Construction growth slips to 22-month low as election jitters take hold Construction output growth slowed in April amid the weakest rise in new work since June 2013, according to the latest Markit/ CIPS UK Construction Purchasing Managers’ Index (PMI). At 54.2, down from 57.8 in March, the seasonally adjusted PMI dropped for the second month running and was the lowest for almost two years. However, the index remained above the 50.0 nochange value and signalled a solid overall pace of expansion. A number of survey respondents suggested that uncertainty related to this week’s general election had contributed to delays in clients’ spending decisions. Residential building activity was the best performing broad area of construction output during April, although the pace of expansion still slipped to a 22-month low. Commercial construction work was the lowest since August 2013 and civil engineering activity decreased for the first time in four months. A key factor weighing impacting construction output growth was weaker new business gains in April. “Survey respondents suggested that underlying conditions remained favourable, especially in the house building sector, but some clients had delayed spending decisions ahead of the general election,” the report said. However, although business confidence regarding the 12-month outlook dipped from the nine-year high seen in March, it remained stronger than its longrun average. A number of firms cited optimism that underlying demand would continue to improve, while others suggested that the removal of election related uncertainty would help support new business gains.

Industry swift with advice for new government With the newly elected Conservative government starting work this week, there is no shortage of unsolicited advice coming its way from the construction industry and business lobbyists. The Conservative Party surprised all pundits and pollsters last week by winning a clear majority of House of Commons seats at the 2015 general election. David Cameron secured another five years as prime minister, this time with a clear majority, winning 331 of the 650 seats. There will be no need for support from a junior coalition party this time and the nation should expect no dilution of Conservative manifesto commitments. Promises include a 1% reduction in government spending next year and the year after, to bring expenditure below income, then from 2019 increased spending only in line with inflation. Some £13bn of investment in transport links in the north of England is promised and the £50bn HS2 rail project remains firmly alive. There is also a commitment to support house-building, including a promise of 200,000 new starter homes by 2020. However, the Conservative manifesto said absolutely nothing about building a new runway in the south of England. The Airport Commission is scheduled to deliver its final report in the next few weeks recommending a new runway at either Gatwick or Heathrow airport. It will be one of the biggest tests of the new government: is it prepared to withstand the storm of protest that is certain to greet any decision; or will it bottle it? Katja Hall, deputy director-general of the Confederation of British Industry (CBI), said: “With one of the most unpredictable elections in living memory now behind us, the new government must get into its stride quickly. It should set out clear plans for the next parliament

within the first 100 days, and have a laser-like focus on delivery. “The prime minister should prioritise building on the progress made to get the deficit down, finding more innovative ways to deliver public services and backing the final decision from the Airports Commission so we get diggers in the ground by 2020.” Institution of Civil Engineers (ICE) director general Nick Baveystock said: “The cloud of uncertainty that precedes a general election and adversely affects our industry has now lifted and we are confident the new government will move swiftly to reassure industry on the postelection outlook. Continuity is the single most important thing for the infrastructure supply chain and investment community.” Linden Homes managing director Andrew Richards said: “We have worked extremely hard over the last five years to engage with all parties as well as the Conservativeled coalition, to advise how policy and initiatives work in practice in the housebuilding industry. That consultation work has enabled us to understand government priorities and be fully immersed in the National Planning Policy Framework reform, which is now starting to make headway.” Melanie Leech, chief executive of the British Property Federation, said: “We would like to see the government prioritise a coherent plan to deliver increased housing supply; to follow through on the commitment to fundamentally review business rates, and take action to put in place the right infrastructure – including real estate – that will allow our country to thrive.”

4,200 Homes To Be Built In Leicestershire A £9.4 million deal has been announced to develop over 4,000 new homes in Leicestershire. The New Lubbesthorpe development near Leicester will provide 4,200 homes as well as shops, schools and a health centre. The deal will get builders on site, and provide hundreds jobs for local residents within weeks. Housing Minister Brandon Lewis said: “The 2008 housing crash under the last administration led to the loss of a quarter of a million construction jobs, leaving sites abandoned and homes no longer being built. “That’s why we put housebuilding at the heart of our long-term economic plan, and the £9.4 million deal will mean work can get going at New Lubbesthorpe, delivering a new community where local people want to live.”

CITB Invests In Construction Training In Wales The Construction Industry Training Board (CITB) is to invest £5m towards construction training in Wales. Under the arrangements, the scheme will ensure that industry has access to quality training to meet demand locally. The priority is to ensure that the right construction training is available at the right time and in the right place across Wales, to meet the priorities set by employers. CITB will also work with a partner provider. The new arrangements are expected to be operational by September 2017, with CITB providing set-up funding of up to £3m to support the development of construction training facilities. An additional investment of up to £2m will then be made for training delivery.

German PRS giant plans first 500-home UK project

German property firm Patrizia has revealed plans to build its first private rental scheme in Manchester in the First Street regeneration area. The 500-home development will form the foundation of Patrizia’s plans for a dedicated PRS fund, building on its significant European track record in the sector, which already includes the management of 80,000 apartments worth €7bn. The firm today announced it had bought the 20-acre First Street site, which includes a half-built 180,000 building, to further develop offices and residential on the remainder of the site over the next 5-7 years. Carillion is working on this first £32m North Phase building which includes a four-star hotel, multi-storey car park and retail block, under a contract struck with previous owner Ask Developments. James Muir, Managing Director of Patrizia UK, said: “We have been carefully implementing our strategy of investing in highgrowth locations across the UK.

Pocket Living plans 24-storey first-time buyer tower Ambitous affordable housing specialist Pocket Living has submitted plans for a 24-storey residential tower in south London. The Mapleton Crescent scheme in Wandsworth town centre is the largest to date for Pocket Homes, which sells its homes at a 20% discount off local prices to local first-time buyers earning less than £71,000. Pocket estimates that over the next 10 years it will invest around £500m in delivering new homes, targeting the ever-growing numbers of Londoners who are priced out of private housing and unable to secure social housing to own a home of their own. The new tower project planned for a constrained site will contain 86 flats, 63 of them affordable. The structure will comprise precast concrete columns with in-situ concrete slabs and will be clad with three different kinds of green pleated ceramic panel.

The proposed tower rises to 21 storeys on the east wing and 24 storeys on the southern wing – just above the height of the recently completed 23 storey Argento Tower to the south. Pocket has been awarded £21.7m equity funding for 10 years by the Mayor of London as part of his Housing Covenant commitment to help thousands of working Londoners into home ownership. This funding will see around 400 Pocket homes developed across eight London boroughs in the first two years alone.

New vibration technology to help safeguard buildings Researchers at Nottingham Trent University have developed a new technology which can detect cracks in buildings that cannot otherwise be seen, to help avert emerging structural damage following catastrophic events.

“With this investment, our property assets under management in the UK now amount to more than £1bn.

Using the natural frequencies which occur when concrete vibrates, civil engineers at the university’s School of Architecture, Design and the Built Environment have devised a way to calculate where unseen cracks appear in concrete to allow for speedier remedial action.

“Driven by attractive economic and demographic fundamentals in Manchester, and the growing trend for urbanisation, we are anticipating strong demand for this centrally located, high-quality accommodation which will be tailored to the private rental sector.”

“It’s imperative that the structural health of a building is monitored thoroughly following damage from a disaster such as a major explosion or an earthquake,” said Mezgeen Ahmed, a postgraduate student who is developing the research at the university.

“But until now a lot of investigations have had to be invasive, meaning that further damage may be caused to a building when accessing the parts which are out of view. “What this technology can give us is the ability to analyse a whole structure by simply attaching sensors to it, which not only does away with the risk of causing further damage but also which creates greater efficiency in repair work.” The technology centres on attaching a number of accelerometers to the structure’s surface which measure its natural vibration frequency and then analyses this via computer. These frequencies – which are created with an impact hammer that provides a precise amount of force – are then checked for any irregularities which illustrate where the damage might be.

Moderate growth forecasted for healthcare sector Health sector construction output is forecast to pick up slightly in 2015 with value growth of around 4%, though forecasts indicate moderate annual rates of growth to 2019 when output is forecast to reach £3.6bn. Although the latest trend for new orders has been upwards this is unlikely to result in a rapid upturn in output in the mediumterm, particularly while budgets remain under pressure. A slight increase in the NHS capital expenditure budget in 2015-16 to £4.7bn may help to sustain output growth in 2016, and beyond, as financial pressures on trusts to commission new facilities and upgrade existing ones begin to ease. However, the medium-term prospects for health sector output are still severely constrained by continuing low levels of investment, though medium term prospects are subject to the outcome of the Election.

he healthcare construction sector is on course for moderate growth until 2019, according to a new study from AMA Research.

The research found that, having reached a peak of £5.9bn in 2008, health sector construction output has subsequently declined by 48% since. Cuts to the capital budget initiated by the Government since April 2011 have had a significant impact on health sector output, and the outlook remains one of moderate improvement.

“Whilst health spending for 2016-17 and 2017-18 has not yet been announced, the health budget continues to be under pressure. A change of government could also alter the focus of health sector capital expenditure” said Andrew Hartley, director of AMA Research. “Key to the future performance of the health sector is the changing focus from larger-scale regional provision to smaller, locally based services based on LIFT/P21+ procurement programmes. This is set to continue as health and social care services are increasingly integrated at a community level.”

However, despite the decline, healthcare still represents a major area for construction work. In recent years, the mix between public and private sector output has changed, with the public sector share having experienced significant fluctuations due to budget cuts and changing attitudes towards the use of PFI and other private funding sources. With more healthcare services being driven out of the acute setting and into the primary sector, the emphasis is now upon the upgrading and refurbishment of the GP estate. Investment in the primary care estate has generally lagged behind the secondary or acute sector, but in the 2014 Autumn Statement, the Chancellor announced a £1bn funding package for investment into GP facilities which will help upgrade current premises to deliver additional services and care outside hospitals. Established methods of delivery of new capital developments, such as PFI, LIFT, Procure 21+ and Express LIFT are now undergoing change under NHS organisational reforms. The broader policies of developing GP-led commissioning have undoubtedly led to greater co-operation between the private and public sectors, and more work with private providers and their construction teams, as financial constraints continue and public sector capital becomes more difficult to obtain.

Safety report highlights dangers of knocking down walls provide resistance to sway. It is not, he told CROSS, a matter of conjecture that these buildings will eventually collapse. The only question is when. It might be 20 years but he would be very surprised if it were 100. The latest Confidential Reporting on Structural Safety (Cross) update highlights the dangers of knocking down walls in terraced housing. Confidential reports that are submitted to Cross are deidentified before being reviewed by a panel of experts. The panel then makes comments that are intended to assist those who may be faced with similar issues. Five of the eight topics covered in the latest report cover issues that occurred during construction. One of them concerns a terrace of four buildings, the third of which is being opened up. Two of the others have no cross walls on the ground floor and the person sending in the report noted that the spine wall in the last building has also been removed. This left the front 8m or 9m metres of these buildings with nothing but the glass windows to

The report comments that it is a well-known problem but such work is often carried out by a jobbing builder, without proper structural engineering input. “Building Control may not be notified which means no one sees the ‘big picture’ of stability which should be considered for even the most minor of alterations. When there is a structural engineer it is their responsibility, even if appointed for only one unit within the terrace, to consider the wider implications of wall removal. A structural engineer becoming aware of the situation as described has a duty to pass on any concerns to building control.” CIRIA is currently conducting a study into “Structural stability of buildings during refurbishment”. ‘Opening up’ may be fashionable but can be fatal, says the commentary in the Cross report.

New housing registrations jump 18% New figures from NHBC show that 18% more houses were registered in the UK in the first quarter of this year than in the same period of 2014. In total, 40,281 new homes were registered - 30,691 in the private sector and 9,590 in the public sector - compared to 34,163 (24,428 private sector; 9,735 public sector) in the first quarter of 2014. This represents a year-on-year 26% increase for the private sector, with the public sector marginally down by 1%. Figures for March show that 17,210 new houses were registered (12,699 private sector; 4,511

public sector), an increase of 32% registered in the same month last year (13,068; 9,051 private sector; 4,017 public sector). NHBC chief executive Mike Quinton said: “Our figures show an encouraging start to 2015 with new housing registrations up 18% on the first quarter of last year. Housing growth levels remain strong across virtually every part of the UK. “However, we have made clear that the UK is still building way below the volumes of homes that we need. NHBC looks forward to working with government to ensure that high quality new housing is a top priority.”

Mott MacDonald takes lead on Croydon redevelopment The consultancy will provide the London Borough of Croydon with the overall multidisciplinary design for the project, with principal subconsultants Rick Mather and Turley providing architectural and planning services. The project will deliver a new scheme for the College Green area of Croydon, including a full-scale refurbishment of the arts, entertainment and conference centre Fairfield Halls. It is intended to transform the building’s commercial capabilities, while being sympathetic to its original design and heritage. The refurbishment will include enhanced and enlarged foyer space with a frontage on College Green, a complete mechanical and electrical refit, improved disabled access and provision of new refreshment facilities. It will also improve the venue’s sound insulation, stage facilities and backstage access so that it can cater for larger and more diverse productions. The wider development encompasses the entire city block and the scheme will provide a route to and from College Green and East Croydon rail station, connecting visitors with places including Queens Gardens, the Clocktower, Surrey Street and the Exchange Quarter. The scheme will include the provision of shops, restaurants, residential accommodation and community and business spaces.

Due to the lighting system’s design and high-reliability, the WaveStar is extremely low maintenance and will run for 109,000 hours of continuous use. With IC Resources 12 hour a day operation over 5.5 days, the lights will not need replacing for 17 years, saving hundreds of pounds annually in maintenance costs over the product’s lifetime and bringing the total savings over the lifetime to £52,628.

Armstrong Ceilings Following the launch of Phase 2 of the Governmentâ&#x20AC;&#x2122;s Priority School Building Programme (PSBP), leading interior solutions provider Armstrong has launched a RIBAapproved CPD on ceiling solutions for education. The seminar, which earns RIBA members double points, meets RIBAâ&#x20AC;&#x2122;s core curriculum subjects of designing and building it (design, construction, technology and engineering) and climate (sustainable architecture), both at a general awareness knowledge level. The CPD is designed to help architects better understand the new PSBP designs for schools and meet acoustic and thermal requirements to create a more energy efficient and comfortable learning environment. And because solutions for both acoustics and overheating have the potential to impact on

each other, it emphasizes that rather than being just useful, it is essential that both are designed and considered together. The CPD advises that among other factors, acoustically the reverberation requirements have not changed from the original BB93 although the introduction of spaces for SEN (Special Educational Needs) students adds the requirement for high sound absorption at low frequencies. Also, that rain noise was not mentioned in the original BB93 and now the PSBP gives a more realistic figure than the BREEAM figure that was sometimes specified. It also advises that thermally, using Armstrong CoolZone Phase Change Material (PCM) ceiling tiles, allows high thermal mass properties to be added to the lightweight construction currently preferred for reducing the cost of construction and on-going maintenance of a school.

FORE starts highly-sustainable FORE Partnership, the pan-European real estate investment club for family offices and private investors, has begun development of a highly-sustainable, speculative office project by the River Thames in central London.

e London office development VIEW 58 will provide 47,000 sq ft of Grade-A office space at 58 Victoria Embankment on the north bank of the Thames in Midtown, and is being delivered with development partner Kier Property. The development has been sensitively designed by architects TP Bennett to retain the historic feel of the façade, while providing a contemporary, highly-functional office environment behind it. Each floor opens into a central atrium and has exposed lifts and walkways. Sustainability is central to VIEW 58. FORE and Kier have adopted green construction practices - incorporating technologies not seen before in the UK - and are actively engaging with the local community. On the roof they will install 22 KW in solar photovoltaics that generate power from both the top and underside of the panels, which is the first use of this technology in the UK. During demolition, 99% of waste was diverted from landfills and was recycled. The building is also designed to exceed BREEAM’s ‘Excellent’ sustainability rating. Not only does this future proof the building, but it also cuts the operating costs for tenants by almost a third. “A key part of our philosophy is to bring sustainability

STEADMANS WELCOMES NEW CONSTRUCTION INDUSTRY HEALTH AND SAFETY RULES Leading building products manufacturer Steadmans has welcomed new construction industry legislation which took effect this month. The Construction (Design and Management) Regulations are the main set governing the overseeing of health, safety and welfare on projects. The 2015 rules have replaced their 2007 predecessors and impose duties on people and organisations they define as principal designers, designers, principal contractors, contractors, workers, commercial clients and domestic clients. Applying to all building and construction work, from concept to completion, the legislation known as the CDM Regulations - covers projects including new build, demolition, refurbishment, extensions, conversions, repairs and maintenance. The new rules include a number of key changes. They now apply to jobs for domestic, as well as commercial, clients and all projects must have written construction phase plans. All people performing tasks must have the right skills, knowledge, training and experience - young or inexperienced personnel, such as apprentices, have to be supervised. The role of principal designer has replaced that of CDM co-ordinator, featuring in the 2007 legislation and principal designers and principal contractors must be appointed on projects with more than one contractor. Principal designers have to coordinate all matters relating to health and safety, while principal contractors are ultimately responsible for operational site safety. Their duties include planning and monitoring pre-construction phases, taking prevention principles into account.

Welcoming the new regulations, Ian Hodgson, divisional director, Steadmans, said: “The 2015 rules are particularly relevant to us as their biggest impact is on businesses working as sole contractors on smaller projects – the kind of customers and jobs to which we supply a lot of materials. Companies in this position will have to act as principal designers and principal contractors, so will need to consider health and safety in designs and produce site safety plans. “It may be tempting for some businesses in this position to see the new requirements as more unnecessary bureaucracy but of the 42 people who died on construction sites in Britain last year, 75 per cent were working on smaller projects. The focus of the legislation is therefore rightly shifting – after all, high-risk features, such as working at height, operating machinery and moving vehicles, aren’t just features of large sites.” Statistics from the Health & Safety Executive show that, although construction has only about five per cent of Britain’s employees, the industry accounted for 31 per cent of fatal injuries and 10 per cent of reported major injuries to workers in 2013/14. In addition to the 42 fatalities, there were an estimated 76,000 cases of work-related illhealth in the sector during this period. The executive adds an estimated 2.3 million working days were lost in the construction industry, 1.7 million due to ill-health and 592,000 to workplace injury, during 2013-14. It says that injuries and new cases of

ill-health resulting largely from working conditions in the sector cost society more than £1.1bn a year. B & K Structures Raising the Roof on Innovative Construction B & K Structures are acknowledged as industry leaders when it comes to optimised hybrid solutions and one aspect that sets them apart, is the companyâ&#x20AC;&#x2122;s continuous design innovation. This is nowhere more apparent than with roofs, as B & K Structures have been involved with some of the most iconic roof structures in the UK, developing a range of stunning designs â&#x20AC;&#x201C; all creating remarkable visual impact on both the buildings and the surrounding areas. Scunthorpe Academy, with its unique geodesic roof structure, consisting of five intersecting glulam domes, created a ground breaking sports and leisure facility. This particular structural solution had been successfully executed on the continent, however this design was a first for the UK to be constructed on such a large and complex scale. The domes are formed with short members running between primary glulam to create a structure that supports itself, with steel structural members running through the project where the intersecting domes join. The connections on this build were formed from bolts fixed into the end of the glulam beams from the side of the steel nodes. The glulam beams, complete with resin embedded steel rods, were manufactured offsite and brought to the site for rapid connection to the four way steel nodes, keeping the impact on site programme to a minimum. continued on next page >>

May 2015 The domes at Scunthorpe Academy were constructed using geodesic geometry – a series of polygonal or triangular shapes to achieve a curved surface. Not only does this choice of roofing system deliver a striking visual impact, it also outperforms traditional constructions by allowing for efficient use of materials and greater stability. Another project demonstrating B & K Structure’s innovative roof designs is the renowned Marks & Spencer store at Cheshire Oaks. This was a ground breaking project in terms of sustainability as Marks & Spencer wanted to use a suppler that was able to adhere to their environmental values – as the UK’s leading sustainable frame contractor, B & K Structures had the essential credentials. The most striking and sustainable feature to the build was its ‘wavy’ glulam roof, which was made up of 1,400m2 of curved glulam beams. The steel mezzanine floors and roof were constructed simultaneously in order to ensure all elements fitted together. The connections had bolted steel plates in a traditional format to ensure the project was made as easy as possible to erect on site. The curved beams are supported by a series of steel columns and had to be trimmed on site to fit the holes of the 5,000 steel bolts fixed to the steel work. One advantage of this roof style is that it could be left exposed – eliminating the need for suspended ceilings. This meant that fewer materials had to be used, adhering to the environmental values of Marks & Spencer. The multi directional roof design was formed from semi continuous curved

www.bkstructures.co.uk beams comprising two adjacent spans joined together, thereby reducing in span deflection. The curved beams were supported on steel tree columns in a crucifix arrangement with individually designed steel connection plate and bolt arrangement, requiring 24 bolts at every connection point. The steel mezzanine flooring acted as diaphragm – reducing the need for vertical bracing. Not only is this roof design sustainable and environmentally efficient it also creates a visual impact, making the building stand out from the surrounding stores.

The roof comprises semicontinuous and continuous members with some tie members in between to form a consistent grid. Temporary propping was designed to support the structure throughout the construction phase with the inner glulam roof structure being erected first which was supported by the external steel frame. Embedded rod connections were used to enhance visual impact at the steel nodes. BIM modelling ensured the individual elements of the hybrid structure could be installed both accurately and efficiently.

The Moor Market, Sheffield is another excellent example of a unique roof design. Finalist in the 2014 Wood Awards, the iconic structure is located in the city centre and is the flagship of the regeneration of the Moor area. As structural framework provider, B & K Structures proposed an optimised hybrid solution to create a distinctive building. The design was inspired by classic European markets, leading to a modern interpretation of these traditional buildings. By using engineered timber to a dramatic effect – particularly at the entrance where an impressive gridshell structure welcomes visitors – B & K Structures designed a building to deliver a positive impact on the local community and city skyline.

The principles of erection for all three of these frames – Moor Marketing, M&S Cheshire Oaks and Scunthorpe Academy - are similar. Individual towers were used to support the nodal points whilst the structure was in construction; the towers were then removed when the frames were structurally stable which was fully coordinated within B & K Structure’s scope of work, meaning that no fixed scaffold system was required. Following a recent comprehensive Fire Risk Assessment, the decision was taken to upgrade the fire protection around the hospital’s central fire escape staircase and bin storage areas. Promat SUPALUX® boards were used to form a solid partition, 35mm thick. This was made up from 2 layers of 20 & 15mm thickness fixed together with galvanized angle around the perimeter of the opening, which was anchored to the structure.

The result was a solid but slim, independent partition, which could be installed between the metal balustrades of the staircase and a number of adjacent timber screens. The 35mm thick partition now provides an additional 60 minutes of fire resistance around the escape staircase. Standard Supalux® timber stud partitions were used to add a minimum of 60 minutes to the bin stores on each landing level of the hospital. “We specified Promat SUPALUX® for this project because we knew it could be fully relied upon to provide the required level of fire protection,” said Robert Moore, of Lilly Lewarne Practice chartered architects. “It is also straightforward to install, which was another crucial factor as the work had to be undertaken while the hospital maintained its normal daily routine, so disruption had to be kept to a minimum.” The sub contractor installed Promat SUPALUX® to a high standard with minimal disruption, and Promat made regular visits to the site to help resolve any issues which arose during construction. ousebuilding in the UK is currently at an all-time low. It is predicted that a total of 250,000 homes need to be delivered each year in order to tackle spiralling house prices and the critical shortage of affordable homes. This target has constantly been missed â&#x20AC;&#x201C; with figures showing that only 141,000 homes were constructed last year. A substantial part of the problem is that housebuilders in possession of large sites often only release a small amount of homes at a time, as building at a slower pace allows them to maximise the value of their assets. As a result local authorities are now looking at reclaiming and managing the construction of new homes. Councils have largely been removed from housebuilding since the conservative government came into power in 1979, where private construction rose, but not by enough to compensate for the fall in public sector building. So what have local authorities been doing all this time? Council advisors argue that they been exploring ways of getting back into housebuilding after decades of being removed. Both Labour and Liberal Democrats are arguing in support of the state to once

again commission and build new homes. Nevertheless, the current Housing Minister, Brandon Lewis, argues that they need to be cautious about the state getting involved in housebuilding â&#x20AC;&#x201C; stating that the country must live within its means. It is clear that if the state reclaims house building then cost effective methods of building will have to be utilised. Offsite construction provides the solution. Through the use of offsite construction, the government will be able to deliver houses at a lower cost and a rapid pace. Offsite construction has been around for decades, however, it is only now that its benefits are truly being recognised. It has been stated that a main factor holding up housebuilding in the short term, is a lack of materials. The surge in demand in late 2013 and early 2014 led to a decrease in availability of traditional materials such as bricks. This paved the way for prefabricated materials like timber and steel to be used in housebuilding. There is an urgent need for a mass volume of houses to be constructed in a limited time scale and whether the state takes on housebuilding, or if it is left to private house builders, the benefits of offsite construction could be

crucial to meeting targets that have repeatedly been missed. Offsite construction provides housebuilders with programme certainty and quality though simplification of site operations and reduced weather dependencies due to the controlled factory-based assembly process. Osmo Protects Inside And Out An extension to a residential property in Buckinghamshire highlights the diverse range of wood finishes from Osmo and how these eco-friendly products provide outstanding protection and aesthetically pleasing results both internally and externally. 46

uilt in the 1980’s, this fourbed detached home had an unfortunate north facing patio, which, due to lack of sunlight was rarely used. With the prospect of a promising summer, the homeowner decided to make the most of the patio area by erecting an extension and extending the kitchen, utilising the unused space. Jeffrey Powell Associates was the architect for this project and designed an oak framed extension. To ensure the timber would be protected against UV rays and eliminate algae and fungal decay, two coats of Osmo’s Oak UVProtection-Oil was applied to the frame, door and windows. By absorbing into the oak, the finish allows the surface to remain healthy and elastic, preventing it from drying and becoming brittle. As well as protecting the wood, it provided a satin-matt, clear finish which creates a rustic appearance which highlights the benefits of having wood installed, and fits in nicely with the rest of the property. “We understand that wood can start to look grey and tired if not treated correctly” commented the homeowner. Despite this, we were still really keen to use the material for the extension but understood it meant that we had to have a high quality finish applied to protect the material. At the same time, we didn’t want the protective layer to detract from the rustic appearance that wood provides. The Oak UVProtection-Oil ensured all of our requirements were met.” Protecting the wood internally was just as important on this project. Osmo’s renowned Polyx-Oil range was used on the oak frame and on the floor. Polyx-Oil Tints Raw is a lightly tinted finish that provides an original, untreated appearance for wooden surfaces. It not only creates a sought-after look, but also protects the wood’s surface. This finished provided the internal oak beams with a fantastic rustic look. Polyx-Oil was also applied to the flooring. Providing a water resistant, hardwearing surface, any mud or rain that is brought in from the garden, can simply be wiped away.

The extension included a newly kitted out kitchen. The work surfaces were treated with Osmo Top Oil to accentuate the woods natural colours and grains. Resistant to all common kitchen spillages and cleaning materials, it provides and easy to clean and water repellent finish. The new interior doors were treated with Osmo Door Oil. Creating a durable micro-porous finish, which is also water-repellent and nonabrasive, Door Oil will not crack, flake or peel. Both the Top Oil and Door Oil created a glossy finish where applied. “After having the Osmo products applied externally, and being impressed with the quality, we decided that we wanted to stick with its range of products internally as well” continues the homeowner. The finishes have retained the original colour and grain of the wood, something which was incredibly important to us. Not only are we happy with the finishes at this point, we have been advised that as long as we maintain the surfaces, the finishes will remain in top condition for many years to come.”

ard landscaping specialists, Bituchem has completed the first application of its advanced Natratex Cotswold Porous material at the recently redeveloped Royal William Yard in Plymouth. Approximately 2000sq.m of the porous material was applied to the ‘secret garden’ car park, giving both a practical and aesthetically pleasing finish to the site. Designed by Dartington-based Gillespie Yunnie Architects the new car park is situated within a number of Grade II listed walls, formerly a Grade I listed Nursery Walled Garden. The 140-space car park has used Bituchem’s Natratex Cotswold Porous material as well as real grass with plastic trays for reinforcement, to give the entire car park a natural drainage system.

BITUCHEM SEES FIRST APPLICATION OF NEW POROUS MATERIAL

Will Hoare, architect at Gillespies Yunnie, commented. “Due to the nature of the site there were some planning restrictions put in place with the design of the new car park in terms of appearance and sustainability. It was particularly important that the new car park maintained the natural aesthetics of the Nursery Garden without using normal drainage systems. We found that Bituchem’s Natratex Cotswold Porous material offers a solution to both of these requirements and we are really pleased with the outcome.” The Natratex Cotswold Porous material is particularly suitable for applications on sites with preservation restrictions, due to the lack of deep earth work needed. This also makes the application and maintenance of the material significantly easier than other infiltration systems. The application does not require any additional drainage systems which reduces the overall time and cost of the project. Bituchem re-designed its popular Natratex Cotswold material to replicate natural infiltration methods, in response to the demand for Sustainable Drainage Systems (SuDS). The asphalt material is laid on a porous receiving layer and has an open structure to allow water to permeate through the surface into the ground and eventually finding its way to a natural water source. The material has been designed to remove the need for conventional drainage systems, thus eliminating the likelihood of blocked drains and water contamination. Natratex Cotswold Porous is suitable for areas that see pedestrian and light vehicular use and are susceptible to flooding, such as car parks, footpaths, recreational parks and residential roads. The material is crafted using colour coordinated aggregate and pigments available in a range of colours, combined with a clear binder to provide an attractive and durable hard landscaping surface. The new car park at the Royal William Yard is just one part of the redevelopment of the Plymouth landmark led by developers, Urban Splash.
