Hybrid Electric Heating solutions for the changing Market

Hybrid Electric Heating Solutio With the introduction of LOT20 which came into force on the 1st of January 2018 all EHC Electric Heaters now benefit from our DSR Technology which meets the requirements of the new Regulation and minimum seasonal space heating energy efficiency. he DSR Controller offers Time & Temperature Control, Open Window/Door recognition and Geo-Location features. It can be controlled manually or alternatively when connected to the EHC Smart Gateway they can also be controlled remotely via a Smart Phone and Amazon Alexa.

T

At EHC we have seen changes in the demands of Specifiers looking for solutions that meet their specification criteria and budgets. As the DSR Controller is common to all our Heaters we can offer Hybrid Electric Heating solutions with our traditional Products in the Living areas and affordable Products in the Bedrooms etc. To compliment the Range EHC have now launched the DSR Solaris and Edge Electric Heaters which are available in 500, 1000. 1500 and 2000watt outputs.

The DSR Solaris is a modern, slim, stylish and carefully sized Convector Heater that has been designed with a gentle curved front and front air outlet that will enhance any room within the home whilst providing a quick and responsive heating experience. The heat source is provided by high quality elements located at the base of the Heater and within the refractory ceramic blocks which also generate high thermal inertia for a fast response and added comfort. The DSR Edge is an Aluminium Convector Heater which has been designed with a gentle curved profile on each side of the Heater. It is manufactured using high grade 100% recyclable Aluminium. It produces heat on demand and with the modular construction of the Heater it cycles airflow and emits heat throughout the room. The Controller is located on the top of

the Heater for ease of access and has a protection cover. The ceramic blocks retain heat for longer than either water or oil based Heaters. The whole surface area of the Heater benefits from this technology for an enhanced heating experience whilst the ceramic blocks provide partial storage and heat retention of the energy used. Ceramic Heaters are also easier to recycle, making them an altogether greener heating solution. EHC have released a new Electric Radiator Brochure which showcases all the available Products within the Range. pleased to have secured places on each framework.” The Westworks Procurement Development and Construction DPS is available for use by all Westworks and Efficiency East Midlands (EEM) members as part of the Collaboration arrangement between several like-minded procurement consortia. Woodhead Group has been part of EEM for seven years – during this time, the company has delivered or is on site with more than £50m of projects, and is set to complete its 500th home secured through the framework in 2019. Blue Skies Contractor framework is run by the Blue Skies Consortium, which is a collection of housing associations. It aims to deliver primarily affordable housing residential developments for the different associations.

Woodhead Group has previously delivered a number of challenging projects through the framework, including the multi award winning Cross Street Eco Town Development for Longhurst Group and a programme of complex infill sites for Spire Homes, which received three National Considerate Constructors Awards. The Pagabo framework simplifies public sector procurement, making it quicker, simpler and more effective. Woodhead Group is one of 46 national and regional contractors appointed to the Pagabo framework. Tom added: “These frameworks act as a strong trust signal for councils and housing associations that are looking to work with us, and is a real testament to the high standard of work we deliver and our commitment to deliver real social value to local communities.”

Peter Barber Architects reinterprets Victorian back-to-back housing in London Peter Barber Architects has arranged a block of 26 shared-ownership homes around a central courtyard in Stratford, London. The block on McGrath Road for the London Borough of Newham, is a reinterpretation of the Victorian back-to-back housing typology popular in England’s rapidly expanding industrial cities during the early 20th century. Peter Barber Architects’ housing at McGrath Road seeks to utilise the density provided by back-to-backs, which were were squeezed in tightly, with single-aspect spaces, no gardens and few windows, but vastly improve the standard of both indoor and outdoor space. “In my view the type had a great many benefits,” explained director Peter Barber. “They were cheap to build and therefore relatively inexpensive to rent, and were arranged along streets and in courts which assisted in creating the potential for neighbourliness.” Only the western block uses a back-to-back plan, with units arranged symmetrically against one another but stacked to allow for dual-aspect openings. Opposite, the slimmer eastern block consists of a single run of homes, and together the two blocks surround a central planted courtyard.

“I am fascinated by the relationship between people’s houses and the street.”, said Barber. “Our deep frontages are there so that if people feel like it they can do stuff at the pavement edge: lock their bike up, stick some flowers out, find a spot to sit out or have a barbecue.”

The notched roofline of the block articulates individual homes, and provides each with a small roof terrace. “They mean the building heights are 3.5 storeys and 2.5 storeys, which felt about right in relation to our neighbours, the street, and the central square”, explained Barber. Two of the elevations’ arches form entrances into the courtyard, where facades have been given the same treatment of recessed arches, with balconies above overlooking the central space. “Our central square feels a bit European but is also reminiscent of courts in medieval London and in some early 19th century worker housing”, said Barber.

Blue Skies Contractor framework is run by the Blue Skies Consortium, which is a collection of housing associations. Through augmented reality technology, the new feature on the namesake studio’s Trace app sets a new baseline for understanding and decision making. entally inserting oneself into a floor plan can come as second nature for architects, but the exercise can be a bit abstract for others. In the past, designers have employed physical models and even tape or rope on floors to help clients experience a space, understand scale, and envision adjacencies. Nowadays, virtual reality (VR) and augmented reality (AR) technologies can bridge the gap in spatial understanding sans the hours spent in the modeling lab or ripping up kinked-again tape. But VR and AR software can also be complex or inaccessible, as can be the headsets and gear with which to view VR and AR models. With an assist from Apple’s ARKit 2 release, the seven-person team at New York–based designers and software developer Morpholio announced today the release of AR SketchWalk, a feature in its increasingly capable app Morpholio Trace (iOS 12, $19.99 per year for the requisite TracePro subscription). The new tool can create near-instantaneous AR experiences using any floor plan, sketch, or diagram created in a file format compatible with Trace, such as an imported PDF or a Trace-native drawing.

M

Morpholio co-founder Toru Hasegawa tells ARCHITECT that AR SketchWalk combines the floor plan’s simplicity and ease of iterating with the innate spatial understanding of the real world. The overlay of a virtual floor plan onto a user’s physical surroundings “is like a new viewport of layered information,” he says. “The beauty of [floor plans’] 2D abstraction is that you’re cutting away distractions to solve problems” and communicate ideas. AR SketchWalk, he continues, allows architects and clients to identify and “solve these problems as quickly and efficiently as possible”—in 3D. To utilize AR SketchWalk, designers tap their desired starting point, or target, on a floor plan opened in Trace’s work area. Users are prompted to set a scale with a known measurement, such as a door opening, and register a reference plane—a floor for navigating floor plans, or a wall in the case of previewing art installations. With their device before them, users are then ready to walk and experience the floor plan in scale, complete with the real-world views out. For extra delineation, virtual walls can rise into place from the floor plan via a 3D slider. To gain a better sense of communicability and interactivity within an environment, a user can deploy a multiplayer feature where the host device can detect, via Bluetooth, nearby iPhones and iPads with Trace installed.

Technical Textiles For Building And Construction Any standing structure has to bear a tremendous amount of stress because that’s how gravity works. This gives rise to a fierce competition among researchers and construction firms to collectively step towards alternatives that are not only more durable but also account for increased efficiency. If the material used to construct your house enables you to save some bucks on the electricity bill, it seems like a no-brainer to adopt such building materials. This article focuses on technical textiles and reasons that pave the way for their impeccable success in the manufacturing industry. Plenty of natural light Buildings utilising textile materials in rooftop construction or walls don’t end up becoming dull unlike those built with opaque building materials. The translucency of fabric allows you to carry out your activities in the room without having to need artificial lighting as these fabrics let most of the natural light pass through them. Along with saving energy bill on illuminating the room, cost of cooling and heating equipment can also be checked as these materials tend to do a fair job in regulating the temperature. Apart from benefitting on the monetary front, you will also observe a hike in productivity as you begin to work under natural lighting conditions.

several protective coatings that further aim to curb the impact of harmful UV rays to make the most out of your building. Speeds up the construction Textile building materials allow fast construction, thus enabling you to build the structure in relatively lesser time than it would take with traditional counterparts. These materials come with improved durability along with taking considerably fewer manhours to finish the project. You can achieve the desired strength of the structure without having to delay the time it takes to construct the site when suitable fabric materials are chosen. Takeaway: Advancement in building technology is undoubtedly going to benefit construction companies who can stand various structures in relatively lesser time. However, it is the customer who takes the most significant advantages of improved methods and new materials to maximise the efficiency of any construction project. Any construction company has detailed information regarding the bestsuited textile materials for the facility you are planning to work upon.

Go well with dynamic plans Various reconfigurations can also be required in some instances and making changes in structures employing traditional building materials not only takes more time but also leaves you with a yard full of junk. Textile materials, on the other hand, provide you with unmatched flexibility that comes handy when you need to bring any modification in the already constructed site. The ability to be reconfigured easily makes these materials suitable for changing requirements. Easily portable Use of textile material is also convenient for the structures that need to be shifted along with being built for a relatively lesser time. This way you don’t have to take down the entire facility in order to again construct from scratch as you can simply relocate the structure and set up at the desired location. Moreover, it isn’t practically feasible to transfer a site that has a substantially enormous weight because of utilising materials like wood, steel or concrete. Fabric materials render versatility to the construction that lets you save on costs that arise during relocation.

MEDITE TRICOYA EXTREME and MEDITE MR used to remodel private residence in opulent art deco style A luxury home in the prestigious South Kensington district of London has been completely refitted with none other than MEDITE TRICOYA EXTREME (MTX) and MEDITE MR MDF. The opulent interiors of the large town house were designed and created especially for the project by Infinitus Bespoke Interiors, to meet the desires of the client for a completely art deco inspired home. The design brief demanded each room reflect the demure decadence of the 1930s and 40s, and bring a unique character to every space. The brief defined the bedrooms and bathrooms be refitted to incorporate smooth, clean lines, high gloss surfaces, mirror cladding and ambient lighting, while the installation of a bar and cinema room further reflect a taste for extravagance. Although MDF may not traditionally be first thought of when tasked with redesigning a luxury home, Infinitus Bespoke Interiors specified the panels as the best for the project, based on extensive previous work with the products. Andrew Fishwick, director at Infinitus Bespoke Interiors explained: “The original brief was ambitious to say the least, but over the course of the project, working very much hand in hand with the client, it was well and truly surpassed. “We decided on MEDITE MR and MTX as they by far offered the best solution, to be able to achieve a polished, authentic art deco look. About 110 sheets of MEDITE MR were used throughout the house not only to clad the bar structure and create the iconic art deco shapes in each room, but as backing for other features such as the mirror cladding. “In the bathrooms and anywhere it was likely that the fittings would be in contact with water, we used MTX to ensure the longevity of the installation. We used about 10 sheets of MTX across these areas. Although it may be that the client will want to update her bathroom in the future, it’s not every

•8•

day that you can guarantee MDF for up to 50 years, even in contact with water. MTX enabled us to do this with confidence.” Aside from their abilities to resist humidity and moisture, MEDITE MR and MTX were chosen for their smooth and consistent qualities, making them perfect for machining into the bespoke shapes required by CNC router. “We needed a material with no grain structure to be able to achieve a perfectly smooth, seamless finish. This was especially important for the curved shapes featured in the bar and for the bathroom ceiling design, which features tightly curved, egg shaped cladding that is backlit for effect,” explained Andrew. MTX was created as a sustainably produced MDF panel with durability and dimensional stability in mind. It is guaranteed for up to 50 years above ground, and provides architects and designers with an entirely new construction material, for design flexibility and endless opportunities for creativity. As acetylated MDF, MTX can be used in applications where normal MDF panels cannot, and still retains all the design, fixing, and machining flexibility of regular medium density fibreboards. MEDITE MR is a moisture resistant MDF panel designed for use in indoor humid conditions such as kitchen or bathroom installations or furniture, and is a perfect substitute for softwoods or hardwoods where more machining flexibility is needed. Andrew concluded: “As this was an extensive, lengthy project, it was also beneficial for us and the client to use MTX and MEDITE MR as it saved us a lot of time which would have otherwise been spent plaining timber. Instead, many of the decorative pieces left our workshop completely finished and ready for installation.

“To look at the house now, it’s hard to believe it’s the same one we started work on, the transformation is so complete.” A family run company, Infinitus Bespoke Interiors specialises in second fit installations and handles design, creation and installation for residential and commercial projects. Rinnai Trio of Low Nox, One-Person Lift, High-Performance Continuous Flow Hot Water Heating For All Applications Rinnai’s Infinity range of 11i,17i &17e ErP A-rated continuous flow gas fired water heaters are specifically designed for low NOx domestic/light commercial use and guarantee the highest efficiencies and lowest running costs at consistently accurate temperatures 24/7 compared with any other method of hot water delivery.

T

he Rinnai Infinity range of continuous flow – sometimes referred to as ‘multi-point’ - water heating units are being specified and installed for domestic/residential sites including: cafes, pubs, restaurants, offices, shops, hairdressers, commercial units, caravan parks and leisure facilities as installers and end users become increasingly aware of their energy saving benefits. The increase in uptake is because Rinnai’s low NOx continuous flow heater systems are proven to be more energy efficient than storage systems and as such are becoming the experts’ preferred method of hot water provision. The word is out that the Rinnai units easily cater for projects that need high volumes of water at intermittent times of day delivered at accurate temperatures to ensure user comfort and safety. They are also easy to operate and simple to install and maintain. Plus, they are all low NOx satisfying the Eco-design regulation. Rinnai’s Infinity 17i unit, for example, eliminates fluctuations in water temperature, so, no more cold showers or scalding hot baths – the water temperature you set is the water temperature you get. So, if somebody is happily showering at 42°C and a tap

•14•

is turned on to draw a bath elsewhere in the property, the temperature does not vary, and there is no chance of either user running out of hot water. The Rinnai Infinity 17i interior model measures 675 x 370 x 139mm and weighs in at just 18kg. The room sealed unit has a temperature range of 35°C to 60°C with direct electronic ignition. Gas consumption ranges between 4.7kW34.9kW for Natural Gas and 4.9kW-36.8kW when using LPG. Hot water delivery flow is an impressive 16ltr max flow and 2.4 ltr/min minimum flow. Nominal operation pressure is 1-7 bar and it uses a 230V AC 50Hz 1ph power supply with an electrical consumption of 68W. Meanwhile, where an external installation is required, the Rinnai Infinity 17e external continuous flow water heater offers greater flexibility at the design stage and delivers a viable solution where flue runs are problematic or internal space is not available. Capable of flow rates reaching 510 litres per hour at a 50°C rise, the 17e is suitable for multiple applications and can be specified for use with Natural Gas or propane. The 17e has full frost protection and is available with a range of external ancillary items, including pipe cover box – and security cage where necessary.

The Infinity 11i interior unit differs from the 17i as it weighs 2kg less at 16kg and consumes 6.10kW - 21.60kW of Natural Gas. Under the ACOP L8 (Legionella guidelines), continuous flow water heaters are favoured as the units are normally positioned close to the outlets, in restaurants for

example, where the system turnover is frequent and store volumes are small meaning legionella risk is minimal. All three models are available ex-stock in either natural gas or LPG.

aterproofing structures offers protection to structural components, buildings, and installations from the penetration of water; it reduces risk and will prolong the life time of the structure. However, some below ground construction projects require protection from both water ingress and gas contamination. It’s now possible to produce a waterproofing design which incorporates both a waterproof and gas proof protection system, however these types of projects require a different strategy and methodology as to what would be classed as a typical waterproofing design. Both BS8102:2009 and BS8485:20015+A1:2019 are intertwined. Basements and below ground structures which need to be watertight and gas proof are not anymore complex to design but require further considerations at the design phase and throughout the project. The object of structural waterproofing is to protect a structure for its lifetime from water ingress. The object of ground gas protection is to prevent a build-up of gasses against a structure.

When it all goes wrong Gorebridge, a town just south of Edinburgh has recently hit the headlines all for the wrong reasons. Midlothian council developed a former mining area for 64 new homes. The council had taken all appropriate measures to ensure there would be no ground gas contamination in these homes. The council engaged with architects, principal engineers, contaminated land specialists, structural engineers and ground investigation engineers. What could go wrong? Seemingly there was no gas proof membrane incorporated in the floor slab construction. It wasn’t specified. 22 residents of the 64 homes complained of dry coughs, dizziness, headaches and anxiety. Six ended up in hospital and a £12m legal battle commenced - who was to blame for this error. The Gorebridge incident could be an exceptional event or ground gas contamination may be a more widespread issue yet to be detected.

•16•

Encouraging Good Practices in Structural Waterproofing and Ground Gas Protection Kevin Dodds, Director at Delta Membrane System Limited, explores the complexities and challenges on structural waterproofing projects which also require ground gas protection. Combining Waterproofing Design with Ground Gas Protection

been given a Characteristic Situation Score. The Characteristic Situation Score is defined according to how severe the gas flow from the ground is.

Innovations within the waterproofing sector have seen the introduction of Ground Gas Protection Systems, which are capable of offering both gas protection and waterproof solution.

All sites which have been characterised with a gas situation score will require a gas protection system and where identified a waterproof protection barrier.

A Waterproofing Design Specialist will be able to interpret the requirements of BS8102:2009 and BS8485:2015:A1:2019 to produce a waterproofing design which incorporates both a waterproof and gas proof protection system.

Methods of Gas Protection

Characteristic Situation Score and Hazard Assessment

Gas protection is a technical solution to prevent or to control gas penetration into properties. The control of gas migration is normally achieved by blocking the pathway or removing the source of the gas generation. There are several methods available to achieve the protection to existing/new build properties.

If a site has been identified with a gas or hydrocarbon contamination it will have

Gas protection measures available to achieve the minimum points score

requires a combination of two or more of the following protection measures be used: • The Structural Barrier • Ventilation Measures • Gas Resistant Membrane

Methods of Structural Waterproofing There are 3 Types of waterproofing methods. These are defined as: Type A Tanked or Barrier Protection. Cementitious or bitumen-based products applied internally, externally or sandwiched within the structure. Type B Structurally Integral Protection. Reinforced or prestressed concrete designed through composite and integrated details such as water bars to be water resistant. Type C Drained Protection. Cavity Drainage Systems which allow for water ingress but in a controlled fashion. Evaluation of groundwater conditions, risk assessment and options for drainage outside the structure should always be considered.

atmosphere at levels as low as 5% and exposed to a source of ignition. Methane is formed where there is below ground degradation of organic substances e.g. landfill sites, sewage treatment areas, mining operations and peat bogs. Methane can migrate through subsoil and through cracks and fissures into buildings and structures. A build-up of methane to hazardous levels will cause harm to health and compromise safety.

• Carbon Dioxide Carbon Dioxide is an odourless and colourless toxic gas. In high concentrations can result in asphyxiation. The gas is formed by the oxidation of carbon compounds such as that which occurs in landfill sites. When Carbon Dioxide levels reach a concentration of 3%, symptoms of headaches and shortness of breath will occur, becoming severe at 5% between 7-10% will cause suffocation.

• Radon Radon occurs naturally in the environment, this radioactive gas is, colourless, odourless and tasteless. Radon can migrate into any building that is built over a source. If it accumulates in a building, it increases the risk of lung cancer for occupants. Radon is the cause of 15% of lung cancers worldwide (World Health Organisation ‘WHO’ 2009).

The Dangers of Ground Gases • Hydrocarbons Hydrocarbons derive from the petrol chemistry industry and are highly toxic. Most Hydrocarbons have the potential to cause cancer.

• Methane An odourless flammable gas that is explosive when released into the

• Volatile Organic Compounds (VOCs) Volatile Organic Compounds (VOCs) are organic compounds that easily volatise under normal atmospheric conditions/ environments to become vapours or gases. Along with carbon, they contain elements such as hydrogen, oxygen, fluorine, chlorine, bromine, sulphur or nitrogen. Typical VOCs encountered on brownfield and industrial sites include: Petroleum, benzene, toluene, butylbenzenes, chlorinated ethenes, Nitrogen, sulphur

and tetrahydrofuran. VOCs in the air react with oxides of nitrogen in the presence of sunlight to form ozone.

Structural Warranty Provider Requirements Structural Warranty Providers such as NHBC stipulate that it is a mandatory requirement that a CSSW qualified Waterproofing Designer is involved in the waterproofing design process and other warranty providers such as Premier Guarantees and LABC are following suit.

How do you find a Waterproofing Design Specialist? The Property Care Association has devised a Register which provides a central point for individuals with the relevant waterproofing design skills. The PCA register allows developers, architects, builders etc to quickly locate vetted and approved Waterproofing Design Specialists who can assist in the design and planning of underground waterproofing. A Waterproofing Design Specialist will work with architects, surveyors, contractors and engineers alike to provide a design service which complies with BS8102:2009 and BS8485:2015+A1:2019 and offers detail to design. The ability to easily identify and engage a Waterproofing Design Specialist will allow a design team to conform to the recommendation set out in BS8102:2009 and BS8485:2015+A1:2019.

Heating, Ventilation & Energy Efficiency

New Dwellings, Hitcham on site of old garage Gaia’s customer on this project was M & S Contractors of Ipswich, who specialise in carpentry and joinery and are established as one of the largest contractors in the South Eastern region of the UK.

H

aving worked on many projects from Retail, Hotel, Local Authority this New Build residential was completed mid 2018.

The new 4 bedroomed properties built in Hitcham, Suffolk now stand on the former site of a garage in a central village location. Both properties have been finished to a high standard and the ground floors are warmed by our wet underfloor heating solution. 124m² of pipe was installed into a screed finish across both homes, the pipe work was clipped directly into insulation, once the pipe work had been pressure tested, it was covered with a sand cement screed. The system featured separate pipe runs to each room ‘zone’. This provides the home owner the opportunity to control the temperature and timing of each zone to suit their needs. For example, the living room may need to be warm throughout the evening while the dining room and utility only as required. The system is controlled by dial thermostats and timer clocks, enabling the owners to programme the heating to maximise efficiency. Concealed within the floor, underfloor heating does not impact on the interior design of the house leaving the walls free of unsightly radiators. It distributes an even heat throughout the room/space, meaning no cold spots, making for a very comfortable living environment. The installation was completed in 2 days ensuring the project remained on track. For further information, please contact Gaia on 01359 242 400 or visit www.gaia.co.uk.

Heating

The Chilterns, Haddenham Gaia worked with Hobbs Heating & Plumbing delivering their wet underfloor heating to one of the latest developments for Rectory Homes in Haddenham, Bucks. he site comprises of 3, 4 and 5 bedroomed homes with a mix of semi-detached and detached homes, with only 2 homes left for sale from the 40 built. Haddenham is a desirable village in rural Buckinghamshire with good transport links to London (35 minutes on the Chiltern Line to Marylebone).

T

Installing underfloor heating during the new-build stage is easier than on a refurbishment project. The system works within the complete floor structure, and with new-build properties is more efficient with better heat outputs from the system and insulation. Gaia installed their wet into screed system with the Danfoss WT-T thermostats into 27 plots on the development. This is an all room thermostat controlling the room temperature in accordance with the temperature desired by the home owner,

providing optimal energy savings while upholding optimal thermal comfort in the room. Account Manager Matthew Janney who oversaw the project for Gaia said “Rectory Homes are always a pleasure to work with, and it was fantastic to assist them on another great development. Gaia offer

a full in house service, enabling us to work with Rectory from the early design stage, seamlessly carrying through to the Plumbing & Heating contractor for final installation”. For further information, please contact Gaia on 01359 242 400 or visit www.gaia.co.uk.

Out with the old and in with the new By Danny Hanlon, UK COO, Granite & TREND Transformations

With summer approaching, homeowners are starting to think about making those changes around the home that have been niggling away during the winter. Big decisions like a kitchen or bathroom makeover are normally tempered with thoughts of disruption, debris, dirt and inconvenience. They can now have a kitchen makeover in a day which will also save all the hassle, time and general chaos that a traditional kitchen refit brings.

C

hoosing a company that specialises in kitchen and bathroom makeovers will ensure the traditional stress of demolition is avoided. People who like the layout of their current set up but want a totally new look can opt for a more environmentally-friendly and sustainable choice by repurposing the existing layout by remodelling with new worktops that fit over the existing surface and replacing all the cupboard and cabinet doors with one of the many fresh new designs and choices available. One of the major reasons people put off upgrading their kitchen or bathroom is knowing that there will be several days or even weeks where their life is turned upside down while a team of fitters and gas and electricity specialists sets about gutting what could be a fully functioning kitchen. The disturbance to everyday life seems endless.

•22•

Quartz, porcelain, granite, recycled glass and mosaic surfaces can totally transform a tired kitchen and be totally useable the following day. This can be achieved while retaining the existing skeletal structure of the original cabinet frames underneath. Unique products are now available that are durable and hardwearing with the same quality, look and feel of traditional heavy Quartz but are, in fact, only a few millimetres thick. These worktops fit over the existing surface like a glove, giving a stunning new surface that is comparable to its heavier counterpart. This isn’t a flimsy skin; it is as tough as a full replacement worktop with additional benefits. Stain, scratch and heat-resistant, they also contain a special sealing formula that prevents the need for any sort of maintenance or resealing in the future, unlike traditional quartz and marble which needs an ongoing maintenance programme to keep the surfaces sealed and protected. The thinner lighter tops also consume less raw

materials and leave less of a carbon footprint from a logistical point, as transporting the tops has a much-reduced load, meaning less fuel is burnt in the transportation process. Repurposing an existing kitchen framework is also landfill-friendly and a sustainable use of units that are perfectly functional. The addition of new doors along with a new worktop that fits over the existing surface will transform your kitchen in as little a day. In the 21st century, companies need to make a commitment to implementing real-world processes that protect and preserve the planet’s resources. Key to ecological direction is the belief that great style and beauty does not have to be sacrificed in the pursuit of corporate responsibility. Innovative worktops and surfaces, such as those in the Origina™ portfolio, require less raw material and incorporate both geological spoil, recycled glass

and recycled porcelain from bathroom products that would otherwise be sent to landfill. Continuous development of new product lines has set industry benchmarks for the use of recycled content in products with some tiles and worktops reaching levels as high as 72%. So, for the customer who wants a bespoke product with sleek design and a show-home finish, fitted quickly, with substantially less waste and disruption, while reducing the stresses on the environment; remodelling a kitchen seems the obvious answer. New for 2019! JIS Europe introduces the “Black Edition” Range of Stainless Steel Towel Rails. In answer to the current market demand for matt black finish towel rails, we have decided to introduce the Black Edition by JIS Europe. What stands the Black Edition Towel Rail apart from the competition is that it is, as always, manufactured from 100% stainless steel.

In order to maintain the ethical sustainability of all of our products across the range, we chose to powder coat the stainless steel.

The rail is then powder coated matt black.

Powder coating is highly protective of the environment, it contains no solvents and emits negligible, if any, polluting VOCs into the atmosphere.

As the rail is manufactured from stainless steel rather than the standard, more common mild steel, the rail will not rust, flake or corrode. It can be used in all systems including open. Stainless steel is the durable, sustainable choice, manufactured from over 90% recycled material and 100% recyclable in itself.

Powder coating is a clean process, allowing exhaust air from the coating booth to be returned to the plant. Powder overspray can be retrieved and reused and there is no costly waste disposal equipment as unused powder can be reclaimed and returned to a hopper.

The Brio Style Council Options for Architects DAVE NEWTON OF BRIO LOOKS AT DEVELOPMENTS AND TRENDS IN EXTERIOR AND INTERIOR DOOR OPENINGS

With such a high demand for internal and external bifolding and straight sliding doors in both domestic and commercial settings many architects are continually challenging themselves to come up with designs that are getting ever closer to the ‘cutting edge’.

A

ccording to David Newton, General Manager at Brio UK, that means manufacturers of sliding and bi-folding door architectural hardware need to keep pace, if not outstrip, the architect’s need for creating innovative product that can transform anything they design on paper into reality. Newton explains: “At one end of the scale there is a call for glass doors with ceiling inset runners that that give the appearance of the door floating elegantly in the space – creating a physical yet ephemeral acoustic barrier – while at the other end there is demand for a rustic, even industrial, robustness that makes a feature out of fixings on barn-like partitions, where they actually become an integral part of the design. And, of course there is

•28•

The creation of Zero Clearance Glass by Brio was in response to a need for recessed ceiling fittings for ‘floating’ glass doors and it’s not just top and bottom gear that needs to be innovative and fit for purpose. Locking mechanisms and hinges are all part of the complete package and they have to be top standard too. Brio never stops innovating. For example, the 286 Dual Point Lock for Weatherfold 4s with timber or aluminium panels has been developed as an optional for alternative to using flush bolts on panels. Aesthetically it’s better on the eye, as well as being easier to operate, as there is no bending down or reaching up to lock or unlocks the door which is the downside of flush bolts. This makes it very friendly with regards to disabled access. At the end of the day, door hardware needs to be aesthetically pleasing, durable and reasonably priced. Architects and specifiers will always demand products that tick many boxes – visual appearance is important, as well as durability of the product but in the main they will be looking for a product that looks good, and, can also offer years of trouble-free use. This is true whatever the material they are made from.

still a need for sliding and bi-folding doors of wood, aluminium and composite materials, with or without glass, that make the most of the available light while offering variety in how the space is used.” Basically, the options open to architects when designing doors and windows are wood, steel/ aluminium, composite and glass – or a combination of those. But what architectural hardware is best suited to the job of moving the finished product? According to Newton this is where a good working partnership with a quality solution provider really pays off for architects. A leading architectural hardware manufacturer with a large range of fixings for all types of door creates a whole world of choice, and one that goes the extra mile for customers, takes on specification for them and is prepared to be flexible makes things a whole lot easier too.

Architects need a manufacturer partner which will ensure the correct architectural hardware is supplied. We work in partnership with the marketplace and are dedicated to producing bespoke, made to measure quality products. He cites a project undertaken by a joinery firm commissioned to make sliding doors for a leisure centre according to the architect’s specifications and deliver the wood, facias and trim to site for the contractor’s joiners to assemble there. The area taken up by the sliding doors exceeded 13 metres and bought in 10 x 1in boards and laminated them together to make each 63mm door. They made their own oak laminate because, although there is ready laminated product, it is only 3-4ft in length, which was no good for that project. The doors were supplied to site with Brio Stainless Steel Timberoll sliding door gear teamed with Timberoll Brass tracks. This was the ideal combination for the area and the doors work beautifully, gliding effortlessly with just a fingertip push.

Brio is a global company focused on bringing adventurous ideas to life, converting the conceptual thoughts of our customers into exciting reality. I sincerely believe the Brio range of quality, well designed product combined with expert technical resources makes us a world leader in design and quality. Fire Safety

DHF, Secured by Design and the Fire Industry Association release joint publication on fire safety In an unprecedented collaboration within the fire and security industry, three not-for-profit organisations with expertise in fire and security doorsets have combined their knowledge to offer guidance on a newly-published document on flat entrance doorsets. The joint publication: A Guide for Selecting Flat Entrance Doorsets; A publication for housing associations, landlords, building owners and local authorities in England, relates to new doorsets and is the product of DHF (Door & Hardware Federation), Secured by Design (SBD) and the Fire Industry Association (FIA). The publication brings together the best collaborative advice available from the industry in one straightforward document to highlight the fundamental issues of fire safety and security for those selecting fire doorsets. Importantly, the publication makes the point that there is no conflict between fire and security with Building Regulations ADB (fire) and ADQ (security) carrying equal weight with neither taking precedence over the other. It explains why only factory produced doorsets can meet both ADB and ADQ. Specifiers can have confidence in using the publication as an authoritative source of information as they are guided through the complexities of an extremely important area of Building Regulations to help them make informed choices. The publication, which can be downloaded from any of the co-operating organisations websites, comes in the wake of the 2017 Grenfell Tower tragedy and in response to the Ministry of Housing Communities and Local Governments’ (MHCLG) Implementation Plan – ‘Building a Safer Future’, released at the end of December 2018. This new guidance document, which launched in March of this year, recommends that all fire doorsets are factory-prepared

•30•

(as opposed to prepared on-site), and furthermore, audited by a third-party. It is suggested these recommendations will offer greater assurance on door performance and protect occupants, control the spread of fire and enable safer, easier escape in the event of an incident.

perfect fire protection work and builds on MHCLG guidance within the Government’s building safety programme. It is worth noting that although this document is specific to England and Wales, it is also useful information for Northern Ireland and Scotland.”

“We are delighted to have collaborated with SBD and FIA, in sharing our joint expertise on doorsets and fire safety,” explains DHF’s CEO, Bob Perry. “It seemed a natural partnership to come together and offer guidance on what to look for in a flat entrance doorset, how this relates to the latest advice supplied by Government (MHCLG) and why third-party certification of fire and security doorset manufacture, installation and maintenance is a critical part of the protection against fire ingress and unlawful entry.

Chief Operating Officer of Secured by Design, Jon Cole, emphasised how important it is for the three organisations to work together to provide a holistic overview:

“Third party certification of manufacture, installation, maintenance and inspection of fire, smoke and security doors is something DHF has lobbied for tirelessly, as well as issues surrounding poorly or ill-fitting door closers,” he continues. “These form a vital part of fire safety.” FIA’s CEO, Ian Moore, says: “We are very pleased to work with DHF and Secured by Design in producing a guidance document to assist housing associations, landlords, building owners and local authorities on what to look for in a new flat entrance doorset and why third-party certification of fire doorset manufacture, installation and maintenance is a critical part of fire protection. This underlines the Fire Industry Association’s objective to improve and

He said: “For many years, we have worked closely with national and local government, manufacturers, trade associations and standards authorities at home and abroad to establish effective security standards in the building and construction industry. We insist on United Kingdom Accreditation Service (UKAS) accredited independent, third-party certification to provide product control and to ensure that specification and quality is maintained over time.” “Third party certification, by suitably qualified bodies, has certainly delivered consistency and quality within the security sector. This is why we have campaigned for flat entrance doorsets to have dual certification, meeting all the relevant requirements for security and fire resistance in a single combined design specification. We believe that certification remains the best and only way to assure that effective quality products are delivered to market, providing additional assurance of performance .”

Fire Safety

Change is in the air

Government departments are pouring over technical data and preparing new directives, trade bodies are examining every aspect of potential market implications. No, this is not another missive on BREXIT, but the reality of the changing world concerning Fire Doors and related risk critical products. Change is in the air and everyone should be aware of the urgent need to specify truly compliant products that play a significant role in the process of safety.

•32•

Fire Safety

F

ollowing the tragic events of the Grenfell disaster in 2017, a greater understanding began to emerge regarding the lack of a holistic approach to fire safety and the evident shortcomings of custom and practice, where the cheapest solution took precedence over properly certified and tested fire safe product solutions, such as fire doors and fire door assemblies. The recently published document Building a Safer Future, commits the government to a programme of reform which includes: • The implementation of the Hackitt recommendations • Create a more effective regulatory and accountability framework • The introduction of clearer standards and guidance • A vision to create a culture change The result of these actions will mean tougher sanctions for those who disregard residents’ safety, and more rigorous standards. In fact the Government has committed to carrying out a full technical review of Approved Document B. This will propose potential changes to a range of technical issues within the current Approved Document. While we all await the inevitable changes to legislation and good practice, it is encouraging to learn that Dame Judith Hackitt’s independent recommendations will form a cornerstone of the changes to come. Shaping future product specification, installation and ongoing use throughout the life cycle of buildings. For specifiers struggling to evaluate fire door solutions in this changing world, especially in respect to residential high-rise and complex buildings. It is comforting to know that Vicaima fire performance products offer a benchmark to the industry, with exceptional test evidence and incorporating key elements of Hackitt’s recommendations that less enlightened manufacturers have yet to adopt. Third party accreditation is assured, as Vicaima adhere to not one but two nationally recognised and highly reputable bodies to verify the performance of our products, namely BWF-Certifire and BM TRADA Q-Mark. In each case traceability is always visible with the use of tamper evident labels and plastic plugs to provide clear understanding of fire rating and of course origin of manufacture. This simple but

effective marking, alongside a detailed inkjet stamp system to identify exact date of manufacture, enables Vicaima to establish complete control of our products throughout their lifecycle. Of course the fire door in itself does not provide the complete solution, this can only be achieved with compatible and rigorously tested components, including the correct frame and ironmongery. This is why alongside fire doors, Vicaima also manufacture an extensive range of doorset and kit solutions to create a complete, fully tested assembly via our Easi-Fit and Portaro brands. Doorsets represent a growing trend, advocated by government and industry as the way to ensure the whole system is safe and compliant. Vicaima peace of mind encompasses a full scope of performance characteristics for current and future housing specifications, namely: • Fire Tested to BS 476 Part 22 and BS EN 1634-1:2014 • Secured by Design (SBD) approved products • Acoustic performance, both inherent and additional as required • FD30 and FD60 rated, plus smoke seals to FD30s and FD60s • Durability with DD171 and EN 1192 severe duty rating, class 4 • Mobility provision via glazing and dimensional flexibility • Environmentally robust (all products are FSC Certified) • Longevity with a 10 Year Guarantee As specialist fire performance door manufacturers Vicaima have long understood the need to go above and beyond industry norms and simple compliance to provide cutting edge and safe solutions that are fit for today’s market. Vicaima has always prided itself on the construction of its fire doors, never cutting corners or compromising, regardless of whether it’s a humble painted door or a fashion conscious designer product. Performance and design go hand in hand at Vicaima with innovative designs options encompassing finish foil, veneer, laminates and paint lacquered surfaces; including cost effective products for demanding projects. Whatever future regulatory changes lie in store for our industry you can be assured that Vicaima fire performance offers appropriate solutions and the first choice for a safer tomorrow. Homebuilding & Renovating Visitors attending the Homebuilding & Renovating Show will get the opportunity to see one of the newest innovations to hit the home improvement market in years.

Lift-Off with a Stiltz Homelift at the Homebuilding & Renovating Show Domestic lifts specialist Stiltz Homelifts will be exhibiting its new range of elegant and contemporary through-the-floor homelifts at the event which is being held at the NEC in Birmingham from March 28-31. The Homebuilding & Renovating Show is the ‘go-to’ event for more than 25,000 visitors interested in self-build, renovation and home extensions. The annual event will host masterclasses on everything from finding the perfect self-build plot to achieving planning permission and adding value to your home as well as featuring hundreds of exhibitors providing inspiration and advice on every aspect of building and renovating homes.

•38•

These compact homelifts take up very little space and can often be installed in a single day. They are surprisingly affordable and are an elegant alternative to an old-fashioned stairlift. The Stiltz is available in a range of sizes to suit any home or lifestyle.

Visitors considering adding a homelift to their house project will have the chance to get up close and personal with a Stiltz Homelift by ‘riding’ the lift themselves.

The lifts are quiet, safe, easy-to-use and plug directly into a domestic socket with no load bearing walls or hydraulics required. The Stiltz Homelift travels on self-supporting vertical rails and uses less power than it takes to boil a kettle.

The Stiltz is a unique domestic lift which has been designed specifically for the home. It provides a versatile, contemporary and cost-effective solution to moving between the floors of their home.

Yola Mealing, Head of Marketing at Stiltz Homelifts, said: “We’re thrilled to be exhibiting at the Homebuilding & Renovating Show as it gives visitors a great opportunity to step inside the Stiltz Homelift and go up

and down in it and, feel the difference it could make to their lives. “Our range of lifts offer unrivalled flexibility in terms of placement in the home and can installed in a corner space, within the space of a cupboard, in the turn of a staircase, or take centre stage in the room. The options are almost limitless. “This means the Stiltz can be easily inserted into any self-build, renovation or home extension project if plans are already underway or the homelift can become the focal point that the building work revolves around. “The Stiltz Homelift is a fantastic alternative to the boxy through-floor lifts of old as well as old-fashioned stairlifts. We’re all also finding that some of our customers are deciding

to add a homelift to future-proof their home against any eventuality later on life. Others are choosing a Stiltz as a liftstyle option which provides them with a stylish way of moving between floors. “Stiltz Homelifts are the fastest homelift brand in the industry and that is because more and more people are discovering how a Stiltz can give them the freedom, flexibility and independence they deserve.” The company will be exhibiting both the two-person Stiltz Duo+ Homelift and wheelchair-accessible Stiltz Trio+ Homelift on Stand K120.

Have you got that sinking feeling?

Mainmark gives advice about why building foundations sink and the advanced repair solutions now available

•42•

oundation subsidence is expected to affect as many as one in five homes in England and Wales in the coming years and has cost the UK economy billions of pounds, making it the most damaging geohazard in Britain today.1

F

Building foundations can sink in response to changes in the ground or movement of the soil that the foundations and footings rest upon. There are a number of reasons why this occurs. If the ground beneath a building subsides, an expert should be contacted to assess any damage to the building or soils underlying the building. Traditionally, repair methods for subsidence related issues were costly and invasive, causing financial and physical disruption. Nowadays, however, there is a range of advanced solutions available from specialists in ground engineering such as those at Mainmark. Mainmark can repair the ground beneath a building using quick, non-invasive and cost-effective methods, ensuring minimal disruption to the property and occupants, and helping to reduce the financial burden.

the water content changes), generally speaking, deeper footings move less seasonally than shallow footings. An addition or extension alongside an existing home may settle differently to the original building, with most of the settlement of new footings typically occurring in the first five years after construction. •

What causes sinking foundations? If the ground beneath a building begins to subside, large cracks in the walls, or gaps between the skirting and floors usually develop, indicating that the structure is moving or sinking. This can happen for a number of reasons and can occur across specific areas, large or small, over a long period of time, or, as an immediate reaction to nearby activity or natural events. There are many different factors that can cause the ground beneath a building to subside and these include: •

Renovations or nearby construction - local construction work may change the condition of the ground, particularly if excavation is taking place. Often, a poorly supported excavation can allow nearby soil to slip, causing adjoining foundation ground and footings to sink. Heavy traffic and the vibration of machinery can also move or displace the soil. Different footing systems - these can be found in very old buildings, or in homes with extensions or alterations. For buildings built on clay soils (this soil will not change its volume unless

Water- As water saturates the ground, soil conditions can change. This may be a result of washaways from broken pipes, poorly compacted fill or sloping foundations, causing water to pool, weather events or even seasonal fluctuations in water level. Clay soils can swell when saturated and shrink when dehydrated. Tree root - shrubs and roots can also cause problems for house footings particularly if they are close to the property foundations. Property owners should consider the height of the tree, the number of trees close to the property, the root intrusion area, and the soil classification on the site to ensure the risk of damage is reduced.2

Different types of soil can also impact the structural integrity of the building, for example, gravel and stony ground is highly likely to collapse or move when nearby ground is excavated, causing foundations to shift and subside. Sandy soils are more easily disrupted by water, as the finer particles are washed out of the soil causing a bridging action between the larger soil particles to collapse. As a result of this, the building above can subside. To repair foundation subsidence, specialist help is required from experts such as

Mainmark who use their advanced solution, Teretek® - a proprietary engineered resin that is a cost-effective, quick and non-invasive solution injected into the foundation soils beneath a structure’s footings. Smart solutions Mainmark’s Teretek® proprietary engineered resin is a two-in-one solution that can improve ground bearing capacity and re-level structures, with minimal intrusion and at a significantly lower cost than traditional underpinning repair methods. The process of using Teretek® is likened to key-hole surgery because it is injected through very small tubes into the ground beneath the foundation in a controlled manner, to fill the voids and strengthen the ground that has subsided, subsequently helping to raise the building back to level. Mainmark’s repair method is also an ideal solution for filling voids and re-establishing strength to weak ground and can be applied to re-support most above-ground structures from, houses and commercial buildings, to moving concrete slabs in driveways, garages or parking areas. As subsidence continues to become one of the biggest problems affecting buildings in Britain today, it is critical that property owners are aware of the advanced solutions now available, helping to effectively repair the ground to ensure the property stands on stable foundations for many years to come. Script&Go launches a major update to its Site Diary app which includes a task/ allocations feature at Scotland Build Script&Go has unveiled a major overhaul of its Site Diary app with the inclusion of an integrated task/allocations feature which allow user to create tasks and report progress on a task with the diary. A common complaint we heard in the industry is that information about a task is often repeated in the diary, which leads to duplication of work and a loss of time. The update is first of its kind to integrate diary and task management, allowing users to create and add information about a task (such as manpower, equipment/plant and materials) and assign it to people involved in the project. When reporting progress on a task, the diary form will be automatically filled with all the task info which will make for quick report and no additional work to fill the entire form. With legacy Site Diary, users reported time savings of between 45 minutes to 2 hours per day per user. The 2019 update will even save more time per day for site managers, construction managers, site engineers, project managers and foremen. The key advantage of Site Diary is its simplicity, offline availability, real-time synchronisation, linking photos to diary entry and automatic weather reports. Site Diary is a powerful app that enables those in the construction industry to keep a record of everything that happens on site while maintaining visibility on the progress of work projects. Khaldon Evans, Site Diary’s Chief Marketing Officer, says: ‘People in the construction industry don’t want to spend time filling out diaries day after day because it is a timeconsuming activity that could be better spent elsewhere.

•44•

This major overhaul of our Site Diary software is a real game-changer as it enables site workers to fill their diaries on the go, saving valuable time and effort. Spend less time filing paper and more time building.’ The New features for 2019 edition of Site Diary also include ability to add materials data, improved user experience, more accurate weather reports, taking humidity into account and data hosted in Microsoft Azure Cloud.

Site Diary ensures that a company’s diary records can never be lost, damaged or be tampered with – an essential feature in case of disputes. In addition, firms can share info and collaborate with site workers and office teams, and employees can create, assign and monitor tasks in any location on any device, giving them total flexibility. Residents move into £1m+ Wynyard Park custom-built property The owners of a custom-built property on a prestigious Tees Valley development have been handed the keys to their exclusive new home.

“The £1.1m home boasts stand-out features such as a tailormade kitchen hand crafted by a local company, suspended oak beams, double sided open fire with exposed brick chimney breasts, double height glazing, dropped ceilings with recessed lighting and a range of other high end fixtures and fittings.” In some European countries 80% of homes are custom-built, compared to less than 10% in the UK – but that figure is expected to rise with Mr Cochrane pointing to an existing register of 90,000 people in the UK currently interested in such projects at a New Build and Housing Delivery seminar. Joseph added: “As well as the outstanding results custombuilding can provide, the Wynyard Park location is also a big draw with stunning landscaping, round the clock security, a bourgeoning community and outstanding local schools including Wynyard Church of England Primary.”

D

evelopments by Joseph Homes is now set to start work on its fourth custom-built and bespoke property at Wynyard Park in just over 12 months, with housing experts predicting the rise to prominence of custom-built homes this year. Lloyds Banking Group head of housing development, Douglas Cochrane, recently predicted the Government will heavily advocate custom-build housing as a way of increasing the UK housing supply in 2019. Joseph Musgrave, director of Developments by Joseph Homes, believes more and more people are seeing the benefits of choosing to have their homes custom-built and being able to have such an input into the build of their new homes. He said: “We are thrilled we were able to give these clients the home of their dreams at Wynyard Park and hope they enjoy their new home Meadow Cottage. “Custom-build properties – in which we specialise – are increasingly popular with house buyers as it gives them the benefits of a self-build property whilst freeing those with busy lives of everything from planning and surveys, through to design and project management. “We work through every stage of the house build with the owners, giving them the different options to customise their homes and inject creativity, then we look after the whole process. “Meadow Cottage is a testament to the kind of property we can custom-build for house buyers.

•46•

Developments by Joseph Homes offers a selection of designs for customers to choose from, or works with purchasers to produce bespoke designs to create the home of their dreams within their budget. The purchaser has the opportunity to make individual changes to match their particular requirements, while it project manages the custom-build on behalf of the customer. As an incredibly popular product range in 2018, the expert research and development team at Collingwood have taken the already successful floodlight and enhanced it even further for superior quality and superior value for money.

Colour Switchable

Here’s an overview of some of the features of the MKII Floodlight that we think make it such an exceptional product.

The Bracket – First Fix The new circular bracket feature of the MKII means it can be fixed onto the wall quickly and easily without the installer having to hold the heavy floodlight at the same time. Unlike the standard rectangular bracket, there’s no need to fumble around with the spirit level at

the time of mounting. This is a most welcome feature when you’re battling the elements at the top of a ladder.

The Bracket - 360° orientation Most floodlights on the market can only be orientated in a 180° angle. This means the floodlight has to be mounted in the plane where it is illuminating, but there may not be a mounting place suitable. We wanted to overcome this constraint, and that’s why the new floodlight has a 360° rotation. It means the light can be rotated to any angle after it’s been mounted. Simply install and then rotate to the exact area you want to illuminate. As well as ease of installation, this flexibility means you can easily re-angle the light if needs change; for example if the garden area is re-designed.

Flicker free We’ve done a lot of work to reduce flicker on LEDs across the Collingwood

•48•

If all the above wasn’t enough, the MKII offers THREE different colour temperatures in one product. Using the toggle on the back, you can change between a 3000K warm white, 4000K neutral white or a 6500K cool white. This can be easily adjusted before, during or after installation, which means you can judge the best lighting for the environment once the product is in situ, or even change it depending on the use or the season. A cooler temperature is good for illuminating driveways and for security purposes, while a warmer colour temperature is perfect for gardens and pathways. For the contractor it means offering ultimate versatility for the customer without having to have lots of different lights in the van and for the wholesaler it means stocking one floodlight instead of three. Other features to note include an even stronger passive infrared sensor, with PIR override system, a wide 120° beam angle, 25,000-hour life span and of course the Collingwood Lighting guarantee of high quality built to last. Marshalls Cromwell Walling, Miller Homes – Lindley Marshalls may be better known as the UK’s leading hard landscaping manufacturer having supplied product to some of the most prestigious landmarks in the UK but most recently the walling division has been making the headlines following the acquisition of Britain’s largest independent brick manufacturer, Edenhall. The addition of concrete facing bricks has bolstered Marshalls’ range of vertical products, sitting alongside the already popular reconstituted walling offering. he reconstituted concrete walling range consists of three ranges suitable for a wide range of project types including both residential and commercial schemes. Cromwell, Thistlestone and Epoch walling all offer subtle differences aesthetically, and all are produced to the highest technical standards ensuring products stand up to the test of time. The popular Cromwell range is available

in three finish types across three course heights and four colours allowing the customer greater creativity when designing a scheme. Marshalls Cromwell reconstituted walling range was recently selected to be used on a housing scheme in West Yorkshire. The Lindley Park development near Huddersfield, is now a well-recognised landmark in the local landscape. The scheme wanted to incorporate materials that would provide a sympathetic addition to the surrounding open countryside and wide horizons and given the area’s preference for a weathered sandstone aesthetic, Marshalls’ Cromwell reconstituted walling product was the natural choice.

The product was selected in the Weathered colourway which gives the buff block a slightly darker tone to ensure it blends into the surrounding Yorkshire landscape. The pitched face also offers the naturally split sandstone look that is so common in the region. Manufactured using locally quarried sandstone aggregates ensures the block closely replicates the visual and textured

characteristics of natural stone, and is wetpressed for a smoother and more realistic finish. The complementary neutral toned mortar that was used on the scheme creates a beautifully muted blend with the units to allow the characteristic exposed aggregates of the stone to be the focal point. The use of buff sandstone aggregates ensure the base colour is intrinsically maintained, replicating the appearance of natural stone at an affordable price, and as Cromwell is manufactured using a hydraulic press, it has low water absorption which guarantees a long-term, high quality face appearance.

The pressing process also ensures that each unit is of a very high density, which maintains accuracy when the product is split during secondary processing which ultimately results in a more accurate block which is easier to lay. The overall scheme includes a superb selection of attractive, high quality modern houses and apartments into a popular residential neighbourhood. The combination of the reliability and consistency of contemporary production methods with a traditional natural stone product has created a modern yet characterful housing scheme in a delightfully rural environment.

B

REEAM independently certifies the sustainability of a building project. There are a number of stages during the built environment life-cycle when the assessment and certification can take place; from design and construction to operation and refurbishment. Sustainable building relies, in part, upon the choice of materials that are used. One of the building performance criteria that’s outlined in BREEAM is the dismantling and recycling of building components. This means that building supplies can help to improve

Over the last few years the topic of environmental impact has become an increasingly important factor for key decision makers in the construction industry. This is perhaps due to both reasons of morality (we would all like to think we are doing our part to help the environment) and because it helps with a project’s overall BREEAM rating. the BREEAM rating of a project simply by increasing the percentage of recycled and recyclable materials. The construction sector has the potential to use much more recovered material. The key for the supplier market is to increase recycled and recyclable content without compromising the technical performance of the products. Every material has its own degree of recyclability. At Neaco, much of our product range is manufactured from aluminium alloy, which offers a natural advantage as it is up to 100% recyclable. For decades, we have been setting higher targets each year for the recycled content of our manufacturing output and we also recycle 100% of our off-cuts. In addition to the types of materials used, the construction methods in which a project is completed can also contribute to its BREEAM rating. For more complex manufacturing methods (e.g. balustrade)

•52•

there is an advantage to using suppliers who provide pre-engineered systems, as opposed to building products partly or fully fabricated on-site, where processes are less controlled and many perfectly recyclable remnants can end up in a landfill. Suppliers that complete all manufacturing at the factory stage can use much less energy compared to on-site manufacturing, and can recover and recycle any off-cuts to be used in future projects. Modular systems that are assembled/ connected without hot works (e.g. welding) are ideal for a project’s BREEAM rating – their low-energy manufacturing serves the need for responsible construction practices and site impacts. Incorporating a larger amount of recycled and recyclable materials into a build and incorporating products that are made off-site is beneficial not only for a development’s BREEAM rating but also for the planet that we all share.

Scottish Apartments Receive Premium Andura Exterior Coating A luxury block of apartments on the west coast of Scotland has just been treated with a weather resistant coating from Andura.

T

he coastal property at Chaseley Gardens, Skelmorlie in Ayreshire, has tremendous views across to the Isle of Bute, yet at the same time is in an exposed position when the weather changes. Only 600 metres from the shoreline, the 12 year old property in roughcast rendering had suffered salt damage, water run-off and staining over the years. Andura registered applicator, Anchor Coatings, was commissioned for the project where they applied Andura Classic Smooth in the colour Polar White to the main building and Classic Smooth Autumn Cloud to the five penthouses. This highperformance coating provides water resistance from the outside, yet still allows water vapour to breathe out of the substrate. In total over 1000 litres of Andura Classic Smooth was used to cover more than 1500m2 of exterior walls of the property. George Campbell, Managing Director of Anchor Coatings, explains “You can get all four seasons in one day in Scotland and that’s why we use Andura’s resin-based products. There were a lot of challenges on the project, not least of which were the high winds and driving rain which meant that the project took twice as long to complete. Whilst we are able to put scaffolding on one side of the building, we had to use an 85 metre high lift for the other side as access was difficult and this gave us the reach we needed to cover the whole building”.

•58•

Anchor Coatings was awarded the project following competitive tendering to the property residents and their property management company, Morison Walker. Derek Robinson, Property Inspector at Morison Walker, responsible for managing this project said, “It was a unanimous decision to use Anchor Coatings and the Andura coating, not only because it’s a proven material but that it has a longer warranty of 15 years.” He continued, “The finished result looks quite stunning and has made a lot of difference to the look of the property. The whole job ran very smoothly with no problems whatsoever and there was no remedial work to do at all. Anchor Coatings has done a great job. We couldn’t fault them at all.” Anchor Coatings, which has 28 years’ experience in the exterior coatings industry, used a five stage process to achieve the final result. This involved wall preparation; masking of all doors, windows and surrounding paths and garden; restoration of any surfaces that require re-rendering; applying a priming coat to ensure adhesion of the final coating and then spray applying the final Andura Classic Smooth coating for a flawless finish. At this property in Skelmorlie, several cedar balconies had to be masked off as well as the windows, then reapplied after they’d been ripped off by the high winds. Andura Classic Smooth is the ideal solution for protecting properties where they are more exposed to adverse weather conditions. It’s a high performance, breathable
