack of shelves in a warehouse) or dynamic loads (such as a forklift or truck entering the warehouse). E x t r ude d Pol y s t y rene ( X P S ) insulation boards can offer excellent compressive strength with products available to cater for a wide variety of load types. Due to the board’s closed-cell structure, they also offer excellent thermal performance compared to open-cell EPS which is vulnerable to frost.

The residential market will typically require boards capable of sustaining loads of up to 200 kPa. Equipped with a butt edge finish, these can be installed below the slab or below the floor screed, as well as in beam and block floors. 300 kPa boards are probably the most versatile, suitable for most residential and commercial buildings. Because they are suited for many applications, manufacturers of fer 300 kPa boards in a range of thicknesses to meet desired performance. For example, Ravago Building Solutions offers Ravatherm XPS X 300 SB in thicknesses from 30mm to 125mm, with a BRE Green Guide rating of A. When constructing a car park deck or cold store it is necessary to consider produc ts with a compressive strength of 500 kPa and the ability to manage dynamic loads caused by constantly flowing traffic. The selection of boards with a shiplap edge finish means they will have an overlap and minimise any gaps. Exceptionally heavy loads like those caused by large aircraft in hangars will require a heavy-duty product. A board with compressive strength of 700 kPa and dynamic load strength of 250 kPa, like Ravatherm XPS X 700 SL, can withstand as much as 25 To/ m2 of continuous load with just 2% of thickness reduction in 50 years.

U-value calculations in floors When it comes to the U-value calculation for a floor, the most important measure to consider is the P/A ratio. This is an expression of the floor size and shape, where the P stands for the exposed perimeter and the A for the floor area of the heated spaces. Most of the heat

loss from a floor occurs around the perimeter and on large floors with low P/A ratio, only perimeter insulation may be necessary to achieve the desired U-value. Other aspects which will affect the U-value calculation are the ground conditions, e.g. clay, sand/ silt and rock, as these have a different thermal resistance. The wall thickness will affect the U-value calculation as well. Certificates from the British Board of Agrément (BBA) assure end-users of performance on the condition that correct installation procedures are followed. Purchasers of products with a BBA certificate, like Ravatherm XPS X 300 SB, can have confidence in their specification and that the performance models will be realised. Ravago Building Solutions is Europe’s largest producer of XPS insulation. Ravatherm XPS X high-performance XPS boards are available in a range of compressive strengths from 200 kPa to 700 kPa with low water absorption (0.7% by volume) and a declared lambda as low as 0.030 W/mk. RELOAD - THE RE-USABLE SILICONE CARTRIDGE BEING GREEN AND SAVING MONEY! A key issue in building conditions nowadays is the issue of site waste. Not only does it impact heavily on the environment which is reflected in your credentials, the shear costs associated with waste disposal is phenomenol. Site Waste Management Plans are becoming statutory practice for building projects over £300,000, recording the types of waste and the volume of waste generated per job which you as construction workers will be responsible for. The need for Site Waste Control is becoming more important because: LANDFILL AVAILABILITY IS GETTING LOW: Over the next decade landfill sites will become scarce due to over filling. This means waste will have to travel further for disposal at a premium cost. GROWING WASTE DISPOSAL COSTS: Landfill tax is on the increase every year. We are currently paying in excess of £91 per tonne of waste, so weight is key when disposing of products. NON-DEGRADABLE MATERIALS: It has been estimated that over 100 million plastic sealant cartridges are dumped into landfill sites every year – that equals 6000 tonnes in weight.

04

IMPACT ON THE ENVIRONMENT: With environmental policies being constantly improved and more stringent, both the Government and industry in general have

targeted themselves with reducing the volume of construction waste each year. Bond It’s responsibility, as one of the UK’s fastest growing manufacturers of sealants, adhesives and building chemicals, is to contribute where possible in making this achievable by introducing innovative, environmentallyfriendly, sustainable packaging! By Introducing the new re-usable Reload sealant cartridge system, Bond It feels this is the answer to the landfill issue. It cuts down on waste, it cuts down on time, and it cuts down on costs! By encasing a choice of silicones and sealants in a foil sausage, this simply inserts into a plastic (reusable) cartridge. Snip the end with scissors, fit the nozzle and cut as with standard cartridges and away you go. Once the sealant is used the spent slug is easily removed and disposed of. Select your next

sausage, reload and repeat the process. On waste disposal, when empty, the Reload slug is approx 8 times less in volume than a standard sealant cartridge and over 60% lighter. Less bulk and less weight! Currently available in the Reload format are 3 of Bond Its most popular sellers Multi-Mate, WP100 and Frame-Mate offered in EU3 foil sausages. This is also a more cost effective option to consider if the Government pass legislation in 2022 to tax imported plastic packaging that does not contain at least 30% recycled content. With current cartridges being produced from 100% virgin plastic there will be a cost increase that inevitably will be passed on to end users of these products. Switching to greener systems, like the Reload concept, will reap commercial benefits as well as tackling the increasing issue of single use plastic and its devastating affect on the planet.

LOAD, SEAL, REPEAT

It’s as simple as that. Load a high quality silicone sausage into the re-useable cartridge and apply using a standard sealant gun. Reload has a low environmental impact and cuts down on waste, time and costs. It’s the sealant solution to less pollution.

Local Shops For Local People… During the current pandemic, now more than ever local retailers (and businesses) need your help to continue to serve the community. Small and independent retailers are important to the economic fabric of our society and are at the heart of our communities, it is important that we get behind them and show our support - we all play a part in their existence. 06

November 2020 Industry News

Why does The IPG support Independents? With a network of over 200 carefully selected member locations nationwide, The IPG encourages, plumbers, installers, and homeowners to shop locally and buy all their plumbing, heating, and bathroom goods from their local independent retailers (online and offline).

Why? Because local independents can be like a breath of fresh air, bringing much-needed originality and variety into communities. They are the backbone of our economy, run by local people, and you cannot beat the personal touch of an owner who knows the area. They tend to learn more about their customers and are much more likely to go above and beyond the call of duty, helping when they can, often giving you more choice and variety. Working with many brands from across the plumbing, heating, and bathroom sector, The IPG members can provide the same types of deals, if not better, then many wellknown chains. What is more, when spending with local independent retailers, the money tends to stay in your community, which means other businesses and people in the area benefit. Small independent businesses are much better at acting fast and adapting to a changing market and IPG members are no exception. They have been able to change their plans or strategy much faster than larger competitors, with many demonstrating some amazing examples of reworking their businesses to offer essential services or goods during these unusual times.

Nike Lovell, IPG’s Head of Marketing said; “It is testament to the resolve of our members that they reacted quickly to Covid-19 challenges, adapting their businesses so they could continue to service and support their customers. Many have implemented ingenious new ways to continue trading and to evolve, whilst safeguarding customers and staff.” She went on to say: “ We have seen some amazing examples of business acumen; members have been very creative to ensure they have new ways of safely maintaining a high level of support to their neighbourhoods.”

How can you help? If you have a local store that you support, look them up on social media platforms and follow and

share with your friends and family, this will help grow their exposure. You can also help your independent to build trust with others, by giving a review on-line. It takes passion and dedication to run a small independent business, so shop local, buy from an independent and support your community.

Stella Rooflights Breathe New Life into Historic Railway Pumping Station Shore Road Pumping Station is a Grade 2 Listed building in Birkenhead on the Wirral peninsular, Merseyside. The three-storey Italianate style building was designed by engineers James Brunless and Charles Douglas Fox and constructed in conjunction with the Mersey Railway in order to house steam pumping engines, which drew water from the rail tunnels.

T

he building housed two ‘Grasshopper’ Beam Engines (manufactured by Andrew Barclay of Kilmarnock), which powered pumps designed to remove water from the railway tunnel under the River Mersey. These steam driven pumps have today been replaced by modern electric versions, however one of the original pumps, the ‘Giant Grasshopper’, remains in the building, although it is no longer operational.

place laterally by a collar beam). These roof trusses are in turn engaged into the external masonry walls.

Up until 2014 the building served as a public museum, however today the building is closed to the public and maintained and operated by Network Rail.

Network Rail is currently undertaking an extensive package of works to the Shore Road Pumping Station building to secure the building’s fabric in a historically appropriate and sensitive manner. As such, a programme of works were recently authorised for the refurbishment of the building, consisting of the replacement/repair of various elements of damaged fabric.

The property is primarily constructed from red brick and comprises six bays of blind arcading with engaged brick columns and round headed arches subdivided by brick buttresses to the longitudinal elevations and three bays to the gables elevations. Each elevation is supplemented by small round arched single glazed metal framed windows, decorative brick dentils / articulation and stone hood moulds / string courses. To the south-west gable end of the main building is a single storey duo pitched roof outshoot of similar style.

14

The roof structure is of hipped construction covered with Welsh slate and clay ridge tiles, supplemented by ornamental finials at each apex. The internal roof structure is of timber queen post construction (a truss in which two posts are placed on a tie beam to support the principle rafters above, with the vertical posts held in

Shore Road Pumping Station is located within the Hamilton Square Conservation Area – an area designated in recognition of the architectural qualities and historic significance of the realised portion of the Grand Georgian Development.

As a major part of the refurbishment and preservation work, contractors MFG Construction appointed Stella Rooflight to design and manufacture the Conservation rooflights to replace the original skylights sited in the principle roof slopes of the buildings’ Welsh slate roof. MGL commissioned Stella to produce four bespoke rooflights, of two sizes, the first two with a size of 15,260mm (w) x 1310mm (h) and the second pair at 2842mm (w) x 1304mm (h). Stella divided the large rooflight into five frames to ensure that framework was kept to a minimum and the amount of glazing

Each section consisted of five glazing bars and six glass units giving a total of 30 panes for each rooflight. The smaller rooflights were produced as single frames with a total of six glass units. Each pair of rooflights were linked together with a 316 stainless capping, giving the impression of two large individual rooflights, sitting adjacent to each other in the roof structure. Due to the height of the building and the inaccessibility of the rooflights, regular cleaning was not going to be straightforward, therefore carbon or mild steel frames

were not an option due to the problems that can occur with rusting if they are not regularly maintained. As all Stella rooflights are manufactured using a Marine Grade 316 stainless steel frame and finished with a C5 marine powder coating, they were the ideal choice for the project. Furthermore, the flush fit offered by the thin lines of steel and genuine glazing bars on each unit, would perfectly replicate the original Victorian design and satisfy the Planning and Conservation officers involved. As the rooflights needed to be individually designed to exactly match the size of the originals, a set of complex, detailed drawings were created by Stella, each showing the full assembly of the linked frames as well as files for each individual component, based on the precise measurements provided. Due to the sheer size and weight of each rooflight, one of the major challenges for the MFG team was the positioning and installation of the rooflights, three storeys up in a building situated on a busy main road. To help overcome this challenge Stella allowed for four lifting eyes, which were welded to each individual frame during the manufacturing process, allowing the contractor to lift the frames into position with a crane. The entire design and manufacture process took a total of 8 weeks, despite facing the unprecedented challenges that the early stages of the Covid-19 crisis posed. Having the entire supplier, manufacturing and assembly process based in the UK, enabled Stella to overcome these challenges and ensure that the remaining refurbishment works were unaffected by any delay.

Titon FireSafe® Air Brick is now available

Titon has introduced the new Titon FireSafe® Air Brick – a non-combustible compact inlet/outlet grille suitable for new and refurbished houses and apartments. Designed with architects, mechanical engineers, contractors and local authorities in mind, the product is an upgrade of Titon’s (plastic) Q Plus High Flow Brick and can easily be built into external walls during construction.

T 16

he Titon FireSafe® Air Brick boasts a polyester powder coating, adhering to EN13501-1 classification A2s1, d0 (reaction to fire), while its 1.2mm electrogalvanized sheet steel construction achieves the highest level

of fire classification (A1 – “no contribution to fire”). This ensures each Air Brick is non-combustible, as set out in Approved Document B (fire safety) Volume 1: Dwellings, 2019 edition. In addition to being salt spray tested to BS EN ISO 9227:2012 for corrosion resistance, the Air Brick has also been performance tested to BS EN13141-2:2010 (ventilation for buildings).

For added versatility, there are optional sizes; single brick sizes (204mm x 60mm), single brick and half (330mm x 60mm) and a double brick (204mm x 128mm), which can be connected to 204mm x 60mm and 220mm x 90mm regular, thermal and rigid ducting. All air bricks have depth options of 100mm, 400mm and 500mm. Bespoke lengths can also be produced upon request. Plus, the range contains a bezelled version

for use with exterior cladding (instead of brickwork), allowing the product to be installed throughout a variety of different applications. Commenting on the new range, Lee Caulfield, Director of UK Sales (Ventilation Systems) at Titon, said: “In the aftermath of recent tragic, firerelated events, it has become apparent that various products within a building’s make-up need to be non-combustible. This has led to Titon developing a new, fire resistant air brick that improves dramatically on the design of traditional, plastic versions. The flameretardant properties of the Titon FireSafe® Air Brick ensure it cannot contribute to a fire’s progression.” The new products are coloured Terracotta, Sand, Grey, White or Brown, while special paint finishes are also available, depending on the quantity required. Why You Should Inves 10-Year Structural W Building a home is a huge investment, one that shouldn’t be taken lightly! There are many aspects to take into consideration, including the time it takes to build the property and the financial cost, not to mention the number of contractors or external organisations involved in the project too. That’s why a safety net is important, as it protects your newfound property from unforeseen circumstances which may arise during development. With help from the team at Build-Zone, we’re taking a look at why investing in a structural warranty is a sound idea.

PROTECT YOUR INVESTMENT Ultimately, a structural warranty is there to protect your investment. No matter how good a builder is, or how much an organisation sticks to the regulations, there could be unavoidable consequences to building a property. Most builders take pride in their work to produce something magical, and we bet yours will! But no matter the quality, there’s always a chance it could go wrong. A structural warranty provides peace of mind, which is exactly what is needed in 2020! If a defect in design, workmanship or material occurs to the structure of your property, a structural warranty ensures that you’re covered, usually within the first 10 years after the project has been completed. For example, cracking could occur throughout the structure of your property due to the inferior quality of brickwork, causing potentially catastrophic consequences. With a warranty in place, you are protected.

IT’S A SELLING POINT

18

A structural warranty isn’t just useful for the homeowner, it’s also essential for most lenders too. In fact, many lenders won’t sell a new property

November 2020

st in a Warranty without one, so in that regard, a structural warranty is essential. It’s also commonly seen as a selling point on a new property, as the warranties are (in most cases) fully transferable to the new homeowner. You should check with your warranty provider to make sure that this is the case beforehand if you want to get on the property market sooner rather than later.

SUITABLE FOR ALL KINDS OF PROJECT Due to the number of providers on the market, there are a huge number of structural warranty types available. Bespoke warranties are also available too if needed. This variety is often daunting, especially for those new to the industry. Our friends at Build-Zone breakdown their structural warranties like the below: NEW HOME WARRANTY: For new homes, extensions or conversions. A great way to set yourself apart from the competition. COMMERCIAL LATENT DEFECTS INSURANCE: Used on new-builds and conversions of commercial and mixed-use developments of any size. (Such as offices and student accommodation.) SOCIAL HOUSING WARRANTY: Made for housing associations and registered social landlords. It’s also suitable for regeneration projects. COMPLETED HOUSING WARRANTY: Designed for those with a property that was constructed without a warranty, also known as a retrospective warranty.

SELF & CUSTOM BUILD WARRANTY: Created for those that are constructing or designing their own property. You can always speak to an advisor at Build-Zone to find out which cover suits your project best.

YOU’RE COVERED The warranty provider that you choose is important. A lot of horror stories arose in the last couple of years, with some warranty providers folding, unable to provide the cover that was promised to homeowners throughout the UK. That’s why you need to look for the A-rated seal of approval when you choose your warranty provider. An A-rated approval ensures that your provider is covered by an A-rated insurer. This insurer is deemed to have the capital required to pay out claims. (A C-rating means they are “weak” in their ability to pay out claims, for example.) While there is no requirement for an insurer to be rated, it does provide credibility to their operations. Build-Zone is backed by multiple well-known A-rated insurers, which gives you peace of mind that you’re covered to the best possible extent. For further information on structural warranties, or to speak to one of the Build-Zone team, please visit the website or call 0345 230 9873. With a team of expert advisers, Build-Zone examines your project in detail to ensure that you’re covered throughout your warranty period.

Neolith Virtually Neolith® invests in the latest sales technology to bring the brand closer to customers Neolith®, the pioneering brand of Sintered Stone, has launched a new digital platform: Neolith Virtual Experience. This powerful new tool brings its collection of over 50 colours and finishes from the showroom direct to the customer home. Ongoing and consistent innovative tech investment has always been at the heart of the brand. Adoption of the latest innovative systems has helped Neolith become one of the most sustainable building materials on the market. Beyond the manufacturing process, upgrading and updating sales and marketing tools are crucial to engaging with the needs and requirements of their modern audience. The ongoing COVID pandemic has impacted face-to-face engagement, meaning more remote and digital methods are needed to bring the material to customers’ attention. As such, Neolith has focused significant research and investment on developing its online platforms even further to create this new innovative suite of interactive and immersive features, bringing the brand to life digitally and making it accessible to all.

20

Enhance to Advance The first of these new developments is Neolith AR. This is an Augmented Reality (AR) app which allows the user to dress any residential or commercial space with a pattern from the Neolith collection. Achieved with either a photograph in real-time or one from the device’s gallery, it combines different functionalities to deliver maximum levels of realism, regardless of your location when using the app. Perspective, Zoom and Brightness toggles provide a render which is as realistic as possible. The Neolith AR app is available to download on Google Play or the Apple App Store in four languages (Spanish, English, French and German) and is compatible with all smartphone and tablet devices. The Virtue of Virtual The second of the innovations is Neolith VR, a series of Virtual Reality (VR) tours allowing users to discover and combine the brand’s surfaces and various finishes in a unique 360° environment. These tours, which present a holistic specification of the Sintered Stone slabs, offer a similar experience to visiting one of Neolith’s stands at a trade fair or expo in person. Therefore if you’re unable to attend the tradeshow, Neolith have the capabilities to bring the show to you, keeping you updated with the latest design trends, virtually. Similar to the Neolith AR App, Neolith VR is also available on Google Play and the Apple App Store. The platform has been designed to allow the user to switch seamlessly between the two, depending on preference and location.

A pair of exclusively designed cardboard VR viewers will further enhance the experience and can be ordered when the app is downloaded. The Show Must Go On Over the last five years, Neolith has launched a number of Urban Boutiques (NUB) across the world. These dedicated showrooms have been designed to present the material in the most creative and ingenious ways. With the ongoing coronavirus pandemic, design professionals and consumers are less able to visit these spaces. However, Neolith has engineered a solution. As part of the platform, which combines Neolith AR and VR, users can also visit all NUBs globally. From London to Dusseldorf, Madrid to Milan, Shenzhen to Medellin, these special locations perfectly encapsulate the potential of the surface to be applied according to any brief. Commenting on the Neolith Virtual Experience App, CMO Mar Esteve Cortes says, “We have a long history of continual investment in digital research and development to ensure all aspects of the Neolith brand remain relevant to our audience and ahead of the curve, however, COVID-19 changed our approach. “Like many other companies, we had to evolve to a new landscape. Having previously relied heavily on events and expos to reach our audience, we realised we needed to create new tools to provide an alternative. With

Anti-Coronavirus social distancing tech becomes more accessible for SMEs Social distancing in the workplace to meet Coronavirus guidelines has become easier than ever before for employees of SMEs (small and medium-sized enterprises) with the news that Reactec is to make its SAFE-DISTANCE system available to all employers at the same price – regardless of the number of systems purchased.

S 22

AFE-DISTANCE is a fully integrated system that includes a wrist-worn device which gives audio, vibratory and visual warnings when it comes within an unsafe distance (less than two metres) of another SAFE-DISTANCE device. In addition, it automatically gathers data to a hosted database with analytics that allow employers to manage their employees’ social distancing behaviour at work and inform contact tracing if and when needed.

More than 10,000 SAFE-DISTANCE devices are now being used in the UK, principally within manufacturing, construction, rail and local authorities. Previously, Reactec employed a ratcheted discounting system that favoured large orders. Now all purchasers will be able to access SAFE-DISTANCE to help protect their employees at the same reduced price of £160 per person, a 50% discount – making the system more affordable than ever before for SMEs.

and to monitor and manage our interactions in a more controlled and safe way. The system is without doubt providing a benefit for our employees, and hence to the company.”

Jacqui McLaughlin, CEO of Edinburgh-based Reactec, said: “We are determined to play our part in the fight against Covid-19 and we believe that, whether they work for a large or a small employer, everyone stands a better chance of avoiding this disease if they adhere to social distancing guidelines. “Having developed the SAFE-DISTANCE system, we want to see it in as many workplaces as possible to help companies to continue to operate – ensuring their staff stay socially distanced while they keep the economy going.”

Reactec invented the SAFE-DISTANCE system in response to the introduction of social distancing guidelines by adapting its successful hand arm vibration monitoring device. The company’s heritage in personal health monitoring ensures that, in addition to its devices being user-friendly, the collected data, which readily informs reliable contact tracing, is GDPR compliant – reassuring employees that their privacy is not compromised in any way. In this short blog Leigh Bryan, national consultant specialist at heat transfer specialist Fulton, looks at the costs associated with shell and tube steam boiler pressure vessel repair (and asks whether you really should be questioning its cost or the value of your peace of mind).

What’s the Real Cost of Pressure Vessel Repair?

W

hether you’re looking at a multiple tube repair or furnace section replacement (the infamous D Patch Repair), the costs associated with pressure vessel repair can quickly and easily begin to spiral. The actual cost of a repair can run into tens of thousands, with certified materials, coded welders, insurer-appointed NDT inspectors and, in the case of D patch repairs to conventional 3-pass boilers, refractory replacement. The time taken to carry out repairs may also mean a hire boiler is needed to maintain delivery of steam to the site and/ or process. Another cost that can run into thousands of pounds.

24

Let’s also not forget about the potential financial, environmental and health & safety impacts of an acid clean. Here, specialist teams using often-expensive solventor alkaline-based treatments are required, which means the solutions used must then be

November 2020

stored or neutralised and disposed of in a safe manner that can also be potentially expensive. Additionally, there’s the financial impact from the boiler/process downtime, which can lead to the loss of services or product. In fact, in many cases the cost of repair is insignificant compared to the cost of several days without steam while a repair is carried out or a replacement hire boiler is delivered, installed and commissioned. So, if you’re specifying steam raising plant for a new project or even replacing ageing steam boilers, don’t just consider the initial capital costs but look at the bigger picture, such as the design of a steam boiler and the potential risks from boiler/process downtime. Unlike conventional vertical and horizontal shell and tube steam boilers – containing long steel tubes through which hot gasses from a furnace pass and around which the water to be converted to steam circulates – the design of Fulton’s radical VSRT utilises a floating, self-compensating heat exchanger design that eliminates the risk of thermal shock. Factor in no tubes (so a minimum 9.6mm material thickness) and NO refractory and the probability of a costly repair is greatly reduced. The VSRT is also backed by an industry-defining, 10-year pressure vessel warranty. So, perhaps the question you should really ask isn’t what the cost of steam pressure vessel repair is, but what is the value of your peace of mind?

The future of health and safety training for the construction industry We’ve sat down for a Q&A with SAMS Limited Operations and training Director Lee Sadd to see how his health and safety training company have dealt with educating people and companies on a variety of courses. Q: Hi Lee, Thank you for taking the time to chat with us. Our first question is how are things going for SAMS since we’ve come out of lockdown and people have gone back to work. A: It was a very difficult period from March to May when we were at the height of lockdown. I had to make the decision to furlough all of my employees like many other businesses. Since then we have adapted our training outlay and opposed to clients coming into our offices we’ve taken quick and decisive action to go online for 7 of our most prominent courses which in include CITB, IOSH and NEBOSH training. Luckily after May and the introduction of online training we have had a positive upturn in business. Q: What lead you to moving the course online as we know previously CITB was only a faceto-face option? A: The great news for us was that CITB made the decision to move their courses online, which was crucial to SAMS. I think this was a major step in

the right direction and massively helped us to sustain custom over lockdown. With our clients a majority of them are in the construction industry and continued to work even when other sectors were on hold. So the training requirement was still there and we actually saw an increase after May as sadly many people who’s jobs had been lost due to the pandemic moved into our industry, as it was still vibrant. Another successful course, which we are proud to offer, is our mental health first aid training. With the current situation it has left a lot of people needing assistance so we were so pleased to help guide companies and people through this. Q: How do your clients find the online training? A: They love it! It’s great for them as they can learn from us in the comfort of their own homes. I’ve noticed that people are more willing to speak up through the course online as opposed to in person. It also really helps the UK as no travel is required. What’s been great for us is we can now train people all over Great Britain. We’ve had clients from as far as Scotland attend our courses.

I do miss the face-to-face interaction but over the last few months we have successfully made a safe and covid secure workspace, which will mean from October 1st we can welcome people back to our HQ in Manston. Q: Do you think Zoom training for this sector is here to stay? A: In short, I don’t know. I think the CITB have been fantastic in how they have allowed the training to be completed remotely so that students can earn the qualifications required to carry out their role. The feedback we have from people has been brilliant and that cannot be ignored. However at the same time if awarding bodies decide faceto-face is the best way to be educated they will revert. In my personal opinion I think it will stay as the last 6 months have show that it works. From a business perspective we find the online course very fruitful as we have a much larger reach of people that we can train. We’re looking forward to January 2021 as we resume our classroom NEBOSH training that is a great course for aspiring safety professionals. For more information on the online training course offered by SAMS Ltd please visit www.samsltd.co.uk or call 01843 821406.

The Importance of Delivering Hot Water with Temperature Control By Dan Madagwa, MEng

Introduction The supply & use of hot water is vital to the efficient function of almost all industries. From NHS Healthcare to Care Homes to food production, hot water is critical yet often an overlooked integral part of the system design is the overall ability to accurately control hot water temperature. This capability can allow you to preemptively tackle or avoid issues arising from poor hygiene regimes or bacteria. The significance of hot water temperature

control itself is being given a lot more attention, as seen in a CIBSE journal article entitled “Taking the temperature – domestic hot water” which looked at the potential of reducing carbon and providing modern, safer low energy solutions simply by focusing more on temperature and revising guidance (CIBSE, 2020). The importance of being able to accurately control hot water temperature will be explored in this paper.

How is precise temperature control achieved? Temperature control is the procedure where the change of temperature of a space or substance is measured and the movement of heat energy into or out of said space or substance is adjusted to achieve a desired set temperature. In the case of hot water heaters, this process is governed by a temperature controller. This instrument simply calculates the difference between a set-point and a measured temperature by taking an input from a sensor and giving an output signal for the connected heat element. Venturing into system design, another way to ensure the desired temperature is provided at the outlet is by using thermostatic mixing valves (TMV’s). A TMV uses an internal thermostat that blends hot and cold water to achieve this result.

• • •

Limitless supply of hot water provided constant gas and water connections exist. Lighter and require less space. Advanced models can supply very precise temperature accurate hot water.

Table 1 opposite shows a comparative analysis between a continuous flow and storage water heater. As you can see from the data, the storage tank option tends to be less efficient and consume more energy. Once you factor in replacement costs, a continuous flow hot water heater is the more cost and energy efficient option as well as being better at reducing the carbon footprint. However the most important feature with regards to temperature control and what makes continuous flow the preferred option for this application is the ability of some continuous flow water heater models to constantly provide temperature accurate hot water with a precision of up to ±1°C.

Temperature control in practise Legionella & ACOP L8

Hot Water Delivery units and systems

For more details on RINNAI products visit www.rinnaiuk.com

The two main forms of supplying hot water are the conventional storage tank water heater and the continuous flow (instantaneous) water heater. The main differences are outlined below. Storage water heaters: • Have a limited amount store of water. • When store depleted takes time & fuel to reheat before use. • Require greater plant room space. • Materials handling issues, heavy and cumbersome. • Standing losses. Continuous flow heaters: • Hot water is heated and provided solely upon demand. • Evidence and data that they are mechanically and operationally more efficient.

ACOP L8 is the Health and Safety Executive Approved Code of Practise that governs the control of Legionella in water systems. Legionella – full name Legionella pneumophila – is a bacteria that causes, amongst other less serious conditions, Legionnaires disease, a potentially fatal form of pneumonia. Legionella bacteria are common in natural water sources but the conditions are rarely conducive to people catching the disease. This usually occurs in purpose-built water systems and the risk of being exposed to Legionella increases in warm, stagnant water, passed to humans via breathing in miniscule, aerosol-like droplets of water. Specific guidance for the control of L pneumophila in water systems is provided in ACOPL8 and its associated regulations, HSG274 Part 2. When it comes to combating Legionella, precise temperature control is one of the strongest weapons available. The bacteria begins to die in temperatures above 50°C and cannot survive above 60°C Certain conditions support the growth of bacteria, such as a temperature range of 25°C to 45°C as well as the presence of certain deposits such as lime-scale, rust, sludge

and organic matter can also increase this risk. This is why it is important to control the risk of exposure and do all you can to minimise it by introducing measures that restrict the growth of bacteria and reduce exposure. Traditionally this is done via temperature control, keeping stored water at least at 60°C and ensuring distributed water is supplied with 50°C water (55°C for healthcare) at outlets within 1 minute.

Scalding When discussing temperature control of water the risk of scalding should always be considered, especially in the health and social care sector. According to the Health and Safety Executive (HSE), high temperatures over 44°C can create a scalding risk and as such water temperatures discharged from outlets accessible to those vulnerable or where there is the potential for full body immersion must not exceed this temperature. Engineering controls can be put in place in order to ensure this. These include using the aforementioned thermostatic mixing valves which should be placed as close

to the outlet as possible, temperaturerestricted or temperature accurate instantaneous water heaters. This would allow water of a safe temperature to be provided continuously and reliably at the outlet. For example there could be a scenario where a water heater was set using the controller to provide water of 43°C directly to the outlets. In this case, the use of thermostatic mixing valves would not be required though there could be legionella concerns. However regimes could be put in place to help control this. One method that could be used in addition to normal operation is a pasteurization regime. This would consist of raising the water temperature very high to over 70°C, the point at which legionella bacteria are killed instantly, and flushing the system. This could be done when the building in question is not occupied, the water is returned to a safe temperature prior to occupancy and it could potentially allow for water to be supplied as low as 43°C during regular use, reducing consumption immensely.

Hygiene regimes

Food Processing

The temperature of hot water is critical for many hygiene regimes across a variety of industries such as laundry for hotels, care homes and healthcare, particularly with regards to the cleaning and disinfectant processes. Being able to reliably provide water at these temperatures not only serves to properly disinfect the items in question every time but gives the end-user peace of mind. According to the Health & Safety Executive’s HSG (95)18 Hospital Laundry Arrangements for Used and Infected Linens, “The washing process should have a disinfection cycle in which the temperature in the load is maintained at 65°C (150°F) for not less than 10 minutes or, preferably, at 71°C (160°F) for not less than 3 minutes”. This is especially important as there are a number of harmful bacteria that can survive temperatures of over 50°C degrees such as Staphylococcus aureus, a well-known pathogen that if allowed to invade the skin deeply can cause a plethora of diseases, ranging from superficial skin infections that cause boils to more systematic issues like pneumonia and blood infections. Maintaining high temperatures ensures that such bacteria are killed before they have a chance to become a problem.

The need of hot, potable water is essential in any food processing operation as it is a major component of the cleaning process. To reduce the risk from hazards, comply with legislation, presenting a hygienic visual image or to ensure the variety of bacteria and residue left behind during production is removed, having clean equipment is of paramount importance. Hot water (thermal energy) plays an integral role in the effectiveness and rate of the cleaning method. Increasing the temperature generally increases the rate of the chemical reactions involved in the cleaning and so make it more effective and take less time. In the same vein, higher temperature of water may require the use of less detergent, allowing money to be saved. The goal is often to find the perfect balance between cost, efficacy and food safety and so the ability to precisely provide water of specific temperatures is hugely beneficial and allows great control.

Conclusion It is clear to see that implementing temperature precision and control in the specification and installation of hot water systems is vital and will only continue to grow in importance, particularly in the current pandemic and the aftermath. Being able to choose between providing water hot enough to combat Legionella and disinfect laundry or low enough to prevent scalding is a useful tool and if it is more widely incorporated as one of the first steps in the design process, a plethora of issues can be avoided and effectively design-engineered out of the equation.

MariMatic to deliver Automatic Waste Collection to the City of Amsterdam MariMatic has, through a public tender process, been chosen by the city of Amsterdam as the supplier of an Automatic Waste Collection System (AWCS) for the new residential area in Sluisbuurt. The system utilizes MariMatic’s unique energy efficient MetroTaifun® technology with noncorrosive pipe networks. Sluisbuurt is a new neighborhood in Amsterdam located on the Zeeburgereiland and it will comprise of 5500 new homes and include schools, shops and offices. In addition to the OAT system (Dutch acronym for automatic waste collection system AWCS), the area will be equipped with other kind of sustainable technologies, such as district heating from renewable energy. Waste is collected and transported directly from the buildings through an underground pipe network by using vacuum conveying to a waste transfer terminal, eliminating noisy and polluting traditional waste trucks from the area. Four different waste fractions are collected to separate containers located in the waste transfer terminal. The containers will then later on be picked up for further distribution to recycling centers etc. The waste transfer terminal, which is part of the scope of the contract, called “The Diamond”, will be located in the park. The building is designed with high sustainability in mind, including solar panels, rainwater collection and even a charging point for the service cars. Part of the walls will be glass, giving the public possibility to view the pneumatic collection in action. The public tender in Amsterdam was focused on technology, reliability, performance, quality,

and a technical life cycle of 60 years. MariMatic’s technology and solutions achieved maximum scores. MariMatic is known for the usage of 300 mm diameter “composite piping”, instead of the commonly used 500 mm carbon steel piping systems. Due to absence of corrosion, longer life cycle of the systems is achieved. Interruptions of possible blockages are minimized, as the waste easier fills up the pipe, giving higher vacuum force for conveying. Development of MariMatic’s formator technology enable use of larger waste bags (150 liter) in 300 mm size piping. November 2020

The top challenges facing the construction industry in 2021 The construction industry has been hit hard by the COVID-19 pandemic. As an industry collectively, many challenges lay ahead. It’s important business owners, managers and workers in construction are aware of these potential issues and are prepared to overcome them. Keeping the work coming in Whilst we hope developers will continue launching new projects in 2021, there’s a possibility some developers may be hesitant to spend cash on new projects. If there’s a smaller pool of work coming in, work may be more competitive than ever as contractors battle for a smaller pool of work. And, where there’s competition, businesses must do everything they can to stand out from the crowd. Construction companies must prove they’re the best business for the job. They must prove they will

Understand COVID-19 safety precautions Health and safety is always of paramount importance for construction workers under normal circumstances, let alone in the middle of a pandemic. Construction companies must make sure a sound risk management strategy is in place which incorporates the following: • Assesses risk • Puts control measures in place to mitigate risk • Documents these measures and provides evidence of risk management

A dedicated Site Manager should be placed as a “competent person”, perhaps even with their own risk management team on-site. However, construction companies shouldn’t be complacent, and external risk managers could help to provide even further help and advice.

Construction businesses must have relevant industry accreditations, such as IOSH, which shows they are meeting specific criteria. Employers and principle contractors want to work with companies who have these important accreditations. Risk management isn’t just about preventing an accident from happening – it’s about investigating incidents that may have already happened too. Accident Investigation will help to identify how the incident happened and what the company can do to ensure a similar accident doesn’t happen in the future. Proving commitment for improvement and enhanced safety regimes can help to reduce fines and future insurance policy premiums. This is because industry associations, governing bodies and insurers appreciate businesses taking risk management seriously.

deliver projects safely and on time, at an affordable price, with sound risk management strategies and suitable insurance in place.

Improve your site security Claims for plant equipment and tool theft are increasing, so it’s important to take security seriously. Follow stringent lock-up procedures and keep all equipment and machinery in secured storage if possible. Install CCTV systems if possible, too. Specialist wireless CCTV cameras can be installed on temporary sites.

November 2020 with claims experts who are able to either secure a claim on your behalf, or defend a claim made against you. Construction businesses must notify their insurer about any circumstance that may give rise to a claim as insurers must have knowledge of this. It’s understandable that construction companies may not know what to declare to insurers. They may not want to know about a snagging issue, but they’ll want to know about bigger potential problems. And if a construction company doesn’t notify their insurer, and that same issue results in a future claim, your insurer may decline the claim on the basis of non-disclosure.

The Grenfell tragedy is still impacting the industry

Yet many contractors are required to have certain policies in place.

As similar cladding products were used in construction projects all over the UK, we’re finding claims are still rising. Construction firms continue to make claims to cover their costs. As a result of this, insurers’ appetite for the market is much lower, with many insurers unprepared to provide cover without a hike in premiums, reduced cover or lower limits.

A specialist insurance broker will be able to help you negotiate with insurers. They’ll help you to prove you’re a safe bet by presenting your risks in the best light.

Protect your company with performance bonds Performance bonds are usually around 10% of the contract value, there to ensure the employer will receive guaranteed compensation should the company in question not complete the project to a satisfactory standard.

Increased insurance premiums The hard market means it’s likely your insurance premiums will increase. It’s more important than ever to work with a broker who understands your risks and can negotiate with insurers on your behalf. There are many ways a broker will try to avoid an increase in your premiums…

All construction businesses should know their insurance policy inside out, or work with a broker who does. You must know your unoccupancy clause and its requirements. Should your construction site have to close and you aren’t aware of the terms in your Policy Wording, you may find your insurance is not valid.

• Assess your risk and give advice on the best ways to mitigate it • Plan, test and check your business processes • Review your Health and Safety policies, Risk Assessments and Method Statements • Review your claims defensibility and claims history • Develop and test a robust Business Continuity Plan • Prove you’re a reliable business by providing evidence of good management, corporate social responsibility and best working practices • Secure an “any one claim” policy vs a “claims made” or aggregate policy

The Professional Indemnity crisis

Handle insurance claims effectively

The hard market means it’s becoming difficult for construction companies to obtain Professional Indemnity cover.

Construction claims are complex, and businesses may need experts on hand to help. It’s important to work

With so many question marks and precariousness, companies must be aware of the importance of performance bonds.

Be aware of unoccupancy clauses

An expert claims manager will be able to help you navigate which issues you must tell your insurer about. But construction companies must keep all necessary paperwork related to these potential claims for 12 years from date of practical completion as it could take up to 12 years before a claim is made for a problem related to a large construction project.

Managing your claims reserves Managing your reserves is incredibly important. When you notify insurers about a potential large claim, they’ll put a reserve on your policy to ensure the cost of the claim is manageable if it does come to fruition. Of course, a policy with so much reserved can hike up premium costs, so it’s a good idea to keep on top of your reserves and manage them effectively.

Remaining positive Being proactive, positive and productive is the best way to ensure you keep your construction business safe. There are undoubtedly obstacles to overcome but, with the right insurance policy and risk management procedures in place, construction businesses should be able to look ahead to 2021 with confidence. Romero Insurance Brokers are specialist construction insurance brokers. With the experience and knowledge to get the best cover at a competitive price for businesses like yours.
