RINNAI GOES SOLO FOR CONTINUOUS FLOW WITH A STORE… Rinnai’s latest innovation in the energy efficient fast delivery of instantly useable hot water is the Infinity Solo Re-Circulator water heater. glass suffers from thermal shock causing it to crack after a period of time. Tackling condensation on windows & doors Different types of condensation have different effects on your property but they don’t automatically mean that you’ll need to replace your double-glazed windows or doors – in fact, there may be a much cheaper and simpler solution. The different areas of condensation Condensation is caused when water vapour collects on colder surfaces. This creates a misty appearance, which can turn into a covering of larger water droplets in more severe cases. There are three main different ‘areas’ of condensation.: • Inner condensation, which collects on the inside of your windows • Outer condensation, which collects on the outside of your windows • Gap condensation, which collects between the two panes of glass on double-glazed windows and doors Of course, if your windows or doors are single-glazed, you’ll only have either outside or inside condensation. If you have triple-glazed windows, you may experience gap condensation in one or both of the spaces between the glazed panels, but this is unlikely if the unit has not been obviously damaged. Inside condensation is the most common, and outside condensation is a relatively new problem, albeit a relatively harmless one. Why condensation forms on windows and doors Knowing why the condensation forms on your glazing can help you to solve the problem quickly without too much expense. Each area of condensation is caused by something different:

Inner condensation is caused by an overabundance of water vapour in the air inside your home. When the outside of the window gets cold, the warm, damp air hitting the window on the inside will turn into condensation. You are likely to notice this happening more when you are cooking or showering, as well as during the autumn and winter, when the inside of your house is warmer than outside. This type of condensation is very common on single-glazed panels and can easily form on more efficient double-glazed windows and doors too. You may be surprised at the amount of water vapour that your household generates in a 24-hour period. Showering, drying clothes and cooking are all obvious sources of inner condensation, but you also create water vapour by simply breathing and going about your day. Approximately 15.7 litres of water vapour is produced a day by the average four-person household. Without the proper ventilation, this can cause condensation and damp problems.

Outer condensation is caused by the same reaction, just the other way around. It affects properties which have very efficient windows and doors, and is caused by warmer air hitting the outside of your window. This is most likely to happen in the morning, as the sun is coming up and could happen in any season, depending on the conditions. This does not mean that the inside of the home is cold in comparison — it simply means that the glazing is so efficient that the outer pane is much colder than the inner one, hence the condensing reaction with the air outside. Gap condensation happens because of the double-glazed unit failing. All double-glazed windows and doors have a small gap between the two panes. This space is filled with a harmless gas, which creates an insulating layer of air, thus helping to keep the warm air in and the cold air out. If the seal has broken around the edges of the unit, the insulating gas will escape and condensation will occur between the panes. This can, in some very extreme cases, to cause the inner space to fill with water. Related issues Both inside and gap condensation cause problems and should be addressed as soon as you can to prevent further issues and expense. Gap condensation within your doubleglazed units seriously reduces the energy efficiency and will have a noticeable effect on the temperature in your household, not to mention your energy bills. If you have more than one failed unit, you could find that your heating bills are higher and that you experience more issues with damp and condensation on the inside of the window, due to the decrease in energy efficiency. Strong start for construction on the year as housebuilding flourishes The construction industry has started 2017 strongly, with an increase in activity levels as the value of new building contracts awarded in January reached £6 billion, spearheaded by strong figures from the housebuilding sector. According to the latest edition of the Economic & Construction Market Review from industry analysts Barbour ABI, housing figures increased sharply across January (see figure 1.1), with construction contract value reaching £2.7 billion, a massive 83 per cent increase compared with January 2016. Of all the type of projects across housebuilding, it was private housing that dominated in January, with 91 per cent of the total construction contract value in January, compared to just 66 per cent a year ago. Market conditions for private housing were also favourable for housebuilders in 2016, with Crest Nicholson recently reporting a 27 per cent increase in full year profits. There are also currently £5.8 billion worth of housebuilding contracts that are nearing award status, suggesting this month’s

growth is likely to continue over the next few months and beyond. London unsurprisingly led all regions based on total construction contract value in January, accounting for 26 per cent. This was helped greatly by the £900 million One Nine Elms Twin Towers development, the largest project recorded on the month. Commenting on the figures, Michael Dall, lead economist at Barbour ABI, said: “Whilst the housebuilding sector is performing admirably, we expect to see its growth continue to flourish across 2017. However, other sectors now need to start producing more auspicious figures, such as the commercial & retail sector, which saw a year-on-year decrease of 40 per cent last month. Infrastructure, another traditionally big performing sector, is also in a slump with January figures being the lowest for 12 months.” “On the positive side, the number of projects awarded in January jumped by 50 per cent compared with December and 25 per cent when looking at January last year. These figures are encouraging and would suggest that work is most certainly on the way.”

Located in the Jumel Terrace Historic District of Washington Heights in north Manhattan, this late 19th century 3 storey apartment house on 432nd W 162nd Street has not only been returned to its former glory, but has been beautifully enhanced with a state-of-the-art kitchen and stunning contemporary bathrooms. The glazed three-wall box rooflight supplied by Glazing Vision is a stunning 21st century addition to this property, helping to successfully unlock that all-important roof top space in this metropolitan city.

ixon Projects, a real estate company with a substantial portfolio of property around New York and New Jersey, were keen to realise the huge potential of this attractive old colonial townhouse. Built in 1899, set on a plot of 1,911 sqft and offering almost 3600 sqft of internal space, it presented an eclectic mix of original features – very high ceilings complete with decorative moldings, huge windows, as well as a plethora of rich historical fittings and fixtures. This included dark hardwood floors and doors, elegant tiled fireplaces, wood paneling to the stairwell to complement the ornately carved balustrade, and exquisite cornices and architraves. The impressive front entrance, reached from the pavement by imposing stone stairs, looked out onto a wide avenue with established trees. The location itself was also superb: just around the corner from Manhattan’s oldest house, the Morris Jumel Mansion and a stone’s throw from the lush playgrounds of Highbridge Park on the River Harlem and Roger Morris Park. Dixon Projects, together with the local architect RMF Bryant, have succeeded in combining the old with the new in this grandiose house right from the basement to the roof. A floor-to-ceiling glass wall opens up the innovative wet-bar and relaxing lounge area on the basement level to the garden and patio. The parlour level exudes grandeur thanks to the top-of-therange gourmet kitchen and renovated dining room, complete with a large decking space for outdoor dinner parties. The impressive hardwood staircase has

been retained and painstakingly restored, and this elegantly links the parlour floor to the upper floors where the luxurious finishes continue into bright rooms that accommodate additional living areas and ultra-modern bathrooms.

Roof terrace accessed by box rooflight It is on the roof that Dixon Projects were especially ambitious and forward thinking. Keen to utilise the huge space on the flat roof top as well as to add further value to the property, Dixon were looking for an innovative and contemporary “glass box”. This needed to maximise the amount of natural daylight coming into the floor below whilst offering easy access to the terrace. A lack of suitable options from American glazing suppliers led Dixon Projects to look abroad. Following extensive research and an on-site meeting with Glazing Vision’s senior management, Dixon Projects

decided upon Glazing Vision’s three-wall box rooflight, which offered both the high quality and technical features that they were seeking. Approval from the “Landmarks Preservation Committee (LPC)” had to be secured for the box rooflight as the house was a listed property; a critical requirement to this was that it should not be visible from the roadside/pathways. Once approved, the box rooflight was then precision-engineered to the size required by the client, manufactured entirely at Glazing Vision’s factory in Suffolk, England, pre-assembled, crated and finally shipped to Dixon Projects in NYC. In addition, the installation of the box rooflight including pre-install surveys and remedial building work to ensure the surrounding walls on the roof top were straight were all supervised by Glazing Vision’s own office in the US.


for terrace access project The box rooflight was fixed onto 3 walls without the need for additional balustrading, thereby facilitating the full use of the roof top terrace. The lack of visible kerb fixings through the use of an extruded external clip-on cover, together with the sleek aluminium framework in a classic slate grey exterior finish and the perfectly edged glass-to-glass joints combined to create a stunning, contemporary “glass sculpture” to the top of this grand property. The decorative balustrade used on the small stairwell up to the box rooflight mirrored the interior design and gave a nod to the history of the house. A critical consideration for Dixon Projects was that the box roof light should be simple and safe to operate. The retractable glazed section, which slides over the fixed section of glass, is operated at the touch

of a button. This provides a clear 50% opening and sufficient head height for easy access. Thus the resident can climb the stairwell whilst the rooflight is retracting into its open position, without having to “bow their head”. The secure manual override also detects movement during the open/close operation to provide the essential safety features. As with the floor-to-ceiling windows on the lower floors, so too the large glazed sections of the box roof light were in keeping with the airy aesthetic that Dixon Projects had created throughout the house. The box rooflight ensured that the interior of the upper floor of the house was flooded with natural daylight during the day. At night the resident could enjoy an unadulterated view of the night sky.

The box rooflight provided the prerequisite easy access to the new roof top terrace, which had been fitted with complimentary decking and a minimal, steel parameter balustrade that added to the sense of openness and light. The full expanse of the rooftop now provides the resident with an additional “room with a view”: an enviable place to entertain guests, to dine in the open and to relax. Most impressively, occupants can enjoy the amazing 360 degree views towards the beautifully restored iron High Bridge, the adjacent parklands running alongside the Harlem River, and ultimately towards the iconic skyline of downtown Manhattan. Graphics of signs complements the overall design

In one of the recent trade shows I attended, I was approached by an interior designer who, despite his visible interest in our various indoors signage solutions, claimed to have no standing when signage is concerned. Well, I asked: “Don’t you think that a poor choice of signage might ruin the beautiful design you were working on for a long time, and might convey the wrong impression of the entire space?” He was surprised and answered this has never crossed his mind... but it should! How often have you entered an impressively designed building, only to find out that some very bad choices of either furniture, accessories or signage were done by occupants who blatantly disregarded months of planning and expenses poured on architects and interior designers? Or even more so, when the correct signage is chosen, only to be completely ruined by a tasteless graphics, wrong fonts or color scheme? On the other hand, when signage becomes a design choice and graphics are carefully done to match, it blends into the overall ambiance of the space and complements it. A good example to such good design choice is Motel Blue in Puerto Vallarta, Mexico, recently refurbished and renewed its exterior wayfinding signage. The sign professional (DesignLab) chose a tranquil color scheme that corresponds with the lush environment, white washed buildings and spectacular location, overlooking the Pacific Ocean. The artwork in and of itself, complements the sleek aluminum signs chosen for this purpose, to perfection, making them a part of the total effect in an undisturbing way. The purpose is achieved, welcoming and directing tourists who come there, with ease and comfort, towards a sunny, carefree vacation scene. Next generation airtightness with its customers throughout 2016 “feedback from users has been excellent” said Mark Stenning General Manager he continued “ease of use, versatility and price were the most often cited benefits, plus spray and paint application broadens the potential to achieve better results, by helping eliminate installation errors, this has all the hallmarks of a game changer product” The word “airtightness” wasn’t even a word used in connection with domestic buildings, until it was introduced and formalised through building regulations in the early 2000’s, it is now an established part of Part L (Conservation of fuel and power) and mandatory throughout the UK . It applies to new buildings and certain types of work in existing buildings, and is there to enforce minimum standards of energy efficiency. Airtightness is really about infiltration (the uncontrolled leakage of air through cracks, interstices or other unintentional openings of a building, caused by pressure effects of the wind and/or stack effect) often exacerbated by poor design, poor quality construction, bad choice of materials and a failure to work with an holistic approach. The whole purpose of having a workable definition of, and testable levels of, airtightness is so we build better, more durable, healthier, energy efficient buildings.

This is not only for new build but importantly in refurbishment. Airtightness can be achieved in many ways but now there is another option, popular across mainland Europe but new to the UK, it’s a liquid applied membrane called Blowerproof. Blowerproof is a proven way to quickly and effectively create a permanent, flexible and secure airtight seal and it comes with a wealth of case studies to back it up. Blowerproof is a wet applied airtightness membrane typically used for sealing wall/ floor, wall/ceiling joints, penetrations, connections and window jambs. There are two types: a brush version (thicker, fibre reinforced) and a spray version (more liquid) both currently completing that final stages of BBA certification.

In the UK the Building Regulations are there to provide minimum standards they describe airtightness as ‘…the resistance of the building envelope to infiltration with ventilators closed. The greater the airtightness at a given pressure difference across the envelope, the lower the infiltration.’ Defined as air leakage rate per hour per square metre of envelope area at a test reference pressure differential across the building envelope of 50 Pascal (50 N/ m2). In the UK, current Regs stand at 10 m3/ (m2h) this is not a high standard and is usually met by draught-proofing and the use of mastic. A score below 3 m3/ (m2h) is reckoned to be pretty good. The gold standard of low-energy house building – Passive House – requires an airtightness score of just 0.6 m3/ (m2h).

In the heart of Warwick, stands the 17th Century Market Hall Museum, the headquarters of the Warwickshire Museum Service. This is home to the Sheldon Tapestry Map of Warwickshire, the second largest early Roman coin hoard in the country, a live observation bee hive and the famous (tweeting!) Giant Irish deer. Whilst this listed building was undergoing a major refurbishment, the Warwickshire council projects team chose to work closely with Invalifts to establish an area for a disabled access lift, with the lift element funded purely from public donations. After consultation with the lift experts at Invalifts, the MC2000 platform lift was chosen and specified with an open through door configuration to enable easy access upon entering and leaving the lift. The Market Hall building has substantial high ceilings, meaning that the 3 stop lift has to deal with a significant travel distance of over 10M. The MC2000 platform lift only requires a 60mm pit which meant minimal disturbance to the structure of the floor during installation. Interestingly, during the excavation of the pit, a clay tobacco pipe was unearthed estimated to date back to 1660 and is thought to have been dropped by one of the original builders. In order to maintain the ease of accessibility, the lift was fitted with automatic doors at each level with call buttons positioned in readily available areas for ease of use. To restrict access to the top floor office, the lift was fitted with key only access for this level.

To further enhance the aesthetics of the lift within the building, the fire-rated doors on the lift were painted a specific grey colour to match colour schemes for the Museum. The Warwickshire council projects team were very pleased with the smooth and hassle free installation of the new lift, and look forward to it servicing the needs of visitors to the museum for years to come. Casa Ceramica are a leading independent supplier of quality bespoke tiles and have recently relocated to an impressive showroom near Manchester City Centre (casaceramica.co.uk). Part of their extensive tile portfolio specialises in exterior ßoor tiles and the owners wanted to extend their showroom outdoors to display these. They had a largely unused outdoor area to the back of the main showroom which would offer the perfect space for their needs. However, the existing surface would not make this feasible due to it being made up of uneven concrete and unstable timber. We were able to recommend our QWICKBUILD marine grade aluminium substructure as the

perfect and most durable solution for our client’s needs. For our initial meeting, we prepared a sample of the frame so they could achieve a better understanding of how their tiles would be Þtted. They were impressed at what they described as a unique concept that made the job of securing and fastening exterior tiles incredibly straight forward. We added that no resurfacing would be required to undertake the work as the adjustable pedestals would accommodate for any uneven surfaces and we could use extra jacks if required to make the surface more stable. We further advised that we could use QWICKBUILD to create a neat step in order to maintain the split level surface. When we added that the job would take just 2-3 days to complete from start to Þnish, the owners at Casa Ceramica agreed that QWICKBUILD wasn’t only the

perfect structural solution, but also a cost-effective one too. Furthermore, due to the design’s simplicity, the owners were interested to know that they would be able to change the tiles they use for display with ease and without causing unnecessary structural damage. This is a great beneÞt of the system for maintenance in general. With the work now complete, the owners are certainly impressed with the outcome informing us that many people have commented on just how secure and stable the tiles feel underfoot. Poole Housing Partnership delivers renewable energy vision with Minus7 With decades of experience of installing numerous renewable technologies and operating over 1500 solar photovoltaic systems in Poole, Poole Housing Partnership is not messing about when it comes to leading the way in local low-carbon, low-cost innovation. We spoke to Mike Harrison, Technical Director of Poole Housing Partnership and others about the story so far. “According to government statistics, 10% of all English households were in fuel poverty in 2014, we thought, “this is crazy”. We aimed to lead the way in massively reducing fuel poverty and carbon emissions in Poole and wanted to encourage others to do the same. That’s when we met Minus7. We started to explore their ideas of how to utilise the best of all the renewable technologies available on the market and integrate them together to provide a best in class solution.” says PHP’s Technical Director, Mike Harrison. “Energy efficiency of PHP homes is a key priority and we’re constantly looking at new ways to reduce energy bills so we started with a pilot - two new-build 3 bedroom semi-detached houses built to standard part L building regulations. Essentially we started small to test Minus7’s claims of industry-beating system performance, energy efficiency and low running costs. Minus7’s team constantly monitored the system for us as part of our service agreement, and after an annual cycle we found each house had heating bills of just £200 for the entire year - We couldn’t believe it!” Mike continues, “The theory behind Minus7 when you get into it, is mindblowing - it just makes so much sense.”

The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the

need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or

Herschel is a far more efficient way of heating properties compared to conventional systems such as night storage and convection heaters. However, even greater energy savings can be made because of the ability to zone and control the heaters, providing heat to those rooms only when required. This is impossible to achieve with central heating systems (because the central unit needs to be on even to heat one room). Other electric solutions such as underfloor heating can be zoned but is very slow to react to temperature changes. There has been a lot of hype around “smart/learning” thermostats but they are mostly only reading the temperature at one location within the property. To maximise comfort levels and efficiency each room needs its own thermostat and to schedule the heating depending upon the requirements for that room.
