INDUSTRY news A woodland home that takes inspiration from simple Canadian style Upon approach, the house has a strong presence, but its build and size give it a traditional look. Wandering through the property, the cedar seems to step back, allowing the indoors to mingle with the outdoors. It is almost like a boat that has come to rest on the banks of a bend in the river. The KL house’s natural cedar siding and tin roof are reminiscent of some of North Hatley’s country homes. However, its elongated and streamlined shape contrasts subtly with the older, opulent homes on the shore of the lake. The house, and its adjacent garage, have a simple and well-assumed volumetry and a slanted roof with a small overhang, but this simplicity is destabilized by subtle shaping.
The clients on this project spoke of simplicity and an open view of the woods. They wanted a house that “looks like a house.” They preferred a more traditional style, reminiscent of Canadian East Coast homes by the sea. They were open to contemporaneity and boldness, even though they wished to retain the traditional country style of North Hatley’s early homes. This duality between the traditional and the modern was to guide the architects throughout the design. The property is bordered by a stream, and the sound of the water is both soothing and inspiring. It is located at the end of a mountainous domain, close to the heart of the village of North Hatley.
The absence of mouldings highlights the authentic character of the natural cedar shingles. The trimmed area’s smooth cedar planks provide a contrast to the textured shingles. In both cases, cedar shingles were chosen for their orange hue, which adds a touch of warmth to the project. The entrance hall leads to a bright transition area that opens up vertically, providing a glimpse of the upper level and its cedar ceiling. The living areas flow through an open, longitudinal space that offers a constant view of the forest. In response to the clients’ wishes, the KL house looks “like a house” but also sets itself apart, in all simplicity, by re-interpreting the region’s early country homes.
David Boyle uses reclaimed brick to build extension to a Sydney terrace Australian architect David Boyle chose recycled brick for this renovation and extension of a psychologist’s house in Sydney, which creates a double-height living room, a mezzanine bedroom and a home office (+ slideshow). The house is hemmed in on all sides by other properties, resulting in a lack of sunlight. So Boyle’s firm added a living area with high ceilings, skylights and glazed doors to help re-introduce light. Named Walter Street Terrace, the property is set within a conservation area in Bondi Junction, an eastern suburb of Sydney. Strict planning constraints dictated that the extension had to be concealed from the street, tucked away at the rear of the building. “This addition to a small workers cottage aims to make the most of this heavily constrained site,” said David Boyle. “A series of voluminous interlinked spaces have been added within the available building envelope to capture the light and extend the perception of each space.” The reclaimed brick used to build the walls and pave the floors features worn paintwork, helping it to blend in with the existing architecture.

“The material palette is simple and robust, and blurs the boundaries between inside, outside and adjoining structures,” said Boyle. “Recycled brick walls and flooring link the house to the neighbouring wall, thereby blurring the extent of ownership and cadastral boundaries.” A mezzanine at the back of the living space hosts a new bedroom and bathroom, freeing up an existing ground-floor bedroom at the front of the house for an
office where the client runs her psychology practice. A narrow hallway with timber floors connects this existing part of the house with the living room – which doubles as a waiting room – at the rear. The mezzanine can be seen bridging the hallway. A timber staircase with a built-in bench links the lounge with the mezzanine, which is lit via an angled skylight. Large sliding doors at the top of the stairs mean this area can double as an extra sitting room.

Schneider Electric has announced the launch of its Ethernet Gateway Link150. The Link150 serves as an Ethernet Gateway for PowerLogic system devices and any other communicating devices utilitising the Modbus protocol. It is designed to provide a fast, reliable Ethernet connectivity in the most demanding of applications, from a single building to a multi-site enterprise. This gateway supports power and energy meters, circuit monitors, protective relays, trip units, motor controls and other devices that need to communicate data quickly and efficiently. It offers a simple, cost-effective serial line to full Ethernet connectivity, offering complete access to all status and measurement information. The residence is located in the Hyogo Prefecture of Japan. It sits near the peak of a mountain where picturesque residences blend into nature from long ago. The sloped site, cuts through the mountain, spins a supreme world of trees and greenery, endlessly extending blue skies, refreshing wind that quivers its surroundings and is filled with bright light. Our aim was to tie the blessings of the rich nature to daily lives and enlarge the joy of living by permeating them into deep down minds. Two vertical walls and four horizontal slabs are configured towards the slope, and thus, living spaces are created between them. Each space is different in relation to nature and the difference senses us the latent infinity of nature. Furthermore,the boundary between
nature and architecture—shown by the edge of the slabs and the walls—that define space are scraped off. As one side is bare concrete and the other side is all painted in white, materiality and massiveness is lost and only the meaning as surface remains. Such highly abstract six walls and slabs let the spaces created between them to shift from concrete to abstract and reveal an ‘empty’ world where nothing exists. A perfectly unfilled ‘empty’ world is where only mutable nature and ambiguous mind in reality exist and everything stimulates abstract interrelationship and blends into one. Thus, minds assimilate infinity of nature, are liberated intensely and find great pleasure in life proceeding with nature.
Gaia system heats new state-of-the-art school building Specialist contractor, Kershaw Mechanical Services Limited, has installed Gaia’s wet underfloor heating system as part of its £1.9m mechanical & electrical (M&E) package at the new Further Education building for West Suffolk College. Located on the college’s campus in Bury St Edmunds, the new FE building is the main focus of all FE provision and provides improved study facilities as well as student support and recreational opportunities. With a focus on energy efficiency, the building’s M&E works included a natural ventilation system, a biomass boiler, domestic services, heating, air conditioning and full building management system. Gaia’s underfloor heating system was installed throughout the ground floor of the new building which consists of a social seating area, shop and drop-in computer station. The system was chosen partly for its energy efficiency, but also for the fact
that it offered the most effective heating solution for the space, says John Pritchard, Project Manager: “Underfloor heating is ideal for use in large open plan areas as the heat is distributed evenly throughout the area,” S/HE said. “The Gaia system is well-proven and reliable and the technical assistance offered by Gaia helped ensure a trouble-free installation“. Doddington Hall restoration
Planning consent for a £30m project to restore the Grade l listed Doddington Hall, its surrounding Grade ll* listed stables, Grade II listed park and gardens has been granted. The scheme will provide a five star country house hotel and spa near Nantwich, Cheshire. Doddington main The Doddington Estate is a privately owned country estate, and in 1776, Samuel Wyatt was commissioned to design Doddington Hall as it stands today. Assael Architecture was appointed to design the scheme which will consist of a 120 room hotel, restaurant, bars, function rooms, and the integration of the old stables. A modern three-storey extension will include additional rooms and spa.
HFZ Capital Group and David Chipperfield Architects have launched sales for The Bryant residences in New York City. The Bryant is the first large-scale residential project in New York designed by the internationally-acclaimed British practice and newly commissioned designer of The Metropolitan Museum of Art’s wing for modern and contemporary art, David Chipperfield Architects. The residential condominium is being developed by New York based real estate investment and development firm HFZ Capital Group. The Bryant is located at 16 West 40th Street directly on Bryant Park and above a boutique hotel, showcasing master architect Sir David Chipperfield’s vision for city living and granting soon-to-be residents soaring views of the park and the dramatic skyline to the south featuring the Empire State Building. Due to its landmarked surroundings, The Bryant will be the final development site on Bryant Park. A hallmark of David Chipperfield Architects’ design ethos is intelligent simplicity, a trait magnificently apparent with the latest addition to its portfolio. “The idea that the structure and the façade are the same thing, made out of polished concrete, will give the building a tectonic and physical presence. Through this, the building is reduced down to elements of columns and windows, of solid and void, mass and space,” said Sir David Chipperfield. “I think you can make architecture out of very simple things, it doesn’t have to be complicated. The difference between a good building and a bad building normally resides in it being more thought about.” With 57 one-to-four bedroom residences on floors 16 through 34 — including two triplex penthouses — each residence boasts elegantly framed floor-to-ceiling windows, at least one corner exposure, and sleek sliding doors that blur the division between inside and outside. The building’s custom made aggregate terrazzo façade transitions seamlessly into the carefully considered interiors, creating crisp architectural frames to the multiple windows in each residence as well as a border for the warm-toned herringbone floors. Every residence in The Bryant dominates a corner of the tower and offers panoramic skyline or park views. The tower is steps away from Fifth Avenue shopping, is close to the vibrant gallery district, as well as the Midtown office district, and is just minutes from downtown’s thriving restaurant and culture scene. Each residence features bespoke millwork specifically designed by David Chipperfield Architects for The Bryant, which cleverly conceals storage, appliances, and mechanical systems, and allows for generous, uninterrupted ceiling heights throughout the living spaces and hallways. Assael’s design has been driven by the requirement to create an elegant and sensitive addition to the existing buildings on the site whilst enhancing the character of the hall and surrounding context; executed in a complementary, coherent and sensitive palette of materials. Brick forms the primary material for the new-build elements, with the introduction of copper at roof level. The brief established the requirement that minimal changes were to be imposed upon the internal layout of the hall. The Piano Noblie level, an area of high heritage sensitivity, retains function rooms with historic decorative finishes that will be restored to their former grandeur. Conversion of the first floor into hotel suites requires some of the smaller family rooms to be combined, with en-suite layouts in a ‘pod’ format, to minimise the impact on the existing fabric. Rooms at the lower ground floor and basement level of the hall will be configured for ancillary and back of house functions for the hotel; typically in harmony with their original conception and use. A modern glazed covered walkway acts as a link between the new and existing buildings and forms an important feature of the scheme allowing for an all-weather connection between the main hotel and stable block. Niall Cairns, Director at Assael Architecture said, “We took a fresh approach to the design of the scheme to help bring the estate back to life, whilst protecting the future of Doddington Hall and its surroundings. We placed particular emphasis on sympathetically introducing new buildings intothe historic setting, careful conversion of the heritage buildings and retention of the original features of the Grade l listed hall.” The scheme also includes the sensitive restoration of the Grade ll park and garden by Barnes Walker Landscape Architects.

Housing developer Peabody has recently launched two central London developments that have incorporated high quality contemporary living space with exciting and engaging artwork, unique to each development. Both, More West in W10 and St John’s Way in SW11 are perfect examples of a successful balance between aesthetics, culture, history and practicality. More West is located in the heart of one of London’s best arts and culture scenes near Notting Hill and Portobello Road. Contemporary British artist Nathan Coley was chosen from a shortlist of accomplished artists by Peabody and architects Haworth Tompkins to design and install a piece of public art central to the development’s overall look and feel. Originally drawn to the project because of ‘Peabody’s strong history’, Turner Prize nominee Coley formed his final idea, a seven metre high abstract apple tree sculpture gilded with 24 carat gold leaf, after comprehensive research into the local area. The sculpture, situated on the development rooftop, reflects the intriguing history of a small community that lived on the site in the 1970’s. Visible from Latimer Road Underground
station, Coley’s apple tree plays an important new part in the local landscape, its presence echoing the site’s history, brings a sense of pride to the development and a permanent art fixture in the area. Equally inspiring but with a very different approach, St John’s Way situated near Clapham Junction, features installation artwork in its structural brickwork, created by artist Rodney Harris. “The conceptual basis for the sculptural intervention is to commemorate the philanthropy of George Peabody and celebrate the people, past and present living in the area,” comments Harris. He further adds, “I have created a series of four brick relief sculptures, carved in identical material to the surrounding brickwork resembling the presence of memories and histories.” Both artistic enterprises at More West and St John’s Way have gone beyond visuals. Assemble Wins 2015 Turner Prize Assemble, Architectural Record’s September Firm to Watch, has won the 2015 Turner Prize, Great Britain’s most prestigious artistic honor, issued by the Tate. The London-based architecture collective, founded by University of Cambridge graduates in 2010, is the first design group to win the prize, typically bestowed to an artist, since the award’s inception in 1984. Assemble’s community-oriented projects—which include a playground, a community square, performance venues, and artist
studios—blur the line between architecture, art, and social practice. In 2013, the group teamed up with residents of Liverpool’s Toxteth neighborhood to revitalize several neglected housing blocks, an initiative called the Granby Four Street Project. Musician and artist Kim Gordon presented the firm with the £25,000 prize today at a ceremony in Glasgow, Scotland. Assemble’s work will be on view at Tramway, a local contemporary art space, until January 17.

Innovative new heat pump matches new-build hot water requirements meet demand and the UK Government is now pushing for the construction of more new homes. At the same time, legislation is forcing housing developers to use products and practices that reduce the energy required for space heating and hot water is becoming the dominant load in new dwellings. This means that high-efficiency water heaters are required for new-build dwellings to help tackle CO2 emissions and reduce run costs, with air source heat pumps already recognised by the Government as an important part of that solution. Mitsubishi Electric has launched a new 4kW Ecodan air source heat pump designed specifically to tackle the needs of new-build homes, with a system that matches the hot water requirements, whilst still meeting the lower heating demand of today’s well insulated properties.
Mitsubishi Electric has therefore developed this pioneering new Ecodan model to deliver a viable way of meeting the new hot water and heating demands of these new homes. The Ecodan QUHZ has just been launched to the company’s heating partners and will be available from the end of January 2016.
New homes built today differ from previous ones because the requirement for hot water is likely to exceed the demand for heating for the first time. A reduction in fabric U-values and thermal bridging has reduced the energy requirements for heating and also allows for smaller plant.
New homes are needed in both on and off-gas grid areas but the additional cost of delivering mains infrastructure to new developments can also make the Ecodan QUHZ an attractive proposition for housebuilders within the grid.
“What is needed is a new way of delivering energy efficient heating and hot water”, explains Jordan Jeewood, Ecodan technical expert for the company. “We have engineered the Ecodan QUHZ monobloc system to meet this need by providing exceptionally high efficiency in the production of hot water, along with renewable space heating for the home”. The Ecodan QUHZ unit is MCS-Approved and straightforward to install, delivering water at 70ºC to a packaged 200 litre thermal store. From this thermal store, mains water is heated directly up to 65ºC via Mitsubishi Electric’s unique plate heat exchanger, meaning the homeowner receives hot water on demand. “This model uses CO2 as a refrigerant to ensure a large delta T between the flow and return temperatures to and from the outdoor unit”, adds Jeewood. “This delivers the high levels of efficiency that enable the system to meet the high hot water, low heating requirements of today’s new-build properties”. The fundamental design, application and control of the Ecodan QUHZ is exactly the same as the rest of the range with advanced control logic within the thermal store allowing the system to deliver the high efficiency levels that the market has come to expect from the Ecodan brand. As a nation, we have not been building enough new homes to

Other alternatives to gas such as ground source heat pumps, biomass boilers, LPG, oil, direct electric and coal may incur additional higher install costs, greater maintenance regimes, or may simply not meet targets for energy efficiency and carbon reduction. The UK Government is already committed to reducing CO2 emissions by 80 per cent of 1990 levels, by 2050 and achieving a 34 per cent reduction in greenhouse gas emissions by 2020. Buildings account for 44 per cent of all UK CO2 emissions (more than industry or transport) and space heating and hot water account for almost 75 per cent of total energy consumed in homes.

Excitement builds for the January Furniture Show
The wait for The January Furniture Show, (NEC 24-27 January 2016), is nearly over, it is less than 4 weeks until the doors open. The Christmas feast will be a distant memory with a new one full of colour, texture and inspiration taking its place in 5 halls of the NEC. The A list of over 450, UK and International exhibitors will launch 1000s of new designs, new collections and new innovations. There will be everything on display for interior furnishing and décor including upholstery, cabinet, beds, flooring, fabrics, lighting, soft furnishings, mirrors, pictures and decorative accessories. This show is a must for retailers, interior designers, contract buyers, architects and developers.
Sofas and Chairs
In Hall 5 Buoyant, Furnico, and Lebus headline with new comfortable and practical designs in a variety of traditional and contemporary fabrics. Buoyant’s recent Rosa model was very well received and they expand the style with new additions in fresh colours. Furnico adds to its La-Z-Boy collection with a leather option for its best selling Stanford model and will introduce sofabed options for the first time.
The UK excellence in upholstery will be seen at its best with some of the biggest brands revealing new styles and covers. In Hall 1 Duresta, Wade, Collins&Hayes, Parker Knoll, G Plan Upholstery, Westbridge and Tetrad will show everything from classic designs in contemporary geometric and floral fabrics, to traditional designs with a modern spin in aged leather and wool.
International upholstery skill and expertise will best be displayed by some of Italy’s biggest brands in Hall 2, including Tomasella, Ego Italiano, Marinelli, and Maxdivani featuring colours inspired by their cool Tuscan or hot Neapolitan landscapes. Highly contemporary designs in cool greys and soft blues will mix with classic Italian leather designs in creams and blacks.
G Plan Upholstery, Steed Upholstery and Wade will show modern designs with on-trend button back options. Ashley Manor and Mark Webster Designs both build on their new launches at the Manchester Furniture Show in July, adding new covers and shapes. Tetrad led the way with combining aged leather with woven fabrics, they were galvanised by the introduction of Harris Tweeds to their designs and will now debut a collection featuring wools from renowned textile house, Benjamin Thornber.
Other European upholstery experts exhibiting include Belgium’s ROM, also showing in Hall 2. They have supplied innovative upholstery for over 50 years have embraced the 3D configurable design and are a great choice for customisable sofa solutions. From Portugal, FAMA’s brightly coloured leathers covering their highly contemporary designs, are eye-catching and full of modern flair.

Dining and Cabinet Dining - no longer just a sea of oak, made from woods including acacia, mango, walnut, beech, pine, structured board and reclaimed wood will be on display. See Baker, Mark Webster Designs, Willis&Gambier, Ercol and Bentley Designs in Hall 1 or Nathan and Kingstown in Hall 5 for some of the best. As well as a wide variety of woods there will be dining and occasional tables made from marble, stone, glass and metal. Ercol introduces its new Teramo dining collection, featuring shaker elements, which is available in two styles for either a casual or a more formal look. Alternatively, Iain James launches a traditional, highly figured burr walnut collection, alongside a custom made Art Deco inspired line in Japanese ash. Furniture Origins expands its dining, bedroom and occasional ranges and showcases new light oak and painted finishes, while Willis&Gambier offers new additions to their Casual and Moderno dining and bedroom collections. Alfrank, known for its specialism in marble is promising new table innovations at the Show. Another expert in using unusual materials for cabinet and dining is Bontempi, showing in Hall 2, they have a worldwide reputation for contemporary cabinet furniture constructed from metal. Another user of alternative materials is Peressini, who will exhibit at January for the first time. They will show some of their unique tables with ceramic, glass or solid timber tops and will be a major draw for cabinet buyers. From Denmark Bodahl, also experts in non-mainstream looks, will showcase its comprehensive range of industrial themed solid oak
dining sets. Continuing the Danish theme, Skovby bring their uniquely engineered dining tables and cool Scandinavian designs. Their clever lift and flip actions, which allow dining tables to accommodate different numbers of diners, have proved hugely popular in the UK. In complete contrast to the sleek Scandinavian styling is Ancient Mariner’s hand-made Indonesian furniture, in mango, mahogany and teak, the rich colours and free-flowing designs offer a different dining experience. At the other end of the scale is the UK’s Greenapple, whose pioneering glass designs are gloriously modern and beautifully made. They will launch their Rimini range which features matching dining and occasional pieces. Following on from the highly successful launch of their extensive dining range at the Manchester Furniture Show in July, Serene are adding more pieces to their contemporary glass and leather collection, with a focus on pieces for very large and petite spaces. For cabinet with a different style head to Gallery Direct, Libra and Pacific Lifestyle in Hall 3, who bring original themed collections to the cabinet market. They add corresponding accessories including lamps, mirrors and decorative items for a complete interiors look and present their stands with jaw-dropping style.

Beds and Bedroom The wide variety of choice in beds and mattresses will be most notable in Hall 5. The UK has some of the best manufacturers and suppliers of beds including Sweet Dreams, Kaydian, Highgate, Serene, Sherborne, Slumbernights Ltd and Vogue. All bring new styles and innovative technology to the Show ranging from Vogue’s vacuum packed mattresses to Sweet Dream’s button backed upholstered bedframes. Beds with motion are increasingly popular and Furmanac’s smooth operating MiBed and high-end Hestia motion collections will have new additions. Even mattresses now have motion technology and Breasley’s new Bionix mattress collection, with its motion drive system, will be prominent on their stand along with the new, boxed YOU mattress collection. Lighting, Flooring and Fabric New for 2016 is the lighting section. Major brands including Dar Lighting, CIMC, Westlite and Red Mud among others, will show new designs reflecting the current trends for edgy industrial, floral and the country retreat. Also on show will be more traditional and classic lighting and lamps featuring ceramics, high-shine and matt metals, coloured and cut glass. We had to dig a hole in one client’s cellar, which they were converting into a gym. Having consulted with them on the equipment they wanted, our Harrods showroom team decided to reconnoitre the space immediately to ensure that there would be no issues with ceiling height, as basements and cellars generally have low ceilings.
One client specifically selected our Unica multigym for a Wellness space in their garage located under a set of stairs, as the angle of the machine suited the sloping space. It was an ideal all-in-one strength training solution for them: Unica offers over 25 individual exercises in just 1.5sqm, and is one of the best-sellers in Technogym’s range of equipment for the home.
We sat the client down on the Bike Excite 700 in order to measure his head height on the machine and calculated the dimensions, discovering that it was necessary to dig a recess into the floor to ensure the client would be able to use the bike to maximum effect, in safety.

Now make your own cataplana and attend a workshop such as at Tertulia Algarvia that gives you the opportunity to cook the dish under the watchful eye of the lovely hosts, before sitting down to enjoy your creation. This easy to cook speciality starts with the preparation of fresh vegetables, herbs, fish, and all types of shellfish, which then in a very particular order, steam in the cataplana over the course of approximately half an hour. A traditional Algarve wine is served to compliment the dish. The Algarve is an area now picking up international awards from around the world with wines such as João Clara leading the way. Also during my stay at Amendoeira, a trip to Quinta João Clara located in Vale de Lousas, Alcantarilha is well worth the visit to learn more about their glorious wines from the very knowledgeable owner Edite Alves. What 2016 holds for Self Builders WITH the UK housing market booming and the lack of housing stock serving to push demand higher and higher – 2016 could be the perfect time to pursue a self-build project. Steve Mansour, Group CEO of structural defects insurers CRL, talks us through his predictions for the factors that will influence the self-build market in 2016.

THE UK housing market has grown exponentially in 2016, with prices rising by over £20,000 in the past year alone. Average residential property costs have risen to an all-time high and things show no sign of slowing down. One of the main drivers of this trend is the disparity between demand and supply, with Halifax predicting a further increase of between four and six per cent in 2016. On average, UK house prices look expensive compared to incomes but valuations are supported by the low levels of property for sale, low levels of housebuilding, and exceptionally low interest rates,” said Halifax housing economist Martin Ellis. A slight cooling in December has done nothing to dent the trend, with seasonal variations expected over the festive period. Commenting on the meteoric rise, Rightmove Director Miles Shipside branded December 2015 the best post-recession performance for the month to date. “Despite the shortage of suitable stock in many parts of the market, demand for housing is on the up,” he said. “Although the average price of property coming to market is already up by a hefty 7.4 per cent compared to a year ago, Rightmove forecasts that prices will reach and breach new records next year.” The trend is supported by data from the Office for National Statistics, whose most recent findings indicate that the pace of growth is accelerating.Government support In an effort to tackle the growing housing deficit, the government has looked to self-build and renovation as a way to sidestep the lack of supply. And with government initiatives like Right to Build aiming to bolster the amount of plots available throughout the country, the future looks especially bright for self-builders, particularly at a time when many trying to climb the property ladder are struggling. In essence, this initiative has supplied a range of councils with funding in order to identify plots for self-build in their locality, as well as keeping a register of prospective self-builders. Similarly, recent changes to Permitted Development Rights could also be a boon to self-builders in 2016. Policymakers have opted to extend legislation that enables builders to forgo some of the planningrelated red tape when converting former commercial premises to residential properties. This has the potential to be of particular use to self-builders looking to renovate former commercial buildings in village or rural locations, although planning regulations still apply to any major changes to the property’s exterior. “Home ownership is held up as the ultimate aspiration, but just imagine stepping over the doorstep of a home you’ve designed for yourself. There are over 6 million of us with a dream of building our own home. Our £150 million budget boost to self-builders will turn your vision into bricks and mortar,” said Secretary of State for Communities and Local Government Eric Pickles during National Custom and Self Build Week. Pickles further demonstrated the government’s emphasis on the self-build sector by exempting self-builders from both Section 106 affordable housing contributions and the Community Infrastructure Levy – a tax paid when builders secure planning permission for a property.

Don’t forget the insurance Self-build projects can take a number of forms and route you take will define the types of cover you’ll need in place. Structural Insurance policies for residential properties will indemnify you against any defect in the design, workmanship, materials or components of a property within the 10 year cover period. Cover begins on the day of completion of construction of the property. UK mortgage lenders require structural defects insurance from a recognised provider before they release funds for a property purchase, both when the property is brand new and if it’s less than 10 years old. Recent projects include the spectacular 5-star Hotel Gotham in Manchester, for which Marflow supplied bespoke products from the St James Collection to reflect the Art-Deco design-theme throughout the venue. The individually designed bathrooms including the Sanctrum suite feature the St James Collection wall mounted toilet pans with soft-closing seat, inset wash basins, a range of complementary accessories and basin mixer taps with fine English porcelain London levers. This allowed the creation of a coordinated and tailor-made traditional bathroom in alignment with the uniqueness of Hotel Gotham’s design. In addition, the St James Collection traditional shower valves with overhead shower kit, including a luxurious 12” showerhead for a rainfall showering experience are also present in the hotels bathrooms. All the fine English porcelain levers, basins and showers fitted at Hotel Gotham were personalised to include the hotels branding. Door Entry... ...in a day! The Telguard range of telephone and GSM based intercom systems are suitable for new build or retro fit. Telguard is a British company and we design, develop and manufacture here in the UK.
The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The only other requirement is for local power and the intercom can be installed. Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile. The telephone numbers of the apartments/houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use. A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call. If the call recipient is on the phone when the call from the intercom is made the call will be seen on the telephone display and the user is able to hold their call and deal with an access request. Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance. The Telguard system is not only quick to install compared with hardwired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a

mobile phone to be called for access requests. We are able to provide systems with backlit keypads and buttons, integrated proximity access and video. The video picture can go to a dedicated monitor or into the communal TV aerial for viewing on any television in the premise. Our GSM 3g video system will send pictures to your mobile phone. Telguard provides great flexibility where users are elderly or infirm as they don’t have to get up from where they are sitting to answer an access call as they will have their telephone or mobile phone by their side. They will also be able to hear the call clearly. DDA systems are available with large halo illuminated Braille buttons with big letter, easy to read displays and audio and visual call progress indication. Bespoke applications are also undertaken making it possible to provide almost any style or shape of system. It may be that we have to provide a system to replace an existing installation so we are able to manufacture our panel to fit the aperture of an old, non functional system. We are able to manufacture systems in different finishes and colour schemes, we powder coat stainless steel so as to not impact on the vandal resistance of the panel. As advances in technology arrive in to the public domain, we are always in a position to make the most of these advances thanks to our inhouse development team. We are also able to engineer modifications to software and hardware should a specific requirement be requested. Our systems carry a 2 year return to manufacturer warranty which can also be extended, and our Technical Department provides installers with the very best in support.

Glazing Vision brief was to transform an aging 1950’s bungalow into a modern contemporary dwelling,
Viewed from the street the building has been modernized but remains quite restrained, mixing rendered finishes with painted brickwork to connect parts of the original building with the new. Echoes of the original bungalow can be found within the street-facing windows that maintain their original proportions, coupled with nods to the local vernacular by using a traditional roof finish in reclaimed slate. Glazing Vision’s large modular Flushglaze rooflight is placed within the heart of the house, through a fissure reaching almost three stories high in the main entrance. The rooflight forms a central focal point in the building and is used to harness natural daylight on both floors, transforming the interior space and continuing the buildings dialogue with the surrounding landscape. One important design aspect was the frameless appearance of the rooflight itself; due to its scale the specification of the glass would have been increased to a point where it compromised the budget. Therefore an alternative approach was to split the rooflight into equal sections. Normally this can be achieved with the use of aluminium back-to-back angles, serving as a structural support underneath the joining sections of glass. However in this case the glass fins were used to maximise the minimalist appearance and capture the maximum amount of daylight. The glass fin comprises of two heat-soak tested toughened sections of glass, with a laminated interlayer which provides structural support as well as an interesting architectural feature. It is secured to the interior opening by stainless steel fixings, which were left exposed in keeping with the contemporary aesthetic. The clients’ profession didn’t just influence the project from a creative perspective but also on a sustainable level. The plans managed to maintain 80% of the original structure, with materials being sought from reclaimed sources wherever possible and new elements being designed to far exceed current building regulations. By recognizing the importance of creating a home that satisfied every aspect of the clients’ needs, CE+C Architects were able to create something unusual, a home where the clients’ pride and passion for her work resonated within every aspect of the project build; from the carefully positioned lighting through to the individual hideaways and media rooms. We were asked by a firm of architects to be involved in the development of a new home for the last remaining Severn Trow – The Spry. A completely new building was being designed that would give the visitors a close up and personal view of the river boat. The lift needed to fit in with the overall theme and not be a distraction. It was decided to have as much glass on the lift as possible in order to let light pass through and give the visitors a clear view of the exhibit. We arranged our MC2000 platform lift with a glazed shaft and an open adjacent door arrangement. We are proud to be part of the team that has helped share this wonderful boat with the public.
We were approached by a leading lift consultancy company to look at an old platform lift on the site to see whether we could provide a replacement that would fit within the existing footprint. After visiting the site, we identified that our MC2000 platform lift would fit the existing space with some minor building works at the thresholds. The lift has a footprint of 1250mm x 1560mm and provides a fully compliant Part M platform. The client wanted to keep the look of the previous platform lift and so the MC2000 was fitted with 1m high glass panels and exclusive oak panels on the platform console. This gives a more exclusive feel with a contemporary look. The lift is also fitted with automatic door openers for ease of use and an auto dialer for emergency communication.
